Construction work on Glebe Road and Court Street
Adamstown has started to prepare for the installation of traffic lights at the intersection of Glebe Road and Park Avenue.
These upgrades will help to reduce vehicle crashes and improve accessibility for pedestrians and cyclists by providing an improved connection to local schools
and enhance the link between the city and Fernleigh Track. The below works have been completed:
Now that the traffic lights have been installed
This works must be conducted during the scheduled Sydney Trains rail shutdown
as coordination of the traffic lights and the existing rail level crossing signals (boom gates) is required.
The traffic light work will be undertaken over a continuous period between 9pm Friday 16 May and 10pm Sunday 18 May
St James Road and Court Street will be closed during this time
Detours and signage will be in place during this time
Please follow the directions of onsite traffic controllers
Further works will be conducted following the traffic lights being made operational
the new cul-de-sac in Court Street will allow eastbound traffic to turn left into Court Street
travel around the cul-de-sac and proceed through the intersection on the next green signal
This will assist eastbound traffic on Glebe Road to access the Adamstown area. This change to traffic flow will replace the right turn at Wood Street
which will be removed to improve safety (to read more about this go to our FAQs below).More information will be provided to the community as planning progresses. This project is joint funded with the Australian Government Black Spot Program
New direction of traffic for access to Park Avenue from St James Road
High numbers of accidents have occurred at the intersections of Glebe Road with Park Avenue and Wood Street
There are also numerous near misses at the existing pedestrian crossing on Park Avenue south of Glebe Road
As it is not compulsory to report non-injury accidents to the NSW Police (as has been the case for several years now)
it is expected that the actual number of accidents is significantly higher than documented statistics
Following consultation with residents and businesses
traffic control signals (TCS aka traffic lights) were approved by Council in 2014
cyclists using the R1 regional cycleway are directed to cross Glebe Road at Teralba Road
This is very challenging for inexperienced and/or non-confident riders
The new traffic lights will incorporate cycle lanterns and allow a safer crossing of Glebe Road
there was a proposal for an overpass of the Adamstown level crossing to allow free flow of traffic uninterrupted by rail movements
The Draft Newcastle Local Environmental Plan 2000 did not propose a zone for the area immediately around the Adamstown level crossing due to uncertainty surrounding funding and land area requirements
It was also considered that an overpass would detract from the amenity of the area and detrimentally affect walkability
Current design standards would require an even greater footprint for construction of an overpass
an overpass would not readily be considered as a future option
Transport for NSW is currently investigating options for the Lower Hunter Freight Corridor, which, when implemented, will enhance amenity and liveability in the area by removing most of the freight trains from the Adamstown level crossing. For more information, visit Transport for NSW's project webpage
The right turns at Wood Street are being closed due to a high number of accidents that happen when vehicles turn into or out of this intersection
It is also essential to keep both the Glebe Road and Park Avenue intersection and rail crossing free from obstruction
The new traffic lights will have a queue detection sensor in Glebe Road to keep the intersection and rail crossing clear for safety
Without removing the right turn into Wood Street
there is a high risk that queued vehicles will stretch back to the rail crossing
These vehicles would trigger the queue detection sensor
causing frequent delays for eastbound traffic and negatively impacting the surrounding road network
Alternatives for Eastbound Traffic on Glebe Road:
For those who used to turn right from Glebe Road into Wood Street
you can now choose from the following options:
then make a U-turn in the cul-de-sac and then drive straight through the intersection to access Park Avenue (see map above)
- Turn right into Burke Street (a passing lane on the left will be implemented to allow smooth traffic flow past turning vehicles)
- Turn right into Teralba Road (as it operates currently)
- Turn right into Date Street (as it operates currently)
Safer Right Turn Options from Wood Street:
For those who previously turned right from Wood Street into Glebe Road eastbound
the new traffic lights at Park Avenue and Glebe Road will offer a safer and more frequent right turn option than is currently provided at Wood Street
This is a complex project with a long lead time
The traffic lights are proposed to be integrated with the adjacent level crossing and the impending upgrade of the signalling system by Sydney Trains
The traffic light phasing will be coordinated with the operation of the Adamstown level crossing gates
Installation of the traffic lights and associated upgrades is joint funded by City of Newcastle and the Australian Government
under the Australian Government Black Spot Program
this program is administered by Transport for NSW (TfNSW)
Some preliminary work involving improvements to footways and drainage
have been undertaken to support this project
Completion of the project will improve safety at the intersections of Glebe Road with Park Avenue and Wood Street for all users
Regional cycleway R1 will be re-routed to the traffic lights to facilitate safer crossing of Glebe Road for cyclists and pedestrians
Interfacing the traffic lights with the operation of the railway gates will also improve conditions for motorists
we are undertaking all the preparatory works for the traffic light installation
It is expected that traffic lights will be operational in 2025
Following the installation of the traffic lights
Sydney Trains propose to upgrade the level crossing signalling system
This upgrade work is being designed and managed by Sydney Trains
The Newcastle City Traffic Committee (NCTC) has considered multiple options and combinations to address the accident history at the intersection of Glebe Road and Park Avenue and impacts on the surrounding streets in the Adamstown area
Among the options considered in recent years are a roundabout at the intersection with Park Avenue
traffic lights at Wood Street and banning of right turn movements at Teralba
The traffic light installation at the intersection of Glebe Road and Park Avenue is the preferred option and was strongly supported in the consultation undertaken
The potential for queuing across the level crossing has been considered and appropriate time has been incorporated in signal phasing and coordination with the level crossing gates to prevent this from happening
We intend to install advance directional signage indicating where to turn to if heading to the Adamstown area south of Glebe Road
Right turn movements from Glebe Road are still permitted into various streets
The preferred movements for eastbound vehicles on St James Road that miss the Court Street turn would be to continue on Glebe Road
left into Kyle Road and left onto Brunker Road
Operation of the traffic lights and the level crossing boom gates will be integrated
The St James Road level crossing is currently manually operated
and Sydney Trains propose to semi-automate the controls as part of their upgrades planned following completion of the traffic lights
The pedestrian gates at the level crossing will operate in accordance with the level crossing controls
If the level crossing boom gates allow traffic movements across the level crossing
pedestrians will be able to move through the pedestrian gates
We have identified this location for future works and scheduled for early 2025
The works include lowering the height in the centre of the roundabout to facilitate better turning movements for trucks
which are currently mounting the kerb on the roundabout
These existing movements are associated with the light industrial area located in Bailey and Fletcher streets and Garden Grove Parade
The intersection upgrades at Glebe Road and Park Avenue will follow once the roundabout works are complete
Upgrades to Adamstown Train Station is a NSW Government led initiative
These upgrades and modifications are part of the Mariyung and Regional Rail fleet projects. There will be some work at Adamstown Train station included as part of these upgrades. For more information, click the link here: Rail Infrastructure Upgrades project

