and the types of homes that could be a bargainNathan Mawby
Safety Beach is home to Melbourne’s biggest sale price discounts for houses
with 60 Coveside Ave listed for sale at $1.099m this year
Melbourne homebuyers can get discounts as high as 13 per cent as they pursue homes in key suburbs this spring
Houses in Safety Beach are selling for as much as $160,000 below their initial asking price
with discounts also possible in Roxburgh Park and Hampton Park
SuburbData analysis shows the three suburbs are home to average discounts from 13.4 per cent to 9.2 per cent from what sellers want for their home and what a buyer eventually pays

‘Poison chalice’: The Block serial buyer issues stark warning on negative gearing debate
The figures suggest those looking for a unit should head to Malvern East
Clayton and Hadfield where the price can drop more than 10 per cent from the price being sought initially
And the research indicates there are four suburbs where owners of houses are selling for an at least 8 per cent cut
and another six where the same is possible for units
Prominent buyer’s advocate Cate Bakos said the reasons sellers were getting less than they’d hoped for varied
Houses in Safety Beach were probably easier to negotiate for as a result of prices falling away from overheated levels reached during and just after the pandemic — as well as having high numbers for sale as holiday home owners looked to exit in response to increased land tax
was listed for $739,000 and sold for $725,000 this year
went to market with a $800,000-$880,000 price guide and sold at the bottom of the range for $800,000
But areas like Hampton Park and Roxburgh Park were likely having results compressed as the primary buyer groups were families who couldn’t afford to pay more due to interest rates reducing their borrowing capacity
Ms Bakos said with negative gearing discussions in the federal parliament potentially putting investors off
families could do well to negotiate for older homes in the two suburbs that were currently not in demand — but could be slowly improved to make them more valuable
While Hadfield and Clayton’s unit markets could be facing issues with oversupply making it more likely sellers would have to accept less for their homes
Ms Bakos said Malvern East was an anomaly and an area that could be wise to invest in while vendors were struggling with sales
had hopes of a $639,000 sale but secured just $620,000
another of Melbourne’s suburbs where homes are selling at a discount
4/146 Maidstone St sold for $605,000 this year after initially being listed for $650,000-$670,000
“It’s a well-supported area and in a good central location with beautiful character homes around the units and I’d jump on it,” she said
Digital Finance Analytics director Martin North said there was evidence of a “deeper drops” in asking prices as listings began to rise
“We are also seeing more ‘forced’ sales due to mortgage pain or arrears
where vendors have to sell,” Mr North said
He added that while demand was still strong enough to “mop up supply” for now
there could be more discounting in the new year
“I expect vendors to hang out for extended prices in these states for a bit longer
but despite the expectation of lower interest rates
I suspect we will see vendor discounts rising after the summer selling season,” Mr North said
Not all homes in Safety Beach are selling for a loss
with 46 Spinnaker Terrace notching $1.15m under the hammer after being listed for $1.1m-$1.2m
also sold just above the bottom of its $675,000-$715,000 price guide for $680,000 earlier this year
Barry Plant Dromana director Craig Leo said unsold homes that were part of the Martha Cove development
as well as owners looking to sell their beach house or investment were likely behind the results showing the discounts
“Some are withdrawing their home from sale
but you do see others adjust their price,” he said
Mr Leo said buyers shouldn’t be expecting to get a house on the beachside with land for a discount
with demand for those properties as high as it had ever been
Ray White Oakleigh’s Leigh Kelepouris said discounts on Malvern East units were most likely for apartments
with townhouses and villas still reasonably well sought
Mr Kelepouris said buyers targeting new builds were also doing well in the suburb as homes that had sold off-the-plan when the market was at its peak two or so years ago had dropped in value
some now being sold by international investors for less than they paid
is up for sale at the moment and gives an idea of where home sellers are meeting the market with its $475,000-$520,000 asking price
was listed for $600,000-$625,000 — but sold for $580,000
and that’s because there’s a bit of an oversupply,” Mr Kelepouris said
With many of them bought in the past by investors
there were higher numbers for sale today as a result of higher land tax and interest rate costs — and reduced prices were more likely where a seller had been “overly ambitious”
“If you price a unit too high at the start
you might not get the competition for a sale and buyers will start to lowball it

