First-home buyer Alexandra Graziotto has just bought a house in Kallangur
Brisbane nurse Alexandra Graziotto didn’t intend to buy so far from the city
the 25-year-old says the daily commute is a small price to pay for owning her own home
Despite establishing a savings habit early on and receiving help from her parents towards a deposit
rising prices pushed Ms Graziotto to search further and further from the CBD as properties slipped out of reach
“I’ve wanted to buy a house since I was 18
but I watched as prices slowly climbed to levels where I could no longer afford to buy where I wanted
“After five years I was just looking for a house anywhere I could afford
getting further and further away from the city.”

two-bathroom house on a 420 sqm block in Kallangur
a northern Brisbane suburb where prices were up by a blistering 13 per cent over the past year
It is about an hour’s commute from her CBD workplace
but Ms Graziotto is relieved to put the stress of home-hunting behind her

The first-home buyer engaged buyer’s agent Lauren Jones after finding it impossible to compete with investors making offers too good for sellers to resist
“Things were selling so quickly that I spent a solid year of constantly putting in offers for properties and getting rejected
“People from interstate and overseas were putting in high offers with really short conditions
Ms Jones said competition for homes priced around $700,000 had intensified
with first-home buyers wanting to purchase under this threshold to take advantage of government schemes including stamp duty exemption and the First Home Guarantee
“There just isn’t much supply of good property at that price
so you are either looking at a two-bedroom unit closer in
or homes on smaller blocks of dirt further out — 35

opened the LJ Hooker Kallangur | Murrumba Downs business in the Moreton Bay region 47 years ago and have now handed the reins to Jason and his wife Melinda Chandler
“It’s an honour to purchase the business from my mentor and the person who gave me my start in the real estate business,” said Mr Chandler
Mr Chandler said the region was on the cusp of a strong period of growth: the University of the Sunshine Coast had opened a campus in the area; the Redcliffe Peninsula train line had brought the affordable area closer to employment hubs; and the region was welcoming an NRL side in 2023
Across a near three-decade career with LJ Hooker
Mr Chandler has had two principals – the Bookers and Steve Baudinette

“I’ve only ever had two principals spanning my 28-year career and have had the opportunity to purchase both businesses and continue to grow their legacies into the future,” said Mr Chandler
“Greg and Steve were both great mentors and there’s a lot of what they’ve taught me in terms of process and empowering staff that I’ve adopted in my own management style
it was really a privilege to sit alongside Greg at principals’ meetings – he was such an important contributor to LJ Hooker but also real estate in Brisbane’s north and the Moreton Bay
“While the Albany Creek | Warner and Kallangur | Murrumba Downs agencies will continue to operate as separate businesses
there’ll be opportunities for sellers to enjoy greater exposure over the two teams.”
Kallangur recorded 31.3 per cent in median house price growth over the last 12 months to $600,000
while houses in Murrumba Downs houses notched 31 per cent for a median of $745,450
Mr Chandler said the Moreton Bay region was on the cusp of significant growth

because it offers comparative affordability and rail infrastructure that will deliver a train every five minutes at peak hour when the Cross River Rail is completed

While creation of the artwork takes only a couple of weeks
the design process can take up to eight months
During this design process Unitywater worked with the community to communicate their values into the artwork
Symbiosis, represents the heart and spirit of Kallangur and features a large cockatoo flying high in the sky above a landscape of grass trees

“There’s eight months of work where we sit down and meet with community members in shopping centers
at schools and we ask them to tell their stories and share their ideas,” Ms Cash said
“Through that process people become truly engaged
They start to tell us what they would like to see
we learn about the history of their region
what’s important to them and through a very diplomatic process the artwork is chosen.”
This is the fifth asset Unitywater has decorated with art and they are currently assessing future sites

with the Games still some eleven years away
the flow on effects are likely to be gradual and centred around significant infrastructure upgrades and the associated medium-term uplift in jobs and longer-term improvements in transport efficiency
The most significant positive influence on the housing market is likely to be seen in the years leading up to the Olympics
rather than during the four weeks of the Olympic and Paralympic games themselves
Large infrastructure projects tend to have a positive influence on housing prices
with the extra requirement for workers creating additional demand for housing during the construction process
Large projects also tend to leave a legacy of a permanent housing demand uplift
either through additional employment or via other benefits such as improved transport options and travel efficiencies related to transport infrastructure projects as well as additional amenity introduced to the area including social and retail outlets.
As more detail comes to light about where these projects will be located we should get a better understanding of the housing market opportunities
however the obvious candidate for an uplift in demand is Woolloongabba and the surrounding suburbs
The proposed billion-dollar overhaul of the Gabba stadium is set to be the epicentre of Olympic activity
Along with the Cross River Rail terminal and plaza
this precinct is likely to see a lift in desirability
The area is already popular with investors
with around two thirds of the housing stock in and around Woolloongabba being rented
The proximity of the Princess Alexandra Hospital and Mater Hospital provide a permanent level of localised housing demand
along with easy access to the Brisbane CBD
local universities and Southbank precincts
Woolloongabba unit prices are at the lower end of the inner south unit markets with a median unit value of $458,000; about $94,000 lower than Kangaroo Point’s median unit value
$85,500 lower than West End and $38,000 lower relative to South Brisbane
The lower price point combined with upcoming capital investment on infrastructure are likely to be a popular combination with investors and developers alike
Other areas set to benefit would be the proposed sites for athlete villages
along with areas set to benefit from transport infrastructure upgrades including the Gold Coast and Sunshine Coast via upgrades to the M1 Pacific Motorway and Bruce Highway which could be accelerated

charged with the murder of a women at her home
Police arrived to what’s been described as a “confronting” scene at a home on Winters Road in Kallangur yesterday afternoon
Officers were initially called to the scene on reports of a disturbance but found the 56-year-old resident dead
was arrested at the scene and has since been charged with her murder
He will face Pine Rivers Magistrates Court this morning
