The long-time Manly home of First Pharma director and executive chairman Andrew Howden and wife Julie has sold for about the $22 million guide after five days on the market, local sources say.
Set on 697 square metres, the Watershed Architects-inspired masterpiece has five bedrooms, three bathrooms and four car spaces.
With picture-perfect panoramic views, the home was bought by the Howdens in 2013 for $3 million.
It was sold through Jake Rowe of The Agency Northern Beaches.
The property tested the buyer pool again on Bower Street after Dubbo-based rich-lister Wes Maas and his wife, Emma, recently traded in the prized location above Shelly Beach.

The property, 45 Kambala Road, Bellevue Hill, is set on a 1200 square metre block and has been described as a ‘masterpiece’ by one of the selling agents David Malouf of Highland Double Bay.
“It really is a masterpiece,” Malouf enthused, noting the design and craftsmanship of the build.
“You really couldn’t replace the home for what it cost today.”
Designed by BKH Architects, the palatial home offers vast formal and informal zones and outdoor living spaces over three levels alongside world-class materials and finishes.

Faludi attributes Bellevue Hill’s rapid price rises to more positive buyer sentiment following the RBA’s recent rate cut, as well as expectations that the rate-cut cycle will continue.
Faludi expects the median unit price to continue increasing as buyers’ borrowing capacities increase with new rate cuts.
“The eastern suburbs only go in one direction,” he says. “[The price] goes up and then gets a new benchmark, and then it stays at that level, and then it goes up again.”

Median house prices in Surfers Paradise on the Gold Coast increased by $305,600 (10.6 per cent) to a record $3.2 million. Surfers Paradise and Mermaid Beach are the only Queensland suburbs with a median of $3 million or more.
Local agent Katrina Keegan of Coastal says the growth is not surprising.
“New projects of all kinds have come into fruition and are settling a lot of the new beachfront stuff,” she says.
“Surfers Paradise always sees a high growth coming out of December, January and February. It’s always been picked as the number one time to buy and sell. There are more properties on the market than at any other time of the year in that first quarter, and there are also more transactions.”

Keegan says this recent shift has had the most significant impact on market dynamics, citing strong sales in the $2 million to $4 million price bracket.
“You’re looking at what you’re paying per night in some of these apartments, and sometimes it is cheaper to buy a holiday home,” she says.
“This drives the competition up, and pushes prices up as well.”
Steep price rises aside, Surfers Paradise is still better value for money than the Northern Beaches and Cronulla Beach in Sydney, Keegan says.
“You wouldn’t even scratch the surface of what you could buy [in Sydney] compared to what you can buy [in Surfers Paradise],” she says.

Situated in an exclusive Sydney enclave, Bellevue Hill House is a masterpiece by Walter Barda Design, led by architect Adrian Walter Ball, with interiors by Stanwix Studios under the direction of Kirsten Stanwix-Bookallil. This project, with its contemporary craftsmanship and neutral base, is a testament to the power of quality materials and a design that envisions life, allowing interior and exterior spaces to flow in perfect harmony.
One of the outstanding features of Barda House is the way the materials create a seamless transition between indoor and outdoor spaces. According to architect Adrian Walter Ball, “the design of the tiles, which fold towards the pool area, creates a smooth transition that enhances the overall aesthetic”. This detail, far from being purely functional, is a statement of intent: seamless, uninterrupted spaces that enhance the aesthetics of a contemporary home.
From the pool to the floors and staircase, the choice of materials is not only about aesthetics, but also about performance and durability. “Using the same material for the indoor and outdoor flooring helps to blur the boundaries between spaces, creating a continuous flow that visually expands the area,” explains Ball.
The choice of tiles for the staircase, for example, was also driven by safety concerns: “The tiles on the staircase not only provided an elegant look, but also ensured safety through their non-slip properties. The consistent use of the tiles throughout the staircase integrated them seamlessly into the overall design.” Similarly, the wall cladding created a smooth dialogue: “For the walls, the tile cladding added texture and depth, complementing the wooden floor,” explains the architect.
For interior designer Kirsten Stanwix-Bookallil, this material continuity was key to enhancing the sense of spaciousness: “The client wanted as much garden as possible, so it was important that the interiors flowed effortlessly to create a sense of space. The use of the same tile throughout the house and pool area provides a smooth transition that is not consciously noticed, but is undeniably felt.”
The importance of looking at materials holistically
For the interior designer, the versatility of Cosentino’s materials played a crucial role in the final design: “When Adrian introduced me to the product, I really liked its versatility and the variety of colours and finishes.”

