Research from Ray White found that Perth had nine out of the top ten spots on the list of family-friendly locations
with seven of these located in the south of the city
Seville Grove topped the list followed by Karnup
Ray White Group Senior Data Analyst Atom Go Tian said that family locations in Perth are in demand at the moment
“Perth’s dominance in the list of top family-friendly suburbs reflects not only areas that are popular with families but also the strength of the Perth market right now,” Mr Go Tian said
The study focused on two key metrics: the proportion of the population under 14 years old and house price growth over the past year
“Seville Grove emerges as the most in-demand family friendly suburb with 26.6 per cent of its population aged under 14 years old and a 31.6 per cent house price growth over the last year,” Mr Go Tian said
Seville Grove remains relatively affordable
with an average house price of $612,773 – the second lowest among the top-ranked suburbs
The only non-Perth suburb to make the top of the list was Munno Para West-Angle Vale in the north of Adelaide
“With 25.7 per cent of its population under 14 and a 27 per cent price growth over the last year
it is also the most affordable suburb on the list,” Mr Go Tian explained
The research also highlighted regional differences in family demographics across Australia
“Regional Northern Territory boasts the highest proportion of young people
with 22.3 per cent of its population under the age of 14,” Mr Go Tian said
Darwin claims the highest proportion of young people
followed by Brisbane with 19.2 per cent of its population under 14 years old
Tasmania showed the lowest proportions of young people in both its capital city and regional areas
Mr Go Tian said that the definition of a family-friendly suburb is subjective and can vary based on individual family preferences and budgets
and suitable housing options,” he said

Homes in some of Australia’s most affordable suburbs are selling faster than anywhere else in the country due to strong buyer demand and booming price growth
which tracks days on market — the time it takes for a property to sell after being listed — shows homes in these competitive areas are often snapped up within days
homes in Australia stay on the market for 43 days before selling
With interest rates remaining high and housing affordability at its lowest in decades
many buyers are turning to more affordable suburbs and regions
“We’re seeing a lot of price growth and housing demand in more affordable parts of the country, and within cities,” said Paul Ryan (pictured), senior economist at PropTrack. “Housing affordability is extremely strained
so it is not surprising that those regions that offer affordability are drawing in more buyers.”
The fastest selling suburb over the past year was Seville Grove in Perth’s southeast
where homes typically sold within just seven days
Seville Grove is more affordable than most of Perth and Australia overall
strong buyer competition has driven prices up by 35% in the past year
Seven of the top 10 fastest selling suburbs were located in Perth
particularly in the city’s south and southeast regions
Perth’s property prices have risen by about 23% over the past year
one of the fastest selling regions was Townsville
where homes in high-demand suburbs typically sold in less than two weeks
saw homes selling within eight days on average
with the suburb’s median house price increasing by 14% to $353,500 over the past year
Many Queensland suburbs also ranked among the fastest sellers in the unit market
with eight of the top 10 fastest selling suburbs located in Cairns
The data also highlights shifts in days on market over time
which can indicate changing price dynamics in different suburbs
days on market have significantly decreased in northern suburbs like Butler
where homes now typically sell within two weeks
and Lambton have seen homes selling twice as fast as last year
some suburbs in regional areas and holiday hotspots still face longer selling times
it typically takes 254 days to sell a house in Roxby Downs
while homes in towns like Eden and Bellingen in New South Wales
Ryan explained that homes in regional areas often take longer to sell due to the bespoke nature of the properties and the need to find the right buyer
“Suburban houses are a pretty straightforward product,” he said
it’s about finding the right buyer.”

