WHEN Hans and Margaret Hasler built their dream home at Banksia Beach 14 years ago they wanted to create something with a point of difference
While bedrooms for their guests to stay in and making use of the canal views were at the top of their priority list
it was an unusual addition to the master suite that was most important to the couple
There is a garden between the bedroom and ensuite
“I wanted something a bit different,” Mr Hasler said
“The important thing was a main bedroom with an indoor garden.”
The green space sits between the bedroom and the ensuite
with pots installed in the ground and black pebbles surrounding them
The green space is shielded by a wall of glass
Some of the space is shielded from the bathroom with floor to ceiling glass
“It creates a soft separation from the bedroom to the bathroom,” Mr Hasler said
The Haslers spend a lot of their time sitting at their alfresco dining area
taking in the vistas over their infinity edge pool and the canals beyond
“We needed a large outdoor area (because) we live outside,” Mr Hasler said
He said it was the balmy Queensland weather that lured them to the area when they moved from overseas, along with the quiet convenience of living at 115 Voyagers Drive
which I did for 10 years and it hasn’t got the hustle and bustle of the Gold Coast.”
Mr Hasler believes the layout of the house means it would be suited to a number of buyers
“It could be a retired couple who has got lots of visitors or grown up children,” he said
“It would also be good for a couple with high school aged children.”

INVESTORS chasing capital growth in Brisbane are spoiled for choice
with a new report identifying 27 suburbs where house prices are tipped to rise — and more than half of them have a median price of less than $500,000
Property analyst Terry Ryder has identified the rising stars of the property market — where sales are rising steadily and house prices are set to follow
Moreton Bay is the number one local government area in the state for growth
according to the latest Price Predictor Index report from Hotspotting
to determine the best and worst local government areas for property market growth
The Moreton Bay region has 10 rising star suburbs where sales have been steadily increasing including Banksia Beach
This cute Queenslander cottage at 62 Tibrogargan Drive
Quarterly sales in Burpengary have risen from 69 to 97 in the past six quarters
sales are up from around 40 per quarter to 55 to 60
Homes are selling so fast in the area that Jared and Annaliese Bullock just sold their four-bedroom house in Burpengary for $475,000 before they had a chance to even put it on the market
Mrs Bullock said she contacted an agent at RE/MAX Ultimate
who brought through a couple of potential buyers and the offer was made within days
given how close the suburb is to the train station
The couple also recently bought two units as investment properties in nearby Caboolture
Kuraby and Sunnybank Hills are also predicted growth areas

You don’t have to head up or down the coast to realise your sea change dreams with the latest real estate data showing buyers can snap up a coastal pad for less than $400,000 in some of Brisbane’s seaside suburbs
Whether you are chasing a bargain beach shack
a family home with a side of seaside living or a waterfront mansion
Toorbul needs some work but was listed for $245,000 and is now under offer
Analysis of the latest Core Logic sales data shows Toorbul is the cheapest seaside suburb between the Gold and Sunshine Coasts with a median house price of $340,000
followed by Deception Bay ($360,000) and Bellara on Bribie Island ($387,000)
Deception Bay is just a few streets back from the waterfront and listed for $269,000-plus
Manly is the most expensive ocean-adjacent suburb with a median house price of $806,750
which is less than half the eye-watering $1.887 million median of Teneriffe
Shorncliffe came in second with a median of $735,000 and Newport was third at $722,250
Place Manly principal Marc Sorrentino said his coastal suburb had been flying under the radar in terms of price
the most expensive suburbs are seaside suburbs,” he said
“I’m gobsmacked Manly is not in the top 10 most expensive suburbs in Brisbane
“It’s the closest oceanfront suburb to the Brisbane CBD
it has good public transport infrastructure and quality homes and
more owner occupiers and mostly residential A zoning
(property values in) this suburb will go through the roof
Mr Sorrentino said when he moved to the area 20 years ago the bayside was somewhere people went to either get cheap real estate or retire
young seaside community full of active people,” he said
And house values have been steadily growing in the past decade
Mr Sorrentino said while homes could sell for well into the millions
savvy buyers could still pick up houses below $600,000 within walking distance of the water
“Buyers want water views but if they can’t get water views they are happy with the lifestyle Manly has to offer,” he said
John and Janice Quinn saw the value in investing in seaside real estate 25 years ago when they purchased a 4037sq m property for $400,000

but luckily we could see the potential,” Mr Quinn said
The couple knocked down the shack and built their dream home
They recently listed the two-storey mansion for sale and are hoping for a multimillion-dollar sale
Mr Quinn said when they purchased the property in 1992 people said they had overpaid but he and his wife knew they had found something special
If you’re living on water you have 180-degrees of no neighbours.”
On the Redcliffe peninsular buyers can’t get enough of the seaside property
Abode Properties sales agent Loren Mulholland said interest was particularly strong in the $400,000-$600,000 price bracket
“Buyers are happy to pre-register (with the agency) to find out about properties before they hit the market
I’ve seen quite a few off-market sales recently.”
Ms Mulholland said buyers wanted to get as close to the ocean as their budget would allow
buyers can get within about 1km of the water
$600,000 would get you a renovated home between Oxley and Victoria Avenues and around $400,000 will get you something you can add equity to.”
The peninsula-based agent said she was seeing retirees in “droves” and good interest from families and first homebuyers
“It’s the lifestyle (attracting buyers),” she said
“The peninsula isn’t as populated as the Sunshine Coast or the Gold Coast and it has the seaside community feel
People are friendly and you get that sense of belonging.”
STEAL: Just a few streets back from the beach
Beachmere is listed for offers over $289,000
Further north buyers can snap with coastal property for less than $300,000 in the small seaside communities of Beachmere
Toorbul and Donnybrook while Bribie Island offers everything from beach shacks to million dollar mansions
Ray White Bribie Island principal Kris Bradford said he was seeing big demand in the mid to high $300,000s on the island as the area shook off its reputation of being “God’s waiting room” and became more attractive to families
“I think there will be spike in Bribie’s market sooner rather than later,” he said
“The urban sprawl has come as far as North Lakes and people are realising Bribie isn’t that far away
“The (value for money) is amazing and the lifestyle on offer for that price is one of a kind.”
MIDDLE OF THE ROAD: You could walk to the waterfrom from 89 Richard Street
Mr Bradford said technology also played a part in growing interest in the island as more people were able to work from home
“We’re seeing a lot more people who live on Bribie and commute
not just to Brisbane but also to Melbourne and Sydney,” he said
“They work from home most days and fly interstate once a week or so.”
Banksia Beach is listed for offers over $3 million
Mr Bradford said the top end of the island market was also strong and Sandstone Point real estate was catching up with island prices
while Ningi was more affordable with small
older homes available in the high $200,000s
bushland and the waterfront and is listed for $549,000
The Bribie local said he expected values on the island and nearby to continue to grow
“It’s a small community on an island 50 minutes to an international airport and it’s 80 per cent national park,” he said
We’re already seeing people buying older houses to knock down

“You’re not allowed to have horses on Bribie Island because it’s a national park
otherwise we would have stayed in our waterfront home and bought a paddock nearby,” Mr Watterson said
