Luxury house prices on Sydney’s north shore have scaled new heights following the sale of a Northbridge waterfront linked to the Primo Smallgoods family for about $44 million
The property was sold by vendor Kristie Ward, the daughter of John Hunt, who co-founded Primo Smallgoods in 1985 and who last appeared on The Australian Financial Review Rich List in 2017 with an estimated fortune of $314 million

Revellers and Northbridge locals may have noticed a feature of the James and Lake Street roundabout has gone missing
The sculpture called Arch was installed to mark the opening of the Northbridge Piazza precinct in 2009
and was commissioned by the City of Perth at a cost of $99,000
the public art piece was removed for repairs by the City of Perth and has not been reinstalled
a City of Perth spokesperson said there were no plans to reinstate the 10 metre work which is still in storage
"The City has consulted with the artist regarding feasible options for repair," the spokesperson said
Artist Lorenna Grant said she was told by a City officer funds were not available to repair the sculpture
"I did get a phone call from somebody in the City of Perth; and they just said basically that they don't have the money to do it," she said
the fabricator who constructed the sculpture said it could be repaired
Ms Grant said she was shocked to hear just a few weeks later, the city had paid $250,000 to transport and install an astronaut sculpture from the US to Perth.
"This is a unique and original artwork to Perth, it was made 10 kilometres down the road; the Arch was made for this intersection - it was made for this downtown area.
"It's a great loss to this area, because it is a unique work, and a lot of people have memories of it."

Restaurant, internet cafe, restaurant, restaurant, white 80s-era warehouse, restaurant, restaurant, car park.
From around the time people started wearing baggy jeans to raves till when the trend resurfaced, the stretch of Roe Street between Chinatown and the William Street lights looked something like the above, give or take the occasional karaoke bar or vegan-friendly ice creamery.
But while many businesses came and went over that quarter-century stretch, there were also some constants. Constants such as the warehouse, even if it was hard to pinpoint exactly what it was supposed to be.
The Standard.Jamie SimcockAlthough this warehouse could have been anything – was it a ho-hum cafe? Aflagging showroom spruiking the glass bricks that beautified its exterior? A precursor to the random-warehouse-as-one-day-a-week-barbecue-lair model that would one day shake up Perth’s dining scene? – one thing it wasn’t was welcoming.
For outsiders trying to look in, the message was clear: if you don’t know, don’t ask. There’s nothing for you here.
Then in late 2014, a Melbourne transplant named John Parker took over the joint, rechristened it as The Standard, and brought contemporary cocktails, a photogenic garden, plus the street cred that comes from working alongside late Victorian bar doyen Vernon Chalker (Gin Palace, Madame Brussels) to a precinct that could have done with some new blood.
The building’s mood ring went from stay out to come in, and a budding hospitality group had its cornerstone.
By the time The Standard turned 10 last year, both Northbridge and the ParkerGroup had changed significantly. So much so that the group’s brains trust felt that its first-born needed some attention. Interiors were decluttered, talented artist Peta Roebuck painted a sprawling, multi-wall mural of Haring-esque squiggles that brightened the room, and the kitchen shifted its focus from Asia to Europe: or more specifically, the continent’s sun-kissed Mediterranean nations.
But while the menu touches on France – duck liver parfait toast ($9), say – andGreece – ace grilled saganaki with burnt honey ($16) that’s squeaky and squishy in all the right places – it’s evident that Italy is the kitchen’s new North Star and, it would seem, a recurring theme within the broader Parker-verse. (Willi’s at The Royal went from wine bar to pizza bar, while Karrinyup’s Dandelion became, at least temporarily, Ciao Dandy.)
So the requisite raw fish is billed as crudo di mare ($21); a salad of radicchio, peeled orange and candied walnuts ($14) is crowned with clouds of finely shaved pecorino cheese; and frilly traffic cones of campanelle pasta ($34) slicked with sugo and the fiery Calabrian salami nduja is typical of the carb-loading options you’ll find on the menu of crowd-pleasing share dishes requiring minimal Googling from end-users.
Investing in good WA produce isn’t just a marketing ploy: it’s also hugely pragmatic. When you’re feeding a venue that houses 320 from one small kitchen, outsourcing your bread, pasta and cheese production is a wise business move.
