Experts say online retailer has ethical responsibility to guard against chatbot-generated work on sensitive topics
Amazon is selling books marketed at people seeking techniques to manage their ADHD that claim to offer expert advice yet appear to be authored by a chatbot such as ChatGPT
Samples from eight books were examined for the Guardian by Originality.ai
a US company that detects content produced by artificial intelligence
The company said each had a rating of 100% on its AI detection score
meaning its systems were highly confident that the books were written by a chatbot
Experts said online marketplaces were a “wild west” owing to the lack of regulation around AI-produced work – and dangerous misinformation risked spreading as a result
a computer science researcher at King’s College London
said generative AI systems were known to give dangerous advice
for example around ingesting toxic substances
mixing together dangerous chemicals or ignoring health guidelines
it was “frustrating and depressing to see AI-authored books increasingly popping up on digital marketplaces” particularly on health and medical topics
which could result in misdiagnosis or worsen conditions
“Generative AI systems like ChatGPT may have been trained on a lot of medical textbooks and articles
but they’ve also been trained on pseudoscience
conspiracy theories and fiction,” said Cook
“They also can’t be relied on to critically analyse or reliably reproduce the knowledge they’ve previously read – it’s not as simple as having the AI ‘remember’ things that they’ve seen in their training data
Generative AI systems should not be allowed to deal with sensitive or dangerous topics without the oversight of an expert,” he added
Yet Cook noted Amazon’s business model incentivised this type of practice
as it made “money every time” people bought a book
while the generative AI companies that created the products were not held accountable
the director of the University of Edinburgh’s Centre for Technomoral Futures
said Amazon had “an ethical responsibility to not knowingly facilitate harm to their customers and to society”
although it would be “absurd” to make a bookseller responsible for the contents of all its books
Problems were arising because the guardrails previously deployed in the publishing industry – such as reputational concerns and the vetting of authors and manuscripts – had been completely transformed by AI
This was compounded by a “wild west” regulatory environment in which there were no “meaningful consequences for those who enable harms”
there is no legislation that requires AI-authored books to be labelled as such
Copyright law only applies if a specific author’s content has been reproduced
although Vallor noted that tort law should impose “basic duties of care and due diligence”
The Advertising Standards Agency said AI-authored books cannot be advertised to give a misleading impression that they were written by a human, enabling people who had seen such books to submit a complaint
Richard Wordsworth was hoping to learn about his recent adult ADHD diagnosis when his father recommended a book he found on Amazon after searching “ADHD adult men”
When Wordsworth sat down to read it, “immediately, it sounded strange”, he said. The book opened with a quote from the conservative psychologist Jordan Petersen and then contained a string of random anecdotes, as well as historical inaccuracies.
Some advice was actively harmful, Wordsworth observed. For example, one chapter discussing emotional dysregulation warned that friends and family did not “forgive the emotional damage you inflict. The pain and hurt caused by impulsive anger leave lasting scars.”
When Wordsworth researched the author he spotted a headshot that looked AI-generated, plus a lack of qualifications. He searched several other titles in the Amazon marketplace and was shocked to encounter warnings that his condition was “catastrophic” and that he was “four times more likely to die significantly earlier”.

It's been a big few days for connections of Phillip Stokes' Group 1 South Australian Derby winner Femminile, but the excitement won't be stopping anytime soon.
The OTI Racing-owned filly caused a boilover by shooting up the inside to score under local gun Lachy Neindorf last weekend, as a $19 chance backing up from the previous week's Australasian Oaks.
And now, those involved are hoping for a similarly profitable result when Femminile is sold at the Magic Millions National Broodmare Sale on the Gold Coast later this month, as part of Newgate Farm's consignment.
Tommy Stokes alluded to the sale in the moments after the Derby, with Femminilie's slot in the catalogue officially confirmed by Magic Millions on Sunday.
"It just adds so much value to her - she's actually due to be sold after this prep," Stokes said post-race.
"So, it's massive, she's super valuable now … I'm just very proud, especially another winner for OTI being a Group 1, it's really special."
Magic Millions Managing Director Barry Bowditch is delighted to be offering the now G1 winner, who joins fellow OTI galloper Lady Laguna and another 10 elite-level winners in the sale's line-up.
This includes Femminile's stablemate Climbing Star, who also received a brave rails ride from Neindorf to register her G1 win in last year's Sangster Stakes and will be offered by Widden Stud.
Climbing Star was actually due to be sold at the same sale last year but was withdrawn and came back for another season of racing, picking up another black-type placing.

