When Sophie Griffiths and Luke Pinot were preparing to buy their first home
they had their hearts set on purchasing in Mentone
with a new report from real estate researchers at Suburb Data ranking the bayside suburb’s units – including townhouses and apartments – among the top 20 Melbourne areas that have hit bottom and are poised for a come back in 2025
Suburb Data examined Australian suburbs by the ratio of property demand to supply using a range of metrics such as online engagement on listings
auction clearance rates and listing volumes

The sunny outdoor deck is a great spot to enjoy a meal or read a book
Mr Pinot and Ms Griffiths fell in love with Mentone while renting and purchased a double-storey, two-bedroom townhouse at 2/14 Station St, Mentone, about three years ago
Now that Ms Griffiths is pregnant with their first child
the engaged couple are planning to upsize nearby
The pair have recently been monitoring sales of local properties comparable to their own and seeing good results
“It doesn’t surprise me because I think the lifestyle here is so good but you’re not competing with Brighton or Hampton price tags,” Ms Griffiths said
“I think what we love about Mentone is the lifestyle
“Our home is an eight-minute walk to the beach
a two minute walk to Mentone shops and cafes and a one-minute walk to Mentone train station.”
Mr Pinot said the because the station is located below the ground
their home isn’t subject to rail-related noise
A reverse cycle split system is another feature of the home
Ms Griffiths said that upon first inspecting the home
Double doors open from the living space to an outdoor deck
The kitchen is fitted with stone benchtops
The living and dining area opens to the outdoor deck
The townhouse’s two bedrooms are on the ground floor
The bathroom is equipped with a stone vanity and integrated laundry facilities
Other highlights include the upstairs powder room and single garage that provides internal access to the abode
Ray White – The Bayside Group’s Greg Brydon described the home as located in an “A1 spot”
The residence shares a block with three other residences
It will be auctioned with a $650,000-$700,000 asking range at midday on March 15

Ecumenical Patriarch Bartholomew visited the Saints Archangels Parish in Mentone
Melbourne on Saturday as part of his Apostolic visit to Australia
His arrival marked the first stop in Melbourne following his departure from Sydney
Patriarch Bartholomew was warmly welcomed by a large gathering of parishioners led by their priest
The event was also attended by Metropolitan Myron of New Zealand
and the Consul General of Greece in Adelaide
among those present was Patriarch Bartholomew’s brother
as the Mentone area is home to many immigrants from the island of Imbros
Patriarch Bartholomew expressed deep emotion and gratitude for the warm reception
blessing the faithful who had gathered to greet him
He also took pride in witnessing the young members of the parish performing traditional Greek dances in his honour
the Patriarch praised the remarkable progress of the Greek Orthodox Archdiocese of Australia since his last visit
describing him as a dynamic and active shepherd who has left a significant mark on the ecclesiastical affairs of the Archdiocese within a few short years
The Patriarch emphasised that he expects much more from Archbishop Makarios in the coming years
urging the faithful to stand united in supporting his leadership for the continued progress of the Church in Australia
Patriarch Bartholomew further expressed his love and pride for the Orthodox faithful in Australia
acknowledging the physical distance between them and the Ecumenical Patriarchate but emphasising their closeness to his heart
“You are geographically far from our sacred center
You always give us reasons for admiration and pride in the Lord,” he noted
The Patriarch also highlighted the role of the Ecumenical Patriarchate as the guardian of Orthodox faith and canonical order
mentioning its tireless efforts to maintain unity within the Orthodox world against the rising threat of “ethnophyletism”
He concluded by thanking Australian Prime Minister Anthony Albanese
who provided the prime ministerial aircraft for his and his delegation’s travel from Sydney to Melbourne
reflects both the respect for the Ecumenical Patriarchate as an institution and the personal friendship between the Prime Minister and Archbishop Makarios
A threatening social media post has sent a Catholic boys school in Melbourne into lockdown
with a police investigation underway into the incident.
A Catholic boys school in Melbourne's south-east was locked down for more than an hour on Wednesday morning after threats were made on social media
St Bede's College in Mentone went into lockdown at 8.25am "on the advice of police as part of a police operation"
Victoria Police said they received reports of a threatening social media post about 11pm on Tuesday
"The post did not include threats against any particular school or person," a police statement just before 10.30am on Wednesday said

The emotional health of young people has faced a series of complex challenges in recent years
underscoring the important role that schools play in helping to build resilience
adaptability and the capacity to move on from setbacks
“The apparent fragility of young people worries me
absolute assurance that whatever they put their efforts into, they will succeed, rather than giving something their best shot and seeing how they go,” says Mentone Grammar Principal Andy Müller
can affect a student’s ability to thrive and become a robust young adult
and well-meaning but over-protective parents who prevent young people from experiencing hardship and learning to deal with setbacks
“When something doesn’t turn out as well as they hoped
we want our young people to recognise what they can learn from that experience,” Müller says
“Parents want to help their children through a difficult time and that’s understandable
but solving a child’s problems doesn’t help them build communication skills and learn how to compromise and cope
and it’s a lesson that young people need to learn.”
Mentone Grammar places a strong emphasis on building resilience
This includes promoting physical activity and fitness through the school’s comprehensive sports and outdoor education programs
Students can take advantage of a broad co-curricular program that encourages them to try new things and learn from a broad range of experiences that involve students stepping out of their comfort zone
They can also immerse themselves in the school’s strong service opportunities that expose students to real-life societal issues such as homelessness and poverty
we don’t just want young people to put two dollars in a collection tin,” Müller says
“We want them to give their time to do something for others
the School is a strong supporter of Anglicare
our Year 10 students have worked with homeless mothers through a charity based in Geelong
and students have also helped a charity that supports homeless people who have a pet by donating pet food
blankets and leads and raising funds to help pay vet bills
“students realise the people they are helping are the same as anyone else; they may just have been dealt a tough hand
experienced some bad luck or wasted some opportunities
“We also see our students become more grateful for what they do have – it’s a very grounding experience.”
