Houses in the inner Brisbane suburb of Red Hill where house prices are tipped to grow 25 per cent THE boom suburbs tipped to achieve phenomenal capital growth have been revealed as Brisbane prepares for a massive jump in house prices with buyers in these markets set to earn up to $215,000 in the next three years Househunters would be wise to start looking in Red Hill and Keperra where one property expert predicts house prices will grow by a whopping 25 per cent by 2022 Select Residential Property Research Group has identified the top 10 suburbs for house price growth in the nation’s three major capital cities — with Brisbane coming out on top SRP research director Jeremy Sheppard said the research found median house prices in the top Brisbane suburbs could grow between 23 per cent and 25 per cent It supports research by BIS Oxford Economics which forecast 20 per cent growth in Brisbane property values in the next three years — almost double that of the nearest growth capitals Adelaide (11 per cent) and Canberra (10 per cent) prices in Sydney and Melbourne are set to remain in single digits in terms of percentage growth over the same period Mr Sheppard said SRP’s research was based on demand versus supply metrics using data collected from realestate.com.au “Red Hill and Keperra were the winners for forecast growth over the period with median house prices potentially increasing by about $215,000 and $130,000 House prices in Red Hill are tipped to grow by 25 per cent in the next three years The inner-city suburb of Red Hill has a median house price of $851,016 has a more affordable median house price of $535,195 Mount Gravatt and Rochedale South are also expected to record strong house price growth of 24 per cent by 2022 along with Arana Hills in Brisbane’s northwest This five-bedroom house at 481 Priestdale Rd All three suburbs have median house prices of less than $635,000 Chermside West and Tingalpa have also been selected by SRP as having serious growth potential Mr Sheppard said he was surprised Red Hill topped the list given its proximity to the city and higher price bracket But the other suburbs were more affordable and all in Brisbane’s middle ring Mr Sheppard said it was a good time to invest in Brisbane although he did not expect the city to experience a boom in prices similar to what Sydney and Melbourne had seen “I don’t see enough impetus for a massive boom the likes of what we saw in Sydney — I think it will be a lot more steady,” he said “I would advise people to steer clear of new property and avoid areas with a lot of vacant neighbouring land which could be filled in by developers “Supply is always the enemy of capital growth.” Your Property Your Wealth director and buyer’s agent Daniel Walsh said he expected the Brisbane housing market to outshine Sydney and Melbourne over the next decade Mr Walsh has been investing in the Greater Brisbane market for his clients targeting houses priced between $300,000 and $500,000 with solid yields Experts are tipping house price growth of up to 25 per cent for some Brisbane suburbs “Clients have seen their Brisbane holdings increase in value by as much as 21 per cent over the past three years while most other major locations were flatlining or falling in there is still so much more room for the Brisbane market to grow is why we will keep buying there strategically because we believe that over the long-term This three-bedroom house at 28 Toondah Plc Buyers chasing both affordable and liveable neighbourhoods can look to a range of middle-ring suburbs across the country’s capital cities, the latest PRD Affordable and Liveable Property Guide, released on Thursday, shows. The report identified suburbs to watch within 20 kilometres of the Sydney, Melbourne and Brisbane central business districts, and within 10 kilometres of the Hobart city centre. Suburbs had to have relatively affordable median prices, decent rental yields, a high level of future project development – to indicate growth potential – plus low crime and unemployment rates, and proximity to amenities like schools, public transport, shopping centres, green spaces and health services. While property prices have been rising rapidly in recent months, there are still suburbs that can satisfy all the criteria for less of a premium, Dr Mardiasmo said. Here’s where buyers should cast their gaze in each of the included cities. The harbour city’s affordable and liveable suburbs are concentrated in the south and south-west. Australian house prices could rise 10 times as fast as wages in 2021 Home sellers lift asking prices mid-campaign to keep up with property boom, data shows Federal budget 2021: Fears many single parents won’t qualify for home loans in Family Home Guarantee Both Peakhurst and Caringbah, more than 15 kilometres from the CBD as the crow flies, were among PRD’s picks for house hunters and unit buyers. Peakhurst is the more affordable of the two, with a median house price of $1.2 million and a unit median of $685,000, compared to Caringbah’s median of $1.375 million for houses and $701,000 for units, on PRD figures. Jannali, 20 kilometres south of the CBD, rounded out the top three suburbs for house hunters, with a median of $1,200,500. Meanwhile, Narwee was another choice for unit buyers, offering a median of $612,500 for homes about 15 kilometres south-west of the city centre. While these suburbs aren’t exactly cheap, they are priced at the more affordable end of the market – only 12 per cent of houses sold for less than $1 million in metro Sydney since early 2020, and only about 18 per cent of units sold for under $600,000, PRD figures show. The majority of Melbourne’s affordable and liveable suburbs are within the middle-outer ring, where increased demand has been largely driven by flexible working conditions brought on by the coronavirus pandemic, the report said. Melburnians can look closer to the city centre for a unit than their Sydney counterparts, but prices for more affordable liveable suburbs are still on par with the Melbourne metro unit median of $630,000. Northcote and Pascoe Vale – both about 5 kilometres from the city centre – offer unit medians of $595,000 and $630,000 respectively, while Lower Plenty, some 15 kilometres from the CBD, also comes in at a median of $530,000. Bellfield was the closet suburb pick for