The love affair with Cosentino’s ultra-compact Dekton surface was immediate. According to Ball, “the durability of the material and its ability to retain its natural colour blend were key factors in the success of the design”. Its resistance to environmental conditions, both indoors and outdoors, ensures minimal maintenance and long-lasting aesthetics.
Stanwix-Bookallil highlights the versatility of the material in a variety of applications: “We have used it in showers, on floors and in the pool. It is incredibly versatile and offers practical, durable performance that we are very happy with.” Choosing a single material for multiple surfaces not only streamlined the design process, but also enhanced the sense of uniformity and elegance throughout the home.
It was also important to select materials that met safety and durability standards, especially for the pool. Ball emphasises, “Having access to research-backed information to support testing against Australian standards was critical to ensuring compliance and safety.” Every detail, from specific test procedures to certifications and approvals, was meticulously documented to ensure the project met the highest quality standards.
Barda House is the realisation of an architectural vision where design, functionality and quality are seamlessly intertwined. The careful selection of materials, the attention to detail and the pursuit of a timeless aesthetic make this project a benchmark in contemporary residential architecture, as is characteristic of the studio’s previous work.

The top ten, according to Domain’s House Price Report (December) have a combined median of $55,669,000.
Mosman and Barangaroo, along with Bellevue Hill, also experienced cooling medians.
Unsurprisingly, all of the magic ten are in New South Wales, and some have experienced double-digit median increases, to land them in elite territory.
North Bondi had the greatest price growth of the top ten, lifting 26.3 per cent over 12 months.

One of Australia’s most famously expensive suburbs, Bellevue Hill’s median house price is now a cool $9,687,500, having risen by $339,062 over the past 12 months, according to the latest Domain House Price Report.

Bellevue Hill has exploded in popularity amongst buyers in the past few years due to its location, despite many houses not having waterfront views, says local agent James Dunn of Richardson & Wrench Double Bay.
“People are now realising that [Bellevue Hill] has a great lifestyle with easy access to everything,” he says.
“You’ve got access to Bondi and the beaches that way, as well as golf courses in Rose Bay and Royal Sydney [in Bellevue Hill]. It’s got easy access to the city as well. You can walk down to the ferry or take the train in Bondi Junction,” he says.
“You feel like you’re in the bush somewhere and not in the middle of the city.”

“The proximity to everything, in terms of the beach, the harbour, the city, it definitely warrants that price point,” she says.
Since the pandemic, Dunn has seen prices in Bellevue Hill escalate year on year, and he expects it will continue to do so.
In 2020, Dunn had a 680 square metre house listed on Lennox Street for $6 million. When it returned to market in 2021, it sold for over $7 million. In early 2024, a house on the same street sold for more than $9 million. Several houses currently on the market are expected to sell in the $10 million-plus range, he says.

“There are more properties that come on the market in Bellevue Hill in comparison to Point Piper, but if you’re seeing some of the prices that are being achieved in Bellevue Hill – $80 million for non-waterfronts, $45 million on Cranbrook Road for a non-waterfront. That’s pretty phenomenal results.

The newly purchased residence of Conley-Buhre and her husband – venture capitalist Oskar Buhre – is known as Monkton. It’s an Espie Dods-designed home that last sold 18 months ago for $30 million by veteran investment banker Tim Burroughs and his wife Judith.
Lawyer and Uber Carshare senior executive Sarah Druce, wife of stockbroker Keiran Horth, had exchanged to buy the property in February last year but didn’t settle on it until a year ago. Its resale for 45 per cent more than she paid translates to a $1,125,000 capital gain each month she owned it.
Druce had not listed Monkton for sale, but well-placed sources familiar with the deal say she was tempted to sell after an unsolicited offer by McGrath’s prestige agents William Manning and Luke Hogan on behalf of Conley-Buhre.
Manning declined to comment when approached for this story, but his sale marks a triumphant return to the McGrath agency, where he started in real estate almost 30 years ago.
Monkton comes with a pedigreed list of former owners on title. In the 1920s it was owned by High Court judge Sir Dudley Williams, who sold it in 1958 to British Conservative MP Lord Angus Maude of Stratford-upon-Avon.

Newbury Farm is a 400-hectare property founded in 1822 thanks to a land grant to Sydney’s first harbour master, Captain John Nicholson. It has been owned by the Simpson family, of MinterEllison law firm fame, since 1936.
Edward Telford Simpson, the second of three generations at the helm of the law firm, purchased Newbury Farm in 1936 for £859.14. It later passed to his son, also of MinterEllison, Philip Simpson and his wife Caroline, the daughter of newspaper proprietor Sir Warwick Fairfax.
Following Philip’s death in 2008, Newbury Farm has been owned by the couple’s four children Edward, Louise, Alice and Emily.