It has been a return to remember for the girls in black and white
After not fielding a women’s side since 2019
Roxburgh Park have made up for lost time and qualified for a maiden preliminary final with the chance of facing off against Coburg Districts in the decider at Coburg City Oval next Saturday
The journey to finals footy hasn’t been smooth sailing with plenty of challenges along the way that the team has needed to overcome
Senior women’s coordinator Scott Prouse has been there every step of the way and has provided the club with the necessary stability to help them overcome the obstacles they’ve faced
“Being a start-up team this year we have faced numerous challenges throughout the season," Prouse reflected
"It took three to four rounds at the start of the year for the girls to click as a team
but actual match intensity and pressure from opposition in actual games is what the team needed to grow as a group
“We had seven players in the last three rounds of the season travelling overseas
“We had plans in place knowing this was occurring
with this being driven by the girls themselves ensuring the team remained successful during this tough period having so many players not playing.”
Being a new side across the course of the preseason
the focus was on creating a strong culture that could run simultaneously with the men’s program and netball teams
as well as creating an environment for leaders to stand up and take charge
needed to come from within the playing group and luckily for coach Kevin Allan
the girls seemed to have no problem in digging in and getting to work
“The strong culture and club values at Roxburgh Park FNC is something that is driven within the whole club and incorporates everyone from the senior men's and women's football programs
and through to our women's netball program
“We have amazing leadership within our club over all of these programs
and the culture is driven very strongly from all of our leaders
“Our women drive this culture themselves within the team
it makes me proud that our team leaders do this
with our women's coach Kevin Allan driving this hard within the women's program.”
Having not played a senior game for four years
the girls needed a leader to stand up and take charge
as well as being a role model for the younger
the club was boosted by the return of Emily Prouse in the preseason as well as the recruitment of Megan Allan
Both women had the huge task of leading out a team with minimal experience and driving the standards during training
“It was evident early in preseason our women's team had some stand out girls who would be strong leaders within the group
“(Emily Prouse) undertook a lot of work early in preseason last year behind the scenes in ensuring we would have a women's team at the club
“She set a high standard at training from the first session and continues to set standards and expectations within the group now
being a very obvious choice as a captain of the team
“Megan has spent so many hours behind the scenes in recruiting players
and dealing with girls and any issues within the team
“Her leadership on the field is second to none
and the girls listen whenever she provides feedback or speaks to the group.”
Despite the challenges and the difficulties Roxburgh Park faced in its infancy
the Magpies have certainly experienced many highs and exceeded their own expectations
Prouse reaffirmed that winning games in the short term isn’t the main priority
with enjoyment and connection standing out as the positive things he has seen from the girls in 2024
“The best moment of the season is actually seeing the girls run out onto the field each week
"We have had moments where our numbers have been low
however the group has never lost focus or the fun in actually playing together
however the joy I get in the developing friendships I see in the group
women who get so much joy in playing the great game of AFL
girls from different backgrounds and diversities coming together
and I think that's what will make us successful and a point of difference with the female program at our club and within our community
“The girls have been so proactive in getting new girls into the program
whether it is for one or two games to help
with the feedback from the new girls so positive and how much they have enjoyed it
and we may see them fully commit to play next season.”
the Roxburgh Park women have created a superb foundation that they can build upon for years to come
Although winning hasn’t been the focus for the year
another victory on Saturday against the Lions would certainly be a moment to savour for the girls
The first lot of senior finals will commence this weekend
EDFL senior finals kick off as the top four sides of Airport Toyota Women's Division One and Two start their path to the premiership alongside AGA Under 18.5 Women's Division One this Saturday
Each day will start with the Under 18.5 game with Women's Division Two to follow
before concluding with Women's Division One

