The four-bedroom house at 2 Hendriks Court
A bold opener from the eventual buyer knocked out most of the competition at the first bid for a renovated and extended Highton home
The four-bedroom house at 2 Hendriks Court sold for $910,000 after two bidders contested Saturday’s auction
Barry Plant South Barwon agent Kingston Wade said seven potential buyers were set to make a play for the 654sq m in Highton’s Olympic estate after a strong campaign

The extension and renovation created a large
Mr Wade said 67 groups inspected the property in the lead-up to the auction with a quoted range of $820,000 to $880,000
only two of which got a chance because the bidding opened at $870,000
“It actually went a lot better than we thought it was going to
Mr Wade said the quality of the renovation was key to the interest in the property
The main bedroom retreat was another addition to the home
“It’s an older property which has been rebricked at the front so looks very modern,” he said
“They extended the home and put a master retreat in as well which really opened it up because it used to be a three-bedroom house.”
The striking dark brickwork at the front contrasted with the timber windows to create a striking facade

A three-storey apartment building in Highton will not go forward following objections from the Geelong community
City of Greater Geelong Council refused a planning permit application for the proposed Barrabool Road development after receiving 31 objections and one letter of support
The development would have featured 21 dwellings
mostly one- and two-bedroom homes and one three-bedroom apartment on top of a basement carpark with a 10.47 metre proposed height
The two lots are within an established neighbourhood earmarked as an increased housing diversity area opposite Higthon Reserve and close to Highton Village Neighbourhood Centre
Matters raised during the application’s public notice included neighbourhood character
overlooking adjoining rooms and private open spaces
Planning Committee chair and councillor Andrew Katos said he thanked the community for having its say on the application
“The proposal failed to meet daylight to new windows
energy efficiency and other objectives,” he said
“We found that the planning application is inconsistent with neighbourhood character and wouldn’t make a positive architectural and urban design contribution to the area.”
Highton Lane works are scheduled in coming weeks
with a prime seal of bitumen emulsion being applied this coming Thursday 10 April 2025
Mayor Cr Steve Rabie wanted to let the community know that the spray seal was just step one of the process
with more to come to get the road in shape
we’ll be applying the prime seal to the road
then letting it dry for a couple of weeks before asphalting near the end of April
“The final asphalt will be 40mm deep
as Council has approved an increased thickness due to the mix of heavy traffic
Placement of the asphalt will be followed by line marking and signage,” said Cr Rabie
with a break in works over the Easter period
we don’t want residents to worry that the process is complete
The spray is a crucial priming step,” said Cr Rabie
This crucial step protects the road’s subgrade layers by sealing the surface with an emulsion to prevent moisture infiltration
ensuring the foundation remains stable until the asphalting can be completed
“We expect that residents can enjoy the new road from May
“We look forward to seeing the improvements on yet another part of Mansfield Shire’s critical road network,” said Cr Rabie
These works are part of the IMPACT Route project
The IMPACT Route (Integrated Mansfield’s Productivity
Agricultural Communities and Tourism) project is funded with $9.8 million from the Australian Government’s Remote Roads Upgrade Pilot Program and $2.5 million contributed from Council’s budget

An artist's impression of Belle Vue Arcade under the Urban Design Framework (UDF) for the area
THE City of Greater Geelong has referred the submissions gathered as part of the most recent phase of the Highton Village Urban Design Framework (UDF) community consultation process to an independent panel
received about the Planning Scheme Amendment C457ggee
Among the concerns raised are the proposed rezoning of two city-owned car parks in Belle Vue Avenue and Taylor Court
and the inclusion of an affordable housing policy
the city has proposed further changes to the amendment
as a background document in the planning scheme
An additional change to the amendment was proposed by Cr Andrew Katos during the city’s February meeting
which specified a building height limit of 9m
along Belle Vue Avenue “to maintain the character of Highton Village”
Cr Katos said the purpose of the amendment was to reflect “the will” of the vast majority of local residents and business users through the community consultation process
Cr Eddy Kontelj said he was hopeful the amendment would mark “a step in the right direction” in appeasing the concerns of both retailers and residents in the area
Deputy mayor Ron Nelson said it was important everyone’s views were heard through the next stages of the consultation process
“By referring to submissions to an independent panel
we can ensure an open and accountable process,” he said
“We thank the submitters for taking the time to give feedback.”
The independent panel will review the feedback received on Amendment C457ggee before making recommendations to the city
and submitters will have the opportunity to appear before the panel to have their say
A trio of first-home buyers had a free run to compete for a “very original” Highton home where the work required to bring it up to scratch as a rental put off potential investors
The three-bedroom house at 11 Amoore Ave sold for $531,000 at Saturday’s auction
Highton agent Michelle Winckle said the 651sq m property went to auction with a $500,000 reserve
Competition for the house was confined to the three bidders