Despite being a big venue – those sitting up on the shipping container deck will no doubt relish the option to order via QR code – The Standard thinks and acts like a small bar. The food offering ticks the boxes for familiar, well-executed and delicious yet never feels like it’s insulting anyone’s intelligence. The drinks list has personality and soul galore.
Like the original, The Standard 2.0 appeals to a diverse crowd and does it all from dinner dates to snacking with friends. It’s a warehouse party, I think, that has something for everyone.
Vibe: setting a new standard for big-scale pubs in NorthbridgeGo-to dish: campanelle pasta with tomato sugo and stracciatella (nduja add-on optional yet highly recommended)Drinks: a top-shelf range of imaginative cocktails, wines, beers and non-alcoholic options that’s au fait with current drinks trendsCost: about $140 for two, excluding drinks

Northbridge has sold for close to its $45m asking price
The largest waterfront landholding in Northbridge has reset records on Sydney’s north shore with its sale today for close to $45m
A Sydney-based family has snapped up the grand estate on a 3434sqm block at 49 Coolawin Rd in a deal negotiated by Michael Coombs and Andrew Drury of Atlas
Coombs said at the time of the listing in late January: “In my two decades of real estate
I’ve never come across a waterfront property like this.”
The property disappeared from realestate.com.au this afternoon but neither agent would discuss the sale
leaving other sources to confirm the deal was done close to the $45m guide
The sale means three North Shore homes have now transacted for more than $40m
Vacant lot sells for $20m
The first was the Lavender Bay home of property veteran Greg Paramor
2022 and then Mosman home of Sydney Swans chairman Andrew Pridham for about $40m last August
The latest big deal was for a six-bedroom mansion owned by Kristie Ward of the Primo Smallgoods family
who bought it in 2017 for $21m from Robert and Kelly Salteri of the Transfield and Tenix infrastructure family but has since undertaken a thorough luxury renovation

According to the big book of traveller wisdom
the best source for dining advice in foreign cities aren’t food writers
chefs or the other hotel guests in line at the breakfast buffet: it’s the taxi drivers
Or perhaps it was a rumour started by a plain-clothes, undercover cabbie that regaled fellow pubgoers with tall tales of a driver taking him to a locals-only charcoal chicken shop
(Taxi drivers: the original Michelin tyre-powered inspectors?)
Hyun Cha has one of Perth’s most exciting new openings in Charim
located on William Street in Northbridge.Matt O’DonohueSome recent meals
suggested that this theory might have started in Korea
It’s in The Land of The Morning Calm that you’ll find the gisa sikdang
aka “taxi driver restaurant”: low-key diners where cabbies could eat balanced
For anyone else that’s yet to cross Korea off their to-visit list
Charim – a Northbridge restaurant inspired by gisa sikdang culture that opened in November – is the closest we’ll get to such a taxi driver hangout
although I suspect the calibre of food here isn’t typical of what’s found at the OGs
The restaurant’s name is a Brangelina-esque portmanteau fusing the surnames of chef-owner Hyun Cha and his wife
the tables – a dozen or so of them in a sparse yet comfortable dining room in the William Street Shopping Centre – get adorned with dish upon dish of dazzling
Or a benchmark-worthy pancake of kimchi and pork ($25). Too often a gluey, final resting place for funky, over-fermented kimchi, Cha’s version is by turns crunchy, lush and low-key luxurious courtesy of fine silky threads of enoki mushroom. You’ll find these items on the specials menu: a concise, fluid edit of dishes informed by Cha’s upbringing split between Seoul and his grandma’s place in Jeollanam-do in Korea’s southwest.
