If you call Twitter by the name Twitter you’ll get an instant smackdown
“It’s not called Twitter,” somebody will say
They are strangely angry as if part of an Elon Musk army tasked with policing breaches of his corporate lexicon
I like calling it Twitter – partly because “X” sounds so stupid
but also because it’s fun seeing how much I can annoy some people
when we’ve been instructed to use a new one
It’s one of the tiny ways in which humans try to resist the dominance of the corporate world
It’s our way of saying: “You can’t just reach into our heads
and redesignate the words we’ve become used to using”

Football Australia decrees that I shall use the word “football” to describe what I’ve always known as “soccer”
we’ve all been instructed by our corporate overlords to describe the Olympic Stadium at Homebush as “Accor Stadium”
which has been named after various phone companies
a dutiful populace expected to make the appropriate adjustment whenever asked
Humans exist in this beautiful flux between the past
Are such directions an example of backwards-looking insanity
or could they be an assertion of local knowledge and identity
The corporations demand we jettison parts of ourselves
I rather admire the way so many of us refuse to comply
Sydneysiders still give directions using landmarks that haven’t been there for years
“It’s just past the blinking light,” someone might say when driving along the Wakehurst Parkway
nominating a device that hasn’t blinked since 1966
Other directions might involve pointing out Centrepoint (not Sydney Tower)
or the Peek Frean Factory on Parramatta Road (now a Bunnings
Are such directions an example of backward-looking insanity
Part of me still wants to refer to Westpac as the “Bank of NSW”
it’s to broadcast on a radio station that I still think of as 2BL
whatever the constant name changes insisted upon by management
The Broadway Shopping Centre is still Grace Brothers
MarketPlace Leichhardt is still Leichhardt Market Town
If you want to get a Westfield executive riled up
try using the term “Penrith Plaza” or “Miranda Fair” or “Garden City”
instead of the designated terms Westfield Penrith
the people of Prague unscrewed all the street signs and put them back in random order
This totally confused those in charge of the Russian tanks
stalling the attacking forces for at least a couple of hours
Australian governments have been doing the same thing
without requiring the inconvenience of a Russian invasion
I’m now so confused I can no longer risk driving anywhere
Then there’s the department that maintains all these roads – variously going by the title DMR (1965–1989)
just to differentiate ourselves from our fathers
Maybe every generation is two name-changes behind the one that first penetrated their awareness
Why should we use the chilly term “human resource management” when we know it’s just the old “personnel department”
Why can’t journalists insist on being called journalists
even if they are required to sit beneath a sign calling them “content providers”
And don’t get me started on the word “meeting”
since meetings in most offices are now banned because everyone knows they’re a waste of time
used only by a few defiant old-timers – each of us a Che Guevara of the suburbs
I know I should be more grateful to our corporate masters
But perhaps you are one of those who agree with my radical stance
I wonder if you’d like to post this piece on Twitter