Entry is free for all senior women's lead up finals
but scouting ahead at each club's season outlook doesn't stop
We chat to new Roxburgh Park coach Ross Terranova who provides some insights on what their 2024 campaign will look like
the biggest focus for me was to really understand where the playing group was at and implement a senior program that would allow for continuous development
"We have brought a few players into the mix who are striving to play senior football
the balance of youth with the experienced players who have been at the club for a few years allows growth and creates a competitive environment for senior spots."
and Jamie Bellam have all excelled throughout preseason with their commitment level and work ethic
There are a couple of young players who have made an impression amongst the group on the track preseason in Tarek Zahraman
"Our approach is to have sustained success collectively as a playing group and club
we want to be respected by our approach and provide a professional environment that is inclusive."
You spent 2023 as Darren Bewick’s assistant at Greenvale but I’ve been told you were always wanting to get back into the head coaching seat
when did the Roxburgh Park opportunity present itself to you and what made you want to join the club
I thoroughly enjoyed working under Darren at Greenvale
It allowed me to take a step back and learn quite a bit from a personal development perspective
I have always enjoyed the challenge of coaching competitive sport
The attraction to Roxburgh Park was the age demographic of the list and what they want to achieve as a playing group
and the club's clear focus on their future goals
Your leadership group is comprised of some loyal clubmen
what qualities did you see in those leaders that ensured their selection in their roles
The entire playing group at Roxburgh Park is very tight
and most of them have come through the juniors at the club
The boys have a great understanding of the clubs’ values and culture
they are genuine leaders and role models who are respected by their teammates through their work rate
Haven’t been able to work that one out yet
One opposition player you’d love on your side

Ross Terranova is back coaching in Division One after Michael Farrelly stepped away and will lead a Roxy side that's been just on the outer of the finals race in the last couple of seasons

Roxburgh Park United Soccer Club is rejoicing following the announcement of a major lighting upgrade to their home turf
As part of the Local Sports Infrastructure Fund from the state government
the Arena Recreation Reserve in Roxburgh Park will receive an investment of $112,000 to install new lighting on its secondary pitch
Roxburgh Park United Soccer Club president Ayad Botres said the club’s junior program has seen significant growth
and the lighting will help accommodate every aspiring young player
“These new lighting upgrades provide a significant boost to our club
With the demand for soccer higher than ever
the improved lighting enables us to extend our hours of play and training
granting more individuals access to enjoy the beautiful game,” he said
Community Sport Minister Ros Spence said the funding was integral to keeping up with the growing demand for community sport
“We’re building new and upgraded sports facilities across the state so that all Victorian’s have access to high quality sport and recreation infrastructure in their local communities,” she said
“I’ve been to this ground a number of times and there’s always been two issues… there’s more people that want to play here than can be accomodated
The project at Arena Recreation Reserve will allow for Roxburgh Park United Soccer Club to host more training and night competitions
A further $6 million of funding was also announced
as part of a state government Get Active Kids Voucher program
Eligible families include those with health care cards or other concession cards and can apply for vouchers of up to $200 per child to help with the upfront costs of memberships
uniforms and equipment across a wide range of sporting codes and recreation activities

I have lived in Roxburgh Park since January 2006 after a friend encouraged me to buy in the area
I now run a Roxburgh Park community Facebook page
where I share local events with the community
I like the multicultural society that we get to live in
and that we have a lot of Sri Lankan families in the neighbourhood
It feels like home when we gather for a party or function
I would like to see more facilities such as activities for elders
and decent community halls for everyone to use
My biggest worry is that we don’t have enough plants
I would plant more and make more sustainable parks for kids to play in
I have been secretary of the Samadhu Buddhist Meditation Association of Campbellfield since 2011 and I am also secretary of the North Victorian Sri Lankan Welfare and Cultural Association since 2013
I am also a member of the Craigieburn War Memorial and Remembrance Committee and the Hume Sri Lankan Senior Citizen Association
I have also recently become a member of Craigieburn SES

Police said a 16-year-old boy and an 18-year-old man were shot "a number of times" at Roxburgh Park about 2:30am
suffered facial and head injuries during the fight
Detective Acting Inspector Mark Burnett said
The shooting victims were taken to hospital in stable conditions
One of the other injured men was also taken to hospital
Police mark an area two men were shot and two others injured after a dispute in Roxburgh Park
Detective Inspector Burnett said the men involved were refusing to help police with their investigation
"One group has fired a hand gun at another group but the investigation's still in its infancy
so I can't comment further at this stage," he said
"I can only speculate that the victims aren't cooperating with police due to their perceived fears of possible retribution
"We believe in relation to this incident there's Middle Eastern factions involved
"At this stage we're keeping an open mind as to whether it's an ongoing dispute but we do believe there are two groups involved and we are hoping that the community can assist us with further information about what's occurred."
The men were shot on Orion Way, just 48 hours after a 21-year-old Roxburgh Park man was found shot dead outside a home on Coronet Avenue, less than three kilometres away.
But Detective Inspector Burnett said police did not believe the two shootings were linked.
Aaron Tolentino was picking up his dad, who lives in the street, while police were still on the scene.
"Everyone's living in fear, it's no good," he said.
A neighbour said she had been shaken up by the escalation in violence.
"I was scared. It's a really quiet street but I don't know what's going on now," she said.
"I've been here for 17 years … and now it's like this."