Ms Winckle said the “blank canvas” needs vision

The median house price in Highton is $868,000
The rumpus is one of two living areas in the home
An updated three-bedroom house at 15 Amoore Ave sold for $700,000 two weeks ago
It’s the eighth house to sell in Amoore Ave in the past two years amid a changing of the guard in the Highton neighbourhood behind Clairvaux Catholic School
In fact 16 houses have changed hands in the pocket including Amoore Ave
“I think more younger people are buying in to that pocket and starting to do up the homes around that area because it backs on to the school and it’s near McDonald Reserve
“Homes in that area have been left for a while and now people are coming in and they’re renovating them and it’s really changing the aspect.”
A Highton home where new owners could undertake cosmetic renovations before making the most of the property has attracted four bidders at a weekend auction

Another investor buyer pounced at auction to grab a three-bedroom house in Highton’s Olympic estate
Buyers advocate Tony Slack was the only bidder for the 652sq m property at 13 Roycroft Ave, Highton
Ray White Highton agents Alex Ilyin and Adam Natonewski listed the property with $650,000 to $700,000 price hopes
The house has built-in wardrobes to each bedroom

The three-bedroom house at 13 Roycroft Ave
Highton’s median house price stands at $862,000 in December
6.2 per cent lower than the same time last year
Mr Slack said more investors had judged that Geelong had reached the bottom of the market
with the numbers stacking up for investment grade properties
the size of the block opening up onto that reserve at the back home was solid enough,” Mr Slack said
Mr Slack said that rents had held up and vacancy rates continue to be at record lows
“At that price point it’s like you’re buying for land value and it’s a home that you don’t really need to spend a lot of money on (to reach) minimum standards to be able to rent it out.”

The 47,108sq m property at 140-150 and 152-156 Colac Rd and 246-248 South Valley Rd is suited to multiple mixed-use and residential development outcomes.
“The campaign generated interest from local and national residential, aged care and retirement
living developers, many of whom we know are still in acquisition phase throughout the Geelong region, as it continues to provide significant growth and opportunity,” Mr Nanni said.
“The property is surrounded by incredible amenities, with the Waurn Ponds Shopping Centre and Homemaker Centre, as well as Epworth Hospital, Deakin University and Geelong CBD, all just a short drive away.”
Retirement living brand Levande has acquired a circa 5ha Highton site amid expansion plans in the Geelong region.
Mr Young said the prime location was a key consideration for Levande.
The Highton site will reportedly house around 120 independent living units, a clubhouse and communal facilities.
A portion of the site was earmarked for a $13.5m townhouse and apartment project from Glengarry Developments, which is behind the nearby Nexus project on the former Flintstones site.
Part of the site had previously been the target for German supermarket giant Kaufland before Geelong councillors blocked development plans.
The site is adjacent to a substantial medical centre.
Surrounding suburbs hold some of Geelong’s biggest retirement and over-55 lifestyle communities from industry players, including Keyton, Ryman Healthcare and Stockland’s Halcyon.
The 4.7ha site at 140-150 and 152-156 Colac Rd and 246-248 South Valley Rd, Highton.
Levande, which is chaired by David Gonski, has been acquiring key sites around Australia with the aim of not only growing but also investing in and refurbishing its portfolio of assets, which includes 58 retirement communities.
The Highton site fits the mould of the brand’s growth strategy, looking to acquire assets in prime locations to fulfil the demand for high quality retirement living.
Geelong has benefitted from a large population shift out of Melbourne and other regional areas seeking greater lifestyle opportunities.
Highton is undergoing a transformation, offering diverse housing options.
Geelong’s growing demand is highlighted by an influx in infrastructure investment, with the largest industries including healthcare, retail and construction.
Mr Nanni said there is continued demand from the retirement sector for landholdings in the region 4ha and 12ha.
“There are a number of groups looking for large landholdings down on the Bellarine, Surf Coast and Greater Geelong. Some have secured sites already and some are still looking,” Mr Nanni said.
“They’ve obviously seen Geelong as a growth area and are looking to expand their portfolios.”

Highton on its way to victory against Grovedale in the GCA firsts
HIGHTON senior coach Andrew Murden says the top-grade club has plenty to play for in the final two rounds of the Geelong Cricket Association (GCA) season
The fourth-placed Heat are trying to make the first-grade two-day finals as well as avoid relegation as part of the club championship
Highton is on the heels of third-placed Grovedale (40.8) and a nose ahead of St Peters on 38.7
there are no easy games,” Murden said
The Heat just pulled off an impressive win against Grovedale
reeling in the 203 target before eventually being all out for 231 at McDonald Reserve
It was the second time they defeated the division one juggernaut this season after achieving one-day success in November
Opener Zac Wills top-scored with 54 and shared an 81-run partnership with first drop Greg Willows
They followed the lead of consistent leg-spinner Fionn Neeson
who starred with 5-55 from 15 overs on day one
Murden said Wills was among the young batting brigade that had matured
helping the team rise up the ladder after three wins last summer
“I think we’ve got seven guys that are over 200 runs for the year and probably four guys over 300,” he said
I think we have scored more runs than anyone.”