Levi was diagnosed with Non-Hodgkin’s T-Cell Lymphoma at the tender age of seven
and he underwent two and a half years of gruelling chemotherapy
Cancer reared its ugly head again when Levi was just 17 – this time a diagnosis of Acute Myeloid Leukaemia triggered by his past chemotherapy treatment
He fought tooth and nail to beat cancer a second time
only to hear the news earlier this year that the cancer had returned
In June he underwent his second stem cell transplant
But this time the two-time champion met his match
His body was struggling to overcome an infection
and Levi made the brave decision to be put into an induced coma last week – sparing his parents that decision
And on Tuesday his parents’ worst fears were realised
His father Mark posted a moving tribute to his beloved son:
our Mighty Fighting Tiger gained his wings
“Levi passed away peacefully this morning with Nikki and Nikita and myself by his side
We have no idea how to move forward and keep going
“We arrived at ICU at around 9am yesterday and we were not allowed in to see him until 11:15am
The Doctors informed us straight away that Levi had a difficult night
and from around 1:30am they had battled hard to stabilise him as he struggled
“They informed us that he had maybe 24 hours left
we rallied the troops and he had a steady stream of visitors all day
His best mate Leyton and his girlfriend Saaskia stayed until 11:00pm
Cam stayed a little longer before he too decided to rest at home
with Nikki and me taking shifts alongside him before the three of us gathered around him at about 8:00am
At about 8:40am it became apparent that Levi was ready to sign off
“We were given the option to remove the life support and everything else but that would not be right
Levi would want to fight right to the end so that is what he did
“His lungs were no longer able to cope and his blood pressure dropped to unsupportable levels
The load on his entire body was just too much
“He fought a massive fight and never gave up
The respect he earned from the ICU team was immense as he courageously pushed himself beyond all of their predictions and in the end they called him a champion
“Please stay with us on this pages as we will have some updates in the Hoodies and a special project to do with the Unocorn
“We will over time transition the pages to honour Levis Life and the Legacy he leaves
Levi’s mother Nikki also posted a message in tribute to their brave son:
Wait for me and show me the best beaches in the world when I get there
Levi Matthew Tracy 4/9/2004 – 2/7/2024
In May, The Examiner spoke to Levi’s family about Levi’s fighting spirit and his continuing will to live his life to the fullest
he walked triumphantly across the stage at his Year 12 graduation
spitting in death’s face and flipping the bird
To fighting through everything that was thrown at him and winning
his will to not just survive but thrive,” his father Mark said
He started an apprenticeship as a diesel mechanic
and did as much surfing and bush bashing as he could with his purple ‘Unocorn.’ Through it all
Tributes continue to flow from all over the world for the brave young man who set an example for all of us to follow

Ashley Quadros is accused of causing the death of two of his friends
He was one of six people in the car at the time
with Mark Alexander Bogoni and Thomas James Saffioti dying from injuries sustained in the crash
Mr Quadros has pleaded not guilty to dangerous driving
with a trial in the District Court in Perth on Monday being told the then-18-year-old had been pretending to be comedy character "Super Wog" in the lead up to the crash
Police officers at the scene of the fatal crash in Seville Grove
The court was told Mr Quadros took his hands off the wheel and hit a kerb
before striking a tree on the left side of the car causing "massive damage"
Defence counsel Seamus Rafferty SC told the trial a nail in the tyre and the condition of the car was the cause of the crash
but he said it was agreed there had been "frivolity in the car"
It was also suggested the tyre caused the vehicle to veer and Mr Quadros was forced to overcorrect
A roadside memorial remains at the crash site on Lake Road
But state prosecutors maintain Mr Quadros lost control of the vehicle due to a "pattern of inappropriate behaviour"
Maxwell Roso was sitting in the front seat of the car when it crashed
and told the trial Mr Quadros had removed his hands from the wheel "for 10 seconds or more"
Emergency services raced to the scene after the car hit a tree
Mr Roso said the time frame was "an estimation" which he had not detailed in his initial statement to police
A Seville Grove mother is demanding action after a magpie swooped and drew blood on her nine-year-old son’s head at Bob Blackburn Oval on Sunday evening
Amy Johnston was at the oval with her family playing baseball when the magpie swooped her son Kurt’s head
hubby and the kids were setting up to practice their baseball pitching,” she said
“Kurt got on the mound to practice pitching to his dad and at 6.05pm the magpie swooped him and got him
“I was on the other side of the oval and my other son comes bolting over and says
‘Dad’s got to take Kurt to the hospital because he’s been attacked by a magpie.’
“He was crying but then we calmed him down
“It just got him with the beak on the way through
he’s just lucky it didn’t go deep enough that he needed stitches.”
Ms Johnston said at the very least the City of Armadale should attempt to move the bird
which is believed to have swooped more people since Kurt
we can’t go down there because it’s not safe
we don’t know if it’s going to happen again,” she said
Armadale mayor Henry Zelones said the city was investigating the incident but it was against the destruction of magpies
“The City of Armadale works in cooperation with Department of Parks and Wildlife upon reports of swooping magpies to address concerns,” he said
“The city’s practise on becoming aware of swooping magpies in its reserves is to install warning signage in the area
“Consideration is also given if practical to erect temporary warning tape in the immediate area to limit access.”

