Sales manager Adam Towell took advantage of surging home prices in his area over the past year to buy the acreage property he’s always dreamt of
Having built a Logan house in 2022 for his new daughter
Mr Towell had made a plan to save money for a larger upgrade in coming years
“Our plan was always to get acreage,” he said
a couple of the people on our street sold their houses.”
After going through the stress of building a home for their new daughter
the Towells realised the changing home market could help them sell it for the acreage home they always wanted
he and several others used it as a chance to springboard funding for their new
PropTrack’s latest quarterly home values reveal massive surges in home prices across many Queensland markets over the past year
with the City of Logan seeing some of the biggest hikes
with a 47.2 per cent rise from median unit prices in 2023
Woodridge also saw a 46 per cent rise in median unit prices in the past 12 months
Edens Landing and Logan Central going up by 43 per cent
Agent Rachel Hobbs of Ray White Marsden said this boom in the housing market represented a great chance for homeowners to upgrade
and that the rising percentage increases looked “like a repeat of Covid”
“I think investors are tapping into that area now
knowing that the potential for growth in there is just far greater than some of our surrounding suburbs,” she said
45 Carribean Drive: One of the many homes up for sale in Slacks Creek
where median house prices have risen by more than 20 per cent and median unit prices have risen by 47.2 per cent
which had an 11.9 per cent increase in house prices
it was still enough for him to take advantage of the housing market
“The house sold before it was even within 24 hours of going up on realestate.com.au”
“[at] a near $300,000 profit over 2 years”
While houses in his new suburb of Jimboomba had increased by 9.9 per cent
Mr Towell said he felt acreage property had been undervalued
soon finding an affordable place he felt fit his family’s needs
“I am shocked at how much the smaller houses are going for,” he said
“The price increase in the Logan area allowed us to fulfil our dream of owning acreage years earlier than expected.”
are grateful they jumped on the housing market when they did
while friends in the same pay bracket are falling behind thanks to rising home prices
Ms Hobbs said several suburbs in the Logan area were so popular because of their potential for growth
and that speed was key to get ahead of the changing marketplace
“The sooner you make an offer … the sooner you’ll probably be in the market,” she said
you won’t regret that decision in this market; you will regret not buying
because you’ll be in a worse position in three months’ time.”
Mr Towell said he was grateful to build a home when he did
and that he couldn’t afford a place at the prices they’re at now
“I’ve got some friends and family that are struggling to get into the house market because of the price increase,” he said
“[They] probably could have afforded a house back three years ago when I bought a house
and now they’ve been priced out of the market.”

Properties & Pathways has successfully acquired the Logan Central Medical Centre in Queensland from Centuria for $12.19 million
further strengthening Properties & Pathways' portfolio in the healthcare real estate sector
Logan Central Medical Centre is a well-established medical facility situated on a prime 6,130sqm corner site at the intersection of Logan and Wembley Roads
With its central location and high visibility
the medical centre offers excellent accessibility to the local community
The property features 10 single-level tenancies
encompassing a total Net Lettable Area (NLA) of 1,850sqm
The centre is anchored by ASX-listed Sonic Healthcare
the facility provides ample parking with 44 car parks available for visitors and staff
Mike Walsh and Peter Court of Cushman & Wakefield
along with Simon Quinn and Thomas Thorsen of JLL negotiated the sale on behalf of Centuria
commented on the evolving nature of healthcare real estate
which has become an attractive asset class for institutional investors
“The non-cyclical income stream and increasing demand
driven by higher life expectancy and an ageing population in Australia
have made healthcare real estate an appealing investment
substantial government investments and the growth of the private health insurance sector have contributed to the expansion of healthcare expenditure in the country” he said
The City of Logan LGA is projected to experience significant population growth in the coming years
This demographic trend is expected to be the main driver for increased demand in medical and healthcare services
Properties & Pathways recognizes this opportunity and is well-positioned to cater to the growing needs of the local community
said with the acquisition of Logan Central Medical Centre
Properties & Pathways reaffirms its commitment to investing in high-quality healthcare assets and providing exceptional medical facilities to communities across Australia
“The company looks forward to delivering outstanding services and meeting the healthcare needs of Logan Central and its surrounding areas”