This investment matches the $50 million already pledged by the New South Wales Government
ensuring a long-term solution can be delivered
The project will replace the existing roundabout near the Direct Factory Outlet (DFO) with a signalised intersection. Design options will be presented for community consultation in the coming months. NSW Minister for Roads John Graham described the intersection as “Sydney’s worst roundabout” and acknowledged the frustration for motorists
“Whether it is trying to get to a big event at Olympic Park on time or just getting home from work
this intersection has been a headache,” he said
The roundabout currently handles nearly 5,000 vehicles per hour during weekday peak periods
Homebush’s population has nearly doubled in the past decade
placing increasing pressure on the road network
Federal Member for Reid Sally Sitou said the upgrade was a long-overdue solution
“This new investment will pave the way for us to deliver the long-term improvements that Homebush Bay Drive needs,” she said
Federal Infrastructure Minister Catherine King said today’s funding commitment would ensure the project finally moves forward after years of delays
“This project was promised for seven years by the Coalition but they never committed the funds that were required,” she said
With the continued growth of Sydney Olympic Park and surrounding areas
NSW Member for Parramatta Donna Davis emphasised the importance of forward planning
“It’s vital that we get a long-term solution in place
that’s what makes the additional funding from the Federal Government so welcome,” she said
the first staff members arrive at New Shakthi in Homebush to begin the labour-intensive process of making curries from scratch
pounded and mixed; vegetables and meat are sliced and portioned
Then everything is slow-cooked and distributed to bain-maries
“Every day we start from zero,” owner Kanthasamy “Samy” Vallipuram tells Broadsheet
“Sri Lankan and Indian curries need one hour minimum to cook
a long queue snakes out the door and down the street
greeting regulars and introducing himself to new customers
travel spots and more – curated by those who know
Between golden round dosas and string hoppers
Choosing a single dish means missing out on a universe of possibilities
some items – like the fish curry – aren’t available
but the labelled hot display offers plenty
chicken and lamb curries and heaps of vegetarian choices
an onion-and-tomato-based curry with peas and fresh Indian cheese; or a golden dal
The man in front of me has the easy confidence of a regular
“Get the lunch special with four curries,” he says
It seems like a good way to sample a variety of dishes
To say the portion is generous doesn’t do it justice
a mountain of basmati rice is heaped into one section of a styrofoam box
I choose chicken and then turn my attention to the vegetable curries and ask the server to select his favourites
He spoons curries made of chickpeas; mushrooms and peas; and a long green vegetable that I mistake for okra on top of the rice
I take my box to a table outside and sit between two strangers
the food in my hands would be enough for four filling meals
The compartments in the container fail at keeping them apart
The mushrooms and peas are delicately sweet; the chickpeas are creamy with a tangy edge; the pieces of chicken are juicy in their complex sauce
Fried items in the front display are an unmarked
Vallipuram tells me it’s a spinach vadai made from lentil flour
We’re sitting next door having drinks in the dine-in space – masala chai with one sugar for me
He talks about running restaurants in Sydney
the first of which he opened in 2001 in Auburn
made note of why it didn’t succeed and started saving money to try again
“I thought about the mistakes I made back then and worked to improve,” he says
“In 2007 I opened a new restaurant in Toongabbie called Shakthi
The name Shakthi has two meanings: it’s the short name of my eldest daughter
and it’s the name of a Hindu god everybody knows
I thought it would be easy for Sri Lankan and Indian customers to remember.”
the long lunchtime queue and packed tables are the obvious indications that his strategy was spot-on

NSW police say investigation into Saturday incident at Homebush DFO ongoing
Police have launched an investigation after a Tesla collided with three cars before driving off a ledge in Sydney
amid questions about the electric vehicle manufacturer’s automation features
Shortly before 10am on Saturday, emergency services responded to a call at the DFO shopping centre in Homebush after reports of the incident involving the Tesla sedan on its rooftop car park
Footage of the incident broadcast by Channel Nine appeared to show the Tesla Model S crashing into two cars
before continuing at speed toward another vehicle
The car then drove off a ledge of the car park

The 59-year-old male driver of the Tesla and his 68-year-old female passenger were treated for injuries at the scene before being taken to hospital.
It is unclear from the footage if the driver had control of the vehicle at the time of the incident.

Guardian Australia contacted Tesla for comment
In a statement, New South Wales police said officers from the Auburn police command “attended and found a sedan had collided with three vehicles before driving off a ledge and landing in a loading dock”
“The 59-year-old male driver and 68-year-old female passenger were treated at the scene by NSW Ambulance Paramedics for chest pain
before being taken to Royal Prince Alfred Hospital for assessment,” police said
“Investigations into the circumstances surrounding the incident are ongoing,” the police statement said

After seven years of delayed construction, perfect sets are barreling through Urbnsurf at Sydney Olympic Park – no surf checks required. And as of today, the artificial waves aren’t the only place you can hang ten. Poolside, eatery Sandy’s caters to surfers with an all-day menu

like steamed barramundi with a miso and yuzu sauce and a winning A5 Wagyu
The chill keeps the flavours perfectly balanced – will you take the Spiced Pecan Old Fashioned with burnt butter and salted pecan
There’s also a Mai Tai that’s been given a savoury upgrade with leftover Sonoma croissants from Sandy’s – and it’s best served on the terrace outside

