The prolific Sydney builder-developer has submitted plans for the six-building scheme to the City of Canada Bay Council as part of its Kings Bay Village project
which will also offer 2290sq m of public park and 14,700sq m of commercial and retail space
The project is slated for 129-155 Parramatta Road and 53-75 Queens Road
Deicorp acquired the site in 2023 for $260 million in one of the largest sales of the year after the site was amalgamated over two decades by the Dodara and Drivas families

When he was unable to be contacted or located
officers attached to Burwood Police Area Command were notified and commenced an investigation into his whereabouts
Police hold concerns for his welfare due to his age and medical condition
Geoffrey is described as being of Caucasian appearance
of slim build with white/grey short hair and grey eyes
Inquiries established he may be travelling in a 2006 white holden Commodore Ute with NSW registration BSR36A
He is known to frequent the Gulmarrad area in state's northern region

There's no slowing down Fouad Deiri and Deicorp
The Sydney developer
who will complete over 2,000 new apartments by the end of 2024
is adding a further 1,200 apartments to its ever-growing pipeline
They're preparing plans in Five Dock where they've submitted the first stage of a State Significant Development with the NSW Government for six towers up to 30 levels
There will also be some apartments designed specifically for build to rent
The apartments will sit above a six to eight-level podium that will comprise commercial and retail spaces
including a full-line supermarket and an indoor recreation facility
A competitive design process has already been held for the project. It invited four architectural firms to prepare a mixed-use development proposal, which was considered by a Jury of five members who unanimously decided that the Turner scheme had the best potential to achieve design excellence
The masterplan also includes a basement parking with a tunnel connecting two parking lots beneath a proposed council road
The three-hectare site, incorporating 53-75 Queens Road and 129-153 Parramatta Road, a site which Deicorp picked up last year for a reported $260 million, is strategically located within 400 metres of regular bus services on Parramatta Road
The site was part of the broader revitalisation of the Parramatta Road Corridor as outlined in the NSW Government's 2016 strategy which aims to enhance the 20-kilometre corridor with better amenities
The development is part of a larger master plan by the City of Canada Bay Council
The Five Dock project, dubbed Kings Bay Village, is also in proximity to the planned Burwood North and Five Dock metro stations
aligning with the Minns government's support for development near new transport hubs
Deicorp's active role in addressing Sydney's housing challenges is underscored by its recent acquisitions and large-scale projects. It currently has 4,400 new apartments currently under construction across 11 projects in Greater Sydney
Its most recent development application came in Zetland where the vertically integrated builder developer is planning nine new buildings that will form a new precinct they're calling Joynton Square

City of Canada Bay Council will open a $5.72 million community and play space in Five Dock this month as the suburb gears up for substantial growth
the project has transformed Charles Heath Reserve with a new adventure playground

“Our multimillion-dollar upgrade of Charles Heath Reserve will provide new and existing residents with a fantastic facility to get together and play outdoors.”
The centrepiece of the upgrade is an adventure playground featuring two accessible play towers for younger and older children
“Charles Heath Reserve is a place where everyone can play together,” Mayor Megna said
“Three quarters of the play equipment is accessible
including a trampoline and carousel designed especially for wheelchair users.”
NSW Minister for Planning and Public Spaces

St Alban’s Anglican Church has stood unencumbered in the centre of Five Dock in one form or another since 1859
which by 2032 will connect Five Dock to the Sydney CBD in eight minutes
“What we’re experiencing right now is the turbulence of change”: senior minister Andrew Katay says the impact of the metro will be seismic.Credit: Janie Barrett
The church wants to amend planning controls on its land to allow buildings up to 75 metres
It proposes two residential towers of 20-plus storeys each
The heritage church and rectory would be retained at ground level
it endorsed a “local planning study” limiting development around the metro station to between five and seven storeys
The plan stipulated Five Dock town centre should retain a “strong village feel”
This question is coming into sharp focus in many Sydney suburbs

Labor was critical of the previous Coalition government for failing to increase density near metro stations in the Hills District
Two of those sites – Kellyville and Bella Vista – are now among eight “accelerated precincts”

