Two of Sydney’s most prestigious private schools will phase out co-education in their junior campuses
bucking the trend of independent schools shifting to having girls and boys taught together
which is co-ed in primary and a single-sex girls’ school from year 7
told parents last week it will stop accepting boys in its junior school
principal Erica Thomas said the school had for years “struggled to secure significant numbers of boys” at its primary campus
despite offering kindergarten scholarships
Kincoppal-Rose Bay told parents last week it will phase out co-education in its junior school
first enrolled boys in its junior school in 1914
Thomas said the final intake of boys entering kindergarten will be in 2028
Private boys’ school Shore has also confirmed it will no longer enrol girls at its preparatory kindergarten-to-year 2 Northbridge campus from next year
Shore’s prep school has been co-ed since 2003
The decisions by the two high-fee schools come amid a rush of single-sex private and Catholic schools switching to co-ed
with all-boys institutions Newington and Cranbrook preparing to admit girls from 2026
Shore principal John Collier says the school will no longer accept girls’ enrolments at the Northbridge kindergarten-to-year 2 campus after years of declining demand
Shore headmaster John Collier said parents are increasingly anxious to enrol their children in a kindergarten-to-year 12 school where they do not need to switch after primary years
Kincoppal and Shore are among a few private schools to offer co-ed in primary and single-sex education in high school
The King’s School runs a co-ed junior campus and boarding school at Moss Vale
“What we’ve seen over many years is the gradual decline [in girls’ enrolments],” Collier said
Collier said the school has fewer than 10 girls enrolled in years 1 and 2 this year
“Parents want a long-term proposition for their daughters
and many are opting for high-quality girls’ schools in this area.”
He said a major concern was having enough girls to have strong social and friendship groups
and that girls’ enrolments had steadily declined over the past decade
the school announced it would stop offering co-ed at its kindergarten-to-year 2 campus
but backlash from parents meant the decision was reversed
there is absolutely no demand for co-education,” Collier said
A Shore spokesperson said the kindergarten-to-year 2 classes will transition to “an all-boys structure” from next year
and the early learning centre will remain co-educational
They said the decision was well-received among parents

the school said its board’s decision to phase out co-education in primary came after “extensive consultation
The final intake of boys entering kindergarten will be in 2028
with the last co-ed year to graduate in 2034
“We are fully committed to the 38 boys who are currently enrolled in kindergarten to year 6
as well as all those who are enrolled to commence in future years,” Thomas said in her letter to parents
“We have made considerable efforts to increase the number of boy enrolments by offering the strongest calibre of teachers
introducing scholarships to attract boy enrolments and endeavouring to build year 7 pathways with a range of schools
increased competition from other schools and the removal of year 7 pathways have contributed to low enrolments of boys and a poor outlook for the enrolment of boys for the foreseeable future
“To secure a high school place in many independent schools
boys are often required to take a place in primary.”
Thomas said the school first enrolled boys in 1914 and male enrolments ranged from less than 10 per cent to 30 per cent during its history
The school now has 280 students in its junior school
Both schools have struggled to reach gender balance in the junior schools, and in 2019, Kincoppal announced it would offer 30 scholarships for children entering kindergarten and years 1
2 and 3 in an attempt to increase male participation
both schools have applied via the state government’s planning portal to increase student numbers
Shore has approval to increase capacity by 450 students as part of campus upgrade plans
but a school spokesperson said its “current ambition is to add only another 26 students

The bricks flow from the front podium into the entry corridor containing another wall of Petersen Kolumba bricks
followed by a wall of excavated sandstone lit up and protected by glass

Creating a glamorous, contemporary home that maximises amenity and takes advantage of its exceptional views overlooking Sydney harbour and the city skyline – that was the challenge relished by Eaton Molina Architects (EMA) with Rose Bay House.
Working generally within the approved silhouette (of an original DA approval by Stafford Architecture), EMA substantially reworked the design, the modified approval optimising spatial planning and maximising the home’s incredible harbour and city outlook.
Having lived in their house for some years, this knock down rebuild project aimed to fill in the blanks that were missing from the owner’s original dwelling, to produce a beautiful, high-tech home with generous amenity, complete with a glass-fronted, cantilevered swimming pool.
Externally, the home’s clean lines and strong base creates a significant and unique street presence for this four-storey, five-bedroom home. Its light grey palette reflects urban minimalism at its best, complete with black highlights in the glazing suite, joinery and trims.
The handmade Petersen Kolumba™ brick podium, in dark and moody K57 tones, is the hero of the palette, and is paired with a concrete-look render, Sculptform powdercoated metal cladding and Vitrocsa black anodised glazing suites.
“Our clients were underwhelmed with the thought of using sandstone on the front; they wanted something that was smart and stood out from the crowd. All of the houses in the street have a sandstone podium base, so it was refreshing to put a different material on the table and get it across the line,” says Jake Eaton, director at EMA.
Jake has long been an admirer of Petersen Kolumba bricks, ever since architect Peter Zumthor worked with Petersen Tegl in 2000 to create a brick with a unique thinner and longer profile for the Kolumba Art Museum, which opened in 2007.
The bricks flow from the front podium into the entry corridor containing another wall of Petersen Kolumba bricks, followed by a wall of excavated sandstone lit up and protected by glass, which leads to the internal lift.
Rose Bay House is an immaculately designed, modern home whose redesign has left no stone unturned. Many years in the making, it was incredibly rewarding for EMA, their clients and the whole project team to see the design finally realised and executed to such a high level of detail and quality.

