Gateway suburbs have often provided home buyers with a more affordable entry to some of the more premium suburbs in Australia
The Eastern Suburbs in Sydney is one of the most exclusive regions of real estate in the country and often dominates sales prices both nationally and even on the world stage, with the likes of Bondi Beach and Point Piper seeing prices on par with New York and Tokyo
The aspirational suburbs in the east located on the water
however there are pockets for those to live in the Eastern Suburbs without the inflated price tag
These suburbs tend to be known as gateway suburbs
those that have all of the lifestyle benefits of being in one of the premium suburbs but are significantly more affordable
Eastlakes boomed in the 1960s, when it was officially designated as its own suburb having previously been part of the Botany Bay area
with buyers quick to jump on its ideal location between the beach
What has been missing in the suburb is a push for new apartment living. The majority of apartments in Eastlakes date back decades
in low-rise buildings with no facilities and outdated floorplans
It's this which makes The Grand Eastlakes, the final development by Crown Group before they were placed into provisional liquidation after a shareholder dispute

but kept a significant portion of the 133 apartments that were developed
which have not previously been available to purchase before

With the final apartments recently being released to the market, we went down to The Grand Residences to talk to its residents and find out what it's like to live in the development
There's been a mix of owner-occupiers over the years
Peter, an interior designer, has been at The Grand Eastlakes since it was completed two years ago
while Prateek had been a tenant in the building before recently purchasing a unit as a rentvestor
Both owners talked to the quality of what developer Crown Group has created at The Grand Residences, as well as the extensive facilities in the building and the prime location, offering access to Sydney's best beaches and the thriving cafe and dining hubs of Rosebery and Newtown

Eastlake Junior CC is starting the 2024/25 cricket season on a high with the Deakin West Oval net facility receiving a major rebuild just in time for the first round of the season
Eastlake Junior & Senior Cricket Clubs as well as the broader community will benefit from the new nets
with four new enclosed nets and one open public net built in place of the old facilities
The old four-lane facility had become unsafe and unusable
with what was left of the synthetic surface badly worn
The project was completed by Cricket ACT’s preferred cricket training facilities supplier
which included the complete removal of the old
outdated nets before the reoriented five-lane facility was constructed in its place
The new facility includes soft internal netting
and clear marking for modified junior cricket pitch lengths

Wallace did well to counteract Richards' pace and made the Swans earn every feed into the circle

She knew exactly how to drag out her Swans defender to clear space for a long ball under the ring
the pair were getting around each other and visibly fired up throughout the game- something the timid Goannas have not always been known to show
With the big games come the big crowds and it was no different in the Narrandera stadium
with a near deafening roar as the full-time whistle blew to signal the teams would go to extra time
MCUE coach Lisa Reynoldson said this victory felt even sweeter than the grand final victories that came before
because we really had to grind this year out," Reynoldson said
we've had to grind out the last part of this season and I'm really proud of the girls getting tighter heads in the right space
"Even just seeing the girls jump around after that final whistle went showed how much this year meant to them."

Not because she thought it would go to overtime
but because she knew their previous success meant they might not be crowd favourites
"We've spoken about that a lot this year in particular thinking that we were maybe not the crowd favourite because we've won a few now," she said
focusing on what's in those four lines of the court and that's it."
Cole said that as the crowd got louder it became harder to block out the noise
but admitted to tuning in to the Goannas loyal
Hearing them on the side she said helped push her even further despite the body aches
when you hear that big cheer or your name called out," she said
"I do block out to some extent but I do enjoy getting around the crowd when they get around us as well."
The central cohort of the MCUE A grade team has remained unchanged in recent seasons
As they've played together for longer and got to know one another better
Reynoldson said the performance they put on court was everything she could have asked for
and a testament to how they have matured as a group
they can be quite timid so working on court toughness
matching physicality with other teams as well as doing the basics right
looking at their own performances and what we can improve on
so [they have matured in the] mental part of the game as well as the physical."
Cole said she is hoping to see most of the cohort return to the club again in 2025
playing with the group each season is a privilege
but to play with her sister makes it even better
"That's probably the best game of netball I've ever played really so to do that with Kate and all the girls

so it was really fun and really good to do it with Kate."
Reynoldson also congratulated the league as a whole for the development it has undergone in the six years she has been involved at the senior level
She congratulated all grades for their continued improvements and said the league is truly the premier competition in the region

and the pressure is on for the Falcons to secure those crucial wins
The Falcons gave themselves some hope Wednesday
by scoring eight runs in the top of the seventh to defeat Montwood
in a District 1-6A showdown at Montwood High School
With five games remaining in district play
the Falcons are within striking distance of earning one of the four playoff spots available
Coronado remains in first with a 10-3 record
Eastlake with its 5-8 mark and Franklin is 3-10
Eastlake plays Eastwood and Socorro on Friday and Saturday
to try to climb even further in the standings
The Falcons forced Montwood to use four pitchers in the seventh inning
Second baseman Cam Montez and third baseman Miguel Maldonado each had doubles
Two errors and a wild pitch also played a critical role in Eastlake's big inning
the Falcons had lost four one run games in district play
"Our kids stayed with it and gave a great effort
The team continues to believe; now we just have to take it one game at a time."