But decisions about what the area will look like are being made now
In its report on the Anglican Church proposal
Canada Bay Council concluded that having an adjacent metro station “represents an opportunity for increased development

The council viewed comparisons to Chatswood or Burwood North as unsound
“Despite the introduction of a metro station
Five Dock is expected to remain a local centre serving local needs and is not intended to become a strategic centre,” it said
Canada Bay councillors were due to discuss the church’s proposal at a meeting in May

“It needs to attract significant capital investment from major developers

ShareChebbo-Style and The Classic burger at Chebbo’s in Marrickville.Wolter PeetersAmerican$$$$
It’s the crisp, lacy smash patties that give this inner west burger joint an edge over the competition.
With glowing menu screens, a soft drink station and matching uniforms, you’d be forgiven for thinking Chebbo’s is a national chain rather than the small, independent business it is. Owner Ali Chebbani started his fast-casual dining career flipping burgs in the family driveway, before graduating to a food truck in Roselands, and finally, a bricks-and-mortar store in Marrickville.
The burgers are certainly easy to smash. The beef brisket patty is flattened into a thin, caramelised disc, where it’s topped with lettuce, tomato, cheese and a super-delicious sweet-tangy sauce. Add on the loaded fries and a watermelon soda, and you’ll wish there was a Chebbo’s in every neighbourhood.
Go-to dish: Classic burger with loaded fries
Drinks: Standard softies plus watermelon, strawberry and mango soda
Cost: Burgers from $11-$22, fries and drink extra

It may not be the top reason to pick the Kensington SD5000T5
by Sean Hollister

The first Thunderbolt 5 cables arrived in July, and now it looks like we’re finally getting the first Thunderbolt 5 dock! Kensington has just announced the Intel-certified SD5000T5 EQ is now available to buy
seemingly beating every rival to the 120Gbps single-cable docking punch
J5Create and OWC’s docks aren’t yet available.)
But even if you don’t have Thunderbolt 5 yet
the Kensington has another trick up its ports
It’s one of the very few (maybe the only?) Thunderbolt dock to offer 140W USB-C PD charging
in case you’ve got a laptop that can use that much
You won’t get 140 watts with most 16-inch MacBook Pros, as all but the most recent model only supports 140W over MagSafe
and MagSafe doesn’t transfer data — but any since 2021 should get at least 100W of power over USB-C
Technically, the USB-C PD standard now goes up to 240W, but no company has yet shipped a charger that comes close, and docks typically top out at 100W. HP and Lenovo have docks that offer 230W over a single cable
but those cables have two heads and are meant for specific workstation laptops
Thunderbolt 5 won’t truly get exciting until we can make use of all its speed — no Thunderbolt 5 storage drives have yet shipped, to my knowledge. But OWC did just open preorders for the Envoy Ultra
which claims 6,000MB/sec transfer speeds and a claimed release date of October 2024
The new Kensington dock will ship later this month for $400
and the OWC Envoy Ultra will cost $400 for 2TB or $600 for 4TB
Correction, September 17th: An earlier version of this article incorrectly stated 16-inch MacBooks Pro can’t charge at 140W with a standard USB-C cable. That was true of 2021 and 2022 models, but the November 2023 model added it.

along with a $300-million mixed-use masterplanned community 15 minutes from Hobart
The property group was appointed by the Anglican Diocese of Sydney to lead the mixed-use redevelopment of St Albans Church at 171 Great North Road
The mixed-use plans were expected to include housing
retail and the restoration of the 1858 church that together would deliver a new income stream for the diocese
The 4014sq m site was adjacent to the under-construction Five Dock Metro Station hub outlined in mid-2022 by Sydney Metro
Traders In Purple director George Geagea said the St Albans project presented the ideal opportunity to deliver urgently needed new housing in a well-established inner-west suburb
“Our approach to heritage and expertise in the delivery of mixed tenure housing was an important factor in the diocesan decision to engage Traders In Purple,” Geagea said
“Sydney’s housing affordability and rental crisis cannot be solved without building more homes to meet the increase in population
“Rather than pushing people out to the city fringe
suburbs such as Five Dock were ideally placed to absorb some of this growth.”
The Five Dock project was part of the Sydney Anglican Urban Renewal Pilot Program to activate church properties to become community hubs
Anglican Church Growth Corporation chief executive officer Ross Jones said they planned to upgrade ministry facilities to develop mixed-use residential and social infrastructure so they would be fit-for-purpose
“Greater Sydney and the Illawarra are experiencing a severe housing crisis for a variety of groups in our communities
A major constraint is the availability of land,” Jones said
“We are in a position where we have land and can innovatively integrate much needed affordable accommodation with enhancements to our church facilities to provide active community hubs.”
The project was originated and facilitated by the Sustainable Development Group Ltd as advisers to the Anglican Diocese of Sydney
Traders in Purple also previously worked on the adaptive reuse of The Abbey at Cronulla

