As NSW advances plans for a rail corridor to link Sydney’s southwest with its new airport
these up-and-coming suburbs present big opportunities for homebuyers
The federal government has committed $1 billion to secure land for a rail corridor aimed at connecting Leppington to Bradfield and bridging the gap between the Bradfield City Centre and suburbs in the Macarthur region
This significant investment is set to pave the way for metro or train extensions across the south-west suburbs that will improve connectivity
It will link residents to Sydney's CBD and provide direct access through the airport to international destinations
Property Council Western Sydney regional director Ross Grove said the commitment to fund rail corridors would bolster confidence to grow these city regions
and noted the federal funding was a great first step in this big project
“Creating an efficient traveller-friendly rail network will involve further investment in construction of the line and additional upgrades to existing infrastructure

Sydney brokerage Shore Financial has identified the Sydney suburbs with property markets that are most likely to experience price growth over the next six months
The Shore Financial State of Sydney Report found there are suburbs performing well
despite the wider city’s property market being still in a downturn
The quarterly report analysed the 600-plus suburbs across Sydney and picked the top five in each quintile based on changes in their median house price over the previous 12 months to November 2022
The quintiles are: Quintile 1 (heartland Sydney); Quintile 2 (suburban Sydney); Quintile 3 (rising Sydney); Quintile 4 (professional Sydney) and Quintile 5 (affluent Sydney)
Shore Financial excluded those that did not meet certain benchmarks and trends related to asking prices
inventory levels and sales volumes over the previous three months
The remaining suburbs were ranked based on expected growth in asking prices over the next six months
Shore Financial CEO Theo Chambers (pictured above) revealed the top five ranked suburbs in each quintile
Narellan Vale house prices grew 11% over the year to May and are forecast to increase 8% over the next six months,” Chambers said
“The heartland suburb of Mount Annan is forecasting 8% growth and St Clair with 2% in the next six months.”
Chambers said Northmead (suburban Sydney) house prices climbed 11% over the previous year and were expected to rise another 4% over the next half-year
both the suburbs of Schofields and Old Toongabbie located in suburban Sydney are also forecasted to reach another 4% in the next six months,” he said
Chambers said Pitt Town (rising Sydney) house prices increased 40% over the year to May and were likely to grow 4% more in the next six months
“We found the suburbs of Oatlands and Asquith
were closely behind Pitt Town and are forecasting 3% price growth over the next six months.”
Chambers said the suburb of Glenhaven (professional Sydney) prices rose 15% over the past year
but growth was forecast to slow to just 8% over the next half-year
Both the suburbs of Kellyville and Strathfield located in Professional Sydney were expected to receive 8% and 6% growth respectively
Bronte (affluent Sydney) house prices jumped 26% over the year to May and were expected to grow another 6% in the next six months
“This is followed by Turramurra and West Pymble
both recording a 3% growth forecast,” Chambers said
Meanwhile, Sydney has been recording higher volumes of auction clearance rates, with a rate of 69.7% achieved in early November, according to CoreLogic.
Chambers said there was no one Sydney property market – there were lots of individual markets within the city
“If we look at the median price for Sydney as a whole
it’s been trending down during 2022 and probably has further to fall,” he said
the story is different if you drill down to the suburb level
Some suburbs have continued to grow during the year and are likely to continue growing over the next six months
which is because these suburbs have lower inventory levels and days on market than the wider Sydney property market.”
Chambers said despite the fact that properties listed for sale were down significantly, if you wanted to buy a property in a high-performing suburb
you’ll be outbid – if you dawdle
someone else will beat you to the punch,” he said
“Despite the fact overseas migrants and students are starting to return to Sydney
they would have little impact on property prices in the immediate future as young students rarely have enough money to buy
while this current wave of students and migrants will eventually impact buyer demand
Last year’s devastating floods hit the Camden part of Macarthur more than most
Now Camden Council wants to build resilience in the community before the next wet weather event hits as well as help emergency services
It is adopting the scouting motto “be prepared’’
and as a first step it is compiling a report about the impact of the 2022 floods
In particular council wants to know the experiences of flooding for people who live in and around the Narellan Creek catchment area
Council is calling on residents and business owners to share their experiences to help identify where measures might best be implemented to reduce the risk of flooding in the catchment and to assist with emergency management
Feedback will help inform Council’s upcoming detailed overland flow study
The Narellan Creek catchment area encompasses the suburbs of Narellan
said local information and experiences would be extremely beneficial
“Flooding is naturally a concern for our region and many local residents have unfortunately experienced the heartache
stress and inconvenience of previous floods,” she said
“We’re being proactive so council and the community can be as prepared as possible for future flood events.”
Cr Cagney encouraged residents and business owners to come forward and share their experiences
“Observations and photos of flooding behaviour from the community are a valuable source of information which will help develop computer models of the extent and nature of potential flooding,” Mayor Cagney said

Recycling in NSW has reached a significant milestone with the 100th Community Recycling Centre officially opening today in Narellan
operational to the public from Saturday 17th December 2022
Member for Camden Peter Sidgreaves MP said that this centre will play an important role in reducing litter and driving better recycling practices across the region
“I know residents and businesses will embrace this new centre because it supports the disposal of problem waste like paints
The State’s newest recycling centre was established with the support of a $200,000 grant from the Environmental Trust as part of the NSW Environment Protection Authority’s (EPA) Waste Less Recycle More initiative
“Many people may not realise that items like lead acid batteries
gas bottles and oils can be reused or recycled into other products,” Mr Sidgreaves said
“This centre helps us to protect our environment and waterways like the Nepean River and Wianamatta South Creek while also saving energy and other resources too.”
The Camden Community Recycling Centre is located at 5 Millwood Ave
It is open Saturdays and Sundays from 9am to 2pm
The Centre accepts household quantities (up to 20kg or 20L) of the following problem wastes for free; water and oil based paint
James Griffin MP said reaching 100 community recycling centres across the state is a huge achievement for a cleaner environment in NSW
“This new centre joins a network of 99 other facilities across NSW that have to date collected more than 17,000 tonnes of waste,” Mr Griffin said
The EPA has awarded more than $5 million in educational grants and more than $13 million in infrastructure grants to establish Community Recycling Centres across NSW

Judge Paul Conlon converted Richard Ringwood's 12-month prison term to eight months of periodic detention
on grounds of parity with his co-accused.Ringwood
was captured on CCTV kicking and stomping on at least one victim with co-accused Dean Masciocchi on December 24 last year.He pleaded guilty to affray. The victims were walking in the opposite direction when Ringwood and Masciocchi pounced. The pair punched and kicked each of the victims
who were knocked to the ground and kicked repeatedly. As the victims tried to leave the mall
the two men chased them and again began kicking and punching at least two to the ground. It was a this point that Ringwood and Masciocchi began stomping on the head and torso of one of the victims as they lay helplessly on the pavement. The sentencing magistrate Ian Guy described the attack as "vicious and cowardly".Mr Guy was amazed the victims
were not left with critical injuries.Masciocchi was given an eight-month term of periodic detention in Campbelltown Court
but Mr Guy said the message had to be sent out that the community would not tolerate "this extraordinary behaviour by drunk young men who bash others".Mr Guy sentenced Ringwood to 12 months' full-time jail with a minimum eight-month non-parole period. However
Judge Conlon yesterday said the magistrate's comments were valid and the community was entitled to be appalled at what Ringwood had done. But
he had to uphold the principle of parity.Judge Conlon fixed a non-parole period of six months