Syed Deen Mohamed seemed like an ordinary man
He lived in a small home in the bustling western Sydney suburb of Lakemba and drove a Mercedes sedan or a more modest Toyota Corolla
He didn’t work much but spent time with his wife and children
Investigators allege his normal-seeming life was a veneer for his role as the head of a global drug supply ring
The alleged syndicate came unstuck last year when the 48-year-old and two co-accused were arrested in a Silverwater business park allegedly selling precursors capable of making $30 million worth of methamphetamine
were picked up by detectives investigating the illegal import of eye-watering amounts of pseudoephedrine – a substance commonly used to manufacture methamphetamine – in September 2023
Court documents obtained by the Herald lay bare the enormous scale of the syndicate
which “police believe has been operating for a number of years” using “widespread and entrenched” criminal connections in Australia and overseas
The group used shipments claiming to contain items like manhole covers and spices to import pseudoephedrine
“While the charges relate to a single customer
police believe the syndicate has been operating for … years,” say the documents
Police began to watch the men last August and allegedly observed as Pulendren – accused of being an intermediary between Deen Mohamed and customers – offered to supply pseudoephedrine to a possible buyer for $34,000 per kilogram and asked to be supplied with 40 kilograms of cocaine
Investigators were also watching as Deen Mohamed drove the family Corolla to an address in Silverwater
where he allegedly supplied a kilogram of pseudoephedrine
And they had eyes on the duo when they drove to a safe house in Silverwater
where Deen Mohamed allegedly handed Pulendren a bag of pseudoephedrine
police say Deen Mohamed and Mohammad met at Deen Mohamed’s home and then drove to Storage King in Homebush
Pulendren allegedly handed six reusable grocery bags of pseudoephedrine to a would-be buyer and was counting the $1 million in cash when investigators swooped in
Deen Mohamed allegedly “called his wife and requested that she flee the country”
according to court documents seen by the Herald
So quick was the family’s flight that the children’s school rang police concerned about their whereabouts
Deen Mohamed has been charged with drug offences
directing a criminal group and dealing with the proceeds of crime
Pulendren was charged with three drug supply offences and participating in a criminal group
Both were refused bail to spend a second Christmas behind bars
Shahid Mohammad pleaded guilty to commercial drug supply and remains bail refused ahead of sentencing
Police also raided Deen Mohamed’s home and the alleged syndicate’s two safe houses
and clothing Deen Mohamed was wearing in secret police tapes