14/20ReviewPart fishmonger, part suburban small bar, Fins Bicton is an irresistible new prospect for seafood loversIf these mains are the heart of Charim
all Korean cooking – is banchan: the ferments
condiments and other side dishes that add colour and texture to the table
the banchan offering usually begins and ends with kimchi
includes fritters of snapper fried in egg white and buzzing with pepper; tamago-style egg omelettes dotted with a dusky pink smudge of myeongnanjeot
crisp bookmarks of Korean-style seaweed roasted in sesame oil; plus more of that excellent house kimchi
You get seven little bowls of banchan and rice with every thali-style set meal
a clear wakame and beef soup that’s typically served on birthdays
each set meal is designed for one; but with the addition of an extra bowl of rice
especially if you’re supplementing dinner with some specials (which you absolutely should)
Just as Cha might be a self-confessed “baby chef” in Perth – a somewhat harsh self-appraisal
Cha spent the last 18 years cooking Japanese food in Sydney before heading west six months ago – Charim feels like a baby restaurant preparing to set off on a very promising journey
but outgoing staff brimming with knowledge and sass give it chutzpah
with BYO-clutching guests – including plenty of Korean native speakers – happy to queue for a spot at this no-reservations diner
Vibe: a rollicking Korean Squid Game – and beef game and seafood game and kimchi game – where everyone wins

Brothers Brian and Conor Buckley know a good beer garden. The duo are behind the constantly heaving Picabar and South Freo favourite Percy Flint – two spots where an outdoor table is considered hot property. So when they bought the former Ruinbar site
the first order of business was putting in a killer al fresco space
with a zhooshed up interior and a significant outdoor expansion
the historic space on the corner of Beaufort and Newcastle streets has reopened as The Leadlight
“The beer garden is the superstar,” Brian tells Broadsheet
“It has a bunch of different areas perfect for groups
Hopefully it proves to be a welcome addition to Northbridge where outdoor space is in relatively short supply.”
Make sure you're subscribed to our newsletter today
The kitchen, under the command of Picabar’s self-taught chef George Maxwell, has also expanded with the adjoining Pretty Good Pizza site serving as a commercial kitchen to help keep The Leadlight’s 300 diners fed and happy
Together with head chef Stefano Panzetti of Victoria’s famed Stefano’s
Maxwell has created an Italian-leaning menu that takes inspiration from American bistros
There’s a veal schnitzel; a sirloin served with curly fries and a rich bearnaise sauce; fiery Nashville chicken; and a bistro burger elevated with dry-aged Black Onyx beef
“The goal is to keep the menu rotating where we can,” Maxwell tells Broadsheet
like the White Rocks veal that we use for the schnitty
The new owners haven’t looked to reinvent the wheel
Fans of Pretty Good Pizza will be pleased to know that its team of dough slingers are also behind the pass with six different pizzas on the menu
as well as panuzzi – pizza-sandwich hybrids
fold it in half and fill it with whatever you want,” says Maxwell
“We’re going to keep them rotating but we’re working on a version of Brian’s steak sandwich from Picabar with fresh chimichurri.”
“I’d never had a panuzzo before but the conti panuzzo [filled to the brim with antipasto and mozzarella] is fucking unbelievable.”
to be precise – ranging from Swanny D to a slew of West Australian craft beers
Wines are predominantly from local producers
“We’re aiming to overdeliver on the booze and food side of things
but at the end of the day we’re a neighbourhood pub for Northbridge,” says Brian
“It’s the sort of place that anyone can walk in
and everyone will leave having had a good time.”

There’s been no holiday lull for Sydney’s trophy home market
with a record-setting Northbridge sale inked on the lower north shore for about $30 million just days out from Christmas
The hefty waterfront deal is an example of how the traditional holiday hiatus for trophy sales is also a strategic window for buyers and sellers to conclude negotiations in the countdown to the new year
After 18 years cooking Japanese food in Sydney
“I haven’t cooked Korean food my whole career
but I’ve been eating it my entire life,” Cha tells Broadsheet
takes its cues from Korean kisa sikdang – unpretentious
fast-moving restaurants designed for taxi drivers on tight schedules
and a focused menu built around hansang charim
a traditional set menu that lands on the table in one decisive swoop
It’s an approach that also reflects the restaurant’s name
which simply means “a table set for a meal”
discipline and a refusal to cut corners – skills Cha honed working as a Korean military officer before moving to Australia in 2005
There are the usual suspects: house-made kimchi and rolled omelette with fermented pollock roe
like raw Shark Bay prawns in a fiery marinade
a dish so popular with diners that its temporary removal from the menu sparked an Instagram outcry