Resident Linda Warwick told The Examiner she woke up to someone yelling as the neighbour over the road was banging on the doors and windows trying to get residents out of the home
The mother was in the shower at the time and her four young children were believed to be asleep but they all managed to escape with nothing but the clothes on their backs
Mrs Warwick said she called her daughter-in-law and asked if she had any friends with clothes for the young family
“I thought if we could just get some clothes for them for a couple of days that would be great but people were so nice even bringing brand new clothes with receipts and toiletries
“People were also dropping money and donations at my granddaughter’s hair dressing salon in Byford
Seminole Gardens resident Ashleigh Cleal said she was sitting under her back patio when she heard a bang from the property immediately in front of her
“It sounded like a car back firing,” she said
“I went to go inside to wake up my kids for school and that’s when I heard two more bangs and then I saw the smoke
which looked like it was coming from the garden but then it got thicker and blacker.”
Ms Cleal said she stood on a crate in her garden and started yelling to alert the people inside the home
“At that point I think they had already escaped but it was all I could do,” she said
“I saw the carport fall in on itself and all the bikes were burnt and had started to melt
“I think there was one room at the back which looked like it was untouched because the curtains were okay but everything else seemed to be destroyed.”

Here are 10 hotspot suburbs to considerLisa Calautti
Investors looking for attractive rental yields and solid growth potential should look west
with nine of the top 10 investor hotspots identified located in Perth
New PropTrack data has revealed the top 10 potential hotspots for investors offering a combination of high rental yields
strong annual price growth and increased demand based on the shortest number of days a property is listed on market
With Perth and Adelaide’s rental markets currently the tightest in the country
PropTrack senior economist Eleanor Creagh said it was not a huge surprise the top 10 was dominated by suburbs in these cities
“Vacancy rates for those markets are below 0.75% and they also remain relatively affordable markets with strong rental yields and incredibly strong rental price growth and strong demand to rent as well,” she said
“So there’s a real critical shortage in the supply of available rentals
They’ve also been the strongest markets with respect to capital growth in the past year.”
managing director of property advisory firm
said for a long time the Perth property market had experienced low price growth compared to other capital cities
“So it's very cheap relative to other locations - we’re seeing a lot of east coast demand and a lot of investors out of Sydney and Melbourne who see that the rental yields are better and the entry price point is lower,” Mr Collins said
With properties listed for a median 14 days on the market before selling and annual price growth of 17.8% bringing the median sales price to $451,000
was identified as the top investor suburb to watch
Local agent Con Mathews from O'Neil Real Estate told realestate.com.au about 80% of buyer demand from investors for homes priced in the $450,000 -$650,000 price range have been from interstate buyers
“We've got a lot of interest from east coast investors from Melbourne
Sydney and Brisbane that are looking at getting a quality piece of real estate not too far from major transport routes and facilities and all that jazz that offer good rental returns,” he said
“It's a completely different market to two years ago when an east coast investor wasn't even a thing.”
This 4-bedroom home in Seville Grove is currently for sale for offers above $599,000
With many interstate buyers purchasing a property after only viewing it via video
shopping centres and train stations were the suburb’s strong attractions
Demand has been so strong that Mr Mathews said properties could easily be sold within minutes of listing it
“What we want to make sure is that it doesn't sell too quickly
that's our main priority at the moment and to make sure we get as many buyers as possible through
and to also at least run one home open to get our local buyers through as well,” he said
East coast investors are also setting their sights on Westminster in Perth’s north, with strong rental yields a big lure according to local agent Adam Naumovski from The Agency
shopping centres and schooling are around that area,” he said
“I think it's just been very undervalued for a long time.”
9 Wychross Street, Westminster is situated at the end of a tranquil cul-de-sac
and is listed for offers above the mid $600,000 mark
Older homes on big blocks and villas are proving popular investor buys
“There's a massive shortage of stock in the area at the moment,” he said
there's always been 30 to 40 similar three by twos [three bedroom
two bathroom homes] on the market… now there’s very