An artist impression of the proposed three-storey apartment development in Highton
THE City of Greater Geelong has granted a planning permit for the construction of a three-storey apartment building in Highton
which proposes to develop and subdivide 10 apartments at 34 Barrabool Road
was discussed for the second time by the city’s planning committee during last week’s meeting
The site presently houses a single storey detached mid-20th century dwelling and is located just over 100m north of the Highton Village shops
The application proposes a combination of two- and three-bedroom apartments
a basement carpark and communal outdoor area at the rear of the site
It received 10 objections (eight formal and two informal)
and one submission of support during the public notice period
The objections made related to concerns surrounding the building’s size and number of apartments
increases in traffic and parking congestion
pedestrian and road safety and the loss of established vegetation
The city’s planning committee first met to discuss the application in April
opting to defer its decision to allow alterations to be made to the plans to address some of the concerns raised
namely that the building’s orientation would cause “significant overshadowing” to surrounding dwellings
No objections were withdrawn during this period and no additional objections were submitted
the building’s redesign was deemed to address the city’s concerns of overshadowing
with the majority of the attending committee members voting to approve a planning permit for the site
Geelong mayor Trent Sullivan said the proposal satisfied the requirements of the Greater Geelong Planning Scheme
“The updated application features a considered design response that contributes to housing diversity in an area earmarked for increased density
“It is conveniently located within walking and cycling distance to Highton Village and other nearby services and facilities.”
The council also voted to reject an application for a four-storey mixed use building with an office
Cr Sullivan said the proposal was inconsistent with the neighbourhood character and amenity of the area and also failed to meet the car parking requirements
A rare opportunity to acquire a freehold property within the Highton Village shopping centre offers the chance to secure an $80,000 annual income and reap the development potential down the track
The 204sq m property at 79 Barrabool Rd, Highton

The florist on Belle Vue Arcade has been a tenant at 79 Barrabool Rd, Highton, for more than 25 years.
Mr Wilson said the leases are due to renewal in August 2025, with both tenants holding a further five year option.
This gives buyers a strong income over a good period of time, enough to consider the excellent development potential.
The Highton Village urban design framework sets a preferred three-storey building height to Barrabool Rd with setbacks.
“What the property offers is a good, solid going concern that isn’t encumbered by an owners corporation that in time has development potential,” Mr Wilson said.
“We’ve been quoting to the market figures in the vicinity of $1.65m to $1.8m
“We’ve had good inquiries throughout the campaign from some local investors and some out of town investors.”
Prominent real estate agency Hayeswinckle is a tenant at 79 Barrabool Rd, Highton.
The former Commonwealth Bank building at 73 Barrabool Rd was the last property in the centre to sell publicly, when it sold in 2021 for $3.685m.
“They have been traditionally well held like this,” Mr Wilson said.
“There’s very little that’s transacted over time, which the buyer market is recognising.
“There’s been a couple of private transactions through time, but not a lot that has been offered to the public,” he said.
The property goes to auction in Belle Vue Arcade on July 12.

A professional back yard basketball set up could see a local family become the toast of the neighbourhood after they secured a Highton family home
The buyers were initially the underbidders for the five-bedroom Majestic Drive house
but emerged to secure the 915sq m property for $1.15m ion the ensuing days
Highton agent Adam Natonewski said the basketball set up
which included a quarter court including the key and three-point ring would be a substantial investment on its own
found a buyer in the days after it was passed in at auction
“Obviously I’m involved in the basketball community
but participation in the sport has never been so big,” Mr Natonewski said
so it’s almost an essential item of a backyard to have a hoop
“And hoop systems are obviously quite elaborate now
which is certainly a big drawcard to an active family

a massive space which can be used for netball
The buyers secured the property after last weekend’s auction stalled at $1.125m
with the vendors holding out with a higher reserve
negotiations later saw the highest bidder agree to pay $1.15m
before they cooled and ultimately backed out the following day
Polished concrete floors and a panoramic view are highlights in the main living space
But the underbidder agreed to pay the same amount
The property had earlier been listed with another agent at a higher price
but Mr Natonewski took on the campaign with the price locked at $1.195m to $1.295m
homely features were an attraction for family buyers to the property
which he said fell within a $1.1m to $1.2m price range
The two-storey residence offers sweeping views
a modern interior and an expansive outdoor area boasting an open pergola
“It’s only a two year old Signature range from Metricon and it’s quite a nice property
“Obviously the landscaping was a beautiful big basketball court
“A good sized family home and it had a projector theatre room as well.”
Mr Natonewski said the battle to get a higher price for the property was the proximity to the ring road over the back fence

