properties were listed in the entire ‘Atherton Greater Region’ on realestate.com.au on Thursday with Area Real Estate Atherton principal Karen Ranie saying the rental market was “tough” “People can’t find something to buy so they have to rent so there is no progression of people moving into homes and properties becoming available to rent,” she said “People are also not inclined to list for sale because it is tough to find anything to rent or buy “The whole market is in a bit of a quandary.” Top 20 QLD suburbs with largest decrease in active listings (Jan 2020-22) one of the hardest hit suburbs during the 2019 floods across Townsville with active listings falling 76 per cent since 2020 Smart Rentals Townsville principal Steven McDonald said vacancy rates right across the city were “incredibly tight” He said the number of rental properties on the market in Idalia in January 2020 would have been “historically higher” than usual as renovated or rebuilt properties came back on the market from (rental) properties not even hitting the open market due to tight vacancy rates to a lot less movement (from tenants),” he said “Many tenants are renewing leases as they know there is less stock and rising rents and many landlords prefer to offer smaller rent increases to existing tenants with good track records with a lot of stock being sold out of the rental market and picked up by owner occupiers.” This Idalia house is one of just five on the rental market with the weekly rent rising from $500 in March 2021 to $580 now Mr McDonald said they currently had no rentals available in Idalia with just five houses and two units listed on property portals Rounding out the top five spots with the biggest reduction in active rental listings were Ingham and Cannonvale (-73 per cent) and Collinsville (-70 per cent) were also down 65 per cent in the 12 months to January with Laguna Real Estate principal Olivier Miller saying there were hardly any properties to rent homes and businesses are inundated with floodwaters that surround the town of Gympie on February 27 There were three suburbs in the top 20 located on the Gold Coast – Molendinar (-69%) and Benowa and Upper Coomera while the Sunshine Coast suburbs of Caloundra West (-66%) and Palmwoods (-65%) were also feeling the pinch The December quarter vacancy rate for the Gold Coast and Sunshine Coast was 0.6 and 0.5 per cent respectively Just one suburb in Brisbane made the list – Sherwood where active listings plunged 69 per cent between January 2020 and January 2022 There were just seven properties listed for rent in the suburb last week two of Brisbane’s biggest real estate franchises – Ray White and Place – have collectively deemed more than 200 rental properties uninhabitable and hundreds more partially damaged meaning rental stock is only going to get tighter Local resident Lauraine Ormond walks past flood-damaged items and debris in Goodna the sharp drop in active listings across the state draws even more suburbs into the fray with Atherton still top of the pack with listings down 74 per cent from January 2021 to January 2022 Other suburbs to enter the top 20 suburbs with largest drop in year-on-year active listings also included Bowen (-53%) REA Group economist Angus Moore said the floods would put even more pressure on the already stressed market that will only put more pressure on stock and prices especially in areas that were not affected,” he said But Mr Moore said there were early signs that investors were returning to the market he said the rental pain was being more acutely felt in Brisbane than in Sydney and Melbourne “If we are serious about tackling affordability and accessibility to housing the only long-term solution is to build more properties,” he said Top 20 QLD suburbs since last year outpacing the steep rises seen in the state’s regions as families left the cities during the pandemic PropTrack’s quarterly home price report shows outer metro regions including Logan – Beaudesert and Ipswich had recorded price increases of more than 40 per cent since last year Units in the Logan markets of Slacks Creek Edens Landing and Logan Central took the lead apartment prices in Bracken Ridge in the north jumped 35 per cent — $175,000 Wide Bay and Central Queensland were the strongest peformers Rockhampton City recorded a spike of 29 per cent bringing the suburb’s typical house price to $320,910 Central Queensland house suburbs streaked ahead reflecting burgeoning demand for entry-level priced property Surprise regions where prices have soared Inside the candy bar mansion that has it all Qld suburbs where buyers are in the hot seat PropTrack economist Anne Flaherty said Brisbane’s outer suburbs and particularly the Logan-Beaudesert area had “absolutely dominated” the year’s list of top performers compared to previous years when lifestyle regions including the Gold and Sunshine Coasts led growth “It is historically quite unusual to see units outperform houses but units are really surging ahead,” Ms Flaherty said Affordability and dwindling supply were key factors behind the shift to units “Home prices have moved up very dramatically over the past five years so more people have been priced out of purchasing a house.” While cost of living pressures and higher interest rates put a dampener on growth since June in some areas Ms Flaherty forecast continued price hikes particularly in the greater metro apartment market “The speed at which prices are rising has definitely moderated compared to last year although we have seen a lot of areas with very strong quarterly growth,” she said “It is taking people longer to save a deposit to buy a home and I don’t think we are in store for a correction any time soon purely because the supply of homes is likely to remain below what is required to keep pace with demand and that puts upward pressure on prices.” Brisbane buyers agent Lauren Jones said affordable homes were in strong demand Brisbane buyers agent Lauren Jones said demand had slowed for median-priced homes from $1m-$1.5m while competition remained strong for