The shootings have taken place in the midst of a national firearm amnesty.
Police said 751 firearms had been surrendered in Victoria, to be registered, sold or destroyed.
The amnesty runs until the end of September.
Police said they had also collected swords, a crossbow, ammunition and imitation firearms.

46 Rio Grande Drive, Roxburgh Park, was snapped up by a family for $650,000
IF you’re looking for Melbourne’s most family-friendly suburb
76.6 per cent of the suburb’s homes had families with children
according to a report by CoreLogic and Aussie Home Loans found
The key attractions for families were the northern suburb’s availability of public transport and arterial road connections
Affordability and value-for-money also proved a major drawcard in Roxburgh Park where the median house price is about $551,000 and the entry point to the market is below $500,000
Meadow Heights and Craigieburn were also included on the list of top 20 suburbs sought-after by families
Aussie Home Loans Chief Executive James Symond said almost half of Melbourne’s most popular suburbs were located across the outer west of the city
“The most popular family suburbs are closer to the city centre,” he said
CoreLogic’s Tim Lawless said the distance from the GPO was a key factor in the position of families in Melbourne
“The quarter acre block is still in Australians’ psyche and families are prepared to make sacrifices in terms of travel times to and from work to enjoy the space that many Melbourne suburbs still provide,” he said
SUBURB PROFILE: ROXBURGH PARK
Raine & Horne Roxburgh Park’s Adam Jurdi said he was not surprised by the result
“Roxburgh Park is a very family-friendly place,” he said
“It’s in a great location and has fantastic infrastructure that supports families.”
8 Sandover Drive, Roxburgh Park, sold for $595,000
“It’s just 25km from the CBD and close to the Hume Highway
shopping centres and the Northern Hospital in Epping.”
There is a good variety of homes to suit all types of families
including extra-large five-bedroom houses with all the extras in Roxburgh Park Heights
“House prices are still fairly reasonable.”
“You’re able to pick up a four-bedroom house with a study for less than $600,000.”
Mr Jurdi pointed to the four-bedroom house at 8 Sandover Drive that sold under the hammer last month for $595,000
Four families bidded for the home that sold to buyers from Campbellfield
“They liked the presentation of the home and location close to schools,” Mr Jurdi said
Also last month, a local family wanting to upsize snapped up a five-bedroom house with six bathrooms at 46 Rio Grande Drive for $650,000
“They wanted to stay in Roxburgh Park and found a larger home to suit their needs,” Mr Jurdi said
The Roxburgh Park magpies basketball club has been a staple of the area since 1997, however it almost all came crashing down only five years ago.
In 2018 the club was $13,000 in debt for amenities such as court hire and uniforms and the club could only field six teams with the 60 kids they had.
Seeing the club in disarray committee members Sam Abbas and Helen Halwani decided to take on bigger responsibilities, and were made president and treasurer respectively.
Now the club is in a strong position on and off the court.
“We now have 21 teams and over 200 kids,” Mrs Halwani said.
“And we only had one all girls team and now we have over six.”
All money raised is being reinvested back into the club.
“We have purchased all coaches, coaching whiteboards, all new balls, and we had a family dinner night all paid for by the club,” she said.
Mrs Halwani said she is steadfast on making the club a positive and inclusive environment.
The Magpie’s mantra is about making the club a “family environment,” with many of their players going to watch each other play, Mrs Halwani said.
“We want to let the kids play fairly and have fun, it’s all about having fun,” she said.
“We’re here to protect our kids at the club, we’re a multicultural club.
An image of a man Victoria Police are looking for after a sexual assault in Roxburgh Park
Link copiedShareShare articleA breakthrough has been made in the investigation of the sexual assault of a teenage girl
who was woken from her sleep by a masked intruder in Melbourne's north on Saturday morning
Victoria Police said the man entered the Roxburgh Park house about 7:30am on Friday through a kitchen window and walked through the house to where the girl was sleeping.
The 16-year-old woke to find the man kneeling beside her wearing a balaclava, before he got into the girl's bed and sexually assaulted her, police said.
Police said the man fled through a window and was last seen running south along Roycroft Road.
Detectives doorknocked in the area on Monday and recovered a number of items they believe belong to the alleged attacker.
Those items were found in the front yard of a house and will be subject to forensic testing.
Detective Senior Sergeant Jason Walsh said it was only a matter of time before they catch the offender.
"I'm pleased to say in the last hour or so we've had a bit of a breakthrough, we've located a few items which we believe the offender has discarded, in one of the front yards there, and so we're retrieving those," he said.
Detective Senior Sergeant Walsh urged people to view security footage of the offender fleeing the scene.