Crows Nest and Homebush are the next three transit oriented precincts to be rezoned
Then Cities for Total Fan Immersion\",\"slug\":\"billionaire-arsenal-rams-denver-nuggets-sports-anchored-precincts\",\"datePublished\":\"2025-04-30T00:00+10:00\",\"tags\":[],\"summary\":\"Why your next home might be stadium-adjacent; sports are the hook
adding more than 30,000 homes to the potential pipeline
Crows Nest and Homebush went on exhibition this week and show potential for 31,855 homes
A rezoning proposal for Bays West is expected to go on exhibition mid next year as the last of eight TOD precincts that were first mooted last year
Each proposal includes mandatory affordable housing contributions within the housing targets bof etween 3 to 15 per cent to be held in perpetuity and managed by a registered Community Housing Provider
The rezoning in Crows Nest surrounds the metro and St Leonards stations as well as the Royal North Shore Hospital
implementing recommendations of the St Leonards and Crows Nest 2036 Plan
Housing across the precinct would be focused within St Leonards Centre and along the spine of the Pacific Highway to the Crows Nest Metro Station which is due to open on August 4
This would add 3255 homes to Sydney’s lower North Shore in precincts within a 1.2km radius of the metro station
Half the region has already been rezoned or has an existing proposal with a line of sites to the Mater Gardens expected to change zonings
Six sites were identified in the proposed plans as having capacity to deliver 15 per cent affordable housing through incentives such as height and floor space ratios
Housing supply and commercial buildings up to 25 storeys could be built around the metro station
increasing supply around Bankstown city centre
This would add 12,500 homes to the region south-west of Sydney CBD
where the population is expected to nearly triple by 2036
the new hospital on the current TAFE campus site and around parkland would be intensified
There were also upgrades for Memorial Park and Griffith Park to better protect the character and amenity of Saigon Place
while creating new potential links between residential areas and Bankstown’s CBD
About 200ha of land between Sydney and the Parramatta CBD would be rezoned for residential
commercial and recreation use in the Homebush TOD precinct
This was originally outlined in the Parramatta Road Corridor Urban Transformation Strategy and would add 16,100 homes to the area
the biggest of the rezoning proposals in this round
Increased density would initially be focused on the western side of North Strathfield Station and along Parramatta Road
The triangular area between Homebush Bay Drive Queen Street and the train line to Flemington station was identified for a green corridor and high density residential and mixed use
Building heights intensified to 100m moving towards Homebush and Strathfield stations and dropped to 28 to 42m around Mason Park Wetlands
NSW planning minister Paul Scully said housing was the largest single cost of living issue in the state
“Our reforms have been progressive and extensive,” Scully said
“The TOD Accelerated Precincts are part of a suite of interrelated planning reforms from the NSW Government to build better homes and better communities
“These additional three precincts will help to deliver more well-located homes
placing good homes and jobs at their core.”
Each of the TOD Accelerated Precincts would also have access to changed planning rules unique to those precincts to accelerate the delivery of homes and jobs
This included time-limited approvals; a new State Significant Development threshold; exemptions from low-risk concurrence and referral requirements and an alternate design excellence pathway
The proposals were all in an effort to confront the housing crisis alongside the accelerated pattern book
additional planning powers for NSW Government agencies to deliver more homes and council league tables
The NRL has avoided a scheduling clash with the AFL after opting to move the Bulldogs’ first finals match in eight years away from a potential Saturday night timeslot which would have seen it go head-to-head with the GWS Giants
the NRL has dodged a showdown with its biggest rival code after opting to delay the all-Sydney blockbuster between Canterbury and Manly until Sunday afternoon at Accor Stadium
It was widely assumed the clash between the two old rivals would be held at Sydney Olympic Park on Saturday night
just metres away from the Sydney Showgrounds
where the Giants’ do-or-die clash with the Brisbane Lions kicks off at 7.30
Given Canterbury’s near decade-long absence from the finals
the NRL crowd would have dwarfed what the Giants would have been able to pull at Engie Stadium against an interstate rival
But according to club sources not authorised to discuss the matter publicly
the NRL were reluctant to have the Bulldogs-Sea Eagles match on in the same precinct and corresponding times at Homebush
they can expect a bumper crowd for the family-friendly timeslot on Sunday afternoon – but it will also create a recovery issue leading into week two of the finals

The Legend of the "Floating Forest": The Story of the Abandoned Ship SS Ayrfield
faded photographs capture the SS Ayrfield - once a proud British cargo ship whose fate deserves an entire book
this giant weighing 1140 tons plowed the seas
But its history is not just a chronicle of sea voyages
but an amazing story of how humans and nature can create something truly unique
SS Ayrfield began its career as an ordinary cargo vessel
The ship was converted to transport soldiers and military cargo
The vessel was abandoned at anchorage in Sydney Harbor
which flows into Homebush Bay in northwestern Australia
This mystery remains unanswered to this day
an outdated piece of metal in the eyes of its owners
SS Ayrfield began to become overgrown with life
and then something amazing happened - mangrove trees began to grow on the ship
How did these tropical giants end up on the abandoned vessel
This is another mystery of the "Floating Forest." Over time
and small mammals settled in the shade of the foliage
the rusty hull transformed into a real ecosystem
despite the rust and enormous load from the overgrown forest
This is another miracle that makes it unique
The roots of the trees have likely strengthened the structure
and nature itself seems to have embraced the old vessel
Tourists and photographers from around the world come to see this unusual sight: a rusty ship entwined with greenery
when the silhouette of the forest on the water is illuminated by city lights
creating the illusion of a mystical refuge among the urban jungle
It is a symbol of how nature can transform something forgotten by humans into a work of art
the "Floating Forest" will become even more grandiose
The threat of the end of the world is not just fiction
Experts have enlisted the World One supercomputer to predict possible scenarios of global catastrophe