These restrictive covenants are legally binding rules that many homeowners may be breaking without realising

"Hidden clauses in your property deeds are officially known as restrictive covenants, and they are legally binding rules that outline which things you can't do within your home," explains Jack Malnick, property expert and MD of Sell House Fast
"Many of these clauses are outdated and could be broken every day
but it's important to know if they impact the sale of your property."
There are seven things in particular that could get in the way of your home sale
Some covenants completely ban animals from being kept on the premises
This is particularly common in leasehold flats in older mansion blocks or retirement complexes
Owners may need to apply for permission or even rehome pets to avoid breaching their contract
Some properties may specify no driveway parking in an attempt to preserve the "visual harmony" of an estate or development
These restrictions are most commonly enforced on new-build developments or older homes where aesthetic rules were part of the original estate plan
Some covenants may require you to dry laundry out of sight
particularly in properties with balconies or terraces
hanging a towel on a balcony or using a washing line could result in warnings or complaints
If your buyer's solicitor discovers you've broken this rule
new builds or rural properties prohibit "trade or business use" of a property
Running a home business like a salon or dog groomers could be risky
but even remote working or online selling might cause problems
these issues can emerge during conveyancing if your business use is well-known
A visible satellite dish or aerial can be problematic in modern housing estates
Homeowners might be ordered to remove dishes entirely or relocate them to less visible positions
Failure to comply could block a sale or even lead to formal legal challenges
No extensions without permission from a company that no longer exists
Some older properties require written permission from the original developer before adding extensions
homeowners face a legal bind with nobody to grant consent
potentially requiring indemnity insurance or even undoing extensions
particularly in new builds and conservation areas
Some properties have covenants restricting the types of paint
these restrictions can still cause complications during the selling process
Jack advised that sellers worried about covenant issues might consider using a cash-buying service
He said: "For sellers who are worried about legal complications or are already facing a collapsed sale due to a covenant issue
using a cash-buying service can be a fast and hassle-free solution."

Data published by the Federal Chamber of Automotive Industries today reports 90,614 new vehicles as delivered in Australia last month, plus a further 702 Tesla and Polestar deliveries reported by the Electric Vehicle Council
It brings the new-car sales total for last month to 91,316 – down 6.1 per cent on the prior year
the third decline this year after 1.7 per cent growth in March
It remains the third-best April on record – just behind 2021's 92,347 sales – and well ahead of the five-year pre-pandemic April average of 82,168

The Toyota HiLux leads the monthly sales race for the first time since September 2023, with its highest sales since October 2024 – just 90 deliveries ahead of the second-placed Ford Ranger, and about 300 sales ahead of the Toyota RAV4
HiLux sales were down 12 per cent last month
It means there is now a gap of just 353 vehicles at the top of the year-to-date sales race – the RAV4 still leading the Ranger – after the former recorded a strong start to the year following the Ford's chart-topping 2024 sales run
Further down the charts are two large four-wheel-drives – the Ford Everest and Toyota Prado – split by just one sale, ahead of the Isuzu D-Max ute

Electric car sales were down 44.2 per cent last month compared to April 2024
which recorded just 500 deliveries last month – down 76 per cent

said in a Facebook post that the family was selling with a heavy heart but planned to be in operation for at least another year
Gross Waddell ICR director Danny Clark said the rare large landholding, at 28-34 Orton St, Ocean Grove, offered unparalleled development potential in an exclusive beachside location.
He said sites of this nature were often privately held for generations in Ocean Grove and Barwon Heads.
Ti-Tree Village has been operating for more than 40 years.
The self-contained accommodation rates highly among visitors to the seaside town.