houses, at 10 kilometres from the city centre, with a median of $800,000. It was followed by Mulgrave and Greenvale, at the outskirts of the 20-kilometre radius, with medians of $850,000 and $728,000, respectively. Source: PRD Affordable and Liveable Property Guide 1st Half 2021Embed this tableBrisbane Brisbane continues to offer the most bang for buyers’ bucks, with the suburb of Warner – 19 kilometres north of the CBD – offering the lowest prices of the top picks, with a unit median of $290,000. Other top choices are spread across the north and south of the city, with Ferny Grove (12 kilometres away), Springwood (18.8 kilometres) and Rochedale South (19 kilometres) named as the best suburbs for house hunters. The latter two have medians below $550,000. Less than 13 per cent of house sales in Brisbane since early last year have been below the $500,000 mark, the report shows. Coorparoo and Taigum, about 3 kilometres and 13 kilometres away, rounded out the unit selection, with median apartment prices of $422,000 and $320,000. The middle-outer ring of Brisbane has seen an uptick in both buyer and renter demand throughout the pandemic – with rental vacancy rates at record lows – as the rise of flexible working allowed more people to move away from the city centre, and interstate migration and record low-interest rates fuelled more buyer demand, the report noted. Median prices in parts of Australia’s southernmost capital city have overtaken those seen in Brisbane but offer lower rental yields, which is cause for concern for both owner-occupiers and investors. While first-home buyer volumes have been supported by government incentives and record-low interest rates, future first-home buyers will be further disadvantaged by the continued increase in property prices and lack of significant housing supply relief, the report noted. Both house and unit buyers should look to Geilston Bay, Howrah and Kingston, which are all less than 6 kilometres from the city centre and have medians at or below $585,000 for houses and $465,000 for units. (Supplied) Link copiedShareShare articleA man charged with manufacturing explosives has been remanded in custody after facing Beenleigh Magistrates Court, south of Brisbane. James Fraser, 32, was arrested and charged with several offences, including manufacturing explosives, after the discovery of chemicals, drugs, bullet shells and a training grenade inside a house in Rochedale South on Brisbane's southside on Saturday afternoon. Five homes on Kallista Road were evacuated and police were expected to carry out more controlled explosions today because the chemicals were deemed too dangerous to move. Today in the Beenleigh Magistrates Court, police prosecutor David Clarke asked for the matter to be adjourned while police collected more evidence at the property. He said a laptop and USB stick were also being examined and further charges, including the possession of dangerous drugs, were expected to be laid. Shooting victim in critical condition after police were allegedly ‘confronted’ by the man in a car with a mower in tow in Rochedale South Police have shot a Brisbane man in the head after being called to investigate a stolen lawnmower The shooting took place on Tuesday morning after patrol officers were allegedly “confronted” by the man at the wheel of a four-wheel drive with the ride-on mower in tow at a Rochedale South property is in a critical condition in Princess Alexandra hospital while the officers have been separated for interviews by the police ethical standards command Assistant commissioner Steve Hollands said it was “certainly concerning that police were in a situation where they had to resort to use of force” its very much an escalated model and [firing on suspects] is the most serious phase of that model,” he said The crime and corruption commission is overseeing the internal police investigation Hollands said he could not confirm reports that the 20-year-old man had driven the car at police Police later said in a statement the shooting occurred “as officers attempted to speak to the people involved” The man received gunshot wounds to the head and arm with witnesses reportedly hearing four to five shots Another man who was with him in the car at the time of the shooting is in police custody “The police officers have of course been separated and subsequently are being interviewed by the ethical standards command and also to the crime and corruption commission,” Holland said Forensic investigators are examining the scene at the Priestdale Road property Hollands said the patrol officers had responded to a tip-off about the mower at about 8.30am “During the course of attending the address they were confronted with a vehicle and an item of property that was of interest to police,” he said “A firearm was subsequently used by the police and as a result a 29-year-old male was hit in the head and arm.” The incident follows a plea last month from commissioner Ian Stewart for the public to comply with police made “nervous” by the stabbing of counterparts in Melbourne. “Our police are going to be noticeably alert and they are going to be requesting people to be very compliant in their dealings with them,” he told ABC radio. “So a lower tolerance to policing is something that, I’m sorry, the public needs to understand. We’re in that state right now.” Generated by Wordfence at Mon, 5 May 2025 13:13:46 GMT.Your computer's time: document.write(new Date().toUTCString());. Soldier Nicholas Paul Latham (left) said he was training with a metal object shaped like a gun (ABC News: Lexy Hamilton-Smith - file photo) Link copiedShareShare articlePolice prosecutors have dropped a charge against a soldier who caused panic after jogging through suburban Brisbane with a gun-shaped object last year A full-scale police response was launched after 26-year-old Nicholas Paul Latham was spotted running through Rochedale South wearing camouflage clothing and carrying the object in December last year. Several schools were shut down and Mr Latham was eventually tackled by police. He told police it was all a misunderstanding as he was training with a metal object shaped like a gun, but was charged with public nuisance. His matter went before the Holland Park Magistrates Court on Brisbane's south side this morning, where prosecutors dropped the charge.