The hunt for a man wanted over a suspected stabbing murder in Logan Central on Tuesday morning moved to Brisbane
was last sighted heading northbound on the Clem7
after dumping his red Holden Commodore in Woodridge
He has been on the run since just before 4am
when a 27-year-old man died after being stabbed in a Logan Central street
Police continue to look for a grey 2012 Honda Accord with Queensland registration 708 SRL
who they believe might be able to assist them with their inquiries
Mr Zarnke has been the subject of a ground and air search centred in the area since
with investigators earlier warning he is dangerous and should not be approached
A Logan primary school was temporarily locked down as part of the manhunt late on Tuesday morning
Mabel Park Primary School in Slacks Creek was locked down as a precautionary measure as part of the search
The school is about two kilometres from the crime scene but a police spokeswoman stressed it was a precaution
saying police did not believe the murder suspect to still be in the area

EARLIER A killer remains on the loose after an early morning stabbing in a Logan Central street left a 27-year-old man fatally wounded
Neighbours reported hearing screams outside a house in Golden Street around 3.45am
before seeing two cars flee the scene and witnesses unsuccessfully attempting to resuscitate the victim
Acting Detective Inspector Michael Thiesfield said police were searching for a lone offender
They have released an image of the suspect
but have warned anyone who sees him not to approach him

"The offender is considered dangerous," he said
"This is obviously concerning in relation to what happened

He said police were searching for a 2002 red Holden ute with the licence number 529 VAL
which was registered to the murder suspect
He said the suspect was believed to have fled the scene on foot
running down an adjacent street before using the red ute as a getaway vehicle
He urged anyone who saw the vehicle to call 000
who police want to speak to about a stabbing in Logan
Inspector Thiesfield said the suspect and the victim were known to each other
He said it was too early to say if the crime was drug-related
"We have established a major incident room at Logan Police Station
there's a number of people for police to speak to
so we're not in a positron to drill down to exact circumstances of what happened at this stage," he said
The suspect is believed to now be in a grey Honda heading north on Clem 7.Credit: 9 News
The victim had lived in the Golden Street house for at least two months
A number of people were present during the altercation between the victim and offender
and work was underway to determine the relationships between them
said loud screaming woke him just before 4am
He said he saw four or five people in the street
neither of which was the red ute police are searching for
"It was that loud I thought it was outside my house
then I seen a person jumping into a car parked in front of the body and take off," he said
"Another car in the driveway took off after that
"When the cars left someone was giving him CPR."
Peter said he did not know the occupants of the house where the altercation began but there had not been any previous trouble there
Inspector Thiesfield said the murder suspect was known to police and urged anyone who saw the red ute not to approach it but to call 000 or CrimeStoppers
Anyone with information is urged to phone 000 or CrimeStoppers on 1800 333 000

Centuria has sold a commercial investment incorporating the prominent Logan Central Medical Centre
The $12.19 million deal for 295 Kingston Road
demonstrates a 6.78 per cent net passing yield
It also reflects a capital gain on the $6.45m the seller paid in mid-2005
before retaining it as an effectively fully leased investment
Cushman & Wakefield’s Mike Walsh and Peter Court with JLL’s Simon Quinn and Thomas Thorsen were the agents
The asset formed part of a portfolio listed in February with nine medical centres across four states
Five properties were in Queensland including at Gympie and
Forest Lake and Mount Pleasant – the latter
Logan Central is about 22 kms from the CBD
including the Logan Central Medical Centre
which is anchored to ASX-listed Sonic Healthcare subsidiary IPN Medical Centres
the Pathways & Properties asset returns annual net rent of $827,000; about 350 sqm is vacant
The majority of leases are tied to inflation rather than CPI
However the Weighted Average Lease Expiry could be considered short – at 2.7 years
The agents said the 6130 sqm holding has development upside after that (story continues below)
the zoning would allow for a variety of outcomes
Pathways & Properties is instead expected to retain it as a passive investment; despite most of the 10 occupiers being essential services businesses – a pathologist
amongst them – part is rented to Pizza Hut while Freeman Lawyers leases an upstairs office
“The non-cyclical income stream and increasing demand
have made healthcare real estate an appealing investment,” Mr Walsh said
substantial government investments and the growth of the private health insurance sector have contributed to the expansion of healthcare expenditure in the country,” he added
“The City of Logan LGA [which the Logan Central Medical Centre sits in] is projected to experience significant population growth in the coming years
particularly within the 65+ age group,” according to the executive
“This demographic trend is expected to be the main driver for increased demand in medical and healthcare services
“Properties & Pathways recognises this opportunity and is well positioned to cater to the growing needs of the local community”
The deal comes eight months since Perth based Properties & Pathways banked $73.5m from a portfolio of six east coast industrial assets – four in Brisbane – held on behalf of 38 investors
Last March, meanwhile, the manager paid Alceon $16.9m for a double storey office converted gym at Lutwyche
