with an alleged getaway car set ablaze in Sydney’s west
31-year-old David Khou left his home on St Johns Road in Cabramatta West and entered his car when an unknown person approached from Sutherland Street and shot him multiple times through the window
Police say Khou has links to Asian organised crime groups and the illicit drug trade
A man has been arrested and charged in relation to the shooting
Multiple neighbours said they heard three loud gunshots and saw Khou run from the car as he bled out
Video footage taken by a neighbour showed locals crowded around the man
including one with military experience and a first aid kit
attempting to stem the blood flow from gunshot wounds in his arms and abdomen before police and paramedics took over
A neighbour who asked to remain anonymous said he was standing outside when a man ran out of his car and started shooting at Khou
“I had to get my kids inside because I was scared he might shoot us,” he said
“[Khou] crossed the road and just collapsed … I was horrified … He was losing a lot of blood and it was too much for us to handle.”
Khou succumbed to his injuries in his neighbour’s front yard as the alleged shooter drove away at speed
Despite the best efforts of paramedics he could not be revived
Neighbour Karuina Wondeng said he ran out of his house after hearing gunshots
“He ran past looking for help … there was a lot of blood,” he said
A short time later in the nearby suburb of Wakeley a white Audi was found well alight on Bathurst Street
Police believe the car was used as part of the alleged targeted shooting
Police also identified a grey Jeep Cherokee they believe was used in the shooting
The car was intercepted on Monday morning in Cecil Hills and the driver

Special Entertainment Precincts allow Councils to change trading hours and sound rules within a designated area to allow local hospitality and entertainment operators to thrive
“Burwood is becoming one of Sydney’s most popular nightlife precincts thanks to its famous Chinatown Night Markets and surrounding eateries
To further enhance the precinct Burwood Council will establish a Special Entertainment Precinct over three blocks around Burwood Chinatown,” the Government said in a statement
It says Fairfield is also emerging as a leading Western Sydney nightlife precinct with renowned eat streets with a range of cuisines
Fairfield Council will establish two Special Entertainment Precincts
one in Canley Heights along Canley Vale Road and the other in Canley Vale along Canley Vale Road
Burwood Council and Fairfield City Council will receive Special Entertainment Precinct Kickstart Grants ($195,000 for Burwood and $183,308 for Fairfield) to support strategic planning
developing acoustic frameworks and community consultation
Both Councils are aiming to establish the trial phase of their Special Entertainment Precincts by the end of 2025
Special Entertainment Precincts allow councils to future proof their entertainment precincts by notifying residents and prospective home buyers that they will be living in a defined area where later trading hours and higher levels of sound are supported by council
The move to establish Special Entertainment Precincts in Burwood and Fairfield are expected to be followed by more announcements
with another 15 local councils across metropolitan and regional NSW raising resolutions expressing interest in establishing SEP

A Canley Heights agent has been slapped with an $80,000 fine following an NSW Rental Taskforce investigation that revealed widespread malpractice across the state since its launch a month ago
The NSW Rental Taskforce has been in full swing since its establishment last month and helped expose a Canley Heights agent who stole more than $100,000 from rental bonds and a client trust account

Parramatta Local Court ordered real estate agent Vanessa Nguyen to pay over $80,000 in compensation for dishonestly taking more than $100,000 from NSW Rental Bonds and a trust account managed at Ray White Canley Heights
An NSW Fair Trading investigation revealed that Nguyen made 25 rental bond claims totalling more than $50,000 and transferred $50,505 from the agency’s trust account to her personal account on 14 separate occasions
Nguyen pleaded guilty and was convicted of two offences of dishonestly obtaining financial advantage by deception
Parramatta Local Court then sentenced Nguyen to a 15-month intensive correction order
with an order to complete 180 hours of community service and pay $80,866.20 for trust fund misuse

which violated rental laws passed in October 2024 that banned landlords from making applicants pay for background checks
the platform voluntarily issued refunds totalling $47,321 to renters and disabled the background check feature on its website in NSW
while committing to periodic reviews to ensure future compliance

said that the return of the incorrect charges back to renters showed that the taskforce had already “hit the ground running and is doing the job it was set up to do”
Chanthivong added that these outcomes highlighted the Rental Taskforce’s no-nonsense stance towards malpractice in the real estate sector
“The significant prosecutions and punishments we are seeing for real estate agents also shows that the message is clear – if you are doing the wrong thing
the Rental Taskforce will catch you and serious legal consequences will follow,” he concluded

Acting superintendent Jason Pietruszka said the shooting was a 'targeted attack'

Mr Pietruszka explained Khou exited the car after being shot and ran a short distance before collapsing on a neighbour's front lawn

Mr Doherty added the situation was terrible for Khou's family despite the circumstances

police identified a second vehicle - a grey Jeep Cherokee - that had been involved in the fatal shooting
He appealed to the public for help in catching the shooter and urged anyone with information or footage to contact Crime Stoppers on 1800 333 000

Council installed 2 parklets on Canley Vale Road in May 2024 as part of the Safer Cities: Her Way program to trial outdoor seating and encourage night time activation and make the local area feel safer particularly for women and girls at night time
Council surveyed the community to find out if the parklets made a difference to the number of people coming to Canley Vale Road and if it made the local area feel safer at different times of day and night.