connecting Parramatta to the Sydney CBD via Sydney Olympic Park
says the Metro will be a huge asset for the area
“There’s been really positive feedback and good chatter around the Metro coming to town,” he says
“We’ve seen a lot more buyers interested in the suburb who hadn’t considered it in the past because of the lack of a rail link.”

Lockhart says the transport system “keeps getting better”
The character homes were key to the suburb’s appeal for Lockhart and despite an influx of new apartment developments
there are still plenty of free-standing period properties
“There’s a lot of potential in these old homes and I love fusing the old with the new,” she says
Our house is over 100 years old and it’s so solid.”
Lockhart also loves the vibrant Italian community that has called Five Dock home for generations
“I love having that lovely multicultural feel in the area,” she says
Varrica says people with an Italian background still account for more than 50 per cent of residents
with parents often chipping in to help their children stay in the suburb
He’s also found the locals stay for the long term
“I’d say 60 per cent to 70 per cent of our market tends to either upsize or downsize in the suburb
so a lot of our buyers become sellers and vice versa.”

Two tunnel boring machines (TBMs) have broken through a rock wall to arrive at Five Dock Metro Station and claim the title as the first TBMs in the southern hemisphere to complete a double breakthrough.
The TBMs have achieved the first two breakthroughs for Sydney Metro West as work powers ahead to build twin 24-kilometre metro tunnels between Westmead and the Sydney CBD.
TBM Daphne broke through first, followed closely by TBM Beatrice, after building the 4.3-kilometre section of metro tunnel from The Bays to Five Dock for around seven months.
The two 1,300-tonne machines will spend the next few weeks traversing to the western end of the station cavern. During this time, the machines will undergo all necessary maintenance before being relaunched to continue their journey to Sydney Olympic Park.
To date, the huge machines have excavated a total of 437,463 tonnes of material each and installed about 30,732 precast concrete segments to line the new tunnel walls.
To prepare for the arrival of the TBMs, the Five Dock station cavern was excavated with about 286,047 tonnes of material removed to create the underground box-like structure that is 22 metres wide and 30 metres deep.
Next stop for the TBMs is the Burwood North Metro Station site about two kilometres away, where they are due to arrive in early 2024.

National property group Traders In Purple has been appointed by the Anglican Diocese of Sydney to lead the urban renewal of St Albans Church at Five Dock
The future vision for the church site will include a mix of new housing and ground floor amenity to enhance public space and seamless interaction with the adjacent Five Dock Metro Station
Renewal of the Five Dock site will result in a considered mixed-use precinct to include housing
new indoor and outdoor public spaces as well as office and retail uses that will deliver recurrent income to the Diocese
careful restoration of the heritage listed St Albans Church
will be undertaken as well as adaptive reuse of Ridley Hall for a restaurant
Traders In Purple Director George Geagea said the company was looking forward to partnering with the Anglican Diocese to realise a number of benefits for its church community and the broader public
“Together we are seeking to revitalise the heritage buildings to ensure that they continue to play the vital roles in the community’s life that they have for so many decades.”
The Five Dock project is part of the Sydney Anglican Urban Renewal Pilot Program (URPP)
the aim of which is to activate church properties across the Sydney Diocese to become vital community hubs
Anglican Church Growth Corporation CEO Ross Jones said the program would enable the upgrading of ministry facilities and development of mixed-use residential and social infrastructure
“We are proud of our heritage and the facilities that we have established for the past 200+ years to support community life,” said Mr Jones
“We also understand that this role continues and requires built form to be maintained and renewed to ensure it is effective and fit-for-purpose
“Greater Sydney and the Illawarra is experiencing a severe housing crisis for a variety of groups in our communities
A major constraint is the availability of land
We are in a position where we have land and can innovatively integrate much needed affordable accommodation with enhancements to our church facilities to provide active community hubs
“This is an important project for us to demonstrate that heritage should not be a constraint to providing fit-for-purpose facilities with strong community benefits.”
Traders In Purple will now begin church restoration works and commence discussions with Canada Bay Council and the NSW Government on planning approvals for the 4,014sqm site
It is anticipated the planning proposal will be lodged mid-year