He said police particularly wanted to speak to a women the man passed after the attack.
"She's got long brown hair and wearing a long black jacket and a light blue top and you can see her [in the security footage] walk right past the offender," Detective Senior Sergeant Walsh said.
"We're guessing they made eye contact and we're asking that person to come forward if she can about what she did see."
Detective Senior Sergeant Walsh said the teen had been traumatised by the attack.
"She's an extremely brave young girl," he said.
"House entry sexual assault is of extreme concern to us and we're throwing every resource we can at it to try and catch this person."
Police said they were looking for a clean shaven man aged in his 20s, about 170 centimetres tall with a thin, muscular build.
He was wearing dark jeans, a pink t-shirt and a dark jacket at the time of the incident.
The man spoke with an Australian accent and has an unusual walk, police said.
with the side finally breaking through for its first senior premiership
among the tops teams in Essendon District Football League division 2 during the year
were playing in their third grand final in five years
defeating East Sunbury 6.11 (47)-5.11 (41)
First-year Magpies coach Michael Farrelly was in a state of disbelief after the game
who was one of the stars for the Magpies on grand final day
said he would have never imagined a premiership in his first year as coach
He said both his side and East Sunbury had been surprise packets
I said to the boys that 12 months ago when I signed on
if they had have offered me a future card and said you’d be in the grand final against East Sunbury
I would have said yeah absolutely,” he said
The Magpies started the better of the two sides
The Thunder settled and both sides had periods of control in the middle to quarters
Though Farrelly didn’t mention it at three-quarter time
he was concerned about the Thunder kicking with the wind in the final quarter
but I was thinking hopefully the boys could settle,” he said
the rain had hit … you hate playing in the wet
“I think that physicality is what won us the game in the end.”
There was just one goal kicked in the final quarter and that was by Osama Saad
who came into the side for the grand final
but gave away a number of free kicks he was lucky didn’t prove costly
Farrelly said they knew playing Saad would be a risk
we said he’s either going to cost us the game or win us the game,” he said
’cause you don’t know which end he’s going to poke out on the day
you’ll wear a couple of free kicks if that gets us up and about
Skipper Harley Short was named best on ground
Farrelly said that not only does he do all the little things on the ground
said this flag was more about the playing group and the people around the club
“There’s so many people behind the scenes that are almost in tears with the monkey off the back
“I’ve had supporters who I’ve never actually met hugging me in tears saying
The win means the Magpies will move into division 1 next season
Farrelly said they had started resigning players a couple of months ago
they were likely to keep a couple of players who would have gone elsewhere
While the senior side tasted grand final joy
the reserves side was unable to make it three premierships in a row
Moonee Valley came from nearly five goals down at three-quarter time to win 6.13 (49)-5.11 (41)
Farrelly said that while he was shattered for the reserves boys
he said they were also part of the senior premiership
“We played 43 players [in the seniors] and on Thursday night
we spoke as a big collective – we all stood around the circle,” he said
“I’m not sure if any other side played more than us
not just in our division but all divisions
it’s about those guys as well… they may not have been on the field