thanks to a new state government housing policy
The total deal for the five houses was $75m
Property owners within 800m of 171 nominated sites around NSW are sitting on potential gold mines
all thanks to a new state government policy to encourage apartment development
The policy could potentially double the value of homes and in one case in Sydney’s east a vendor who “couldn’t get a nibble at $8m” for nine months has now sold his humble property for $16m
all railway stations or shopping centres close by public transport
are revealed in the second stage of the State Government Low and Mid-Rise Housing Policy
These new laws will override existing council regulations concerning height and floor space ratio for housing development
The policy changes planning controls within 800m of well-located shops
services and transport hubs to allow low and mid-rise housing of up to six storeys high
the lower Hunter and Newcastle and Illawarra-Shoalhaven on the south coast
Real reason Hemsworths moved to Byron Bay
Rose Bay had most recently been operating as the Rose Bay Family Medical Centre
Some of the earliest to benefit are five homeowners in Dover Rd
which is close by one of the nominated sites — the Rose Bay Town Centre
The five have sold their properties for a total of $75m to an apartment developer in a deal negotiated by Alex Lyons and Ric Serrao of Raine and Horne Double Bay
The pair couldn’t discuss the $75m price tag when contacted due to a confidentiality agreement
though the mega sale is the talk of Rose Bay and other reliable sources confirmed it
The rumoured purchaser was Fortis Property Group
which director Charles Mellick confirmed when contacted
saying simply: “We’ve purchased the site on long settlement terms
which will provide enough time for approvals and the commencement of construction.”
Mellick also confirmed that the new housing policy was the motivation
hinted at the deal in a Facebook post on the weekend
MORE: Real reason Hemsworths move to Byron Bay
“Our office just sold a site last week … we had one client who had been trying to sell their house for nine months … he couldn’t get a nibble at $8m
which property records show is a three-bedroom house on a 544sqm block that had been operating as the Rose Bay Family Medical Centre
The four other blocks in the $75m deal range in size between 496sqm and 546sqm and are just regular rundown homes
Serrao said of the policy: “It is real gold
if you’ve got an unrenovated house on a large block of land.”
But he said there would be both winners and losers
with the losers those homeowners wanting to sell that fall just 20m from the designated sites
He also said residents near the new development sites could expect increased traffic
policy documents say: “The NSW Government is committed to supporting a choice of well-designed and sustainable homes in well-located areas within walking distance of shops
Property values obviously vary in different areas
though insiders say homeowners across the state could benefit from the new policy by negotiating with developers

A Rose Bay beachfront has sold for about $55 million
clocking a record for the suburb in Sydney’s blue chip east and firing the starter gun on the harbour city’s 2025 trophy home selling season
The hefty price was achieved for the Dumaresq Road beachfront owned by recycled shopping bag businessman Frank Qiang Geng and Juanjuan Zhao
who initially shopped the five-bedroom mansion around for $75 million off-market in June last year
before meeting the market with a $55 million guide

The development arm of grocery giant Woolworths has fought hard to activate the site after an unanimous decision by the Woollahra Municipal Council to reject the planning proposal
The developer appealed that decision and received gateway determination this year