it’s not hard to notice the roll out of one golf hole after another
You get a sneak peak of The Australian Golf Club
another private club in Bonnie Doon skirts the edge of what might be considered the Sydney Sandbelt
A vast expanse of Botany Wetlands (part of the old Sydney drinking water supply) separates Eastlake from The Lakes
but the two clubs’ history is forever linked
The Metropolitan Board of Water Supply and Sewerage granted The Lakes club a 20-year lease in 1928 to build a private golf course
A condition of the lease required The Lakes to also construct an 18-hole course
The Lakes enlisted Eric Apperly and former Australian Open and PGA champion Tom Howard to map out a design for their championship course as well as the new public layout at Eastlake
Apperly defeated Howard 4 & 3 in the final of the 1920 Australian Amateur nearly a decade earlier)
The first nine holes of the layout was opened in 1930
a handful of months after the great Bobby Jones won the US Open and completed the Grand Slam
Therein lies the origin of the course’s name as Jones’ home course was East Lake in Atlanta
When the remaining nine holes were completed two years later
penned a letter to Jones notifying him Eastlake had been named after his club
as well as a memento and a club used by Jones
“I want you to know how very much I appreciated your letter informing me that the Eastlake Golf Club of Australia has been christened more or less in honour of myself
for which I am very grateful,” Jones wrote
“Please express for me to your membership my sincere good wishes for the prosperity of the club and their enjoyment of it.”
Nearly 90 years on from the arrival of Jones’ letter and the club
is prospering well beyond the dreams of its founding members
Memberships are doing well and the course is likely to host approximately 60,000 rounds in 2021
Eastlake’s popularity can be attributed to the quality of the course – in terms of the design and presentation – and the value for money it represents
The most dramatic improvements to the course have all come in the past dozen years
It started with new holes and significant upgrades created by course designer Ross Watson and has continued in recent times with major works overseen by course superintendent Nathan Bradbury
What has remained a constant is the bones of Apperly and Howard’s original routing –an eight-hole trek out to the furthest end of the property
before looping back for a 10-hole journey back to the clubhouse
This is not dissimilar to some of the great Scottish layouts like the Old
New and Jubilee courses at St Andrews or Royal Troon on the Ayrshire Coast
Most of Watson’s work can be found on the front nine
dogleg right par-5 7th were major redesigns
the 351-metre par-4 8th and the tough par-3 9th were new holes
Not only is it a strong mid- or long-iron from the tee
but the approach must clear ‘the burn’ that cuts across the fairway short of the green and wraps around the right edge of the hole
with just two bunkers separating the water from the putting surface
The job isn’t done once you’re on the dance floor
with subtle slopes making green-reading here a difficult process
one of the most memorable is Eastlake’s short par-4 14th hole
The 249-metre ‘Big Dipper’ offers a genuine birdie chance heading back to the clubhouse but treat it with contempt and you might pencil in a double bogey on the scorecard
while the fairway wraps left around the edge of the hazard and climbs a short but steep hill to a green protected by bunkers left and right
The temptation to drive straight at the green
Bradbury has overseen the redesign of the tees
bunkers and the removal of non-native Pine trees
which has fully exposed one of the most attractive holes on the course
Similar tree clearing has been undertaken at the next – a 454-metre par-5 – and this significantly improved the quality of the fairway turf as well as widening the playing lines along the rippling fairway to the pitched green
I’ve played Eastlake dozens of times during the past 35 years and for much of that time I hated just one hole
Arriving at the 17th tee meant contemplating a tee shot with a long iron or fairway wood – depending on the wind strength and direction – to tiny
normally rock hard green sitting atop a steep hill 200 metres away
I never birdied the hole and could probably count the number of pars on one hand
that hole no longer exists and has been replaced by a shorter par-3 featuring a large
undulating green separated from the Botany Wetlands by two deep bunkers
The downhill tee shot of 155 metres is more appealing and fun for players of all standards
Complementing the design changes has been a serious dedication to improving and maintaining the overall quality of the playing surfaces
which are excellent for a public access layout
The significant improvements at Eastlake during the past decade has been played out and documented in Golf Australia magazine’s biennial ranking of Australia’s Top-100 Public Access Courses
and jumped up another five places in 2017 to No.75
There were more celebrations in 2019 when it reached No.63 and then