The board is seeking $165 million in damages
along with punitive damages and compensation for losses tied to declining property values caused by flooding and erosion from the cracks
the board alleges that the developers deliberately ignored advice from architects and engineers and continued constructing the 1,396-foot residential tower
which was at the time the tallest in the Western Hemisphere
to “avoid delays and maximize profits,” according to the suit
While the developers have yet to respond legally, a spokeswoman for CIM denied the allegations, stating the company is working to get the complaint dismissed, according to Crain’s
The developers have previously dismissed accusations of negligent construction work at the tower as “exaggerated,” while residents claim the facade cracks have caused unsettling whistling sounds during high winds, hardly reassuring for those living in a tower that already sways in strong gusts, as the New York Times detailed in 2021
Macklowe has claimed they are typical and to be expected with the building materials used
The cracks were at the center of the initial lawsuit filed against the developers in 2021
a case that remains tied up in a drawn-out legal process
The latest lawsuit further claims the developers were aware of the concrete’s flaws during the design and construction phase from 2011 to 2015
this information was discovered late last year after lawyers reviewed seven million documents and conducted 100 days of depositions
The board initially tried to add the new evidence to the existing lawsuit
ruling that introducing it so late in the process would be unfair to the defendants
leading the plaintiffs to file a separate suit
engineers recommended repairing the cracks by applying an elastomeric coating—a thick
opaque paint—but Macklowe rejected the suggestion
reportedly because he didn’t want to ruin the building’s white
Instead, Macklowe suggested using a clear silicone finish to repair the 30-inch-thick concrete facade, similar to the one used to protect his yacht, as reported by Crain’s
The lawsuit says he modified the condo’s offering plan multiple times to dodge responsibility for the cracks
Designed by the late Rafael Viñoly, the 96-story 432 Park Avenue tower soars 1,396 feet above Manhattan, standing as the third-tallest residential tower in the world. Construction began in 2013, and the building opened in 2015. In August 2023, a $92 million condo in the tower went into contract, marking the priciest deal of the year at that time