“This boutique development of luxury oversized apartments is ideal for the local downsizers who wish to remain in their local community and now have the added convenience of a Woolworths supermarket downstairs,” planning documents said

it’s the kind of place that makes you feel looked after the second you walk in
I had my room key in one hand and a glass of sparkling in the other (they offered both water and wine
easy to get to Bondi to catch up with friends
and about 20 minutes to the airport when it was time to head home
I didn’t expect to enjoy the area as much as I did
and it doesn’t feel the need to show off about any of it
We arrived with every intention of making the most of it
maybe even a gallery stop if we were feeling motivated
And then we found ourselves on the rooftop at the InterContinental
and just enough distance from the rest of the city to make you forget you’re still in Sydney
We’d tell ourselves we’d head out later
Tomorrow turned into… maybe next time
We did venture out for the important things
Morning walks through Point Piper down to Rose Bay were non-negotiable
which felt like it was mostly locals swimming laps or squeezing in a dip before work
and exactly the sort of beach you want when you’re not in the mood for a crowd
We grabbed coffee afterwards and wandered along the promenade
doing the usual “imagine living here” chat as we passed house after house with views better than the last
Saturday morning was reserved for Baker Bleu
That focaccia sandwich lives rent-free in my head
We sat and ate it on a nearby bench while watching dogs do their laps of the park
It was the type of weekend wholesomeness I’m after on my weekends these days
The rest of the time we drifted through Double Bay
mainly because I couldn’t resist buying something
I somehow convinced myself I needed new sneakers
where I accidentally bought earrings – these things happen
Neil Perry’s neighbourhood spot that’s about a minute’s walk from the hotel
It’s one of those places that just gets everything right without making a scene about it
and everything we ate was the kind of good that makes you sit back for a second before you talk about it
we wandered next door to Perry’s wine bar
and full of locals — basically the kind of spot you hope to stumble into but never usually do
which makes sense because Perry seems to have Double Bay completely sorted
We also spent a few evenings in The Bar at the InterContinental
It’s got this old-school charm about it
with bow-tied bartenders and martinis mixed at the table
We found ourselves back there more than once
usually as a nightcap before heading upstairs
We popped in for a matcha latte in the morning
and ended up back again for dinner on our last night
It’s reliable in the best possible way
and easy service when you’re not in the mood to make a fuss
We did make it to Surry Hills for a drink one afternoon
we looked at each other and decided we were ready to head back
You can absolutely get things done if you need to
you realise you’re somewhere you’d rather stay

The property at 1 Fernleigh Gardens was the home of Qantas’ former top frequent flyer, the late Mel Gottlieb, who died last year aged 84. Gottlieb bought the home for $430,000 in 1984.
The property with harbour views was guided at $8 million. McGrath Double Bay agent Craig Pontey declined to reveal the reserve but said it sold for “well above” it.
Of eight registered bidders, only five were active. The winning buyers outbid other owner-occupiers and developers from Rose Bay, Bellevue Hill and Vaucluse. The auction began at $7 million and bids rose in increments from $100,000 down to $15,000.
It was one of 838 auctions scheduled in Sydney on Saturday. By evening, Domain Group recorded a preliminary auction clearance rate of 54.8 per cent from 739 reported results across the week, while 215 auctions were withdrawn. Withdrawn auctions are counted as unsold properties when calculating the clearance rate.
Pontey said properties such as Fernleigh Gardens were in great demand, as they offered development opportunities and superb views.
“We are seeing great activity, with plenty of buyers,” he said.

In Dulwich Hill, a one-bedroom unit sold under the hammer for $710,000 to a first-home buyer in her 20s from Sutherland Shire.
The property at 12/13-17 Myra Road was guided at $600,000 and had a reserve of $635,000.

The auction began with an opening bid of $580,000 before rising in increments from $10,000 to $3000
Adrian William’s Namir Mikha said that despite an oversupply of properties on the market
A-grade homes in the inner west were still transacting at a high level
“One- or two-bedroom properties that are suitable for first-home buyers are moving quickly,” he said
Mikha said most buyers were awaiting an interest rate cut: “Every second person is telling me they want to wait until a potential cut next year.”
an architecturally designed house sold under the hammer to a young family for $3,796,000
The five-bedroom, four-bathroom Michael Dysart-designed property at 21 Karoo Avenue had a guide and reserve of $3.2 million.
4 Baths2 ParkingView listing After the auction opened at $2.5 million, three out of five registered bidders raised the price in increments from $100,000 to $1000. The parties included a young family, a developer and an out-of-area homeowner.
“The developer dropped out of the race at $3.2 million, and it was then down to the family and out-of-area homeowner, who both loved the property’s architecture,” said Jessica Cao of Ray White Upper North Shore. “The buyers will restore the home, which has made the vendor happy.” The vendor moved into a nursing home.
Michael Dysart was appointed a Member of the Order of Australia in 2013 for significant service to architecture. His 1970s residential designs are known for their split-level layout, exposed beams and timber decks.
Cao said it was rare to find an architecturally designed property in East Lindfield that had a pool and harbour views.
“There are probably only 20 houses in the suburb that have water views. Karoo Avenue is also very tightly held.”
She said most properties in East Lindfield sold in the lead-up to Christmas.
“There are fewer homes on the market, so it’s going to become very imbalanced soon. More stock will come onto the market in January and February, but it’s usually a quiet period.”
In Wolli Creek, a one-bedroom, one-bathroom unit sold under the hammer for $825,000 to an owner-occupier moving back to Sydney from Melbourne.
1 Bath2 ParkingView listing The property at 703/4 Brodie Spark Drive was guided from $700,000 to $770,000. Richardson & Wrench Wolli Creek and Rockdale’s Nick Atanasovski declined to give the reserve.
The four registered bidders all raised their paddles. They included a local investor and two first-home buyers from Redfern and Oatley.
The opening bid was $710,000. From there, bids rose in increments of $10,000 and $15,000. The property was called onto the market at $800,000, with vendor instructions to sell. The home last sold for $668,000 in 2018, records show.

