according to PropTrack’s latest Market Trends figures
Among suburbs where medians are right on $1m now are houses in Karalee in Ipswich
Mountain Creek and West Woombye on the Sunshine Coast
Geebung and Thorneside in Brisbane and units in Palm Beach and Paradise Point
A massive 46 suburbs sit within $100,000 above $1m
Cornubia ($1,040,000) and Glenlogan ($1,040,000) in Logan – Beaudesert
Tennyson ($1,030,000) and Cleveland ($1,030,000) are also in that grouping
sold right on the $1m mark on July 31 2024
Ashmore $1,085,000 and Maudsland $1,050,000 are also on the elite list along with Ipswich’s Pine Mountain
and Pomona on the Sunshine Coast ($1,040,000)
Four suburbs sit above the $3m median price level
with the most expensive in Queensland being Teneriffe which was the only one above $4m on $4,075,000
The other three were houses in Mermaid Beach on the Gold Coast $3,292,500 as well as Surfers Paradise $3,030,000
and those in Chandler in Brisbane’s east $3,235,000
There were over 60 suburbs across the Sunshine Coast that had million-dollar medians
six of which were above $2m: Sunshine Beach $2,850,000
Five had both houses and units in the million dollar club: Bokarina
At the lower end of the million dollar scale were suburbs like Aroona $1.025m
The Gold Coast had around 50 suburbs in the million dollar level
four of which had both units and houses above $1m medians: Coolangatta
At the lower end of the million scale were Maudsland $1.05m
there are nine million-dollar suburbs: Three across the Mackay-Isaac-Whitsunday region – Airlie Beach ($1,135,500)

Homeowners are slashing prices on properties from the beach to the bush as a buyer’s market emerges in the wake of increasing mortgage stress and more realistic seller expectations
Vendor discounting is becoming increasingly common in parts of the state
with sellers starting to reduce ambitious asking prices by hundreds of thousands of dollars — or up to 32 per cent in some cases — as spring listings begin to rise
Data provided exclusively by SQM Research reveals Queensland has more than 1600 distressed listings — the highest in the country
with discounted properties ranging from a house in Shailer Park with a $250,000 price cut to a unit in Airlie Beach that is now $155,000 cheaper

A quick search online resulted in around 30 homes being listed with ‘price reduced’ in the marketing

Digital Finance Analytics director Martin North said there was evidence of “deeper drops” in asking prices as listings began to rise
“Five to eight per cent vendor discounts seem common
and more at the top end of the market — 15 per cent in some cases

“It’s a sign of the times at the moment,” Ms Yarr said
“Vendors think their properties are continuing to go up in value and buyers think they’re crashing
“It’s a matter of correcting some vendors’ expectations
Where we were trying to get record breaking prices every time
even us as agents have had to correct ourselves.”
Many of the suburbs where markets have cooled were found in regional areas that were popular with buyers who escaped the cities during the pandemic

PropTrack senior economist Anne Flaherty said many regional Queensland markets were seeing declines after a huge run-up in prices during the pandemic when buyers flocked to popular lifestyle destinations outside the major cities
“It’s fascinating to see how much of a price correction we’ve seen in a lot of these areas that were massive outperformers during the pandemic period,” she said
“We had outsized demand during the pandemic for a lot of these lifestyle areas at the same time that interest rates were extremely low
Ms Flaherty said the Noosa suburb of Sunshine Beach
where the median price was now $2.4m — about 32 per cent lower than the peak of $3.525m July 2022 — exemplified the trend
is under contract for an offer over $1.295m

“The competition in Sunshine Beach was so fierce that people were really bidding up the prices,” she said
“Now what we’ve seen is it’s still a premium suburb
but the intensity to buy in that suburb has cooled significantly so prices have fallen.”

Ms Bullock said RBA estimates around 5 per cent of owner-occupiers were “in a particularly challenging situation
where the combined total of their essential spending and scheduled mortgage repayments is more than their income”
“Some may ultimately make the difficult decision to sell their homes,” she warned
with lower income borrowers “over-represented in the group of people who are really struggling.”