Owners at 432 Park Avenue have filed another lawsuit against the condo’s developers. Just a few years after alleging in a separate suit that the 96-story tower on Billionaire’s Row has at least 1,500 defects (including a trash chute that allegedly “sounds like a bomb”)
owners on Friday filed a complaint in Manhattan Supreme Court claiming developers Harry Macklowe and CIM Group knew about widespread cracking in the building’s exposed concrete façade and engaged in “deliberate and far-reaching fraud” to cover it up
432 Park’s condo board alleged in the latest suit, which was first reported by Crain’s
that CIM and Macklowe not only ignored warnings from architects and engineers about the crisscrossing exterior’s cracking but hid these problems from city inspectors and buyers in hopes of “avoiding delays and maximizing profits.” The suit
which is seeking at least $165 million in damages
plus compensation for depressed property values
claims that the “thousands” of cracks led to flooding and corrosion in the building
the developers were well aware of the cracking in the building’s façade but failed to adequately address the defects and even attempted to hide them
this information was unearthed after lawyers for the owners read through 7 million pages of documents and conducted 100 days of depositions
So what was Macklowe’s alleged reaction to warnings about cracking
In addition to allegedly altering the condo’s offering plan in order to mitigate any responsibility for the defects
the suit claims he waved off the engineers’ advice to apply a thick coating of elastomeric paint to the building’s exterior
which he worried would alter the façade’s look; instead
he suggested applying a clear silicone material that he uses on his yacht
argued that an invisible sealant was good enough for his yacht and therefore was good enough for the Building,” the suit reads
A spokesperson for CIM denied the allegations and told me that the company would move to have the latest suit dismissed. Reps for Macklowe didn’t respond a request for comment, but the developer’s team previously called claims about the cracks and other construction issues “vastly exaggerated.”
she was “avoiding” taking buyers to the building