so people are very passionate about it,” Cha explains
a short selection of supplementary dishes makes the decision easy
A thick golden-edged pancake speckled with local squid and prawns
A slow-braised pork jowl is served as part of a plate of bo ssam with fresh kimchi
Marinated raw blue swimmer crabs are juicy
are evident in the careful sourcing of Charim’s ingredients
“It’s more expensive than the imported varieties
“I’m always on the hunt for the best cabbage
It takes time to find the right one.” His pursuit of perfection is relentless and evident in every dish
and the food carries an unmistakable clarity of purpose

Northbridge goes to auction this Saturday with a $9m price guide via McGrath Northbridge
Northbridge residential property is performing strongly this quarter with a $24.8m sale nipping at the heels at the suburb record and a swag of sales north of $8m
While families are discovering this suburb close to the city with views
developers have also arrived paying big money for land where they can either build a luxury home or subdivide into duplexes
The median house price in Northbridge is $5.28m
but recently developers have been snapping up corner blocks for much more than the median price
Luna Park’s new chapter
A 1950s redbrick home in Coolawin Rd has just sold for $9.2m
and a five-bedroom home on 985sqm in Bourmac Ave has sold for between $8m and $9m
Then in September a new deep waterfront property in Coolawin Rdsold for $24.8m just shy of the suburb record of $25m set in 2022
said developers were particularly interested in level blocks with a wide frontage where there was an older home
“They know the upswing of buying a wide big block
If the block is more than 700sqm they can build duplexes
A lift from the lower-level garage extends to both levels of accommodation above
Some developers though buy and rebuild like Sybil Chen and Daniel Hu who have built a brand-new house at 20 Coolawin Rd replacing a brick bungalow they bought for $4.312m in 2022
The five-bedroom home on a prime corner block with Middle Harbour views has curved glass full-length windows
Three of the bedrooms have their own ensuites and open to balconies and there is full automation throughout
This home has never been slept in and none of the top appliances have been used
the ovens in the indoor and outdoor kitchens are pristine
The landmark home on the high side of the street goes to auction on Saturday December 7 and has a $9m guide
Hot off the press: Northbridge’s lush beer garden Henry Summer will close their doors next week
December 21 after seven years in their Aberdeen Street home
The hospitality group’s roster of 10 venues also includes La Cholita
“Henry Summer was a game-changing venue for Perth when we opened over seven years ago
and while closing this chapter is bittersweet
it feels like the perfect time to embrace a new
exciting concept,” said Lavish Habits founder Clint Nolan
While they haven’t unveiled what that new concept will be
the Aberdeen Street venue’s new era will be a collaboration with Sesh Mafia – the hospitality group behind a rapidly-expanding empire of bars and restaurants that includes Shui
“Collaborating with Ben Tua and the Sesh Mafia team feels like a natural fit
given our mutual passion for the Perth hospitality scene and our shared drive to create truly exciting things in our city,” continued Nolan
“I know this next chapter will bring something fresh and totally new to Perth’s vibrant hospitality landscape and I can’t wait to share more with everyone”
collaborating on the new era of the former Henry Summer space is an absolute honour for us,” added Sesh Mafia founder Ben Tua
“I’ve always had a huge amount of respect for Clint Nolan in the industry
he’s a true trailblazer who isn’t afraid to take risks and always pushes the envelope
His work has done so much to elevate Perth’s scene
and it’s clear how much he’s committed to making this city a vibrant and exciting place.”
and we’re absolutely stoked for the opportunity
Our goal has always been to create killer venues that are not just spaces
And make lasting memories in a place that just feels good!”
“We’re passionate about hospitality and dedicated to giving back to Perth
to take the Perth scene to the next level with a space that brings people together and makes every night unforgettable
We’re ready to deliver something truly special.”
“Working on a project like this for me would be very exciting … you could make one of Sydney’s most significant homes,” he says.
On the glittering waters of Middle Harbour, this deep-waterfront estate consists of three north-facing titles with a combined 1920 square metres of land and 50 metres of direct harbour frontage on tranquil Sailors Bay.
Browse Domain’s property and lifestyle magazines.
There’s also a boat shed and a 134-square-metre maritime allotment with permanent berthing for a 45-foot vessel.
When Domain visits on a gloriously sunny spring afternoon, the only sounds are the gentle lapping of water, the hum from a passing boat and the occasional call from a cockatoo.
