setting a new example of a more affordable way to live
Property developer GemLife will build the project in Currumbin Waters on the Gold Coast
which are designed to meet Queensland's legislative requirements applicable to LLCs
A spokesperson for GemLife said while possible
it was "highly unlikely" an apartment owner would want to take their unit with them if they moved from the site
They said residents would pay for the cost of the home
which pensioners may be eligible to receive federal rent assistance on
"There are plenty of apartment options for older Australians (operating under retirement village models or similar) but no land lease communities
This will be an Australian-first," they said
"GemLife will be the first land lease operator to engineer homes for a vertical/apartment land lease community development
which will open up more opportunities for inner city or urban area housing for older Australians."
Retirement living expert Rachel Lane said this setup had never been done before
"LLCs have been born out of caravan parks; you own the home and rent the land," she said
"The idea of these going vertical is quite amazing."

LLCs are different to retirement villages or serviced apartments
The project will include six three-level buildings and one four-level building
featuring 205 three-bedroom apartments and a multi-million-dollar country club
about 70 per cent of the 13.854-hectare site will be kept for green open space
The development is easily accessible to cafes
An aerial view of the land where Australia's first apartment-style over-50s community by GemLife on the Gold Coast will be built

There will also be a three-rink lawn bowls facility
pickleball court and outdoor barbecue area
GemLife hopes to start advertising it for buyers in 2025
Speaking about the concept of a vertical LLC in general
National Seniors Australia chief executive officer Chris Grice said innovation in the housing sector was welcome
particularly if it led to more affordable housing or a faster turnaround of housing stock
He said that with any property somebody wanted to purchase
people should make sure they understand the contract and seek legal advice before committing

ADRIAN Puljich’s over 50s living developer GemLife has received approval for its first apartment project – a $450 million low-rise development on a former trotting track at Currumbin Waters on the southern Gold Coast
The Galleon Way project will comprise six three-level buildings and one four-level building
featuring a total of 205 three-bedroom apartments and a multi-million-dollar country club
Some 70% of the 13.854-hectare site will be dedicated to green open space that is preserved and rehabilitated
including a 7.7-hectare parcel that is ultimately handed to Gold Coast City Council as protected public open space
GemLife is aiming to launch the project to market this year
said there was significant demand for quality over-50s living on the southern Gold Coast
“We are thrilled to have the green light for the project and will be working to bring it to the market as soon as possible
to help fill a shortage of supply for relaxed yet elevated over-50s apartments on the Gold Coast,” he said
“We believe it will be embraced by buyers.”
The building will be nestled among green space and the natural topography
with green connections to the Currumbin Creek bank
All buildings will have at least a 350-metre set-back from the creek
to be retained and enhanced as dedicated public open space
A native flora rehabilitation and revegetation program will be undertaken
in addition to augmenting existing mangrove
More than 100,000 new plants will be planted throughout the development including vegetated wildlife corridors along established minor waterways through the site
and koala and fauna friendly fencing installed along the Galleon Way frontage
“You couldn’t find a better location for an over-50s community
It is the perfect place to unwind and enjoy a relaxed and healthy lifestyle
medical facilities and the airport all in easy reach,” Puljich said
The site also neighbours Merv Craig Recreational Park and Sports Ground
Elanora Community Centre and Currumbin Waters Park
the project is inspired “by the Queenslander veranda”
with all apartments featuring sliding doors to private outdoor spaces
“allowing for the ultimate indoor-outdoor living
where residents can capture prevailing breezes
enjoy passive solar benefits and ultimate privacy”
its ground and basement levels will be home to a 55-seat boutique cinema
On the top floor will be a games room with a golf simulator
plus a three-rink lawn bowls facility accessed via an open landscaped precinct
a pickle ball court and outdoor barbecue area
At the end of 2024, GemLife launched its second Toowoomba community with the $250 million GemLife Highfields Heights
following more than $172 million in sales at its first entrant in the city
GemLife Highfields Heights will comprise 366 over-50s living residences on a 23-hectare site with 3.5-hectares of bushland conservation area
a barnhouse-inspired $12.5 million Country Club with a pool
Puljich recently launched the first over-50s community in his $500 million Aliria land lease venture
The maiden project will be spread across a 2.5-hectare site in Rockhampton
and new communities will be released in Bundaberg

Nestled in the heart of Currumbin Waters, Home is a cafe with a unique story, blending surf culture and community spirit. What began as a crazy idea between lifelong friends, has blossomed into a thriving hub for both visitors and those who call Currumbin home.
That homely environment begins with the coffee. Locals including Sam, Wade and Nic had grown to love the ST. ALi coffee served at Portside, so it was important to keep the brew that the customers know and love.
The building itself though has undergone an incredible floor-to-ceiling transformation, creating a warm, familiar atmosphere with a seamless flow between the kitchen and dining areas. Open for breakfast and lunch seven days a week, Home features a dedicated takeaway counter out in the sun-kissed courtyard, which opens from 5:30 am on weekdays and 6:30 am on weekends.

IS this the Gold Coast’s most luxurious green home
was built with a clear mission — to show others how to build a sustainable luxury house
The owners of the Currumbin Waters property
will throw open the doors to their humble abode this weekend as part of Renew’s Sustainable House Day

The program gives people the chance to explore some of the country’s most unique and inspiring sustainable homes
and learn from the people who designed them
“We just wanted to build this place to show what you can do if you put your mind to it in terms of sustainable building for a luxury house,” Mr Triner said
“It’s got all the bells and whistles you’d expect from a luxury Gold Coast family home but with a sustainable approach.”
The couple bought the block in 2020 and tasked Peter McArdle of PTMA Architecture to come up with an energy efficient and carbon neutral home design
They wanted sustainability to be a priority in the many choices they made throughout the build
“We were asking ourselves what the carbon footprint of each particular thing was
“We wanted a design to minimise the amount of energy we used and to look beautiful and fit in with the countryside here.”
They demolished the existing termite-damaged house that was on the block but were keen to recycle as much as they could
“We really tried to reuse everything we could
We crushed the material down to be able to reuse it or used similar materials and used the slab that was already here,” Mr Triner said
The end result is a modern five-bedroom two-bathroom home with a flexible design that can suit a wide range of people including multi-generational families
A standout feature is the pond that filters inside to the main courtyard
“It’s basically outside on the lawn with a waterfall and creates this lovely ambient noise and comes into the courtyard underneath the doors,” he said
Brick and zinc cladding combine with timber and concrete to create the showstopper house
It is designed to respond to the local climate with insulated
double glazing as well as active systems such as hydronic heating
The central courtyard helps control the climate through the home by allowing an outdoor lifestyle in inclement weather and to allow both sides of the home to be left open for better cross ventilation
the block also includes master planning for future provision for higher densities well as edible and productive gardens with an option for a future market stall
There will be 12 homes opening as part of Sustainable House Day in Queensland this year including Kingfisher House
“Sustainable House Day is dedicated to showcasing Australia’s most inspiring sustainable homes
while providing information for all Australians motivated to take the next step on their green-home journey
or where they live,” said Renew CEO Dr Fiona Gray
we hope that Sustainable House Day is a time to inspire Australians to inject more sustainable solutions into their own home.”
Kingfisher Home will be open on Sunday March 19