The home at 31 Norman Street was guided at $3.75 million had only changed hands twice since the 1920s.
McGrath Strathfield selling agent Arthur Syrios said the property was completely dilapidated and much worse than the photos showed. He said the home had odd smells and remnants of past fires.
“If you actually see what it is, it’s crazy … It’s shocking inside, you need a bulldozer … the big hype around it is that it’s only a land proposition.
“It is one of the quietest and best streets in Five Dock, because you’re so close to everything, but you’re also in such a peaceful location,” Syrios revealed.
The property was one of 908 scheduled auctions in Sydney on Saturday.
By evening, Domain Group recorded a preliminary auction clearance rate of 67.6 per cent from 549 reported results, while 125 auctions were withdrawn. Withdrawn auctions are counted as unsold properties when calculating the clearance rate.

Renovated family homes for sale with no money to spend, for less than $1.5m
The buyer will try to rejuvenate it and doesn’t plan to knock it down immediately.
The most expensive auction sale on Saturday was in Strathfield, one of Sydney’s more well-heeled middle ring suburbs. A five-bedroom, six-bathroom house at 18 Mintaro Avenue sold for $5.8 million to a buyer from Huntley’s Point.
6 Baths4 ParkingView listing Six registered to bid and four made offers on the luxuriously built two-storey, double-brick home. Bidding opened at $4,000,990 and for sold $400,000 above its $5.4 million reserve.
“The increments were all over the shop … it started going up in $10,000s and people were knocking each other out in the $100,000s then slowed down to $50,000s and some $20,000s,” said McGrath Strathfield selling agent Tarun Sethi.
He had guided the property at $4.85 million. The house last sold for $2.5 million in 2017, records show.
An apartment in Redfern with soaring ceilings in a warehouse-style conversion drew four registrations, three of them being first-home buyers. Two bid on the unit located at 301/199 Regent Street, a building that was once a shopping centre in the 1990s.
1 Bath1 ParkingView listing Bidding opened with a bid of $1 million, below the $1.1 millon guide. Bidding was rapid and increments ranged from $50,000 to $5000. It sold to a first home buyer for $1,265,000, $65,000 more than its $1.2 million reserve.
Raine & Horne Newtown selling agent Duncan Gordon said the buyers of the two-bedroom unit were looking forward to the opening of nearby Waterloo station.
The facilities were also a major drawcard.
“It’s got a rooftop pool, big barbecue area, you’ve got a gym that would match Fitness First,” said Gordon.
The vendor, who was ecstatic with the results, had lived there for 15 years. The apartment last traded for $391,500 in 2008, records show.
In Burwood, a home that was burnt down in a fatal house fire sold for $2,750,000.
Twenty-two people registered; a mix of builders, renovators and owner-occupiers. Seven bid on the property at 89 Fitzroy Street, which was guided at $2 million to $2.2 million.
Bidding opened at $2 million and buyers used increments ranging between $100,000 and $10,000. It sold for $750,000 more than its reserve.
1 Bath1 ParkingView listing LJ Hooker Burwood selling agent Joe Murania said the guide was based on the median land value in Burwood. The buyer is keen to rebuild and create his forever home to live in.
LJ Hooker Group’s Head of Research, Mathew Tiller, said the weekend clearance rate of 67.6 per cent was reflected in strong turnouts at open homes and auctions.
Tiller said the results in Burwood and Five Dock were indicative of strong buyer demand.
“People are buying properties that … do need to be knocked down. Because there’s not that supply in the market at the moment.
“The lack of newly built supply coming into the market and the lack of listings as well is driving that lack of choice for buyers.”
'ZDNET Recommends': What exactly does it mean
ZDNET's recommendations are based on many hours of testing
We gather data from the best available sources
including vendor and retailer listings as well as other relevant and independent reviews sites
And we pore over customer reviews to find out what matters to real people who already own and use the products and services we’re assessing

