great Norman von Nida cast an expert eye over the Peter Thomson and Mike Wolveridge-designed links-style layout and gave it the thumbs up – even in its infancy

The one shot you need: Aside from being able to avoid the 117-challenging pot-style bunkers throughout your round, the bump-and-run is essential around the greens.
Toughest hole and why: 427m (black tees) par-4 fourth hole. It’s a long hole and a difficult tee shot with water down the right-hand side, a pot bunker in the middle of the fairway and a bunker in the left rough hiding a small pond beyond it.
Best chance for a birdie: 516m (black tees) par-5 eighth hole or the 320m par-4 16th.
Ammunition quota: A couple of sleeves are likely to be required if the driver doesn’t behave.
Don’t leave home without it: Your imagination.
Don’t miss: The view from the steps outside the golf shop looking toward the 18th green all the way to the 17th tee – even better when the sun is setting, and the kangaroos are out and about.

Real estate records have uncovered how much property the frontrunners vying to become the next Premier really have
Unlike federal declarations where a partner or spouse’s interests are filed within the member’s own declaration
Queensland allows for holdings in spouse’s names to be declared separately to members
A search of real estate titles shows that Queensland LNP leader David Crisafulli would be one of the biggest property investors in the last state parliament if his wife’s properties were included in his real estate count

The last Queensland parliamentary declarations showed a third of members (31) declared having two or more properties each in June
Premier and Queensland Labor leader Steven Miles and Mr Crisafulli had tied with the third highest number of personally declared properties at four apiece
but the figure for the state LNP leader would rise to six if spouses’ real estate was added to the tally

Spousal declarations aren’t accessible for the last parliament

and went on to sell it for $855,000 in January last year

Mr Crisafulli had declared four properties held via trusts and company structures in the last parliament
west of Ingham among his self-managed super fund investments
plus two other properties in the area via his Crisafulli Family Trust

He also has a 600sq m property in investor hotspot Townsville
according to his last parliamentary member declarations

They went on to jointly buy a unit in West End for $600,000 in October 2012

Everyone involved in this project understood that exigency
But it wasn’t until we got out to the project sites that we learned exactly how far we were willing to go
making it possible for us to work aerially over terrain that otherwise would be extremely difficult to traverse by foot
our plan to use a drone for the second application did not work out as intended
Unexpected technical difficulties prevented us from using the drone or its backup again
A frantic boat ride from Jemo Islet to Bikar Atoll
which promised the potential of an easier takeoff and landing
we realized that drones weren’t going to finish this operation
We were now days behind schedule and our main tool to complete the mission was out of commission – our options appeared to be running out
And although our first application was completed successfully
best practice guidelines require a second application to maximize the chances of success
the conditions for harmful invasive rodents are favorable
so performing two thorough and complete applications is the best way to increase the likelihood of a successful mission
That night, huddled around the table for dinner, we discussed the stakes. We would not let this project fail. The inhabitants of nearby Likiep Atoll use Jemo as a gardening island
and the abundant fish there and near Bikar feed many outer islanders
Baby birds and turtles were depending on us
We were running out of time—we needed a new plan
nine people arrived on the shores of Almani
Each of us carried a 15-kg (33lb) bucket of conservation bait
with three people (one in the middle and one on each end) equipped with sighting compasses
and managed to cover every location required
When I say “paces,” I want to clarify that we were not necessarily walking. The untouched Pisonia forest was clear in some places
but the space between trunks was often choked by Heliotropium
The woody vines made movement incredibly difficult
so there was much more crawling and climbing than walking
The islands themselves are made up of sharp coral
and ground-nesting tropicbirds also interrupted our paths as they protected their eggs
If there is a better case for why drones are so important
we returned to the Surveyor with a sense of accomplishment
Only Paul and José Luis were technically responsible for making sure bait got on the ground—everyone else was hand-baiting only because we believed the mission was worth it
we started by baiting the arid section of Jabwelo in the early morning before it got hot
which was less difficult mainly because it was simply less dense
and Jabwelo’s thick forest vegetation slowed our progress
Using machetes and small saws to clear our paths
keeping each others’ spirits up by listening to music
As we launched into our third day of hand-baiting
I began to understand just how extreme and strange our circumstances were—and how much we were benefiting from Paul Jacques’ incredible leadership and the team’s efforts to keep morale up
and on-the-ground planning required of him was immense
He also did a lot of innovative musical improvisation
transforming the lyrics of Bob Marley songs to suit our conditions
It would have been easy to feel disheartened and overwhelmed
but the team was committed to feeling joy and love—for each other
sharing hearty meals on the beach and learning each other’s favorite songs
repeating the same breathless sentiment: aren’t we so lucky to be out here in this beautiful place
we had finished Bikar Atoll down to the meter
The mood on the Surveyor was almost euphoric
We were eating fresh-caught yellowfin every day
The drone platform at the front of the boat ended up serving a purpose after all: it was a perfect shaded area where we could sit and watch the sea
Jemo acts as a gardening island for the people of Likiep Atoll
and as such is home to scores of pandanus plants
Invasive vines also choked every open space
with incredible grit and impressive precision
we successfully applied bait to the islet in just one day
we were reminded of how important drone technology is for conservation
grateful that the first application had been successful and that our hand-baiting operation was a one-time thing
“I have never seen a team rise to a challenge like this crew did,” Paul wrote in the organization-wide Island Conservation group chat that night
the nine of us had spread all the necessary bait across four islets
on which we saw zero signs of the invasive rats that had plagued them before (evidence that the prior drone-based aerial application had been effective)
these islands can expect to see renewed growth in seabird populations and increased nutrients in their near-shore marine environments
the sea likewise rewarded us with the largest catch I’ve ever seen
A 40-minute fight with this monster ended in a celebratory feast and toasts to our triumph under the drone platform
There is so much I can say about this mission
I journeyed to the Marshalls with the goal of taking photos
but I ended up doing true conservation fieldwork to protect a region I came to love deeply
It was a privilege to be part of a team so motivated and powerful
and that sense of accomplishment will stay with me forever
I learned exactly what it takes to be a member of Island Conservation’s field team
Paul and Jose Luis’ determination and agility made a seemingly impossible project doable
and we completed our goal within the allotted time frame and with morale to spare
and I am thrilled to have the honor of helping tell their stories