Vendor Jacqui Marshall said the sale of her home was “bittersweet” as she had a treasure trove of fond memories after it had been in the family for more than 30 years
“Four generations have come through this house; my mum and dad and then my brothers and sisters
they’ve had kids and we’ve actually had even great grandchildren (here),” Ms Marshall said
“It’s been a family home for a long time and if the walls could talk.”
Some of Ms Marshall’s family came to support her at the auction of the home
She said her favourite spot was the sunroom
which was added when her parents were living there
as it had been used for “so many different things”
“It was at the beginning where they used to hold a lot of parties
But now after being custodian to the family home since 2015
After the passing of her parents and now with her family moving to Sunbury
Ms Marshall said she hoped the new owner’s would make their own memories in the house as she felt “the home needed to get back that love again”
She added that when they began opening the home for inspections
the roses her father and mother planted began “blooming like crazy”
Ray White Craigieburn premier sales consultant Steph Shepherdson said the home was “highly contested” and the auction went for a “long time”
“We had actually three people turn up today who were brand new
and one of them was actually the under bidder,” Ms Shepherdson said
The outdoor courtyard featuring blooming roses
Bidding started off at $600,000 and “went up pretty quickly” she added
Once offers surpassed the abode’s reserve price of $780,000
a family managed to snag their new home for $802,000
Ms Shepherdson said many of Ms Marshall’s extended family came down to the auction in support and to see how it went

the Magpies adapted well to the higher standard of Division 1

The Magpies last week announced that Johnson
had signed on with the club for the Essendon District Football League division 1 season
Magpies coach Michael Farrelly said it was exciting to get someone of Johnson’s calibre at the club
Johnson retired from the AFL at the end of the 2013 season
Farrelly said he believed it was the first time that Roxburgh had a former AFL player at the club
“It’s been in the works since before Christmas,” he said
“He did a session on Wednesday and looked good and looked fit
He hasn’t played properly in the last few years
“His ability to play the game hasn’t gone away
“Wednesday was the biggest number of people we’ve had at training in my four years there.”
Farrelly said the conversation started between Johnson and his nephews and it went from there
Luke and Nathan Reichelt have all joined the club in recent years
The 2021 season is set to be their first one altogether at the Magpies
Farrelly said they hadn’t spoken about how many games Johnson may play
Johnson has most recently played superules football and was planning to continue this year to keep fit
Johnson is the third former Collingwood player to sign with EDFL division 1 sides for this year
Farrelly said he expected a bit of banter between the two
with Johnson also friends with East Keilor coach Pat Christofi
Former Collingwood defender Lynden Dunn has also signed with West Coburg
The signing caps off a strong pre-season for the Magpies as they look to build on their 2019 performancee when they defied critics and avoided relegation