“What I love about water frontage is you kind of have an expansive view,” Smart says. “You can look up and down and it feels very long and wide and you don’t have to build in privacy because it’s already there.”
The bush and bay panorama stretches from Castlecrag to Seaforth and east towards The Spit. Boats bob on the water and most days you’ll spot kayakers gliding past.
There’s a compelling connection to nature that makes it easy to forget you’re incredibly close to the city.
“This property feels like it’s totally immersed in nature and yet it’s only 12 minutes from the CBD or eight minutes from Chatswood,” Smart says.
Minimbah currently plays host to a substantial residence dating back to the 1970s. It’s tired but perfectly liveable.
Agent David Forrester is already fielding plenty of inquiries from both local buyers and families from Singapore, Hong Kong and China.
“My best guess is that someone will camp here as is for a few years while they get a DA together for redevelopment,” he says.
“I can see an Admiralty or Kirribilli-style house that sits beautifully on the block.”
Forrester says Minimbah is unique among Sydney’s waterfront properties in that planning controls allow a foreshore building line that sits almost at the water’s edge for lot number 29, with a floor space ratio that permits a substantially larger home than is ordinarily allowed in the suburb.
“This site has everything you dream of, and whether you were wanting to build one big house or a couple of dwellings, it seems as though the opportunities here are limitless,” Smart says.
“Across Sydney there are only five north-facing properties with this much water frontage. It’s insanely rare,” says David Forrester of Belle Property Northbridge.
Minimbah is located within strolling distance of Clive Park, the family-favourite Northbridge Baths and the picturesque Northbridge Golf Club.

another venue is joining the love fest at “the Paris end of Northbridge”
The shiny new addition is Bar Love, a ’70s-inspired cocktail bar from bartenders and best mates Pippa Canavan and Murray Walsh. The pair met while managing Mechanics Institute
where they spent four years honing their craft and dreaming up a venue of their own
“Opening a bar is something that we’d chatted about and something we both wanted to do,” Walsh tells Broadsheet
Walsh continues: “But then after spitting ideas at each other after numerous staffies we worked out we had a pretty similar vision
We knew we worked well together and we got on well.”
glimmering gold signage across the front window makes a persuasive case for what’s inside: “Cold Drinks
Their combined experience ensures that the creations coming from behind the bar are of the highest quality
and they’re certainly down to gab while they work
We want that sense of community and to know the regulars’ names,” says Canavan
The kitsch decor reflects the maximalist personalities of Bar Love’s founders
with vintage records adorning the vibrant pink and burnt orange walls
velvet love seats in rich ruby shades and a mirrorball porcelain panther surveying the space from the top self
it’s cocktails that will really make you fall for Bar Love
Walsh and Canavan are playing to their respective strengths
Walsh’s cocktails are “more for the discerning drinker”; Canavan’s are the crowd-pleasers
a subtly sweet cocktail that’s a little more approachable than the standard stiff drink
Canavan’s “melon-blended disco drink” made with eucalyptus and Midori
For those looking to kickstart their night
a mash-up of a classic Espresso Martini and the Tiktok-famous Mont Blanc coffee
delicious drinks that you want to come back for … nothing that you have to think too hard about,” says Canavan
The beer and wine lists are predominantly Western Australian
and a rotating batched cocktail from Idle Hands Drinks Co
Classic bar snacks are the handiwork of Zimbabwe-born Dwight Alexander of the neighbouring Peasants Paradice
Alexander is known for his bold flavours that draw from various African nations and his command of spice
The Bar Love menu features both original plates and Peasants Paradice favourites that have been tailored to suit a bar setting
the duo will add al fresco seating and hosting regular bar takeovers with top bartenders
but their priority will always be providing that “third space”
and sense of bringing everyone together,” says Walsh
Canavan adds: “It’s the whole reason it’s called Bar Love.”

