Seaton’s major redevelopment is progressing with new rounds of home sales and ongoing construction
The third round of sales has been announced at the greater Seaton redevelopment
with the transformation of the suburb very much underway
This announcement coincides with significant progress within Stage One of the project where construction of 138 homes has started
70 will be dedicated to affordable and social housing
there are seven vacant land allotments and four house-and-land packages situated on Karra Avenue and Matthews Avenue
all 36 previously released house-and-land packages and vacant allotments have been sold
Construction efforts in Stage One are almost complete
with the first homes close to ready and critical infrastructure such as stormwater systems
will begin soon with civil works scheduled for mid-year
This next phase will expand housing options by introducing townhouses and single-storey properties
The Seaton project aims to construct 1,450 new homes across Frederick Road
At least 50 per cent of these homes will be affordable and suit public housing needs
The renewal project will create an extra 26,000 sqm of public parks
enhancing existing green spaces like Pedlar Reserve
It will also extend streetscapes and greatly increase the area’s tree canopy coverage

Football SA is proud to announce that local referee Ellie Seaton has been selected as an Assistant Referee for the second intake of the Football Australia Referee Academy (FARA). Ellie went through a rigorous
competitive selection process which included a variety of assessments incorporating both on-field and off-field suitability for the program.
Ellie’s potential was identified early and was invited to participate in the Football SA Referee Academy
she built on her skills and knowledge from the foundations of her officiating journey
The Referee Academy aims to develop Match Officials and creates a pathway from community football to senior football
preparing them for higher levels of competition
Ellie graduated from the Academy at the conclusion of the 2024 season

Raced and bred by Debbie Cannan, Seaton scored his seventh win in the $30,000-to-the-winner feature, taking his prizemoney to $61,020, adding to his recent feature triumphs in the Puppy Gold Collar and Devonport Breeders.
The locally bred litter has now achieved 28 victories since hitting the track with $127,495 in prizemoney so far.
“Breeding a litter in this current climate might seem silly or mad, but things like winning the Devonport Breeders' races as we did recently is something anyone deserves, it's our turn right now. We're beyond proud,” Medhurst said.
“It's so pleasing to have it happen, great to have started this legacy going back from Keune who had won the Devonport Chase previously, we made a decision to enjoy racing our dogs and winning this race is a great thrill.”
Medhurst will now focus on the fast-approaching Group 2 Ladbrokes Launceston Cup (515m) with Seaton which is in contention for the Ladbrokes Triple Treat Connections Bonus of $25,000 if can complete the winning double.
Heats of the Launceston Cup will be staged on Monday week, January 27, with the final worth $60,000-to-the-winner.

More than 300 public housing residents at Seaton will be forced to move out during demolition and construction.Two housing projects to create more than 1,900 homes across suburban Adelaide will receive more than $500 million in funding — but hundreds of public housing residents will be forced to move when properties are demolished to make way for new homes
The measure is one of several relating to housing in this Thursday's upcoming state budget
with the state government also announcing it will abolish stamp duty for all first homebuyers building or purchasing new homes
The two housing construction projects at Seaton and Noarlunga had been previously announced
but have now had funding of $425 million and $150 million respectively set aside in the budget
The Seaton project includes 865 houses and townhouses
with the government promising "at least 15 per cent" affordable housing and 30 per cent social housing
A total of 388 existing housing trust properties described by the government as being "no longer fit for trust tenants" will be knocked down — but the government said that the number of public homes lost would be matched by new builds
The 36-hectare site at Seaton will accommodate 1,315 new homes
It said 341 of those properties were currently tenanted
and said the process of writing to residents who would be forced to move "formally began yesterday"
It said an inquiry line had been established for residents seeking information
The government said alternative accommodation would be found for affected tenants as they were moved out in stages over a six-year period
"They will experience the dislocation of being moved but they'll be going into sometimes brand new — and
fit-for-purpose — accommodation," Treasurer Stephen Mullighan said
"We're aiming to relocate tenants into the western suburbs."
Mr Mullighan said the site — which is bounded by Frederick Road
West Lakes Boulevard and Tapleys Hill Road — would now host a "much bigger development" than what had already been proposed
"The previous government announced plans to knock over 30 houses and return more than 100 on a select site opposite the Seaton High School," he said

"This land is currently owned by the South Australian Housing Authority and contains nearly 400 housing trust homes
These will be progressively redeveloped to restore the amount of public housing on a one-for-one basis."
The state opposition recently criticised the government for leaving the site in the condition of a "dust bowl"
and on Tuesday said the project "should have started many years ago"
"This is vacant land owned by the government," opposition Social and Community Housing spokeswoman Michelle Lensink said
Ms Lensink previously said the site had been left languishing as a "dust bowl"

Stamp duty had already been abolished in last year's budget for first-home owners purchasing new homes valued up to $650,000 — but the government said it would now remove it completely.
"There will no longer be a dollar of stamp duty for any new build for any new homebuyer in South Australia," Premier Peter Malinauskas said.
"We are now getting rid of that cap of $650,000."
The government said it was also abolishing certain property-value thresholds for the $15,000 first-owner grants.