Rice House in Melbourne’s Eltham is a truly one-of-a-kind property built from dome-shaped structures akin to an igloo in the Arctic. Following a sympathetic restoration, it is now on the market with a price guide of $1.65 million to $1.8 million.
Set on a hilltop among regenerated native bushlands, Rice House is on the RMIT syllabus for good reason, as it’s the first commissioned house design by celebrated Australian architect Kevin Borland, a former protege of Robin Boyd.
Rice House was designed and built in the 1950s for Harrie and Lorna Rice and their family
who owned the home until it was sold in 2017
The current vendors have taken great care to lovingly restore the three-bedroom house to its former glory
However, it’s the home’s unique architectural provenance that is drumming up buyer interest, with architects and design lovers touring the home for an up-close glimpse of this modernist gem, says listing agent Chris Chapman of Jellis Craig Eltham.
“We’ve had a lot of architects, people interested in design, and inner north buyers coming out who are interested in mid-century modernist architecture,” he says.
Rice House consists of two monolithic concrete structures, each featuring a series of catenary arches constructed using the ctesiphon system (a technique in which concrete is poured onto a form made of timber structures).

“The dome structure was revolutionary at the time and something that really hadn’t been seen before,” says Chapman.
“The house is studied by architecture students at RMIT in their architecture course, largely because of how innovative the design and and construction technique is.”
This technique gives Rice House its “stop the scroll-worthy” facade.
The first structure, known as the main house, features four arches and includes the main bedroom, kitchen, bathroom, laundry and two living areas. The second structure features two additional bedrooms and another bathroom.
“There’s some flexibility in terms of how you might use the spaces, whether you use them as a dwelling or a separate workspace, gallery space,” says Chapman.
Following more than 60 years of possession by the Rice family, when the property was sold in 2017, it was ripe for restoration.
The current owners and vendors were passionate about ushering Rice House into a new era while preserving its wonderful modernist pedigree, and renovated the interiors, restored the buildings’ unique facades, and regenerated the native gardens.
“The owners have done an incredible job to restore the home and make sure it lasts for the next 50 or 60 years without any further degradation,” says Chapman.
“They restored structural integrity of the actual house but they’ve also modernised inside with new kitchen and bathrooms and restored flooring, and really there’s not much of it that they haven’t actually touched.”
Today, the interiors of the home convincingly transport visitors to one of Australia’s golden eras of architecture, but beyond the home itself, the location is pretty special, adds Chapman.
“The actual land itself is pretty special, it’s an acre right on top of the hill, which is not all common in Eltham to get a block that size in that location,” he says.
“It’s also quite central, you’re within easy reach of Eltham train station and central Eltham shops, as well as walking distance to a couple of schools and easy access to the Eastern freeway.”
Chapman predicts that the eventual buyer will be someone who isn’t in pursuit of a “conventional home” and likens the house to a work of art.
“It’s almost like buying a piece of art rather than a house but it’s a piece of art that you can actually live in.”

The sale price reflects a strong initial passing yield of 5.65 per cent, representing a .29 per cent premium to the 2024 average yield for Victorian neighbourhood centres generally, and a .47 per cent premium to the 10-year yield average for regional neighbourhood centres, JLL Research shows.
The 4242sq m fully leased shopping centre is anchored by Aldi, Cheap as Chips and supported by a mix of retailers including a pharmacy, medical centre and Cellarbrations Liquor.
Mr Holderhead said that sale reinforces the demand for well-positioned, essential-service assets.
Interest in Bell Park Plaza underlined the demand from buyers seeking low-risk property assets.
“With strong leases, low specialty rents and limited management overheads, Bell Park Plaza ticked all the boxes for long-term investors,” Mr Holderhead said.
“The strong result reflected Geelong’s ongoing growth and the enduring appeal of well-leased, daily-needs retail.
“Geelong is one of Victoria’s fastest-growing regions, supported by major infrastructure investment and a strengthening local economy. Centres like Bell Park Plaza offer long-term capital appreciation and reliable income streams,” he said.
Mr Taylor said Bell Park Plaza marks the third Victorian neighbourhood centre to sell in 2025 as more investors look for lower-risk returns of commercial real estate.
“The successful purchaser was a first-time shopping centre buyer,” Mr Taylor said.
“Investors are looking to the Victorian neighbourhood shopping centre sector as a defensive asset class, offering attractive risk adjusted returns.”
Mr He said investors were actively pursuing neighbourhood centres with strong tenant covenants and low maintenance requirements.
“The level of inquiry we received on Bell Park Plaza shows how competitive this part of the market remains.”