Catalina restaurant, the Rose Bay institution celebrates 29 years in business and turns 30 years old in two weeks time in September 2024. Come and take a look at what the current menu is like and how they managed to achieve this milestone. And do the pelicans still visit?
I had no idea that it was a fundraising platform and during the 30 years they have raised $110 million. Charities, schools, hospitals, rotary and sporting clubs, community groups, as well as research foundations and surf lifesaving clubs buy the books and resell them and receive 20% of the proceeds of every Entertainment Group membership they sell. The three charities that have raised the most since 1994 are The Cancer Council, The RSPCA and The Animal Welfare League.
At Catalina, there is a 3 course set menu available for $150 a person as well as a 6 course tasting menu available for an introductory price of $180. We are having 3 courses today at lunch. There is also the option to add on caviar, oysters and more snacky style appetisers.
I also try the Gnocchi Ripeni, a stuffed gnocchi and a vegetarian dish that isn't a runner up prize. The enormous gnocchi balls sit on a bed of butternut pumpkin puree with spiced hazelnuts with semi dried cherry tomato halves and Calabrian chilli oil. But once you cut into them you'll taste the sun dried tomato “nduja” which is actually vegetarian and made without any meat at all but tastes just like an nduja. A revelation.
Because we are here for an Entertainment event the dessert is not off the regular menu like the rest of lunch, but it is a rendition of a dessert made for a charity event for the Jane McGrath foundation. It's a rose and raspberry cake with white chocolate mousse wrapped with a pink rhubarb tuile and a scoop of white peach sorbet. It's light and refreshing and perfect for serving after a big meal. But of course I make room for a single chocolate petit four!
So tell me Dear Reader, do you tend to order 2 or 3 courses? Is there a restaurant that you like that has been open for many decades?