THE NSW Minns government has revealed the second group of rezoning plans for its Transport Oriented Development to deliver more than 30,000 new homes across Bankstown
The 31,855 new homes will include up to 3,348 affordable homes and will be supported by more than 20,000 jobs
Crows Nest and Homebush rezoning proposals come in addition to the TOD Accelerated Precincts announced at Kellyville
The Minns government announced in December the TOD SEPP, which identified 31 stations across 13 local government areas around which new housing is to be located within 400 metres
“The TOD Accelerated Precincts are part of a suite of interrelated planning reforms from the NSW Government to build better homes and better communities,” said Paul Scully
The Bankstown TOD proposal is targeting 12,500 new homes and 15,000 new jobs
with between 375 to 1,250 affordable homes under the mandatory affordable housing contribution of between 3-10%
The proposal will also include residential and commercial buildings ranging from 1 to 25 storeys around the new Metro station
The Crows Nest TOD Accelerated Precinct rezoning proposal will feature 3,255 new homes and 2,600 new jobs
with between 325-488 affordable homes under a mandatory affordable housing requirement of 10-15%
The Crows Nest TOD Accelerated Precinct is also in an area earmarked for growth and renewal through the St Leonards and Crows Nest 2036 Plan
This will see the amount of affordable housing near to Royal North Shore Hospital under the recommendations of the plan
six sites have been identified in the proposed plans as having capacity to deliver 15 per cent affordable housing
through incentives such as height and floor space ratios
The Homebush TOD Accelerated Precinct spans around 200-hectares of land between the Sydney and Parramatta CBDs
with the rezoning to result in a variety of land uses including g residential
commercial and recreational all within walking distance of existing train stations and a future Metro station
The TOD will comprise 16,100 new homes and 2,670 new jobs
with between 805-1,610 as affordable housing under a mandatory affordable housing contribution of between 5-10%
“These precincts provide more homes for all stages of life
or jumping on the property ladder for the first time,” added Scully
However, last month UDIA released a report arguing the government’s TOD program will face major economic and construction challenges and is unlikely to deliver on its targets unless changes are made
With construction costs are still up 27.6% compared to the start of the pandemic and over 37,000 dwellings in Australia sitting between having being approved and construction getting started

Thousands of commuters were hit by long delays during peak hour after a boy was found injured on the train tracks in Sydney's west
13 was found by police on the tracks at Homebush Station around 5.30pm on Thursday
Emergency services rushed to the scene and the boy was treated by paramedics for head injuries before he was taken to hospital
There were delays on the T1 North Shore and western lines
The disruption also affected train services on the T2 Inner West and Leppington line as well as the T3 Bankstown
Passengers were also warned to expect delays to services heading to the Blue Mountains
Services were back up and running within the hour
A NSW Police spokeswoman told Daily Mail Australia the police operation has since ended.
Commuters were warned to expect disruptions across the network due to the incident.
Sydney Trains urged passengers to plan their trip in advance due to the lengthy delays.
'Allow extra travel time due to a person near the tracks between Flemington and Homebush,' they wrote.
'Trains near the affected area may stop between stations for longer than normal'.
'Please check transport apps, information screens and listen to announcements'.
Earlier, passengers on the T1 North Shore line said train services had been suspended until further notice.
Some services heading towards Lidcombe on the T3 Bankstown line were cancelled.
Transport for NSW was contacted for comment.