NYC DOT Built a Record 87.5 Miles of Protected Bike Lanes and Upgraded an Additional 20 Miles Over Past Three Years
NEW YORK – May marks the start of Bike Month, and to celebrate, NYC Department of Transportation (NYC DOT) Commissioner Ydanis Rodriguez today announced month-long programming and community events designed to encourage cycling, promote safety, and celebrate the city's growing bike culture. Throughout May, NYC DOT will host dozens of events across all five boroughs
educational outreach for delivery workers
and a variety of bicycle-focused programming
The celebration comes amidst record bike ridership and investments in cyclist safety in New York City
There are an estimated 226 million cycling trips each year across the city
and NYC DOT built a record 87.5 miles of new protected bike lanes and upgraded an additional 20 miles under the Adams Administration throughout the past three years alone
"New York City is experiencing a bike boom—and we're building infrastructure and providing education to meet the moment," said NYC DOT Commissioner Ydanis Rodriguez
"With record ridership and a historic expansion of our protected bike lane network
we're making it safer and easier than ever for New Yorkers to choose cycling—whether they're commuting
the agency added 29.3 miles of protected bike lanes
the third-highest annual total in city history
The Adams administration has averaged 29.1 miles per year
a 10% increase over the previous administration's final three-year average
Protected bike lanes don't just benefit cyclists—they make streets safer for everyone
protected bike lanes reduce total fatalities and serious injuries by 18.1%
and pedestrian deaths and serious injuries by 29.1%
The safety impact is even more significant for older New Yorkers
with a 39% reduction in senior pedestrian injuries and fatalities
NYC DOT is also making improvements to the bike network to improve safety for cyclists and support the continued growth of biking across the city
These improvements are made possible through smart street design
Bike lanes help deliver these broad safety benefits by shortening pedestrian crossing distances
and naturally slowing down turning vehicles through intersection designs that promote safer turning angles
In April, NYC DOT introduced new cyclist-friendly traffic signals on Manhattan's Third Avenue
are designed to improve visibility and compliance
and have proven effective in increasing safety
the agency implemented ‘Green Wave' signal timing along the corridor
with traffic signals now coordinated so that vehicles traveling at 15 MPH will encounter consecutive green lights
average daytime travel speeds are generally lower on the busy corridor
The ‘Green Wave' treatment is intended to improve safety for cyclists and for pedestrians by discouraging speeding and reducing red-light running
this stretch of Third Avenue was designated as a Vision Zero Priority Corridor with 31 severe traffic injuries and five fatalities (four pedestrians and one cyclist) between 2020 and 2024
NYC DOT also unveiled a new bike counter and visualization tool
bringing together cycling data from across the city into a single
This tool allows New Yorkers to explore ridership trends and better understand how cycling is transforming the city's streets
"More and more New Yorkers are getting around by bike each year
Bike Month is a great way to both celebrate that progress and encourage more people to give biking a try
Every New Yorker deserves a high-quality network of protected bike lanes so that even more people feel comfortable hopping on a bike to get around," said Ben Furnas
executive director of Transportation Alternatives
"Bike Month is all about encouraging more New Yorkers to experience the joy and health benefits of cycling — and to do so safely," said Ken Podziba
from free helmet fittings to educational outreach
We're proud to partner with the Department of Transportation during Bike Month and all year long to promote bike safety
and give New Yorkers the tools they need to ride with confidence."
"Brooklyn Greenway Initiative and the NYC Greenways Coalition celebrate the beginning of National Bike Month
Cycling on NYC's growing greenway system and bike lanes are the cleanest
healthiest and most fun ways to get around the city
and we applaud all efforts DOT makes to expand that opportunity in more communities and to more New Yorkers," said Hunter Armstrong

CIM GroupNew complaint alleges developers knew about alleged construction defects
CIM Group’s Richard Ressler and 432 Park Avenue (Getty
Listen to this article00:001xBuyers at 432 Park Avenue are suing the developers over construction defects — again
Owners at the Billionaires’ Row tower filed another lawsuit against Macklowe Properties and CIM Group on Friday, alleging the developers concealed cracks in the building’s facade from buyers and city inspectors, Crain’s New York reported
The complaint alleges developer Harry Macklowe and CIM engaged in a “deliberate and far-reaching fraud,” including proceeding with construction despite warnings from architects and engineers
which seeks at least $165 million in damages
claims the cracks caused flooding and corrosion
A spokesperson for CIM denied the allegations to the outlet and said the firm would seek to have the complaint dismissed
Representatives for Macklowe did not respond to a request for comment
but the developer’s team previously called allegations about the cracks “exaggerated.”
The condo board sued the developers over alleged defects in 2021
accusing the developers of knowing about the issues
which the board claims it only discovered last year
The new complaint claims Macklowe and CIM not only failed to address the issues during construction between 2011 and 2015 but actively hid them
Macklowe also allegedly changed the condo’s offering plan to skirt responsibility for the defects
SIGN UPThe lawsuit states that when engineers told Macklowe to fix the cracks with a thick coating of elastomeric paint
he allegedly refused over concerns that it would ruin the facade’s appearance
He instead decided on a clear silicone material used to protect his yacht
this matter extends beyond negligence into an alleged calculated scheme
a forceful and uncompromising response,” said Terrence Oved and Darren Oved of Oved & Oved LLP in a statement to The Real Deal
“The Board of Managers is diligently working to remediate these issues
obtain complete recovery for the unit owners and an award of punitive damages against defendants.”
The 2021 lawsuit is still pending
This original complaint claimed buyers at the building experienced “horrible and obtrusive noise and vibrations.”
The 142-unit building launched sales in 2013. Buyers at the supertall have included actress and singer Jennifer Lopez and her then-partner
as well as the Saudi retail magnate Fawaz Alhokair