The company promised that updated hardware would support quick data transfer speeds and lightning-fast power delivery

ZDNET RECOMMENDS Kensington SD5000T5 EQ Thunderbolt 5 Triple 4K Docking Station In addition to its fast charging feature
Kensington's new SD5000T5 docking station can support a triple 4K display setup and houses a pair of 10Gbps USB-A ports for quick data transfers
The first thing I noticed when I took the device out of the box was how big it was
People with small desks may have a hard time finding a place for it
The second thing I noticed was the ridges on the end
They increase the surface volume for effective heat dissipation
especially since they typically sit at the center of a computer setup
Lower temperatures ensure better performance
On the front and back are 12 individual ports
Only one of the Thunderbolt 5 ports offers 140W power delivery -- the input with the laptop and lightning bolt icons above it
Also: This 11-in-1 docking station instally decluttered my desk and is 44% off
I plugged in a dead laptop to see how fast the port can charge
The battery charged to 50% in about 45 minutes
The other ports are downstream ports meant for transferring data
They can still charge laptops and other devices
Cesar Cadenas/ZDNETAs I already mentioned
the docking station can also send a video signal out to three 4K displays
so I can only confirm that Kensington's device supported them without issue
I played a 4K YouTube livestream on one screen and a 4K movie on the other
The image quality on both displays was equally good
Also: This 12-in-1 Thunderbolt dock has a surpsrise power feature for Windows users
you'll want to use the two USB-A ports on the back because they can reach speeds up to 10Gbps
I sent a 10GB Google Takeout file from the laptop to my main desktop via the dock
although I had trouble setting it up properly
Kensington's SD5000TS will be available from September 21 for $400
although I would argue it is worth the price
The docking station is quite useful for people who prefer using a laptop
your computer must either be running Windows 11 or macOS 14.5 as the docking station does not support older devices.
If that's a dealbreaker, we also recommend the CalDigit TS4. It's even more expensive, but it supports the older Thunderbolt 4 standard and comes highly recommended. A great but cheaper option is the Baseus 10-in-1 Docking Station.

The Kings Bay Village project will comprise six buildings including 890 apartments
and 6,500 sqm of public open space with outdoor plaza
Deicorp paid about $260 million nearly a year ago for the 3.13-hectare site
which is located about 10 kilometres west of the Sydney CBD and sits between Parramatta Road
within the proposed Kings Bay residential precinct outlined by the Canada Bay Council’s masterplan and the NSW government’s Parramatta Road Corridor Urban Transformation Strategy
A Deicorp spokesperson told Australian Property Journal that a State Significant Development Application is being prepared for submission in December quarter
construction is anticipated to commence in the third quarter of 2025
“Deicorp is confident of the current and future demand for housing that is well-located close to great amenities
Five Dock station is expected to be delivered by 2032
“Deicorp is committed to delivering housing close to transport and jobs
We will be continuing to explore opportunities on major transport corridors like Metro and Light Rail stations,” the spokesperson said to Australian Property Journal
this project forms part of our future pipeline of work which will see us commencing work on around 4,400 apartments over a 12-month period.”
At the end of May, Deicorp was given the go-ahead by Canada Bay Council for a $435 million 32-level mixed use tower a couple of suburbs over in Rhodes
plans include construction of 214 apartments sitting on a four-storey retail and commercial podium
with a rooftop terrace and garden plus residential courtyard
It closed 2023 with approval of projects in Melrose Park
which have a combined 1,200-plus apartments and 44,000 sqm of retail space
said the Five Dock proposal “seeks to support Canada Bay Council’s masterplan for a lively neighbourhood in the Kings Bay precinct that will have green corridors linking to the Parramatta River”
Turner director James McCarthy and Dan Swaj say the public domain
designed in conjunction with Arcadia Landscape Architects
will be a pedestrian-centric network of streets and laneways
with a large new public park at the corner of William Street and Queens Road
“The architecture speaks to the rich history of the industrial and warehousing used in the area
and takes inspiration from the vernacular of the local brick façades
Deicorp said in a press release there will be a “diverse mix of housing types provided
including a large component of affordable housing for key workers”
The towers are positioned to take advantage of views to Kings Bay
“The scheme expresses a clear idea about differentiated character and activation across the precinct in the land use
active retail and public domain in the west
there is a clear and rational transition to the quieter residential and service zones to the east.”