Since early 2020, when lockdowns restricted movement in and out of Australia, the Gold Coast has emerged as one of the country’s strongest property markets
As the nation returned to normalcy and borders reopened
a significant shift has occurred in the types of apartments being developed
or a property that can serve both purposes
Developers are increasingly focusing on A-grade sites, ideally situated as close to the beach as possible. Even those bringing much-needed density to the Gold Coast are reserving a significant portion of apartments toward the top end of the building for larger units
As the market adapts to these trends, we take a closer look at the Gold Coast apartment developments that are providing exciting options for downsizers
One of the most popular developments on the Gold Coast for downsizers has been the Isle of Capri villa development, Capri
Capri, the largest residential development on the Isle of Capri for three decades
The villa-style development, in the quiet, private suburb just outside Surfers Paradise
has been a hit with downsizers since launching late last year
The 48 villas, designed by Plus Architecture
sit in a gated community and are cleverly positioned around a central resort-style pool
and several outdoor dining spaces surrounded by landscaping
The development features a variety of villa configurations
Each villa offers either three or four bedrooms
with living spaces ranging from 241 sqm to 370 sqm
Construction firm Greyburn recently started the build for developer Monaco Property Group
They're expecting buyers to be moving into their villas at the end of 2025

Drew Group has placed a significant focus on the downsizer market in its game-changing Main Beach apartment development, Lagoon
Lagoon comprises two 32 and 34-level towers with 259 apartments

While a significant number of the apartments in the building are large enough to suit a lock-up-and-leave downsizer

Developed by Sam Arnaout's Iris Capital, Victoria & Albert, more affectionately known as V&A, comprises just under 400 apartments across two towers on the site of the old Neicon Plaza in the heart of Broadbeach
The Albert Tower is better suited for downsizers
V&A Broadbeach will become the new home of high-end retail on the Gold Coast with the ground floor offering elevated ceiling heights for the luxe retail experience
The twin towers will share a subtropical recreational podium on level four
giving access for all residents to world-class amenities such as a 25-metre lap pool

More than 1 million working hours have been clocked by crews on the Stage 1 North package
The almost 1km bridge that spans the Coomera River
Hope Island Road and Saltwater Creek is rapidly coming together with 350 bridge girders installed and 13 bridge deck concrete pours completed so far
Further installations will begin from mid-September on the 50 girders required for the overpass and pedestrian bridges over Helensvale Road
Crews have also been busy laying more than 1,500m of asphalt
including the first section of the main motorway alignment near McPhail Road and in areas for future widening around the Helensvale Road interchange and Shipper Drive
While bridge construction and asphalt laying continues in these areas
work will also begin to ramp up in the next six months for the Coomera Link Road section
where a new signalised intersection will be installed at the Foxwell Road and Shipper Drive roundabout
Set up of the site compound on the South package is underway and heavy vehicle access has been constructed at Boulton Drive to allow critical preloading works to start in the coming months
The $3.026 billion project is jointly funded by the Federal and Queensland governments
with this investment estimated to support an average of 1,000 direct jobs over the life of the project
Stage 1 of the Coomera Connector is expected to progressively open to traffic in sections from late 2025

An interstate buyer has bought a lavish Gold Coast mansion in one of the biggest property deals in Queensland this week
The newly constructed five-bedroom home at Hope Island comes with a steam room
and an underground basement with parking for 12 cars
The outdoor kitchen provides yet another space to entertain
Joshua Soineva and Marc Keswell of Amir Prestige Group handled the sale of the property
Mr Soineva declined to comment on the sale price but it’s understood to be more than $12m