It was a graduation event of firsts and potential lasts
80 new paramedics graduated as part of a surge in workforce to support NSW Ambulance’s response to COVID-19
with 60 of the new recruits serving the communities of rural and regional NSW
It was the first time a graduation event had been held inside the new State Operations Centre (SOC) at Homebush – and it didn’t disappoint
non-graduate attendees were limited to NSW Ambulance educators and members of the Executive Leadership Team
said the SOC’s Atrium proved to be a perfect setting to usher in the next generation of paramedics
“Once we take up residency fulltime it will be a very exciting location to have friends and family attend as well,” he said
“The sound quality was very good too.”
With close to 300 new paramedics beginning their careers since the start of this year
this surge class also represented the last planned COVID-19 surge class
Executive Director Clinical Systems – who attended and spoke at the graduation ceremony - said these new Paramedic Interns would provide a boon to the workforce
“The entire workforce has been working tremendously hard to keep the community safe
today this group joins our team who continue to provide support to the people of regional and rural NSW in their times of need,” Ms Beech said
High-density development plans have been announced in seven key transit centres
with over 60,000 new homes set to come onto the market
Since the NSW government announced its Transport Oriented Development (TOD) Program in December last year
six Sydney councils have been busy preparing for the mass rezoning
The suburbs were initially named in a leaked government document
when plans were accidentally uploaded to the Department of Planning website
If you check the box above before you log in
you won’t have to log back into the website next time you return
even if you close your browser and come back later
Despite facing resistance from some local councils
the state government asserted that high-density rezoning was essential to “provide a future for the next generation of people instead of having them leave our city”
The government noted that between 2016 and 2021
Sydney lost twice as many people aged 30 to 40 as it gained
with a net loss of 35,000 young people from the city
“People want to be able to buy or rent a home close to their friends and families and jobs supported by infrastructure
has made that almost impossible,” said state Planning Minister Paul Scully
“We’re focused on getting the balance right
between building new homes and protecting the character of communities
It doesn’t have to be an either-or choice,” he said
These two neighbouring suburbs have come together to collaborate on a draft rezoning plan
the north-west arm of the Sydney Metro has linked these previously car-reliant suburbs to the northern hubs of Chatswood and Epping
When the metro extension to the CBD opens in August
residents of Kellyville and Bella Vista will have a direct train link to the city in under 45 minutes
Hornsby is located in a prime position for outer suburban commuters
the Hornsby town centre will undergo a “modern makeover” with new slimline residential towers on both sides of the train line
and several new indoor and outdoor community gathering spaces
Just a stone’s throw from Macquarie University
a defining feature of the Macquarie Park rezoning proposal will be a vibrant 18-hour economy
Over 66,000 new jobs are set to be created in the suburb
while the council has also committed to one of the highest affordable housing targets
with 10–15 per cent of new homes designated for affordable housing in perpetuity
In addition to the existing train station at St Leonards
Crows Nest is set to benefit from its very own metro station from August 2024
With a minimum of 10–15 per cent of new housing designated affordable
the upcoming rezoning proposal will prioritise key worker housing for staff at the Royal North Shore Hospital
Height and floor space incentives will be offered to developers who commit to 15 per cent affordable housing
A massive influx of new homes are set to be built within walking distance of Bankstown station and the upcoming Bankstown metro station
Mixed-use residential and commercial towers up to 25 storeys will be built in the town centre
while 3–10 per cent of all new housing will be affordable housing managed by a registered Community Housing Provider (CHP)
Griffith Park and Saigon Place have been proposed to strengthen community amenities and protect neighbourhood character
Residents of Homebush are set to benefit from four train stations and one metro station in the coming years
as the government prepares to build over 16,000 homes across a 200-hectare site
Located midway between the Sydney and Parramatta CBDs
the housing hub will be ideally situated for workers in both commercial centres
Parramatta Road and North Strathfield station will be the epicentre of the new development
which also plans to include new cycleways and tree canopy improvements