The downstairs bar at Four Twenty Five sets a tone of New York swank
Jean-Georges Vongerichten has become a global brand along with colleagues with like Gordon Ramsay (58) and Alain Ducasse (34)

How much time Vongerichten spends in any of them
or how much input he has with the hundreds of cooks in his kitchens has become a moot point
But when he opens a fine dining restaurant like the new Four Twenty Five
one has to believe he’s still putting his (or his investors’) money where his mouth is

The true indicator of Chef Jonathan Benno’s culinary superiority is the approachable refinement and very civilized menu he’s created
For years Benno had been chef at Thomas Keller ‘s Per Se before taking over the kitchen at Lincoln Ristorante
Tuna tartare with lotus chips is a petty appetizer
moist dark bread (served with one silver dollar of butter for the table)
we began with a fresh take on tuna tartare ($29)
diced and placed amidst a sunflower seed hummus
The corn agnolotti ($32) shows off the same inventiveness as when Benno was making pastas at Lincoln
the sweet corn in balance with woodsy chanterelle mushrooms

The last of the season’s sweetest tomatoes came fanned out with thin slivers of peppery onion lashed with a brisk red wine vinaigrette and scent of basil ($28)
Eggplant Milanese ($28) was a delightful rendering of small Fairy Tale eggplants breaded and sauteed till crisp

It is impossible to get bored with chicken when you expertly roast one from Green Circle so juicy and flavorful
needing only the enhancement of crushed peppercorns
with a mashed potatoes and the richly reduced jus ($46)
Four Twenty Five’s would not rank very high: The beef had little flavor and was slightly overcooked (it happens)
The French fries were about par for the course
A strawberry Vacherin is a beautiful way to end a meal at Four Twenty Five
modern without need for the eccentricity of exotic herbs
So the chocolate almond torte with black cardamom crémeux
as was the strawberry vacherin ($18) with a lemonade meringue
There’s also a soft “cookie flight” ($14) of four—peanut butter miso
and to end off the meal scrumptious bon bons
The wine list is as thorough as you’d expect
including more than 30 by the glass at reasonable prices
Prices for this elevated cuisine compare with restaurants like Gramercy Tavern and Casa Lever and are somewhat less than The Grill
It’s notable that there are no price supplements or dishes at “market price.” The six-course tasting menu at $188 is a whole lot less than the $250 at The Modern or $298 at Jean-Georges’s flagship
The Bar Menu of small plates offers several options under $18
for you to speak to anyone at the restaurant itself.I called the Jean-Georges Company for General Inquiries or Marketing
no one was available on successive attempts to reach them for information
the myth that fine dining is dying in New York
is dashed upon entering and eating at Four Twenty Five

And they got a great price: Johansson and Jost paid just $13 million
and the same amount that sellers Craig and Deborah Corgut paid in 2006
a triplex in the Rosario Candela–designed prewar co-op
even if the décor is a little stodgy (it’s very Upper East Side)
The listing says that the apartment underwent a two-year renovation
although it doesn’t say when it was completed
but even with high-end renovation prices of $1,000 per square foot
and revitalized old-Establishment spots opening around the neighborhood
many of the wealthy new buyers have gravitated toward new-development condos like the Wales

