when pricing a property and new research shows there can be a big difference within the same suburb A PropTrack analysis of suburbs broken down into SA1 regions — which are small neighbourhoods comprising a few streets — has revealed the areas with the largest variation in estimated house values one of the most prestigious suburbs topped the list with over $1m difference between the most expensive and its cheaper areas The Golden Mile waterfront region of Sandy Bay is the most expensive with the data putting the median house price at $2.08m a smaller spot neighbouring Dynnyrne and Mount Nelson was priced at $978,000 That’s hundreds of thousands less than the suburb’s $1.257m median price MORE: From doldrums to one of the best years on record First-time buyer secures home amid rising competition Prestige property expert Abi Freeman described Sandy Bay as a suburb of contrasts The Elders Tasmania agent said there are pockets which are very desirable and achieve outstanding prestige schools and proximity to the city,” Mrs Freeman said “Waterfront properties always achieve a premium and the Nutgrove area in Lower Sandy Bay is very desirable level allotments close to beaches and parks with large homes that are ideal for professional couples with young families will always be a place people will want to live.” No.45 Queen St is priced at “Offers over $1.685m” the dataset’s next largest gaps between cheap and expensive medians were mostly outside the capital city: Battery Point ($763,000) the median difference in values between the cheapest and priciest pockets within suburbs is $325,000 for houses PropTrack senior economist Eleanor Creagh said the big gap in pricing between the priciest and cheapest pockets in a suburb meant it was possible to buy into some premium suburbs with a limited budget providing buyers were willing to compromise “Expensive suburbs often have a mix of property types meaning a wide range of housing values within a suburb,” Ms Creagh said there are pockets where property prices are significantly lower “Buyers with a constrained budget can still purchase in a pricey or prestigious suburb by compromising on property size Sandy Bay’s most expensive listing today is No.3 Lasswade Ave No.60 Derwentwater Ave was sold by Peterswald in just one week on the market Ms Creagh said some of the factors that made parts of a suburb cheaper than others included smaller lot sizes with some buyers often paying a premium for certain catchments or proximity to prestigious schools which may not be a requirement for everyone The Hobart City Council has rejected a proposed development in Sandy Bay despite it meeting the planning scheme and being recommended for approval The building at 9 Star Street was first put forward in 2019 as a residential complex with 12 apartments but was rejected due to concerns about density and a lack of private open space the initial project was granted a planning permit by the Tasmanian Civil and Administrative Tribunal after the number of apartments was reduced to six which retained the same 12-unit building design but repurposed it as visitor accommodation only councillors Bill Harvey and Gemma Kitsos supported the development Harvey said his support came from knowing that council decisions have been overturned in the past when they contradicted expert planning advice “The issues that I have are not based on the planning scheme they’re based on the constraints and the difficulties of the site and I can’t base my decision on that,” he said Kitsos said it was “very frustrating” the development was neither residential nor commercial but sat “somewhere in the middle” as visitor accommodation “It’s just really disappointing that we still continue to have this issue with visitor accommodation while we can’t build enough residential dwellings for our community,” she said “It’s pretty accurate to say that until the state government changes things for us we’re stuck with working within this scheme.” Councillor Ryan Posselt moved for the development to be refused as he believed it did not meet the planning scheme’s street frontage compatibility and surrounding character and scale requirements “This is another example of this [2018 PD6 Exemption and Standards for Visitor Accommodation in Planning Schemes] directive being just open slather do what you want and you can classify it as visitor accommodation as long as no one is there for more than three months,” he said “The rush of the state government to bring on PD6 to allow their mates who have short stay accommodation to buy up property and convert it to short stay has resulted in a really poorly drafted directive that now has led us to problems like this.” “I think we’re at 800 short stay residences in the city and the highest density of short stay of any capital city in the country It’s just the wild west of planning.” The council voted three to two to reject the development Ryan It has been recommended for approval by the Hobart City Council with a number of planning conditions including one that stipulates the building is “not approved for residential use” eight local residents raised concerns about the height use and potential impact of the building on nearby businesses “The proposal does not service the needs of the neighbourhood as it is for visitor accommodation,” one resident said “The building would disrupt the neighbourhood’s visual harmony,” said another “Construction would cause significant disruption and noise,” a third concern read “That big 12-apartment monstrosity would block all the lovely views we’ve enjoyed for years and you just know it’ll bring the property values down,” another resident said The developer said the proposal will help “meet growing demand” for accommodation in Hobart and that it “does not result in the loss of any existing residential housing” “The primary issue regarding visitor accommodation in recent times is the trend of converting existing residential properties for short-term accommodation significantly reducing long term rental options and contributing to the housing crisis,” planning residents have failed in their bid to convince the Hobart City Council to pause plans for a new ferry terminal on the River Derwent at Lords Beach councillors endorsed plans to move forward with designing a terminal at the location south-east of Wrest Point This decision came despite some residents claiming they were left in the dark about the proposal until just days before the meeting Several residents voiced their frustrations highlighting concerns about the lack of transparency and potential community impacts “It’s going to go out further than the current jetties it’s going to be a bit of an eyesore we don’t know the hours of operation frequency and all those things,” one resident said “I think that the public deserves consultation before the council pushes through a ramrod type of decision to approve it willy-nilly.” “We haven’t been consulted,” said another “A number of the residents I met this afternoon didn’t even get the letter we got Residents proposed pausing the project to allow for public feedback on other identified potential locations such as the Scout Hall off Marieville Esplanade or down the road at Long Beach Council CEO Michael Stretton said engagement with the community would take place now that Lords Beach had been identified as the preferred site This is in stark contrast to how the Clarence City Council came to nominate its preferred site at Natone Street which was decided after feedback from the community was sought “We acknowledge that there hasn’t been engagement yet,” Stretton said “But we needed to understand that this is the preferred location and then undertake the engagement with the community.” “It’s a bit of cart before the horse to be not talking to the residents I understand that there’s been some uncertainty around that today but the clear intent of the council is to talk to the community now.” the council has authorised the CEO to advance the project by finalising designs submitting necessary applications and seeking contractors to build the terminal The decision was supported by Councillors Mike Dutta Zelinda Sherlock and Lord Mayor Anna Reynolds Louise Bloomfield and Marti Zucco opposed the move citing deep concerns about the lack of initial consultation and transparency Councillor Kelly expressed hope that residents would not pursue an elector poll as has been done by those opposing plans to install cycle lanes on Collins Street due to similar concerns about a lack of consultation “The last thing we want to see happen down there is similar to what’s happened to Collins Street,” he said “The spectre of this is looming and I’m getting nervous already about this.” Send your photos, videos and tip-offs to[email protected], use our News Tips form or call and leave us a message on 03 6124 are involved in over half of all crashes with drivers over 65 making up just under a third The most common types of claims are collisions with stationary objects accidental damage while parked and rear-end crashes “Nose to tail crashes and failing to give-way are consistently the top types of accidents we have a propensity to tailgate other drivers and drive distracted,” AAMI’s motor claims manager Leah James said “While there have been many changes and technological advances to the types of vehicles we drive since we started the AAMI Crash Index in 1994 AAMI’s Decade of Driving Report