One of the earliest settlements in Homebush has broken the residential sales record by $2.15m over the weekend
The landmark ‘Stockman Manor’ estate at 91-93 Abbotsford Rd had been tipped to sell for $5.5m prior to auction and had received a high volume of interest from local buyers
the six bedroom and three bathroom property is the largest land holding on the street
The estate sold for $7.425m at auction over the weekend
The auction saw seven registered bidders competing for the home in front of a crowd of 150 people
Bidding began at $5.3m before jumping up to the $5.5m guide and subsequently climbing up to the $6m reserve
A young family of entrepreneurs secured the property
It is believed to have been constructed in 1896
“It was an honour to represent a home of such grandeur that is a piece of local history
and considering the property is in a conservation zone to achieve this result is really fantastic.”
“The level of interest we had on the weekend is a great reflection of the shortage of good quality homes for buyer’s in today’s market.”
Seven registered bidders competed for the home
‘Stockman Manor’ is surrounded by manicured gardens with an entrance that included a water fountain and a pebble footpath
Other luxury features included an illuminated tennis court
a master retreat with his and hers vanity and spa bath
The property includes a tennis court and a heated pool

The Architex-designed project is planned for a site at 74-76 Marlborough Road in Homebush West
The developer filed the amended plans earlier this year after recommendations by the Design Review Panel
The changes included creating a split four-to-six-storey form
reducing the number of units from 54 to 47 and creating a north-facing roof terrace
There were more than 80 objections to the original five-storey building with 54 units plans lodged in 2021 with the Strathfield council
Skyton Developments declined to comment on the application
The NSW government in 2016 released the Parramatta Road Urban Transformation Strategy, which increased the height limits within the area from 26m to 82m
This prompted developers to file changes to plans in Homebush and Homebush West with Lyda Holdings submitting plans in January this year to add 17 storeys to an already approved eight-storey tower at 21 Parramatta Road in Homebush

An elegant Homebush house fetched $7,425,000 at auction on Saturday, smashing the suburb’s residential record by $2.15 million and passing from one family of entrepreneurs to another
Vendor Lynda Van Der Weegen, wife of medico entrepreneur Dr Chris Douglas, had bought the property at 91-93 Abbotsford Road 15 years earlier for $2.62 million
During the pandemic Douglas’ business Histopath Diagnostic Specialists expanded thanks to COVID-19 testing from 70 staff to 1000. The vendors’ next move will be into a $42.2 million Victorian Manor in Lavender Bay

securing the property to entrepreneurs upsizing from Strathfield with young children

Domain Group recorded a preliminary auction clearance rate of 76.3 per cent from 367 reported results
Withdrawn auctions are counted as unsold properties when calculating the clearance rate
Selling agent Vivek Tailor from Richard Matthews Real Estate said the property was in a conservation zone
[The property] can’t be knocked down or anything like that
So to set the record by [$2.15 million] for conservation homes in the area is a huge result.”
Elsewhere, a one-bedroom apartment located at PG11/11 Power Avenue in Alexandria was fiercely contested at auction on Saturday
Fifteen registered to bid and seven actively bid on the pet-friendly ground level unit with its own private courtyard entrance and entertaining outdoor area
Bidding opened in front of a curious crowd of 60 people right on the guide of $750,000
Bids of $10,000 were placed until $890,000
A series of $5000 and $1000 bids took the price to $905,000
It took five minutes to reach the winning bid placed by a first home buyer couple who were renting nearby
The vendor was an investor who had previously lived in the suburb but had relocated to Melbourne
Selling agent Brad Gillespie from The Agency said buyers were now more enthusiastic and committed to securing property
It’s a far more positive market than we were in 2022
It’s like we’ve left 2022 behind us now,” he said
LJ Hooker’s head of research Matthew Tiller said Saturday’s 76.3 per cent clearance rate was strong and consistent with a steady rise in attendances at open homes and auctions
“We [LJ Hooker] have seen really good numbers
adding Sydney was the first capital city in Australia to go into a downturn in January 2022 and appears to be the first to bounce back
“We’re seeing a lot more buyer activity inquiry
We have started to see a pick-up in homeowners looking into an appraisal and getting an idea about what their home’s worth in the current market
those home owners request an appraisal and therefore that generally transitions into a higher listing number in a couple of months
So we’re expecting listings will start to rise for the second half of the year.”