affordable properties including two-bedroom units closer to the city and houses under $800,000 in outer-ring areas “Ipswich is absolutely going off at the moment,” she said Apollo Auctions highlighted Logan City as the nation’s “standout performer” in its quarterly auction market update recording a clearance rate of 66.1 per cent and top sold under the hammer price of $1.21m “Many commentators are forecasting interest rates cuts to begin either at the end of the smartest buyers are making their moves now,” Apollo Auction director Justin Nickerson said This website is using a security service to protect itself from online attacks The action you just 3 Southside match between Eden’s Landing and Wynnum Manly Juniors delivered again at Suzuki Stadium This was a match where perhaps a draw could have been a fitting result but there had to be a winner and for the Seagulls they deserved to lift the trophy and remain two points clear on the ladder running out deserved winners 28-20 The Seagulls Eliaz Masters and second-rower Jimmy Woo were unstoppable for the Baysiders the Seagulls pairing are definitely in line for higher honours and quite frankly you couldn’t put a pin between them for taking out man of the match But in a see-sawing match that had everybody on their edge of their seats Bustling second-rower Todd Graham used his size and strength to crash over for the Dragons as he exploited a gap in the Seagulls defensive line to see the Red and Whites up 4-0 forced his way through some flimsy Dragons defence and found winger Tayne Sheppard in support who raced away for a 4-4 scoreline after 13 minutes The Dragons then took the lead back through centre Ypes Williams as the Dragons took advantage of a repeat set of six that eventually saw the speedy three-quarter touch down for an 8-4 lead The introduction of former Bulimba Bulldog Jai Smith proved to be the turning point for the Seagulls His vast experience was welcomed by the young Seagulls team and it was his smart football brain that saw the nuggetty halfback jink and weave his way through the Dragons defence to see the Seagulls regain the lead at 10-8 after he converted his own try Then came the important try to Dragons second-rower Graham right on the stroke of halftime courtesy of some incisive play by halfback Rheese Ficarra Ficarra’s beautiful pass found Graham who battered his way through four defenders to crash in beside the posts With Ryan Ficarra making no mistake with the easy conversion the Dragons went into the break with a slight psychological advantage leading 14-10 regroup for the second stanza of play and Seagulls replacement David Miller came into his own and made short work of the Dragons defensive lapse to score a great solo try to send the Seagulls ahead once again at 16-14 You could forgive both sets of supporters for having heart palpitations in this roller-coasting encounter this time through replacement Eden’s Landing player Kieran Nukunuku as he split the Seagulls defence in two and weaved his way in for a spirited try to see the Dragons back in the lead at 20-16 It took somewhat of a heroic effort by Seagulls halfback Dylan Low to swing the lead once again back for his side as he sidestepped four players to score a fantastic try after rebounding off the uprights to plant the ball down With the ever reliable Jai Smith adding the extras the Seagulls were holding a slim lead at 22-20 Eden’s Landing’s defence was superb in this second half captain Tane Cox and hooker Bryson Fuller were notable standouts For the Seagulls you could not go past Eliaz Masters Eden’s Landing almost swung the momentum back in their favour when flying fullback Nick Yule nearly scored but a desperate try-saving tackle by Wynnum’s Cody Edwards saved the day for the Seagulls Seagulls Captain Matt Goodson who sealed victory as he collected a well-delivered pass from Jai Smith to score the match-winning try Wynnum Manly Juniors 28 def Eden’s Landing 20 Northside 2: Samford 16 def Norths Juniors 14 Southside Foley Shield Everything you need to know: XXXX Foley Shield 2025 A spectacular rubbish dump fire the size of three footy fields looks like a lava field and is billowing toxic smoke The fire at the Staplyton landfill, between Gold Coast and Brisbane, caught alight producing a molten river of garbage on Christmas Eve. Firefighters had to battle the blaze overnight into Christmas Day at the Staplyton Waste and Recycling Centre on Rossmans Road before bringing it under control. The fire was estimated to be 200m by 100m - at least as large as three rugby league fields.  The Queensland Fire and Emergency Service warned residents to stay indoors. 'Residents should close windows and doors and keep respiratory medications close by,' it said. Households at Beenleigh, Edens Landing, Waterford, and Mt Gravatt complained of 'putrid' smoke. 'Terrible smoke north east of the landfill, there goes the outside Xmas lunch,' one Brisbane woman said.  'Everything stinks this morning. Ho ho ho!,' another mum said on Christmas morning.  Several Gold Coast residents complained they could see and smell the 'huge' fire with one speculating 'It could take days if not weeks to put out.' A local woman posted online that the fire looked like lava while another said 'it looks like the end of the world'. 'We can see it clear as day. We also went and had a look and it looked like lava coming from the top!' one wrote. Mostly residents sent thoughts to the firefighters working through Christmas eve. 'I hope they can stay safe and make it back to their families as soon as possible,' one wrote. Another local woman commented on how loud the fire was. 'I can't get over the sound. It was mesmerizing,' she added 'That would be the pink glow I could see in the sky,' a mum from Robina, 50km away, wrote. Another local joked she thought the fire was from 'Santa crashing his sleigh'.  Queensland Fire and Emergency Service appeared to finally get the blaze under control on Christmas morning. The service reported around 8am that its crews 'are no longer required on scene at this incident'.