EverBlu Capital founder Adam Blumenthal has sold a Double Bay development site earmarked for whole-floor luxury apartments for a $2.6 million loss after owning the site for less than 24 months
It is the latest among a string of divestments by Blumenthal
after the Federal Court last year found the high-profile stockbroker had engaged in market-rigging and ordered he pay an $850,000 penalty in a civil judgment
It is a far cry from the $2.85 million the Muellers paid for the prestigious address in 1993.
The palatial home is set on 930 square metres and is the only house on the street with a tennis court and indoor swimming pool, according to selling agent Paul Biller of Biller Property.
The Muellers have already made a move to Rose Bay after they paid $38.5 million for a contemporary house with no mortgage last year. Not a bad upgrade for a discount retail brand owner.
Jeffery and his sister Linda Penn, who still own Lowes, have done well for themselves after their humble beginnings. They are the children of the late entrepreneur Hans Mueller, a refugee from Europe with an inspiring rags-to-riches story.
He arrived in Australia in the wake of World War II with no money and few prospects. He opened his first menswear store in 1948 and in 1981 he bought the retail chain Lowes. By the time Mueller died in 2018, Lowes had 200 stores nationwide.
Also in Vaucluse, the buyer of a $52 million home that sold in October has emerged on title records as Zhang Wen, a director of China’s food, beverage and medicine giant Goubuli Group, which has co-operating agreements with Blooms Health Products and the Gloria Jeans franchise.
Trevor Matthews, the former AMP director who recently stepped down as chair of the State Insurance Regulatory Authority, and his wife Michele have listed their lush Palm Beach weekender with a guide of $28 million.
What cost-of-living crisis? Ex-Woolworths exec sells Mosman home for $19m
‘Really unknown’: Sydney suburbs that home owners never want to leave
Secret suburb with cheap beachfront property sees prices rise by 191 per cent over five years
The Swell has had a complete redesign since the Matthews purchased the almost 1000-square-metre block on the northern beaches, one of only five properties on the street with dual access, for $5 million in 2014.
The couple have added two luxury homes at either end of the dress-circle block with panoramic views of the beach.
The six-bedroom, six-bathroom property has automated blinds, curtains and lighting as well as underfloor heating throughout. The property has a gas-heated wet-edge pool. It is being sold through Peter Robinson of LJ Hooker Palm Beach.
Meanwhile, The Matthews’ Mosman home Yoorma is still on the market.
Walsh Bay Partners chairman Arun Abey has emerged as the buyer of a Kirribilli apartment with knockout views of Sydney Harbour in the tightly held Greencliffe complex.
The four-bedroom, three-bathroom property sold above the $10.5 million guide, sources close to the deal say. Selling agent Richard Shalhoub of McGrath Millers Point declined to comment.
A former director of The Smith Family, Abey was awarded a Queen’s Birthday Honour in 2019 for his significant contribution to the financial planning sector, and to the community.
Born to parents of Indian origin in Sri Lanka, Abey bought the deceased estate of the late Dr Siri Kannangara, a distinguished figure in sports medicine and a cherished member of the Football Australia family. He paid $3.2 million in 1999 for the harbour unit.
Dr Kannangara joined the medical staff of the Australian national youth teams two years after emigrating from Sri Lanka in 1977. He went on to serve as the physician and consultant for the Australian Olympics teams at the Barcelona, Atlanta and Sydney Games.
Property developer Chris Rose, of First Quadrant Properties, and his dietitian wife Laekin are hoping to fetch $25 million for their sensational refurbishment of their circa 1915 Edwardian manor in Mosman.
The pair have spent between $7 million and $8 million on bringing the home into the 21st century with high-end finishes in every corner of the 1431-square-metre property.
They have not only breathed new life into the facade, but they have also extended the five-bedroom, four-bathroom house from the back. They also added a two-storey guest house with a commercial gym behind a new pool, all replacing what once was a tennis court.
It’s an impressive turnaround for the Roses, who purchased the home in 2019 for $7 million. The keen boating family has upgraded to a waterfront property.
Closer to the water in Mosman, developer Abadeen has snapped up a block of four apartments a stone’s throw from Balmoral Beach.
Abadeen executive chairman and founder Justin Brown, a Balmoral resident, inked the deal before Christmas Day within the price guide of $18.5 million to $20 million, according to selling agent Brendan Warner of Raine & Horne Mosman.
Abadeen’s latest purchase will be the site of luxury apartments with house-like proportions. It will mark the fourth development for the company within 12 months.
The block of four was sold by a syndicate of investors who had done little to the units other than maintain them since they purchased the block. The four homes were rented out for between $1000 and $1600 a week since 2015.

They're planning a $16.5 million development, continuing their push into supplying new apartments to downsizers in Sydney's Eastern Suburbs. There is just one two-bedroom apartment planned and 11 three-bedroom apartments across the low-rise, five-level building designed by MHN Design Union
Dickson Rothschild prepared an Urban Design Study for the sloping 2,038 sqm site that is a short walk from the beach, the Rose Bay Ferry Wharf, and Rose Bay village
They said the predominant pattern of development in this residential area book ended by New South Head Road and Old South Head Road is a transition from lower density single dwellings to medium density residential flat buildings
"The report demonstrates that given the site’s accessible location and both the existing and emerging pattern of development in the area
that a residential flat building is appropriate for the site
"The design of the building has responded to the site orientation
context and topography to provide generally north-west facing units
which maximise amenity to balconies and living/dining spaces
The proposed development is considered consistent with the desired future character of the area and is supported from an urban design perspective."
The three-bedroom apartments start from 130 sqm of internal space and range in size up to 202 sqm
not including the balcony that opens off the open plan kitchen
The roofop penthouse features a significant rooftop terrace with outdoor kitchen

Boathouse Group’s Rose Bay Marina site has been in a state of flux over the past year. First there was a name change to Rose Bay House and a new menu influenced by Turkey; now the carte is back to more standard-issue coastal Australian and Mediterranean.
Seafood with super yacht views is still the main game, as signified by the grotto-fabulous decor with shell-encrusted mirrors borrowed from the Little Mermaid’s boudoir, but now you can also tear off hunks of pita to dunk in labne topped with sweet roasted peppers, or stack up little plates of hummus, taramasalata and cured salmon pastirma.
Pan-fried snapper comes with crushed potatoes and caper butter, and chicken cotoletta with fennel-seed aioli satisfies anyone just after schnitzel with a liberal squeeze of lemon. For maximum marina vibes, request a table on the terrace and the seafood platter, loaded with oysters, squid, thick prawns and battered barramundi.