Five registered to bid and four bid actively
Bidding opened at $3.8 million and climbed over the reserve within the mid $4 million range
Once $4.7 million was reached three bidders stayed in the game
At $4.8 million five $1000 bids were placed back and forth between the couple who originally opened bidding
an underbidder and the winning bidder until the gavel fell on the final bid of $4,805,000
The buyers are a couple in their 60s returning to the eastern suburbs after years on Scotland Island
Selling agent Marina Makhlin from LJ Hooker Bondi Junction said the appeal of the property was its turnkey condition
and then you didn’t have to spend any money; you could just move straight in,” she said
Auctioneer Damien Cooley cited an average of seven bidders across 45 auctions his company held on Saturday
“There is a very low volume of property on the market
I think that’s one of the big reasons we’re seeing the average number of registered bidders
So high seven; when you’re averaging seven bidders at every auction
that’s getting towards boom market territory
Prices aren’t running away from people right now
That average number of registered bidders correlates to an incredibly strong market.”

A surprise plan to relocate Rosehill racecourse to the historic brick pit at Sydney Olympic Park is being quietly devised in a bid to win over aggrieved trainers who oppose the redevelopment of the track to make way for a new mini city
A formal proposal has not been lodged with the Minns government
but senior Labor sources not authorised to speak publicly are aware of the plan – the brainchild of several players in the racing industry – which would entail a new racecourse at Homebush to replace Rosehill

The appeal of the Sydney Olympic Park site is its public transport links and the existing entertainment and accommodation precinct
but a sticking point with the brick pit is it is home to endangered green and golden bell frogs
The frogs were discovered in the abandoned brick pit in the lead-up to the 2000 Olympic Games
which forced organisers to shift the tennis venue site
A potential deal between the Minns government and the Australian Turf Club was announced late last year under which Rosehill would be sold to developers to build about 25,000 homes
and an extra stop for the Metro West train line would be built
However, a decision for the Rosehill track to be relocated to an upgraded Warwick Farm has enraged leading trainers
who commands significant influence in the racing industry

The ATC’s 11,000 members need to agree to sell their land at Rosehill and Waterhouse
Waller spoke at Parramatta Council’s meeting on Monday night, where a motion was being considered to reject the Rosehill housing plan and to heritage list the racetrack. It was defeated.
However, Waller told councillors the idea to sell Rosehill to developers had “upset a lot of race club members and racing participants, as well as members of the public”.
“Keeping Rosehill is a commonsense approach,” he said, suggesting selling off part of the land instead of all of it. “A race meeting brings together all generations, from young to old, all genders and all nationalities and religions.”
Waterhouse has also been very vocal, telling a heated meeting of ATC members last month: “You are flogging this because you have got yourselves into debt, and you should be ashamed of yourself.”
The ATC is yet to lodge its unsolicited proposal for the Rosehill plan with the state government. It will first need to convince its members that the redevelopment, which could bring in as much as $5 billion for the cash-strapped club, would be the best option for racing in NSW.
The board of Racing NSW, headed by Peter V’landys, has approved the Rosehill deal in principle, and V’landys has flagged his support, describing it as “a once-in-a-generation opportunity”.
Under the Registered Clubs Act, disposal of land requires 50 per cent support of members.
Matthew McGrath, who was ATC chair from 2018 to 2022, said if prominent trainers such as Waterhouse and Waller maintained their fierce opposition, the deal would struggle to pass.
“They might get 2000 voting. But I think the silent majority will vote ‘no’. The silent members are the problem, not the noisy ones,” McGrath said this week.
ATC chairman Peter McGauran has previously said that with a Metro station at the site, $5 billion was a conservative estimate for the land’s value, and it was “impossible to say no”.
“For $5 billion, we can do things to secure the ATC and Sydney for the next 100 years,” he told Sky News in December.
An ATC spokesman said: “We are looking at several locations but due to commercial and property sensitivities we are not in a position to publicly identify potential sites.”
The brick pit, closed in 1988 after a 100-year operation in which it produced three billion bricks, was later turned into a sanctuary with an elevated circular walkway to keep the frogs safe.
In a series of major housing announcements meant to cap off Labor’s first year in power, the Minns government confirmed it would create eight major density precincts surrounding transport hubs, while there would also be the snap rezoning of 400 metres of land surrounding 31 train stations across Sydney, the Hunter and Illawarra.