I count myself among the hundreds of thousands of golfers who have visited the Queensland holiday haven during the past three decades and had one must-play course underlined on their itinerary
It is testament to the ongoing quality of the layout that our love affair with the Peter Thomson and Mike Wolveridge-designed links has rarely waned
The reason we keep returning is the combination of different factors
strategic course where a wide range of shots and playing lines come into the mix
the course’s presentation has rarely dipped below first class and then there is the friendly service and outstanding facilities
‘Five-star’ is the benchmark across the board and that is something every visiting golfer who returns to Hope Island knows they will experience
a round at Hope Island is like going home to your Mum’s place for dinner – you know it’s going to taste really good because it always does
you will be making plans to come back as soon as possible
That’s not to say there hasn’t been a few hurdles along the way
When Hope Island opened for play in 1993 it was a unique addition to the Australian golfing landscape
We had not experienced links-style golf in a warm climate before and
problems with conditioning saw its star tarnished for a brief period
These problems were addressed with the replacement of its original Bentgrass greens with the more-climate-suited Bermuda 328 grass
The layout then quickly re-established itself as a must-play Gold Coast course
Adding to Hope Island’s popularity is that it is challenging and fair to players of all standards
which is the hallmark of all high-quality courses
Thomson and Wolveridge were able to achieve this delicate balance between difficulty and fairness by presenting wide fairways that offer a series of routes and playing options on each hole
While the mid- or high-handicapper can enjoy the freedom (and lack of lost balls) offered by the wide avenues between tee and green
the better player must play precisely to the edges of the fairways to leave the best approach into greens that are generally protected by trimmed mounds
The bunkering is one of Hope Island’s standout features and for good reason
are as important to a course as greens and tees and we never neglect their inclusion.”
While the bunkering is plentiful in number
it is not overdone and their placement has a major role in determining the playing strategy
on each hole is part of the enjoyment of a round here
This is especially true on some of the short par-4s
where the length of the hole doesn’t really matter
is making the correct club selection on the tee
And as if the game of golf weren’t tough enough
Thomson has schemed to add further uncertainty into the minds of golfers on the tee
he has made clever use of the fairway bunkering
leaving you sometimes confused when judging their distance and size
It’s quite a deception: some bunkers you’d swear you couldn’t reach with your best shot
yet you’ll find a mere average blow will put you in it
The first example of this comes early in the round at the 501-metre par-5 2nd hole where a lone pot bunker on the left edge of the fairway dictates a playing line to the right
This is a hole where only the longest of hitters can reach the green in two shots so finding a suitable lay-up position is important
The closer you hit toward the green with your second shot the smaller the landing area – between five pot bunkers – becomes
Play well short of these sandy hazards to leave a full wedge or short iron into a slightly raised green
If you haven’t played Hope Island in the past nine months
you will notice a significant change to the course as you wind your way back to the clubhouse
having been replaced by a devilish par-3 played over a lake
The change has seen the club’s short driving range
where you would hit floating balls onto the lake
moved to the site of the old 9th hole and the intimidating one-shotter brought into play
was the last hole designed by the late Mike Wolveridge alongside Ross Perrett and Warren Duncan and opened for play in July last year as part of a $2.3 million renovation
It is a visually stunning hole set against the backdrop of the iconic Mediterranean-style clubhouse
It demands an all-or-nothing tee shot over the lake to a green on a slightly elevated peninsula
Two deep bunkers lie between the water’s edge and the front fringe of the putting surface
while the golfer erring on the side of caution with their club selection can bring a back bunker into play
It is understood the design team also submitted a plan to convert the current par-3 3rd hole into a short par-4
which will return Hope Island back to a par-72
Hope Island’s best hole is the 369-metre par-4 13th
A dogleg left around a lake to a green that features a ridge running through the middle of it
crater-like pits that became synonymous over the years with Thomson
Position your drive as close to the water as you dare to provide the shortest
most forgiving route to the flag over three more deep greenside pot bunkers
The finish at Hope Island is also a ripper
The ‘big brother’ to the new 9th hole – the par-3 17th
which plays a tough 224 metres from the tips – has ruined plenty of scorecards in its time
While the hole plays significantly shorter from the blue
it is no less challenging as you play over the edge of a lake to wide green with three pot bunkers separating the green from the water
all the potential trouble you might find over the next half a kilometre to the clubhouse is laid out before you
There’s water all down the left and 13 pot bunkers scattered across the 511-metres from tee-to-green
The best approach into the smallish green – no matter whether it’s your second
third or fourth – is from the left half of the fairway … nearest to where all the major trouble lurks
The closely-shaved green surrounds allow you to let the short game creative juices flow and you are asked questions of your skill and strategy on every shot
If it has been a while since you trod Hope Island’s fairways and greens
It continues to be an enjoyable and memorable experience
