One of the Penrith region’s most popular takeaway shops is today the centre of a homicide investigation after two people were found dead inside this morning
69-year-old Hoa Tek Chiem and his wife Heang Kim Gau
were found dead with apparent stab wounds inside Buzzy Bee’s Burger House at Cambridge Park
Police were called to the Oxford Street shop at around 9.40am this morning by a family member
Detective A/Superintendent Michael Cantrell addressed the media at St Marys Police Station a short time ago
while officers remain at Cambridge Park collecting evidence
“I’m appealing for any witnesses in the Oxford Park
Cambridge Park area at the time early this morning or last night to please contact Nepean Police or Crime Stoppers,” he said
He said it was a “very devastating” scene
and Cantrell said “all motives” were being considered
“The investigation is in its infancy
there’s many lines of enquiry and we don’t have any targets at this point,” he said
“I’m aware that there’s footage around on social media and we are looking into that…
“It shows a male in the vicinity but the time is yet to be confirmed but it’s certainly a line of enquiry.”
He said if it was yet to be established if the man featured in footage on social media was related to the incident
The Weekender understands that police believe the pair may have been targeted
with a robbery gone wrong one possible scenario
“We have no intelligence to suggest that there’s any further threat,” Cantrell said
“The facts are yet to be determined.”
Police have spoken to the family of the beloved shop owners
who it is understood were considering retirement in the near future
“The family are obviously devastated and they are assisting police,” he said
“The bodies were located by a family member
“The details around what happened this morning are limited so I’m not going to speculate.”
Cantrell said support would be provided for those police officers first on the scene
The welfare of our officers is being addressed and we have systems in place for that,” he said
Locals in Cambridge Park have been coming and going from the popular shopping strip all day
The business has been in Cambridge Park for decades and is an institution for locals
“Heading to the local shops and seeing the road closed marks a truly heartbreaking day for Cambo,” one local said on Facebook
hardworking individuals due to such senseless violence is beyond devastating

at their family home in Canley Heights at 12.30am on Sunday
'He was taken to Fairfield Police Station where he was charged with two counts of murder (DV),' a spokeswoman said
It is understood police are investigating whether the incident was a targeted robbery gone wrong
When asked if anything was stolen from the shop or if there were any signs of a break-in, a source said officers were 'continuing to forensically examine the crime scene'

Detective inspector Michael Cantrell confirmed on Saturday officers were investigating the video
Police described the scene of the alleged murders as 'confronting' with the injuries inflicted on the couple 'significant'
Insp Cantrell confirmed a family member had found the pair
but said it was 'yet to be established' if they were present during the alleged attack
Mr Chiem and Ms Gau were well-known in the area of their shop
It's understood they were making plans to retire shortly before their deaths
recalled seeing the couple's family while officers cordoned off the shop
'About 9.30am the eldest son visited the store and then the youngest came and the two hugged and cried for an hour,' Mr Tran said
'Police got them milk crates to sit on and they hugged and sat down and cried
'And the police stood around and watched them (as they talked and cried).'

International biotechnology company GlaxoSmithKline is moving its vaccine and infectious disease research teams to Cambridge
in a latest step to strengthen its presence in the Greater Boston area
The research and development teams will relocate from Rockville
to the company’s existing CambridgePark Drive location — one of their three company centers in the city — in mid-2026
GSK expanded its footprint at 200 CambridgePark Drive in 2023
reaching almost 200,000 square feet on their lease under real estate management firm King Street Properties
the company held 45,000 square feet at the location
“Our Cambridge Park Drive facility is home to cutting-edge technology platforms,” a GSK spokesperson wrote in an emailed statement
“The expansion of lab space here to include Vaccines R&D
will help us bring together expertise working on RNA and viral capabilities.”
The London-based pharmaceutical giant also has two research and development locations at 300 Technology Square and 301 Binney Street in Kendall Square
While GSK currently has drug discovery and immunology research teams based out of the CambridgePark office
the spokesperson added that the location’s workforce expansion is a step in advancing the company’s goals
“With the opportunity to expand our footprint in Cambridge
and the lease of the Rockville Vaccines site at 1420 Shady Grove coming up for renewal
we were able to align our location strategy with our R&D ambition and innovation leadership
including attracting and retaining key talent,” they wrote
GSK’s move comes as Cambridge has seen a jump in biotech start-ups signing leases in Kendall Square
increasing demand for coworking lab space while fueling research in the city
Other biopharma companies have also been expanding their footprint in Cambridge
with heavyweights like Takeda and AstraZeneca set to occupy 600,000 square feet and 570,000 sq ft in properties opening for occupancy in 2026
center dedicated to vaccine research and development
The company’s announced relocation comes after a year of lower vaccine sales in Fiscal Year 2024
After predicting growth in vaccine sales in July of last year
poor performance from GSK’s Respiratory Syncytial Virus vaccine Arexvy led to an overall 4 percent drop in vaccine sales
In a press release of their 2024 financial results
GSK wrote that vaccine performance “was also adversely impacted due to COVID-19 solution sales and US CDC stockpile replenishments in 2023.”
The company recorded a total operating profit of more than $5 billion — a decrease of 33 percent from last year — mostly due to charges relating to an ongoing litigation for their drug Zantac
Other vaccine companies have seen sales and profit take a hit
Moderna recorded $3.2 billion in revenue for FY 2024— a drop of almost 50 percent from $6.8 billion the previous year
GSK’s expansion into Cambridge will add to the state’s growing biopharma workforce
According to the Massachusetts Biotechnology Council
the state added nearly 3,000 new jobs to the sector in 2023
accounting for nearly 17 percent of the state’s job growth
Though transition plans for Rockville-based employees have not yet been finalized
the spokesperson confirmed that GSK will be hiring in the Greater Boston area