Barrington trustees Monday put the final touches on a redevelopment agreement for a mixed-use project on Hough Street between the Union Pacific and Canadian National Railway tracks
The location is officially known as Redevelopment Area #1
Joe Taylor III of Compasspoint Development plans to redevelop the former site of the Market Center building and a Volvo dealership at on North Hough Street
The $90 million project includes a four-story building
with 125 residential units and approximately 12,000 square feet of restaurant and retail space — Taylor said he is negotiating a high-end restaurant lease for 6,000 square feet
It will also include the MotorCave Auto Suites
a place for car enthusiasts to keep and display their vehicles
The arrangement ties into the village’s plans to build Park Avenue Plaza
a community gathering space and al fresco dining spot
Taylor said he has agreed to build the plaza on Park Avenue between Cook and Station streets with his own funds
The redevelopment agreement calls for a “pay-as-you-go” tax increment financing deal worth $17 million
The village will issue two separate notes: One for $16 million upon substantial completion of the mixed-use building and the Park Avenue Plaza project
and an additional $1 million once half the retail space is leased
Taylor said most of the site work is done on the project
He noted it has taken nearly four years just to get to a starting point in construction
A combination bakery and bar has closed on Park Avenue
but its popular sweets aren't gone for good
Caramel Bakery and Bar closed at 645 Park Ave
a restaurant and bar that will focus on wine and whiskey
Haley Shuman and Mark Mendola opened Caramel Bakery and Bar in October of 2018
they were engaged to be married and 27 and 28 years old
After a few years they moved Caramel to a larger space next door due to a growing demand for wedding cakes
But a lot has changed in the past seven years
The couple is now married and has two children
and the fallout from the COVID pandemic has made running a profitable business more challenging
"We had so much trouble hiring people and keeping people," Haley Mendola said
"I wanted there to be a way to continue doing this," she said
who was looking for his next step after retiring from teaching economics and criminal justice in the Gates Chili school district
His travels to Italy had inspired him to open a business in the restaurant industry and "my golf game isn't that great so…"
The former Caramel space is in the process of being painted
The bar is being extended to add more seats
The tables will be larger to accommodate full-service dining
and the menu will have "a bit of everything," Johnson said
"I told my chef there's no boundaries." The bar will feature craft cocktails and a good selection of wines and whiskeys
The menu also will feature Mendola's plated desserts; she will also begin accepting orders for custom wedding and birthday cakes in May
Mark Mendola has returned to his original career in graphic design
"It was kind of like a win-win in all areas," Mendola said
"I don't want someone taking my baby and making it a dive bar."
Johnson is hoping to open Cecil's by mid-May ..
On Park Ave there's always something going on
I'm just looking to add to the restaurant scene and support the businesses here."

2025Vehicles travel along the Denali Park Road
(NPS Photo/Emily Mesner) Denali National Park and Preserve officials said Thursday that the park road will be opened to private vehicles as far as Mile 30 on Friday
gives the public a brief access window before transit buses return for the season
Officials urge the public to be aware of changing weather conditions as well as bears becoming more active
Crews were able to clear the road relatively early in the season due to recent spells of warmer weather as well as less snow this winter
and the road will be closed to private vehicles at Mile 15
the Teklanika Rest Area is “wet but accessible” and restrooms at Teklanika
Savage River and Mountain Vista will be available for public use
Campgrounds west of park headquarters are closed until May 20
Officials warn of heavy-equipment traffic on the park road from the entrance to East Fork
The road is closed to all entry from the East Fork Bridge to Polychrome Overlook
and there is no bicycle or pedestrian access through the landslide area
The only way around the closure is hiking around Polychrome Mountain
and anyone making that trip “should expect challenging conditions and be prepared to be completely self-sufficient as emergency response capabilities will be very limited and no facilities beyond the slide are open,” the National Park Service said in a statement Thursday
A bear capture operation in early May will also close the park road west of the Teklanika River bridge to cyclists and pedestrians
The operation allows wildlife biologists to check collars on young and growing bears and to replace any missing or malfunctioning collars
The closure will start May 5 and remain in effect until three days after the last bear is captured