One prospective first-home buyer, Isabella, said she had been looking around for a home in Adelaide's west for "almost two years", and said the changes to stamp duty "will definitely change direction for me".
"Something like this means a lot to people like myself who are looking," she said.
"It can be really taxing spending your weeks researching homes and spending your weekends at auctions and open houses."
Master Builders SA CEO Will Frogley said the measure could make tens of thousands of dollars difference to homebuyers.
"Today's announcements will see savings or benefits to a homebuyer of $50,000 on a housing price of $750,000, that's a heck of a lot of money for anyone, but especially a first-home buyer," he said.
"We need to build more homes and the best way to keep housing affordability is to increase supply. Stamp duty dis-incentivises South Australians from building a home.
"It could be that the benefits will be tens of thousands of dollars more over the life of the loan because it's less money they have to borrow and pay interest on."

The Liberal Democrats have become the largest single party ahead of second-placed Reform UK
Independent Paul Hayward was elected with 1,393 votes – a majority of 400
Green Party candidate Henry Gent secured 1,475 votes and was elected alongside Reform UK’s Nat Vanstone who received 1,283 votes

Liberal Democrat Nick Hookway was elected with 1,518 votes in the Exmouth and Budleigh Salterton Coastal ward
Liberal Democrat Richard Jefferies was elected with 1,478 votes
Independent Jess Bailey won a resounding victory in the Otter Valley division and retained her seat with 2,997 votes – a majority of 2,014

“I’ve enjoyed the past few weeks being out and about and meeting so many people

Colorado’s five-star offensive tackle is killing it this season
When the Colorado Buffaloes landed five-star offensive tackle recruit Jordan Seaton over the offseason
the expectations for him couldn’t have been higher
CU fans everywhere put all their hope into a 19-year-old true freshman to protect their superstar quarterback
Seaton has started all of Colorado’s seven games at left tackle this season
emerging as perhaps CU’s best player on their revamped offensive line
It wasn’t all pretty from the beginning though
there were visible growing pains for the whole offensive line
the group looks like they’ve hit their stride
allowing only one sack to Arizona last weekend
“Every game for us has been a growing point,” said Seaton
“Having those tough tribulations and trials in the beginning made us realize that when we’re in practice and you have those hard days when you’re thinking ‘maybe I don’t wanna do it’
Exceling in practice has played a key role in Seaton’s development at the collegiate level
Going against Colorado’s stacked defensive line every day
that’s currently in 12th place on the FBS sack leaderboard
“Confidence has been starting with practice
“Going against those guys in practice who are getting seven sacks in a game
I feel like we haven’t faced somebody as good as those guys in practice.”
Facing an elite defensive line has seemingly paid off for Seaton
as his game against Arizona has probably his best game yet for the Buffs
“Everybody said I did a good job last game
but I feel like I didn’t really play my best personally,” said Seaton
Seaton’s hunger and refusal to be satisfied have made him a joy for Colorado’s coaching staff to work with
Deion Sanders had high praise for his young tackle in his Tuesday presser
saying this is exactly what they expected from the five-star tackle
“Jordan is exactly who we thought he would be
“Especially in the class and off the field
Another thing that hasn’t gone unnoticed by Colorado’s staff is Seaton’s relationship with star quarterback Shedeur Sanders
Seaton and Shedeur have developed a relationship and have become good friends since his arrival in Boulder
Seaton isn’t only protecting his quarterback when he’s pass-blocking
but also protecting one of his best friends
“With having that tremendous friendship and relationship that he has with Shedeur
“[He thinks] not only do I not want to play bad and give up a sack
so I’m glad and I’m thankful that he chose us.”
Seaton also told the media that he and Shedeur have been gelling especially well this season
Shedeur’s calm style of play has helped his young tackle and field hit his stride on the field
“I actually like having Shedeur back there,” said Seaton
Sometimes you get a lot quarters who are eager to get out of the pocket
which can ultimately change how the defense rushes in
and having a calm quarterback makes me more calm
It’s like Mike and Ike with me and Shedeur
Seaton doesn’t just want to make it to the league either
he wants to be the best in his draft class
be the first tackle off the board,” said Seaton
Seaton took a risk by coming to Boulder to play for the Buffs

and this program isn’t known for it’s development of NFL talent
it seems that the risk of working with Coach Prime and his staff has ultimately paid off

but with the help of Seaton and Colorado’s other offensive stars