It may be still early days in the professional career of Jye Pickin
but it seems the former amateur standout already seems comfortable playing for a pay cheque
as shown in his victory today in the Northbridge Golf Club Pro-Am
After spent time playing events on the adidas Pro-Am Series in Queensland in recent weeks
and with a pro win already to his name at the Wyong Open
Pickin triumphed with a 2-under 62 around the tight course on Sydney’s North Shore
Pickin finished three in front of six players on 1-over-par that included Northbridge Golf Club’s very own Head Professional Clinton Russell
Starting his day on the 14th hole in the afternoon wave
Pickin made an early birdie at the par-3 15thbefore giving the shot back at the par-4 18th
Pickin then really got going on the front nine
where his approach of finding the narrow fairways around the hilly waterside venue paid dividends with a first birdie coming at the 261-metre par-4 fourth hole
The Charlestown product went further under par with another birdie at the sixth before dropping a shot at the next
with his birdie at the ninth taking him back to 2-under-par
where he remained over his final four holes to claim his first adidas Pro-Am Series title
I knew coming out here that it was going to be tight off the tee and to put my ball in play all day
I got it on the putting surface and managed to roll one put in
so I felt that was definitely getting one shot ahead there
And then towards the end of the round I just kept focused on hitting the fairway and hitting the greens

Northbridge is expected to sell in the $40m-$50m range
Sydney’s north shore is about to get a price reset with Primo Smallgoods heiress Kristie Ward hoping for more than $40m for her trophy waterfront home on Middle Harbour
When she bought the five-bedroom, seven-bathroom estate on a whopping 3,434sqm block at 49 Coolawin Rd, Northbridge in 2017 for $21m it smashed the then suburb record by about 30 per cent
Northbridge’s current record is $25m set in 2022 and while Sotheby’s agent Alon Beran is not quoting a formal asking price expectations are that the trophy estate will sell in the $40m to $50m range
The sale could set a new benchmark for Sydney’s northside residential real estate which is presently at $42.2m for the historic Idlemere in Lavender Bay that traded in 2022
Mosman waterfront has rare Chinese boatshed
The mooring facilities can now accommodate a bigger yacht
Kristie and her husband David have renovated their harbourside home extensively and extended the mooring poles so it can accommodate a bigger yacht
co-founder of Primo Smallgoods and records show the house is in her name
Earlier this year there were media reports of a legal stoush between father and daughter with Mr Hunt seeking a court determination that the Northbridge property was held on “constructive trust” for the family holding company JWH Nominees
He wanted a declaration that the family company had an interest in the home
reflecting its “contributions” to the purchase price and subsequent renovations
It was reported that the court determination
Agent Alon Beran said the owners were selling to downsize now that their children were grown
The house has three levels of living covering 1000sqm of floor space
the ceilings are 3.5m high and the outdoor entertaining space is the entire width of the house with views over Middle Harbour towards the Spit Bridge
The kitchen is a showpiece with Calacatta marble benches
and a den with a private balcony are also on this level
On the middle floor there are five bedrooms each with ensuites and the main bedroom has its own terrace and wide water views
The three-level home has 1000sqm of internal space
Even the bath tub has an extraordinary view
Downstairs is an entertainment zone again with views and a terrace
The property is equipped with state-of-the-art home technology
CCTV security and internal access to a triple garage
rolling lawns and palm trees around the pool
Coolawin Rd is Northbridge’s premier address with six sales above $10m

this alt-music and art venue was among Perth’s first wave of small bars and was notable for its streetwise swagger and party-starting drinks
not least whenever its courtyard hosted pop-ups slinging tacos
burgers and other street-food hits guests could eat with their hands
As management spread their wings they opened additional venues
food playing a more prominent role each time
an Instagrammer’s fantasy in the former Penang Restaurant
Young Love Mess Hall then became North Bird Dining Room and Wine Store
If only North Bird didn’t open just before COVID-19 ..
the space now has a stronger food focus than ever
Not only is the new identity of 175 William Street now geographically accurate – the space is south of the original Bird – it also speaks to its raison d’etre: fried chicken
spicy Nashville-style fried chicken from the southern American state of Tennessee
America’s southern states are home to many regional fried chicken styles (Texas roadhouse fried chicken
are both dishes to seek out if you’re ever in the Lone Star State)
But Nashville fried chicken is unquestionably the genre’s best-known exponent
complete with handmade benches; by night the neon.Jacqueline Jane van GrootelAustralia has Morgan McGlone and Aaron Turner to thank for introducing us to the pleasures (and pain) of Nashville’s most famous foodstuff when the duo opened Belle’s Hot Chicken in Melbourne’s hip Gertrude Street precinct in 2014
featuring a range of sweat-inducing heat levels and natural wine
Its success led to the opening of Nashville chicken shops around the country
Ben Atkinson’s terrific Meat Candy (2016-2018) at the top of William Street was cause for celebration
establishments such as Drasko’s Hot Chicken
and Fremantle’s sadly shuttered Goldbird have followed
One way that Bird and South Bird owners Braeden La Marr and Kabir Ramasary hope to stand out from the crowd is via a strong bar offering. And so it is, with a tight drinks list built on a handful of classic cocktails featuring bourbon, mezcal, rum and other spirits from the Americas, plus beer and lo-fi wines.