"It’s the lowest level I have seen in those areas for probably the last 20 years.”
Young first-home buyers opting to buy an investment property in this northern Perth suburb are a huge driving buyer force in the area, Lauren Robinson from Davey Real Estate said
“That’s probably been the biggest trend I've seen in Osborne Park is that there are floods of young people who can't afford to buy their first home but they can afford to invest,” she said
Osborne Park is 6 kilometres from the Perth CBD and just minutes away from some of the city's trendiest suburbs
“They are remaining living with their parents or even if they're renting
because the rental yields are so high it’s actually financially better for them to invest first.”
shopping precincts and Scarborough Beach were driving buyer appeal
“Demand is much higher than any stock that I have
I could almost sell something as soon as it comes in.”
The only non-Perth suburb to feature in the top ten watch list, Salisbury, located 30 minutes from the Adelaide CBD, was attracting strong interstate investor interest, Ray White Magill principal David Scalamera told realestate.com.au
59a Eliza Street, Salisbury is being marketed as an investment opportunity and is currently tenanted for $500 per week. Picture: realestate.com.au/buy
“I think what you get in terms of home land size, and build area is a lot more than what you're able to get close to the city,” he said.
“And I think a lot of people are opting to purchase an investment there because the rents are still quite high and then they are priced out of suburbs that are close to the city.”
With rising property prices, increasing rents and predictions interest rates will be cut this year, more landlords are returning to the market.
According to latest Australian Bureau of Statistics housing finance data, new loan commitments for investor housing grew 1.9% to $9.7b in November, up 18.0% compared to the year prior.
“We have seen that investor lending has certainly picked up off the pandemic lows,” PropTrack's Ms Creagh said.
“The share of new lending to investors has increased, and more investors are entering the market - that's certainly good news for renters to bring overnight relief for rentals.
“We've already seen that investor enquiry has picked up a large amount of listings on realestate.com.au’s for-sale listings, from those that identify themselves as investors.”
Track your property's value and unlock insights and data tailored for property owners.
Enquiry volumes on properties listed for sale has increased quite significantly across the capital cities and Perth saw the largest increase with a 50% rise in enquiry from investors
Mr Collins said investor lending has been hard and was another one of the reasons why nationally
a lot of east coast investors were looking to buy in Perth
“Two years ago your borrowing capacity was a lot higher and you might have been able to buy a million dollar investment property in Sydney or Melbourne
because your borrowing capacity has been crimped a bit so it's definitely harder,” he said
“But we're still seeing strong demand particularly in Perth and the thing is the rental yields are really good
"I mean on most of the properties you can buy at a gross yield of around 5%
and you just don't get that in Sydney or Melbourne."

A 45-year-old man died after an altercation about loud music outside a home in Brown Crescent on Sunday morning.
Neighbours say the music had been going all night.
They said police were called to the house to deal with noise complaints before the alleged assault took place.
Neighbours described seeing police officers trying to resuscitate the victim, a truck driver, in the driveway of the home.
Late yesterday, police took 36-year-old Christopher Carkeek into custody for questioning.
They charged him overnight with unlawful assault causing death.
He will remain in custody until his next court appearance on June 15.
Two families shattered by the loss of two young men left Perth District Court feeling they had been denied justice on Wednesday

killing 15-year-old Tom Saffioti and 17-year-old Mark Bogoni
leaves court after having his case thrown out on Wednesday
Quadros was charged with two counts of dangerous driving causing death
those charges were thrown out on the third day of his trial on Wednesday
Prosecutors had alleged Quadros removed his hands from the wheel while driving
causing him to lose control and veer towards the curb
an expert witness testified the car’s veering to the left was caused by Quadros’ oversteering
Judge Gary Massey found Quadros not guilty after a “no case” submission from defence lawyer Seamus Rafferty
which was ultimately conceded by prosecutors
Massey concluded the jury would not have been able to find beyond reasonable doubt that the accused had his hands off the steering wheel
Massey expressed sympathy to the victims’ families
“The events which have led to this matter coming before this court are a tragedy
and the effects are both wide-ranging and persistent,” he said