Police have charged an alleged getaway driver after the shooting death of a man outside a family home in western Sydney in what they have labelled a “targeted attack”
Emergency services found a 31-year-old man in Canley Heights on Sunday night after reports of shots being fired just before 7pm
Paramedics treated him for gunshot wounds but he died at the scene

A man will start the new year off in custody after allegedly assisting a gunman who murdered a man outside his family home
did not make an application for release in Parramatta Local Court on Tuesday and bail was formally refused
He has been charged with accessory after the fact to murder, accused of assisting an as-yet-unknown gunman who shot a man multiple times in Sydney's southwest shortly before 7pm on Sunday.
The 31-year-old, named in court documents as David Khou, was leaving his family home when he was killed as he got into a car.
He died at the scene, despite efforts from neighbours to save him.
A brief of evidence is due to be served before Shoker faces court again on February 27.
He has also been charged with refusing to provide identity information.

Shoker was arrested on Monday, with police to allege he drove getaway vehicles used in the shooting.
The murdered man allegedly had links to organised crime syndicates involved in the illicit drug market, police say.
Detective Superintendent Daniel Doherty told reporters the motive for Mr Khou's murder likely came down to 'drugs and greed'.
'There's consequences if you're going to be involved in organised crime networks and we see it over and over again, they end up dead on the street,' he said.

Auctioneer Mark King said he was amazed at the final sale price
admitting he thought it would sell somewhere in 'the mid-$2millions'
'What was surprising was we started with $1.5 million and 10 minutes later we were at $4.6 million,' he told the Australian Financial Review
Green Valley sales agents Peter Ly and Thuy Dung Helena Mai admitted the sale price was staggering.
'I think we achieved a fantastic result, but I do believe the price is higher than what it is supposed to be and what most people expected it to be,' Mr Ly said.
'I think you were looking between $2 million and $2.5 million: $2.5 million would have been the price it should have achieved on any given day. If it hit $3 million it would have done exceptionally well'.
Mr Ly said that there had been three groups keen to secure the property, which was 'as close as you can get to the local shops' and also adjoins a 30-park municipal car park.
Ms Mai suggested interest in the home was because of 'R4 zoning and the location and the land size', but admitted it was in need of 'a lot of work inside'.
Mt Ly said the three bidders on the property were not from the local area and that the buyers were a husband and wife from Vietnam.
'The other two were a syndicate from the eastern suburbs and an under bidder from Milsons Point, he said.
When asked why the couple were willing to pay so much, the woman said: 'When my husband likes something he has to get it.'
It is understood the buyers were parents purchasing a house for their three children to live in, who were all in Australia to study.
Ms Mai said the mother had told her the home's proximity to shops and Vietnamese restaurants was a strong selling point.
Mr Ly said he believes 'South-East Asians are coming to Australia and doing what the Chinese did five to 10 years ago'.
'What I feel from the international buyers is their money is more safe in Australia than it is back home,' he said.
'The fear of the government taking their funds or freezing the funds is probably far higher than of it happening in Australia'.
Mr Ly said it was predominantly South-East Asian and South Vietnamese people who were buying and moving into the Cabramatta-Canley Heights area.
'Yes, money does come from Vietnam into Australia, but they're buying normally priced properties. Something that doubled the reserve is really unheard of,' he said.
'If I see $2.6 million over reserve in Bondi for a $10 million waterfront property, that's expected – look at the view, the location.
'You wouldn't see that in the west or south-west. I can't explain it. It's something I'd see out of Seinfeld'.

The family of a missing teenager whose 'decomposed' body was found in a muddy creek had to take out a restraining order to protect themselves as her life fell apart in the days before she vanished
A body believed to be that of 18-year-old Merna Kasha was found about 2pm on Saturday afternoon in the Green Valley Creek in Canley Heights - a month after she mysteriously disappeared
Ms Kasha vanished on April 28 but police believe she communicated with family for several days after she was last seen
Daily Mail Australia can reveal Ms Kasha had been charged with assault occasioning actual bodily harm
stalking and breaching an AVO and fronted court over the matters just two days before she went missing
The 18-year-old had no criminal history until March 2022
but in the six weeks prior to her disappearance she fronted up to court on seven occasions as her life spiralled out of control
Ms Kasha was also hit with apprehended violence orders against two people - including a close relative - and charged with drug possession
She was convicted over the matters and sentenced to a seven month community corrections order
Her matters last appeared in court on May 11
where she was convicted in absence for drug possession
Ms Kasha was ordered not to be anywhere near the relative's home and told she must undertake drug and alcohol counselling as part of her community corrections order
The teenager's distressed parents were comforted by loved ones as detectives sifted through her belongings at the family home in Fairfield on Monday afternoon

It's unclear if new information came to light on the back of that appeal that led to this development
Ms Kasha was last seen when a family member dropped her off on Kihilla St in the western Sydney suburb of Fairfield Heights around 8pm on Thursday, April 28.
Her family was informed the discovery was likely the teenager. The body was found at the end of a dead end street and on the opposite side of a walking track that follows the water's edge.
It is lined by dense bush and trees which significantly reduce visibility.