Robyn Richards has called Roxburgh Park home for more than 20 years
As president of the Craigieburn Community Garden
she is one of the many dedicated local gardeners helping the Hamilton Street garden grow
When Bridgewater Road was made into a through road
I was able to access many of the facilities available in Craigieburn that Roxburgh Park did not offer
I like all the walking paths that connect all the local areas together
I was a Seeing Eye Dog puppy carer and took my dog for walks all over Roxburgh Park and Craigieburn
I met many other dog owners on my daily walks and found the local people to be warm and friendly
I like the diversity of the people who live in this area
I would like to see more facilities for young people to be active in the local area
We should give teenagers the opportunity to voice their opinions and tell us how they want to be involved
If they have control over what is offered to them
they will “own” those places and make good use of them
How long have you been involved in the Craigieburn Community Garden and how did you first become involved
Craigieburn Community Garden commenced in 2012
I learned about the garden through word of mouth and attended the meetings that Hume council organised in order to set up the garden
I have been working on my own plot at the garden as well as attending the monthly working bees with many other gardeners to establish and maintain the communal plots
The gardeners work together to produce vegetables
We take pride in our garden and spend many hours together maintaining our space while we build relationships with each other
Are you a member of any other local groups
I am a member of the Roxburgh Park Community Church
which currently meets at the Craigieburn Bowling Club
What is your favourite local place to spend time
The garden is definitely my favourite place
Every Saturday will see me either weeding my plot or turning the compost
We plan what we want to grow in the communal beds
nurture them and eventually plant them out in the garden
It is a pleasure to see all the garden beds flourishing as we anticipate the harvest ahead
Roxburgh College is a secondary school in Roxburgh Park with 1,117 students.
The school recognises how language plays a vital role in all aspects of student learning and wellbeing.
“Strong language skills are central to a student’s academic attainment,” says principal Fernando Ianni. “Language is critical for literacy, numeracy and all areas of the curriculum. Language skills are also important for a student’s social interactions, self-esteem, behaviour regulation and mental health. That’s why it’s so important to support all students with language, particularly those with language difficulties.”
Statistics show that 1 in 15 Australian students will be diagnosed with Developmental Language Disorder (DLD), and many more will have language difficulties. Many students are not diagnosed because their language difficulties are mistaken for academic, social-emotional and behavioural difficulties.
Fernando says about 1 in 7 students at his school has a language difficulty. “That’s a lot of students who require intervention. We know we can help them, and we know that strategies that support students with language difficulties will benefit all students.”
Roxburgh College established a dedicated Language Support Program in 2010 that is designed and run by speech pathologists. It’s been a great success, providing much-needed support to hundreds of students over the years.
Speech pathologist Aimee Harrison says a language difficulty is a difficulty in understanding and/or using language for learning purposes or being able to engage with your community. “Students may have difficulty following instructions, being able to demonstrate their knowledge through spoken or written means and in completing tasks,” she says.
The Language Support Program at Roxburgh College is for years 7 to 9. Intervention programs include speech pathologists working with individual students as well as trained language support teachers delivering small-group classes with content designed by speech pathologists.
The school has a whole-school approach to language development. All teachers use strategies that support all students to develop strong language skills and are essential for students with language difficulties. These strategies include the ‘I do, we do, you do’ approach in which the teacher demonstrates what’s to be done, the class then works on the task together and then students work independently.
Teachers also ‘check-in’ regularly with students who have language difficulties to ensure they understand the work and are on the right track. They use visual supports, such as mind maps and examples of completed work, provide clear and concise instructions and repeat key information.
The school is reaping the rewards, with significant improvements in students’ behaviour, engagement, academic attainment and completion of Year 12.
Aimee says her heart fills with pride when she sees the progress of students with significant language difficulties. “It’s really rewarding to see them complete all their tasks, get their VCE and move on to tertiary studies.”
A Roxburgh Park party pad is expected to become the first million-dollar sale in the suburb
The four-bedroom designer home at 34 Pymble Gardens is for sale with a $1.15-$1.25 million price guide
Ray White Craigieburn agent Daniel Diamantopoulos said it was the home’s “rare” features
that made it worthy of setting a new record
The huge house has plenty of room to entertain
A modern kitchen with a butler’s pantry is a highlight
“It’s a unique single-storey home that sprawls out over 1430sq m with an outdoor area to dream about,” Mr Diamantopoulos said
“This is a type of property never seen before … we are hoping to achieve an amazing result to secure a record price for the area.”
Roxburgh Park’s most expensive residential sale is 102 McPherson Blvd
The elite outdoor area makes this a party pad
It could be the suburb’s first seven-figure sale
If the Pymble Gardens pad sells within its price guide
it will be the first residential property in the suburb to sell for seven figures
The expansive house includes a huge main bedroom
kitchen with top-end appliances and butler’s pantry
There’s also an oversized triple garage and room for another three vehicles undercover
The eight-year-old property was constructed by its builder owner
before it sold to the vendors for $810,000 in 2015
The suburb’s median house price has increased 27.4 per cent in the three years to July 2019
Mr Diamantopoulos said multiple offers had already been placed on the property during the first two weeks of its campaign

Police believe a car was travelling on Atkin Boulevard when it crashed into a light pole, before careering through a fence and into units at Korab Place, just before 11:00pm on Monday.
A number of cars were left severely damaged, with metal and debris strewn across the suburban street.
Witnesses said there was a large crowd of people in the street.
"I heard a massive bang then ran out. [It was] chaos. There was a car upside down, a ute that was flattened out," witness Mark Casha said.
A number of units were also damaged when the car crashed. (ABC News)
"I couldn't even get into the street [because] there was so many people there," Daniel Casha said.
"I have my little sisters playing outside occasionally, and I'm just thankful that it happened at the time that it did because nobody was outside.
"Apparently nobody was injured, which is a miracle. If you see the house it looks like it's about ready to collapse."
Issam Nahas said he was at home with his family when the accident happened.
"My cars, my home — nothing, finished," he said.
"My son still cannot speak ... [It was a] big shock."
Sergeant Mick Free said the driver was not hurt.
"We've got no less than five cars that are damaged, a couple of those beyond repair," he said.
"We're still investigating, but for some reason the BMW has left the road and caused all the damage.
"At this stage there are three units [homes] that people won't be able to go into."
Police arrested two Greenvale men, but they were later released pending further enquiries.