Another plus: the kitchen opens from noon to night. In the daytime you can best admire the devil’s ivy beneath the skylight, the benches handmade by La Marr and Ramasary and the room’s mid-century golden yellow lamps contrasting with emerald-green walls. At night, neon signs add to the diner appeal.
Heads up: the chicken is big. Ramasary tells me the butcher they use sources hefty number 22 chickens. You can get a substantial meal-for-one for less than $25.
The chicken is juicy and crisp in all the right places, especially those fried to order in a Henny Penny pressure fryer, a flash bit of kit that – through the magic of pressure cooking – keeps chicken juicier while also using less oil. (These fryers are also used by a certain famous Colonel.) After frying, chilli oil and chilli spice are deployed according to guests’ wishes.
Still, South Bird’s boneless thighs are a good time, although they’re a bit unwieldy to eat with the fingers. (Does anyone else feel eating fried chicken with cutlery is against the spirit of the dish?) Better to get your thigh high via the burger or sandwich options, with the burger being my pick. The give and softness of the burger bun (plush and baked locally) provides an excellent counterpoint to the fillet’s crispness.
The chicken pieces are served on white bread to catch those precious, delicious chicken juices and chilli oil run-off. The same bread used for the sandwich, however, feels too thick and firm for the purpose, especially as the sandwich is pitched as a “sando”, a Japanese-style sandwich that relies on squishy milk bread that sticks to the roof of your mouth to create that all-important soft-crunchy contrast.
Gen Z is not drinking – and it’s threatening Perth’s live music sceneAnother heads up: South Bird
by nature of the venue and its price point
A sign at the door explains the five-step ordering procedure and guests help themselves to a menu
then buy their food and drink at the counter
will bring your food and drink orders to you
although with the current scramble for staff created by so many openings in Perth
uneven service looks like it’s going to be the new normal everywhere
price-conscious addition to the bottom of William Street
urban offering feels perfect for students and 20-somethings wanting to begin a night right
plus it’s close enough to White Collar Heartland for suits to get in on the lunch-hour action
flipping the bird usually has negative connotations
Vibe: spicy Nashville-style hot chicken plus spice-sympathetic drinks served in an easy-going bar setting

Winston, a New Orleans-inspired small bar on William Street, launched with a cocktail called In a Gadda Da Vida. Named after a ’60s rock tune, it perfectly encapsulates the soulful mood of the venue. Defined by its smooth jazz tunes, creative cocktails and wholehearted embrace of the flavours of the American South, the small bar shares a wall – and owners – with Nashville chicken joint South Bird
“The idea was always to open a Nashville fried chicken restaurant and keep that Southern theme going in the adjoining venue,” Winston co-owner Kabir Ramasary tells Broadsheet
“Both spots are urban with a dive bar feeling
which makes them work really well together.”
Guests are greeted with soulful jazz, exposed brick walls, dim lighting and half a dozen wooden tables. The space is modelled after Ramasary’s favourite bar, Sydney’s now-closed Bulletin Place
“It was kind of cramped but warm and happening
and that’s exactly what we want Winston’s to feel like.”
As well as a clutch of beers, wines, spirits and classic cocktails, the drinks list includes four weekly cocktail specials – one sweet, one sour, one stiff and one surprising – created by veteran mixologist Pete Long (Hula Bula Bar, Ezra Pound)
The food menu is likewise Louisiana-inspired with Creole-spiced corn ribs; po’ boy sangas with crunchy fried chicken; mac’n’cheese with caramelised okra; cornbread with sweet honey butter; andouille sausage; and jambalaya balls with chicken and andouille
