SQM Research released this year found Maragaroo's rental yield is 5.8 per cent, which is above the national average.
The figure is on par with Domain's Perth-wide rental yield of 5.11 per cent. The national average yield is 3.73 per cent, Domain found, for the last quarter of 2022.
Yield is the difference between the income the landlord receives from renting out the property to a tenant (the rental price charged), minus the overall costs of owning the investment (including council rates, strata or body corporate fees, repairs and insurance).
The higher the percentage, the greater the cash flow.

Police executing a search warrant at a house in Perth's northern suburbs on Thursday unexpectedly uncovered "one of the messiest" homes they've come across, according to one of the attending officers.
Warwick Police Sergeant Jason Toneman said officers were still "scrubbing themselves" clean after executing a drug search warrant at the Marangaroo house.

A post to the station's Twitter on Friday said "Warwick Police executed a drug warrant, no Easter eggs located, only methamphetamine, pipes and mess".
"Several items of interest have been located [at the property] including meth and some drug paraphernalia," Sergeant Toneman said.
"We're conducting some further inquiries in regards to the ownership of the house and any charges that may be referred at a later date."
Sergeant Toneman was unable to confirm if the house was public housing or privately owned.
"We haven't been given any of that information yet," he said.

Marangaroo Golf Course, 25 minutes north of Perth, has become a beacon of success for the new TeeMates junior golf program. Designed to support all kids on their golfing journeys, TeeMates provides a fun and interactive platform that offers kids the opportunity to play more golf with their peers.

Belgravia Leisure have seven golf courses that are Youth on Course facilities, meaning juniors can play for just $5, a wonderful initiative to improve opportunities for kids.
Golf Australia Head of Participant Journeys, Adrian Hewat is pleased to see clubs like Marangaroo thriving with junior golfers.
“Golf can be perceived as a sport that has financial barriers to participation. Reducing the cost of green fees for children at Youth on Course facilities will help remove this barrier and make the game more accessible,” he said.
“This is why Golf Australia is pleased to include the benefit of Youth on Course with the TeeMates membership and grateful to facilities like Marangaroo for supporting junior golf.”
The goal set by Belgravia Leisure to improve access and inclusion for juniors has been vindicated, with the Western Australian course hosting over 260 TeeMates rounds since launch in late July 2023, the highest visitation numbers of any course in Australia offering the program.
Lee Norcliffe, Manager of Marangaroo Golf Course expressed his delight of the program’s success.
“It has been terrific to watch TeeMates members at Marangaroo enjoying the outdoors and exercise through golf,” said Norcliffe.
“Junior golf is growing in Australia, so we are enjoying providing more opportunities for juniors to take up golf as their sport of choice.”
The prominent level of TeeMates members enjoying Marangaroo lies in the courses comprehensive approach, ensuring promotion of the program through marketing content online and throughout the facility.
Part of the success has been thanks to Marangaroo’s thriving junior coaching program where the coaches educate all participants on the TeeMates offering at the course and advise that it’s a fantastic way to get into the game.

The incident happened on Holley Place in Marangaroo just after 10:00am (AWST).
The girl was taken to Joondalup Health Campus but died a short time later.
Police said they believed the 31-year-old mother was reversing her station wagon out of the driveway when her daughter was struck.
It is the second pedestrian fatality within 48 hours.
A woman in her 70s died after being hit by a car in West Perth on Wednesday night.
She was hit on the corner of Ivy and Charles streets.
A passerby performed CPR but she died at the scene.
Officers from Major Crash are investigating both fatalities.