A woman raped at knifepoint in the Cambridgepark office complex in May sued the property’s owners and management on Monday
demanding information about an alleged failure in building security systems which she claimed allowed her attacker to enter
who used the alias “Joy Jones,” said in the suit that she was followed by a masked man with a knife into her office on the building’s third floor
where he coercively undressed and “brutally raped” her
The assailant has yet to be identified or arrested
Heineman — wrote that “the building access and security systems
failed to function properly,” leading to her assault
Durso and Heineman wrote in court documents that they filed the suit to identify the parties responsible for temporarily changing the building’s security protocols
with the intention of pursuing a claim of negligent security
“This is an action for discovery against the owners
and their contractors and service providers
of the building at 125 Cambridgepark Drive
They added that there are “no records available to the plaintiff to determine which security company was providing security services during the relevant time periods.”
The office building typically requires an electronic key to access elevators during evening hours
individuals without keys could access elevators due to ongoing construction in the building
The lawyers also claimed that security cameras that could have captured the assault were inoperative
including two property management firms — Lincoln Property Company and Regus Management Group — and three firms named as property owners: King Street Properties
Three construction companies working at the property at the time were also named
Jones’ lawyers said in the suit that she “contracted” with Regus
to use an office from September 2023 until the month of the attack
Though Longfellow Real Estate Partners is named in the suit as having ownership or managerial interests in Cambridgepark at the time of the incident
a spokesperson for the group said it had not been a part of the building’s management since last March and declined to comment further
King Street Properties — which identifies Cambridgepark as one of its properties on their website — also declined to comment on the ongoing investigation
Lincoln Property Company did not respond to a request for comment
The other defendants listed in the case could not be reached for comment
Cambridge Police Department spokesperson Robert Goulston wrote in a statement that the investigation into the assault is ongoing
adding that the department is “working very closely with the victim in the case.”
Though Jones was unable to identify the security companies that were employed at the time of the assault
her lawyers wrote that she “reasonably believes” that there were two that were outsourced
The lawsuit demanded the release of information regarding “ownership

The demand for childcare in the area is evident with multiple Development Applications (DA) being submitted to Penrith City Council
Despite providers wanting to establish centres
out of five DAs that were decided in the last month
An 82-place childcare centre at 29 Marsden Road
was refused last month along with a two storey 53-place facility at 23 Barker Street
The proposed construction of a centre for 47 children at 1 Phoenix Crescent
was not approved and a DA for a three storey 70-place facility at 246 Carpenter Street
which could be an attempt to overturn the rejection from Council
Getting the green light was plans to demolish existing structures at 1 Jordon Street
and the construction of a childcare centre for 39 children
The Statement of Environmental Effects said the 653 square metre site will have a two storey building on it that will include indoor and outdoor play areas
“The facility will be run by six staff with the operating hours proposed to be 7am to 6pm Monday to Friday
“The development proposes a total of 15 car spaces within a basement level
A Penrith City Council spokesperson said certain criteria must be met for a DA to be approved
with one common condition not being met by developers
“Each DA is assessed against the relevant State and Local Planning requirements,” the spokesperson said
“The common theme in the rejected applications are the sites are not suitable for the scale of development proposed.”
St Clair mother Amanda Latimore has had her 20-month-old daughter on seven waitlists across St Clair and Claremont Meadows since the week she was born and has not been able to secure a place for her
thinking she would get in when she was around one
I’m needing her in more days so I can return to work,” Latimore said
“All seven centres advised me that the reason she is still on the waitlists is because they take kids at risk first
followed by siblings of kids already enrolled in the centre
then single parent household and then new enrolments.”
Wanting to return to a minimum of part-time work as a high school teacher
Latimore said the need for more centres is paramount
“I think Council needs to work with people to try and amend plans to make them more suitable or build extensions on current Council run centres to meet the demand of the community,” she said
“Between the teacher shortage and increased living costs
I’m finding it incredibly frustrating at the lack of future planning.”