The cleanup service will be conducted over two weeks for each suburb
with residents receiving advance notice via flyers delivered to their properties
Residents are advised to place items on the kerb by 6:00am on the first day of their collection schedule
though items can be placed out the weekend prior
Items should not be left out more than one week before the scheduled date
and heavy materials like concrete are prohibited
Residents are also reminded to limit waste to two cubic metres per dwelling and to place items neatly without obstructing footpaths

An on demand public transport service trialled in Logan is promised to be expanded to Forestdale if the state government is re-elected
Already the Demand Responsive Transport (DRT) service operates in select suburbs across the city

A woman has been left terrified after discovering a six-foot carpet python slithering up the stairs of her two-storey house
The resident ran from the house in Logan, Queensland, and locked the door before calling snake catcher Glenn 'Ozzie' Lawrence on January 29.
By the time Mr Lawrence entered the home, the reptile had found its way into the bathroom, a common spot for snakes to seek refuge during wet weather.
Mr Lawrence told Daily Mail Australia the coastal carpet python was relatively easy to catch as it was already cornered in a small room, despite acting a little defensive.
The handler said the resident's 'phobias and fears were through the roof' and he spent some time trying to calm her down after the python had been secured.
He said OzCapture Snake Relocations receivea at least five calls a day from residents finding unwanted serpents underneath air conditioning units, fridges, washing machines and dryers.
Snakes found in bathrooms are not as common, Mr Lawrence said.
'Thanking the powers that be it wasn't actually in the toilet itself', Mr Lawrence captioned a series of photos of the carpet python on Facebook.
'My pet fear at night', one comment read.
Another cautioned other home owners saying, 'That's why you always put the lid down!'
Mr Lawrence said the combination of recent wet weather and the amount of snake hatchlings being born at this time of year had resulted in more relocations.
'Snakes will sense a low pressure storm, leave their trees and seek shelter when the rain is here,' he said.
'When there's rain they crawl into roofs, pergolas, covered area, barbecues and garages.'
The carpet python was relocated into bush land a kilometre away from the residents home in Logan, Queensland.
Mr Lawrence said handlers will relocate the invading reptile within 5km of where the snake was found, away from suburban areas.
Remove any debris or woodpiles, cut back long grass and shrubbery, remove leaf litter and block any holes around the outside of your house that may look like a safe spot to hide
Keep pests under control. Rodents are a good food source for snakes – less food means less snakes.
Keep bird aviaries and chook pens secure, clean and free of rodents. Ensure you have a fine mesh or shade cloth around the outside of any aviary so our snake friends don’t get stuck in the wire.
If possible, keep cats inside and snake avoidance training for dogs can literally be a life saver.
Call a professional. Never attempt to catch or kill a snake. This is illegal and snakes are incredibly important to the local ecosystem.

Link copiedShareShare articleA childcare centre at Logan, south of Brisbane, has temporarily closed after the sudden death of a three-year-old boy at a home, who had been looked after at the facility.
The Hyperdome 1 and 2 Early Education Centre and Preschool at Shailer Park informed parents the child died unexpectedly at home on Thursday night, and the centre had been shut as a precautionary measure.
The centre advised parents in a Facebook post that Queensland Health was investigating.
"There is no risk to your child, but in the meantime if you are concerned that your child has experienced any illness or symptoms of illness, we encourage you to contact your local GP for peace of mind," the statement said.
"Our thoughts are with this family at this very difficult time."
It said an external company had been brought in to clean the premises with hospital-grade disinfectant.
The centre is expected to reopen on Monday.
In a statement, Dr Kari Jarvinen from the Metro South Public Health Unit of Queensland Health, said the cause of death was unknown.
"Metro South Public Health Unit is assisting in the investigation of the recent death of a child," he said.
"There is nothing at present to indicate a risk of illness to other children who may have attended the same childcare centre.
"The cause of death is unknown at this stage but if a child becomes ill, consider contacting 13 HEALTH or seeking medical attention.
"It is important people do not attend work, school or public places to prevent the spread of infection to others."
Dr Jarvinen also offered the department's condolences to parents, carers and staff.
"The Metro South Public Health Unit are saddened to learn of the death of a child who attended your childcare centre and offer our deepest sympathies to the family, staff and childcare community," he said.
Queensland Childcare Services, which runs the Hyperdome centre, has declined to comment.

A police raid on a Shailer Park property yesterday allegedly uncovered 400 MDMA pills and methamphetamine, along with a cash, drug utensils and an extendable baton.
Another batch of methamphetamine worth $50,000 was found in a car nearby.
Two local men aged 32 and 22 were arrested and charged with drug possession.
They are due to appear in the Brisbane Magistrates Court at the end of the month.
A 28-year-old man from Gold Coast has been issued with a notice to appear in court in a fortnight.
Police say the drugs were destined to be sold throughout the state.