Bradbury has been at the helm at Eastlake throughout that time and his work to improve the layout
to make rounds of golf more fun for all golfers
has certainly caught the eye of our ranking judges
He has recently overseen a rebuild of many tees and will soon turn his attention to upgrading most of Eastlake’s bunkers during the next few years
The non-native tree removal program implemented by Bradbury has worked wonders
not just to widen the playing corridors on most holes but also to improve the turf quality as the kikuyu fairways don’t have to compete with Pine trees sucking all the moisture out of the ground
so you don’t need lots of trees making it even more difficult,” Bradbury said
“The tree removal program has been huge and as a result the course is more fun to play than it was 10 years ago
“I’m lucky in that I have a general manager and a board that realise what a great asset they have out there and they allow me to make it as good as it can possibly be
The one common goal between us is player enjoyment.”
Eastlake will certainly maintain its presence in the ranking and its popularity will continue to rise

Eastlakes is arguably one of the last hidden gems in the east
a scruffy-looking shopping centre and two golf courses (The Lakes and Eastlake)
including Eastlakes Reserve and the ribbons of green space near the lake system after which the suburb was named
With a median house price of $1.675 million in 2017 – up from $662,000 a decade earlier – Eastlakes hasn’t missed out on Sydney’s property boom
it still costs much less on average to buy here compared with Kingsford and Kensington
where the median house price last year was $1.745 million
Add a broader demographic mix than some of the region’s most affluent neighbourhoods and you have an area with enormous potential for buyers who want an eastern-suburbs lifestyle without the eastern-suburbs price tag
Against this backdrop, a new 2.4-hectare, mixed-use development is predicted to be a game-changer for the suburb. Eastlakes Live by Crown Group is a $1 billion project set to revitalise the town centre with nearly 600 high-end apartments and an impressive array of shops, cafes, restaurants and community amenities.
The first stage comprises 134 apartments and 12 retail outlets in three buildings up to eight storeys’ high at the northern edge of the site near Gardeners Road. Due to hit the market in early June, the homes range from one-bedroom units to three-bedroom penthouses with golf-course and city-skyline views. A second, much larger, stage is slated to include the remaining homes and the town centre, with two major supermarkets, a restaurant promenade and street-facing cafes.
Acclaimed Sydney-based firm Francis-Jones Morehen Thorp, or fjmt, has designed the architecture and interiors. The design director of fjmt, Richard Francis-Jones, says he sees the site’s beauty – and its potential.
“It’s like any area of Sydney that evolves and changes,” Francis-Jones says. “You’ve got to look at its great qualities and bring them to the fore; to make it more itself. Part of this undiscovered quality is that it hasn’t been realising its potential.”
The lush green foreground of Eastlakes Reserve is given a starring role in the design, courtesy of an oversized reinterpretation of an Australian classic. The Western Terrace is a “verandah” on a massive scale, facing west onto the reserve with restaurants and cafes underneath the monumental structure leading to an internal retail marketplace.
“We love that environment of sitting with a glass of wine watching the sun going down. It’s a wonderful part of what living in Sydney can be.”
The character of the building takes on a sinuous form related to the natural curves of the landscape rather than the hard edges often found in inner-city living.
“That idea runs through the architecture and it runs through the interiors, with a really soft palette and slightly curved geometries in some of the details,” Francis-Jones says.
Whereas the public areas are intended to create a dynamic community hub buzzing with life and activity, the apartments are designed to be more tranquil living environments, separated from the new urban hub via a series of communal gardens.
A focal point of the design is Oculus, a water feature that looks like a circular glazed pool at the garden level. Underneath, it appears as a watery skylight casting dappled sunlight onto the shopping areas below. Other amenities include a gym, 25-metre outdoor pool, function room and rooftop garden with lounge and bar.
Inside the apartments, vertical louvres will be used to enhance the sense of privacy and highlight the view.
“The interiors use natural colours and materials inspired by the sand and the warm greys and tones of eucalypts,” Francis-Jones says. “What we’re looking to do here is something that is very light and very subtle, but also timeless.”
Crown Group has experience working on large-scale redevelopments in areas that are undergoing gentrification, from Parramatta to Green Square and Waterloo. Eastlakes Live is its biggest project to date.
“Pioneering is always fresh for us,” Crown Group co-founder and chairman Iwan Sunito says. “Ten or 15 years ago, no one wanted to live in Waterloo. We see Eastlakes as the next suburb that’s going to grow.”
Being so close to Sydney Airport is good news for frequent flyers and prospective buyers turned off by soaring high-rises. “What’s wonderful is that density of this area is actually really low,” Sunito says. “The height is determined by the aeroplanes.”
Sunito predicts Australia will continue to embrace the international trend of developing self-contained precincts offering residents everything at their doorstep. “I see it as the way of the future; it’s about a place of connectivity.”
He is especially pleased to be collaborating with Richard Francis-Jones, who was one of his architecture lecturers at the University of NSW nearly three decades ago.
“When I was a student, I was designing houses and he was … working on some of the most amazing buildings in Australia,” Sunito says. “Back then, I looked at him as someone who was too high to reach but today what’s wonderful is that we share the same passion.”

