The three-week Gather Round Community Footy Roadshow
visiting 30 regional towns including Berri

where the local 28-student primary school will be one of 35 regional schools hosting a roadshow visit

Adelaide homebuyers have been given a hitlist of the city’s most undervalued and underrated suburbs ripe for future price growth
even for those buying a multimillion-dollar residence
July figures by property investment firm Suburb Data have revealed the top locations where homebuyers are getting the best of the market
with Gilberton promising the biggest bang for the buck
Homes in the inner-northern suburb transact
for $973,000 – meaning buyers are likely to pay $472,000 less than they would if they bought a home in neighbouring suburbs St Peter and Walkerville
compared to properties sold in sister suburbs
while Forestville – where the average home sells for $935,000 – offers savings of $169,000

Homes in Darlington and Panorama also transacted for at least $153,000 below neighbouring suburbs
Prospect and Athelton all offered savings of over $82,000
The data also revealed which localities to avoid
Gawler East and Moana ranking as the state’s most overvalued property markets
transacted up to $88,000 above neighbouring properties in the regional SA towns
Suburb Data analyst Jeremy Sheppard said it was a surprise to see so many Adelaide suburbs that remained undervalued despite the city’s incredible property price growth over recent years
“It’s peculiar for a market that’s had such a run up as Adelaide has had to still have high scores of areas that are undervalued
but I think that just points to the longevity of the cycle it’s in
“Adelaide probably hasn’t quite finished its run up because even though it is getting more expensive it is still quite cheap compared to the other big five capitals
“Many of the most undervalued markets are more expensive than the Adelaide standard but there could still be more growth.”
He adds that “undervalued” suburbs would see imminent price rises because the houses were better value than surrounding areas and were “due catch up growth”

“If you buy in an overvalued market there is a very high chance the prices are peaking and you can expect little to no growth in home values after purchase,” he said

You would have to hold onto the property a lot longer and you’d be in more trouble if you had to offload because of some unforeseen event.”

Firefighters may be continuing to work on this fire during the night to ensure the heavy vegetation is fully extinguised.The cause of the fire has been determined to be arcing off a nearby power line.Although the threat to the community has reduced
this fire is continuing to burn slowly in the river bed in heavy vegetation and this is producing a lot of smoke which may be visible for several hours. The community are advised to close all windows and doors and stay inside

Adelaide land prices have risen for the sixth quarter in a row
with the city now closing in on an average price of $300,000
According to property services group Oliver Hume
gross median residential land prices across the City of Churches rose 3.8 per cent during the June quarter
to $285,300 – up 17.3 per cent over the year
This compares to the average price in Melbourne of $395,000 and southeast Queensland of $380,640
The findings are broadly in line with the rise in established home prices, with PropTrack data showing Adelaide home prices surging by 14.61 per cent over the past year

it also had the availability for commercial use or for it to be turned into an Airbnb
which is what the buyer is planning to do.”
An old church at the heart of Langhorne Creek also proved popular with buyers earlier this year

Spence is currently vacant following the resignation of Labor MP Nick Champion to contest the South Australian election in March.
Spence includes all of the outer northern suburbs of Adelaide including Salisbury, Elizabeth, Munno Para and Gawler. It includes all of the Gawler and Playford local government areas, and large parts of the Salisbury local government areas. It covers 532 square kilometres.
(Victories by a party of government are indicated by thick coloured underlining. Spence had known as Wakefield priot to the 2019 election.)
Labor two-party preferred majorities were recorded at 44 of the 46 polling places used at the 2019 election. Labor's vote passed 70% in 19 polling places reaching 76.5% at Elizabeth Downs Primary School. The two Liberal victories were 50.8% at Gawler East Primary School and 58.5% at One Tree Hill Primary School.(Click on polling place for results)
Warren has worked extensively in the public sector as a bus driver, police officer and ambulance officer. He has also owned a nationally recognised training organisation teaching first aid across the health, manufacturing, security and education sectors. He has also been active in a local youth community group for the past 20 years.
Burnell first learnt to drive a truck while in the Army Reserves. He later worked as a seafarer where he first become involved in the Union movement and has since gone on to a career as a senior official in the Transport Workers' Union.
Deex grew up in Spence and is currently studying at university after graduating last year from the local public school. He lives in public housing in Elizabeth East and has firsthand experience of the public housing system in SA. He is studying to become a social worker and states that he hopes to help people across the state, whether it be young people in the child protection system, people with disabilities, or those trying to access income support.
Bawden is a social worker and a former National Secretary of Whistleblowers Australia.
Born and raised in Elizabeth to a working-class family, Lock attended school at Mark Oliphant College, where he had the privilege to serve and support families within the community as the College Captain. He has worked for several years in fast food and retail industries. He was the Liberal candidate for the local safe Labor seat of Taylor at the recent SA state election.
Champion grew up in Adelaide's northern suburbs and worked as a machinist at the Levi's factory in Elizabeth in the 1990s before the 1990s tariff reductions took their toll on the industry. She has since enjoyed a diverse career, including sales, owning a local small business, and recently graduating from law school with a Bachelor of Laws (Honours) degree.

Police investigating the criminal activity of an organised syndicate for the alleged trafficking of cannabis from South Australia to New South Wales and Queensland have arrested a number of people for a raft of drug offences
Detectives from Serious and Organised Crime Branch (SOCB)
with the assistance of officers from Northern and Eastern District CIB and STAR Dog Operations Unit
conducted searches on 13 properties located in the western
northern and north-eastern suburbs of Adelaide
The searches resulted in the arrest of eight people and the seizure of drugs
A 34-year-old man from North Haven was arrested and charged with trafficking in a large commercial quantity of cannabis
trafficking in a commercial quantity of cannabis and taking part on the cultivation of more than the prescribed number of plants
He was refused police bail and will appear in the Port Adelaide Magistrates Court later today
A 31-year-old man from Gawler East was arrested and charged with trafficking in a large commercial quantity of cannabis
He was refused police bail and will appear in the Elizabeth Magistrates Court later today
A 34-year-old man and a 34-year-old woman both from Paralowie were arrested and charged with trafficking in a commercial quantity of a controlled drug
cultivating more than a prescribed quantity of cannabis plants and possessing prescribed equipment
They were granted police bail and will appear in Elizabeth Magistrates Court on 17 January
A 32-year-old man from Redwood Park has been arrested for cultivating a controlled plant
interfering with an electricity meter and money laundering
He was granted police bail and will appear in Elizabeth Magistrates Court on 17 January
A 41-year-old man from Highbury was arrested and charged with cultivating more than a prescribed quantity of cannabis plants
possessing prescribed equipment and diverting electricity

the Sisters of St Joseph of the Sacred Heart

but have also had friends and family come and stay.”
Mr Hand said interest in the character property had been strong