MXM might be seeing a bit of a revival thanks to external GPU solutions
docks would generally have more room for an MXM graphics card
and doing an upgrade probably would be easier in a dock too
owners of the JTD5174 dock may not be able to upgrade any time soon
it seems the dock has a performance mode switch that users can use to set the GPU to performance mode or silent mode
which sets the power limit to either 100 watts or 60 watts
J5Create also advertises that the dock has AI capabilities thanks to its “NPU,” but we suspect that the company just means the GPU is also good for AI workloads
On the dock’s product information sheet
J5Create always says “GPU/NPU,” and we know that neither the 3060 nor the 7600M has an integrated NPU
This is probably just marketing fluff to suit today’s AI-centric climate
The dock also features an M.2 slot for SSDs that can fit 2280-sized drives. Although Thunderbolt 5 has twice the bandwidth of Thunderbolt 4 or three times with Bandwidth Boost mode
it’s not clear if this dock supports PCIe 5.0 SSDs
we’d probably expect J5Create to mention it
the dock likely only supports PCIe 4.0 models
That’s understandable considering a PCIe 4.0 NVMe connection caps out at 64Gbps; PCIe 5.0 would represent 128Gbps
a speed that even Bandwidth Boost mode couldn’t accommodate
The dock also comes with an assortment of high-speed ports: two USB Gen 3.2 Gen 2 Type A ports
While that’s not a ton of ports compared to regular USB4 docks
it’s about the same amount typically seen on eGPUs with integrated docks

which allows for up to 100 watts to be delivered to docked devices
Tweakers reports that the JTD5174 Thunderbolt 5 dock will be available in the second half of the year for roughly $1,400
High-end USB 4 and Thunderbolt 4 docks cost around $200 to $300
and the ability to add an SSD are worth over a thousand dollars
But if MXM somehow finds its footing with eGPU enclosures and takes off
the ability to upgrade might make that big price tag easier to swallow
Thunderbolt 5 dock comes with built-in PCIe 4.0 SSD and four TB5 ports — pricing starts at $399

As part of the site renewal, careful restoration of the heritage listed St Albans Church, whose foundation stone was laid in 1858, will be undertaken as well as adaptive reuse of Ridley Hall for a restaurant
Traders In Purple will now begin church restoration works and commence discussions with Canada Bay Council and the NSW Government on planning approvals for the 4,014 sqm site
“We look forward to enhancing St Albans Church and Ridley Hall so that the Five Dock community can continue to enjoy these much-loved local landmarks,” said Geagea
“Our approach to heritage and expertise in the delivery of mixed tenure housing was an important factor in the Diocesan decision to engage Traders In Purple. We respect and enjoy working with the complexities of heritage properties and have demonstrated our capability in adaptive reuse of many local treasures
"Together we are seeking to revitalise the heritage buildings to ensure that they continue to play the vital roles in the community’s life that they have for so many decades.”
Its Correa Gardens community housing development won the Urban Taskforce Award for Affordable Residential Development last year
The Five Dock project is part of the Sydney Anglican Urban Renewal Pilot Program (URPP), the aim of which is to activate church properties across the Sydney Diocese to become vital community hubs
Geagea said the Five Dock Metro Station adjacent to St Albans presented the ideal opportunity to deliver urgently needed new housing in a well-established inner-west suburb
“Transport infrastructure is the key to sustainable housing growth,” said Geagea
“It enables a walkable lifestyle where people are not car dependent and have easy access to shops
“Sydney’s housing affordability and rental crisis cannot be solved without building more homes to meet the increase in population. Rather than pushing people out to the city fringe, suburbs such as Five Dock are ideally placed to absorb some of this growth