People questioned whether Mayor David Spotton was allowed to have two full-time jobs
one being the mayor and he's also an officer at Lakeland Community College
Concerns popped up at previous city council meetings about Spotton's mayoral schedule
Spotton said publicly he was working his 40 hours full-time
but questions continued about tracking his hours and time spent at his office
He penned a resignation letter saying in part that Eastlake City Council is "more interested in their own agenda…than the greater long term good….” He accused council of trying to "destroy (his) life's long work and reputation…" and called members "selfish.”
Eastlake Councilperson Chris Krajnyak said she was disappointed with the letter
“And him focusing on council and the personal attacks… however
and I think it speaks volumes,” she told us
She was one of the vocal opponents of Spotton
She told us the charter says the mayor isn't allowed to have additional employment
“Our position was very different,” said Krajnyak
“It was simply to uphold the law to make sure that our charter was being followed
and because Spotton was not elected when he took over for the previous mayor
I'm the one who gives the opinion,” said Klammer at a recent council meeting
“the word 'elected' includes an appointed person as the position would have been an elected position."
“I believe that (Klammer) was misguided in his legal opinion,” said Krajnyak

EASTLAKE, Ohio — Eastlake police are investigating after a reckless driver went through a guardrail and into the Chagrin River on Friday morning.
It happened outside of Trader Jack's on Lakeshore Boulevard around 10:30 a.m.
Eastlake police chief Michael Werner said the department received a call from a Willowick detective on Friday morning who said he saw a vehicle driving recklessly eastbound on Lakeshore Boulevard into Eastlake.
By the time officers got to the area, they could not locate the vehicle.
Werner said they then received reports of a vehicle in the Chagrin River.
Witnesses tell News 5 they saw the navy Chevrolet Cruze coming in fast, plowing through a guard rail, then launching into the river and landing on the other side of the water.
"He almost made it, like the Dukes of Hazard," said Mike Mormino, who was fishing with his grandson when the crash happened.
"He must have been doing 100 because he flew all the way across the river. I couldn't believe what I was seeing," said Chuck Ronevich, who was fishing when the crash occurred.
Werner said he was not sure where the driver started from or where he intended to go, but the man ended up in Trader Jack's parking lot, where he drove through the guardrail and into the river.
The man fled from the car and was apprehended a short distance away, Werner said.
The driver is currently in the hospital, and the crash is still being investigated, Werner said.

Tony Giouzelis of MGM Properties said buyers looked to these suburbs for their value and these areas were indeed attracting first-time buyers

Landlord investors at Crown Group’s latest master-planned community, The Grand Residences in Eastlakes
are achieving record high rental returns due to an unprecedented influx of renters into the area since the start of the year
Crown Property Agency, Crown Group’s property management division which manages all rental properties for investor purchasers, has found investors at The Grand Residences are reaping the rewards of achieving rental yields close to four per cent due to the tight rental market that Sydney is currently experiencing with ultra-low vacancy rates sitting under two per cent across the city
The developer completed stage one of the dual-staged development in January this year comprising 133 apartments and a 15-retail outlet shopping centre anchored by a larger format 1600 sqm ALDI and a Woolworths Metro
Settlements are now complete and new tenants and apartment owners have moved into their new homes. Crown Property Agency Director, Anthony Caudullo noted the pent up demand for the rental properties, as The Grand Residences is the group’s first brand new completed residential community in Eastlakes for sometime
“This is fantastic news for investors who are seeing rents returned to pre-Covid levels. Q1 2022 saw rents increase between eight per cent and 12 per cent across the apartments we manage in Sydney," Caudullo said
Apartments at The Grand Residences are achieving rents of $580 per week for a one-bedroom plus study/media room
$775 per week for a two-bedroom and up to $1,080 per week for a three-bedroom apartment
which Caudullo thinks is a record for the suburb
“Days on the rental market has dropped from six weeks during Covid down to 12 days on average this year; indicating the market in Sydney’s eastern suburbs is particularly hot at the moment," Caudullo added
“The Grand Residences has attracted young professionals from outside the immediate area from areas such as Mascot, Rosebery, Waterloo and Zetland which is uncharacteristic for this area
They have been attracted to the premium quality of the apartments with car spaces

“Demand in the area was initially driven by returning international students before the universities opened up
we actually have a list of tenants wanting to move into The Grand Residences.”