said the families felt let down by the process

Mr Burgess died in the driveway of his home. (ABC News: Robert Koenig-Luck)
Link copiedShareShare articleA 38-year-old Perth man has been found not guilty of killing a neighbour who died of a heart attack after they had a violent altercation about loud music.
Christopher Carkeek had been on trial in the Supreme Court for the past week accused of the manslaughter of 45-year-old Brian Burgess who died in the driveway of his Seville Grove home in May last year.
The two had been fighting about loud music being played at an all-night party at Mr Carkeek's house and it was alleged that during the altercation Mr Carkeek had hit Mr Burgess.
Prosecutors alleged the stressful situation of the violent argument meant Mr Carkeek had caused Mr Burgess's heart attack and subsequent death.
However, the court had heard that unbeknown to Mr Carkeek, Mr Burgess had an underlying serious heart condition.
Mr Carkeek's lawyer, Judith Fordham, said the condition made him a "walking time bomb" whose death could not be directly attributed to her client.
The jury deliberated for about three hours before finding Mr Carkeek not guilty of manslaughter and not guilty of assault causing death.
Mr Carkeek and members of his family cried after the verdicts were delivered, while Mr Burgess's widow left the court in tears.
The court had heard that before the incident, the children of the two families were best friends and often played together.
Outside the court Ms Fordham said her client and his family were very sorry for what had happened.
"They're very sorry this tragedy has happened to another family, it's a very, very sad event and they're just very sympathetic towards that family and send their care to them as much as they can," she said.
Ms Fordham said the verdicts meant that the jury had found that her client was not responsible for Mr Burgess's death.
"He didn't cause Mr Burgess's death. Mr Burgess died, he had a heart condition and the jury found that effectively he didn't cause it," she said.

The RSPCA issued the warning after a dog from the Wheatbelt town of Northam was found bleeding to death in its backyard after ingesting food laced with poison thrown over the fence.
Four other dogs and cats in the Perth suburbs of Dianella, Gosnells, Seville Grove and East Victoria Park were also taken to vets because of baiting.
One dog owner in the Perth suburb of Seville Grove received a threatening letter stating: "You have no idea how close we are to baiting your dog."
"You are the only people in the street to allow their dog to bark, let alone howl. It's a horrible noise.
"One more morning like today and we will poison it. If we don't do it, our neighbours will."
RSPCA spokeswoman Natalie Foster said it was shocking there were five baiting incidents in the spate of one week.
"The horrible thing about the dog in Northam, is that it is in its own back yard and someone has thrown poison over the fence, the dog's eaten it, the family has come home to the dog laying down bleeding," she said.
"They've rushed it to the vet, but unfortunately it had to be euthanased, it was too far gone.
Ms Foster said that most dogs were baited with rat poison, which was easily accessible. The pet then died from internal bleeding.
"Not a nice death for a pet, and certainly not nice for a family to watch that happen," she said.
Ms Foster said that barking dogs were the biggest reasons for disputes between neighbours over pets.
"A lot of people go out to work, they don't realise the dog is barking, they are not there," she said.
"We are living closer together, the houses are closer together, people are trying to sleep and their bedrooms are close to where the dogs are.
"And people are busy and don't have the time to take the dogs out. So the dogs are frustrated, they are doing what dogs do.
"Cats don't bark but they do wander into people's gardens and fossick around and go around the pot plants and to their business, which people don't like, and roaming cats at night."
Ms Foster said there were several steps to take before threatening your neighbour
"You need to take reasonable measures to talk to your neighbours, and then the next step is to contact your council," she said.
"The amount of suffering caused by baiting is severe, and those people will face significant penalties if we catch them."
Those found guilty of poisoning an animal fines of up to $50,000 and five years in prison.