Mr Pedretti said the market has been strong for bigger houses in the new part of Highton
Jellis Craig Geelong agent Malinda Leonard said strong interest was also evident at the get-go when a renovated home at 24 Crofton St
sold for $1.175m after the first inspection generated three offers

It was perfect conditions for Tennis Geelong’s grand final day, and the teams made the most of it with great tennis across all sections.
Highton were best represented with six teams making it to the final day with success at the top end.
Wandana Heights came from fourth to challenge in 1 Open, and while they came close in a couple of rubbers losing in tie-breaks, Highton proved too strong winning 4-0.
Section 1 Men had a tough match against Grovedale with a come from behind win. Jason Raselli and Joe Horvat were 4-5 down with match points against them, with the match at 3-2 to Grovedale, but managed to pull themselves up to win the final set 7-5 to leave them four games ahead while level of sets.
Grovedale had five teams playing on the day, with success in 4 Open sections, three of which were against Highton.
In 4 Open Highton and Grovedale Yellow didn’t play during the home and away season, due to the weather, but Grovedale proved too strong in both finals, coming home with a 3-1 win on the big day.
3 Open also finished second behind Highton after the regular season, but posted a 3-1 in the semi and improved with a 4-0 in the grand final to be crowned premiers.
Grovedale Yellow proved dominant all year in 6 Open finishing the season undefeated with a 3-1 win over Highton Blue. Grovedale finished the season
one point ahead of Hamlyn Park in 5 Open, and had 3-1 losses in both previous encounters.
All rubbers were hard fought with Grovedale prevailing in the doubles and Hamlyn Park the singles, leaving the match tied at two rubbers all, but with both singles going to a super tie-break, Grovedale had a six set to two advantage, putting them up on the day.
Grovedale didn’t fare so well in their mixed grades, but did go very close. Teesdale won the first two sets in 5 Mixed before Grovedale won both doubles to put the match level on sets and games. Teesdale won the 5th set 6-2 and Grovedale the 6th 6-4, Teesdale took the win by two games.
In 2 Mixed Grovedale were three sets to one going into the reverse mixed, but Clifton Springs rallied to win both and tie the match on sets and games, forcing a seventh set. Matthew Meier and Elodie Greenwood took the win 6-3 for the Springs, crowning the team premiers.
Surfcoast were triumphant in two of their three finals, although with both at three sets all there was plenty of nail biting on the side lines. Both Surfcoast and Bannockburn had scored a win during home and away in 2 Mens, so both teams needed to play well. The wins seesawed, with Bellbrae 4 games ahead when the final point was won.
It was even tighter in 3 Mixed where Surfcoast Torquay was tied on sets and games with Newcomb going into the reverse mixed. The remaining sets were split with Torquay ahead by one game, the win spearheaded by three set winner Marie Kullenberg.
Newcomb’s bad day continued with their 4 Mixed team going down to Western Heights Uniting Blue. WHU had not managed a win over Newcomb in home and away or the first semi, but pulled it together after losing the first set to win the next five to win 5-1.
Geelong East Uniting Church (3 Men) and Bannockburn (1 Mixed) had dominated their sections through the season, with the final no exception. GEUC accounted for Drysdale 5-1 and Bannockburn posted a 6-0 win over Moriac Blue to both be crowned premiers and champions.
Barwon Heads had two teams playing on Saturday, 7 Open coming up against minor premiers Wandana Heights, who proved too strong winning 4-0, while in 2 Open the Heads were at one rubber apiece with Highton going into the reverse rubbers, the Heads managed to take both to claim the win 3-1.

He's understood to have tried to grab a wheel nut that had rolled underneath the car when the vehicle fell off the jack and crushed him
Paramedics and police attended the scene but the 33-year-old was unable to be saved
Tributes have since poured in for Mr Carter

Mr Carter's sister-in-law Stevie Thomas said he was extremely dedicated to his wife Angene and their children aged seven
'He never went to the pub, everything was about his family,' she told the Geelong Advertiser.

for not having you in our lives our magnificent Tavis,' she wrote
'We ache to hold you and hug you one more time
'We promise to look after Ange and our grandkids but will only ever be a sad comfort for the love and devotion you gave them for far too short a time.'

'Those words will be forever burnt into my mind because it was the most unimaginable devastating news I could ever expect
'I want to press rewind and change everything that happened
loss and helplessness everyone that loves you is feeling
I want to make it all better and fix the hurt but I can't
because you too loved and we're better for having had you in our lives.'
A GoFundMe has been set up to support Mr Carter's family and cover funeral expenses.
It has raised just under $6,000 at the time of publication.