Congratulations to Guan Cheng Tao, the former St Joseph’s College Hunters Hill student who last year made the HSC Distinguished Achievers List. A year later he has bought his first Sydney home – finance-free.
His parents Bai Yun Niu and Yong Sheng Tao must be proud, so much so that they may have even chipped in on the $19.75 million residence.
Tao’s new digs, settling to his name this week, are not quite the student accommodation many readers once knew. Instead of beds on milk crates and door frames as clothes hangers, this is a grand six-bedroom, four-bathroom mansion in Bellevue Hill with a pool and self-contained quarters.
Pocketing the proceeds is investment banker and former Rothschild managing director Colin Richardson and his wife Helen, who had listed it with Laing+Simmons’ D’Leanne Lewis.
Richardson bought it in 1998 for $1,485,000 back when he was recently appointed adviser to the billionaire pastoralist Kahlbetzer family, then headed by the late agribusinessman John Kahlbetzer. It’s a role he maintains for Kahlbetzer’s sons Markus and Johnny.
Still with our teenage cash buyers, the corporate interests of 19-year-old Xinyue Xue has paid $7.9 million for a whole-floor apartment in Point Piper sold recently by Raine & Horne’s Mark Yeats.
Xue’s purchase of the three-bedroom garden apartment comes just a few months after she also purchased her first home, a starter’s pad in Chatswood’s Altura building for $2.5 million.

Xue is coming from Mosman where her mother Maggie Ying Yu owns a $20 million mansion she bought in 2019 from her brother-in-law Wilson Hui Xiong Xue, known as the “shoe king” of China and was until 2018 honorary president of the Beijing-linked lobby group Australian Council for the Promotion of Peaceful Reunification of China.
Incidentally, Xue’s purchase comes as Yu and her uncle Wilson have jointly established a not-for-profit organisation called Bridge & Town aimed at promoting reconciliation and education between cultural groups.
Not everyone paying cash is so young. Georgia Gazal is 31, and has paid $9.6 million for a four-bedroom house with a pool in Rose Bay.
Records for the sale have been wiped from property portals, but it was listed with Bradfield BadgerFox’s Mark Daley on behalf of colorectal surgeon Professor Michael Solomon and his wife Amanda.
It wasn’t Gazal’s first home. The daughter of rag trader Michael Gazal was in her mid-20s when in 2019 she purchased a terrace in Paddington for $2.9 million, cash. It was sold recently for $4,825,000 by Ray White’s Randall Kemp and Jack Taylor.
Of course, not all of this week’s Millennials are buyers. The Terrey Hills luxury acreage Angophora Lodge owned by 25-year-old Yinqi Bao is back up for sale through BlackDiamondz’ Monika Tu and Phillip Sheh.
Bao was just 21 when she bought it for $10 million cash on Christmas Eve in 2020.
The guide is about $20 million thanks to a lavish refurbishment and with encouragement from last year’s record $24.5 million purchase of the nearby Charlotte Park by star cricketers Alyssa Healy and Mitchell Starc.
Any interest rate moves, or lack thereof, are unlikely to worry Junjie Ma, who at 34 has purchased the $24.8 million Northbridge home of Jill and Andrew Swan, head of Asian equities at MAN GLG.
Ma is the director and owner of Ruizean Holdings, the local arm of a London-headquartered financial services company.
Her new digs is an eight-bedroom residence designed by Tobias Partners that was commissioned by the Swans.
It was listed a year ago with Forbes’s Ken Jacobs with bullish hopes in the high $20 million range.
Finally, Stephanie and Jeffrey Mueller, the latter of whom owns Lowes retail empire with his sister Linda Penn, have paid $38.5 million for a contemporary house in Rose Bay, no finance required.
The Muellers’ new digs was a six-year construction project for property developers and investors Maxine and David Pacanowski to a design by Studio Johnston architectural firm with a pool, internal lift, a central courtyard and sensational harbour views. It previously traded in 2015 for $6,825,000.
Mueller and Penn are the children of the late entrepreneur Hans Mueller, a refugee from Europe with an inspiring, rags-to-riches story. He arrived in Australia in the wake of World War II with no money and few prospects, but managed to open his first menswear store in 1948 and in 1981 bought the retail chain Lowes.
By the time Mueller died in 2018 Lowes had 200 stores nationwide.
No sign yet what the Muellers plan to do with their Vaucluse home of more than 30 years.
