Focusing on owner-occupiers, Zhang says The Collective apartments will be larger than average and designed for easy maintenance and long-term durability. Team2 Architects were engaged to take the concept design produced by A+ Design Group through the design development and coordination stages. “I’ve known [Team2 director] Richard Webster for at least 10 years, and I’ve worked with him on multiple projects,” says Zhang. “You learn together on those projects and then the next project is even better. We know Team2’s strong points and I really appreciate Richard’s professional capacity and wonderful industry experience. They’re very good at focusing on all the practical solutions.” 'One of the big things we’re offering is longevity': Developers are merging the old and the new How multi-residential projects are taking design cues from nature Why more young families are moving into apartments Webster, who credits project architect Joanne Kieltyka with several years of hard work for The Collective, says what makes the project somewhat unique in the St Leonard’s precinct is that it’s an “island site”, rather than abutting buildings on either side. “It’s very much a detached building,” says Webster. “So it’s surrounded on four sides by either laneways or main streets and because of this situation it has a more organic form in the sense that it’s less rectilinear than other developments.” The building has two main elements: a four-storey podium that maintains the scale and urban form of the streetscape and an elegant residential tower that rises above it. The strong architectural language of horizontal banding is reflected throughout the design and, combined with curved corners, gives a seamless transition between all four of the building’s elevations. “It’s a kind of continual ribbon around the building, the sort of architectural language that we really like,” says Webster. Contained within the banding elements are either balconies or windows and a series of movable sliding screens. These screens allow balconies to be opened or closed, offering further articulation and movement to the building facades. The ground floor’s setback provides plenty of room for pedestrian movement and landscaping by Ground Ink and also separates the building from the roadways. “It does have that appearance that it’s kind of floating above the ground floor plane,” says Webster. Inside, DBI has taken cues from the gentle curves of the façade in the joinery elements. “All the gestures of the joinery elements are very soft line, that speaks to the building that has been crafted by the architect, which is a very friendly, rounded shape,” says DBI director and interior designer Anna Goh. “The soft lines are very sympathetic to the focus on the family context. We are expecting that it will be owner-occupiers generally as our resident, and the soft line speaks to both a very natural and biophilic approach, but also is very family friendly.” Buyers can expect high-end appliances like Miele or Gaggenau, Parisi bathware and tapware, engineered timber floors and ducted air-conditioning, plus a choice of two colour palettes. “We offer the choice of a more subtle, tonal palette versus a bolder, more adventurous palette,” says Goh. “This really allows the purchaser to meander through on a design journey and arrive at the setting that’s most comfortable for them. To interior designers, the family or the resident is always the final actor in the settings we create, and they have a varied appetite for adventure or solitude and serenity.” DBI and Team2 worked together on a previous TWT development at the Grande Pyrmont Bay Estate, and both parties clearly respect each other. “That was a very successful collaboration,” says Goh. “And it was like The Collective: a complex puzzle that was highly detailed, and Team2 is a very creative and collaborative architectural studio that understands that interiors fit into the architectural shell like a letter into an envelope.” Webster says working with a skilled interior designer like Goh smooths the way for project efficiencies and design excellence. The development team worked together to ensure The Collective strikes a good balance with its various apartment plans, sizes and aspects, with everything from studios to four-bedroom dwellings on offer. “The apartment mix at The Collective is unique in that it offers an unprecedented number of larger sized apartments, reflecting the demand now being experienced for a lifestyle that can accommodate growing families and working from home demands,” says Webster. Sustainability has also been a critical driver in the design of the building, with over 80 per cent of the apartments achieving two hours or more of sunshine and over 70 per cent of apartments achieving natural cross ventilation. Some apartments will capture iconic city views, and all will have access to the precinct’s enviable amenity. “The transport connections are fantastic,” says Webster. “And what’s really lovely is Crows Nest village, with lots of bars and restaurants and good shops. Moon Phase is a bakery in St Leonards with a Korean spin on buttery pastries It was formerly known as Layers but recently changed to Moon Phase There is a tempting array of delicious pastries on offer many incorporating the owners' Korean heritage So what is a must order and are the signature items worth the hype It's 9:30am on a Saturday morning which is a touch early but pastries will always get me out of bed "Is this it?" says Laura as we walk down a laneway towards the white bakery The interior is minimalist down to the tiny tables just big enough to fit 2-3 pastries and coffee (and probably not designed for the dozen or so pastries that we want to try) The queue at Moon Phase comes and goes; sometimes it can be intimidatingly long but other times like when we arrive There is quite a bit of seating indoors and some outdoors too Moon Phase was started by the married team of Frances and Jiyoon Song Frances is the pastry chef while Jiyoon is the barista and coffee roaster Service is patient and very friendly when Laura and I enter and excitedly order like two enthusiastic and hungry golden retrievers We select 5 pastries that we like the sound of the most Unfortunately they've just sold out of their signature savoury pastry the Char Siu King but we manage to order everything else that we want "Would you like them warmed?" they ask and honestly this is the best question a bakery can ever ask and yet very few bakeries ask this I get that it adds time onto service but if you're eating in and want to appreciate the butter and all of the ingredients and the beauty of the pastry I take a bite into the hot dog and my eyes roll involuntarily it's that deliciously textural striated pastry that collapses with the bite and I hit a snappy There's a sweetness from the honey mustard and savouryness from cheese While I was disappointed at missing out on the char siu king this pastry deserves a spot alongside it The Kimcheese scroll is a round Danish filled with kim chi and gruyere cheese The centre is where all of the action is at so you're best off cutting this in half and then attacking from there to ensure that you get a bit of kimcheese in every bite And kimcheese simply has to be added to the dictionary at some stage The only negative would be that the bottom of this pastry is a bit burnt The Earl Grey custard and Lychee has tiny Earl Grey jelly cubes heavy and creamy and if you love those flavours then this is for you The black sesame bun is a milk bun dough but twisted like a version of a kanebullar or Swedish cinnamon bun It is made up of gorgeous swirls and twists but with black sesame This is my favourite of the sweet pastries because it isn't overly sweet but has a good amount of black sesame flavour The winter chai is a spectacularly pretty braided pastry with chai spice (cardamom cinnamon and ginger) layers through the butter best to dip those in your coffee but the centre is soft I spot a lull in the queue so I go back to the counter for round 2 and they tell us that they've just slid the second baking of the char siu pastry into the oven and it should be ready in about 10 minutes if we don't mind waiting It comes out piping hot with a gentle warning about the hot filling You definitely want to make sure that you nab one of these babies There's so many cubes of char siu (fatty not lean because of course) and it's paired with a sweet brushed buttery puff pastry in a beautiful lattice pattern We also try the spicy pork and truffle and cheese twist pastry These too are best cut in half so that you can access all of the delicious innards I do love the spicy pork pastry which tastes just like gochujang bbq spicy pork at a Korean bbq complete with spring onions cheese and onion pastry that I love just that bit more (it may also be because we've had so many pastries by now) It's a bit lighter than the Korean pork and the soft caramelised onions are sweet and savoury at the same time We don't really get much of the truffle though Their other signature is the chocolate bar Laura and I don't really love pain au chocolat and while this is probably the nicest pain au chocolat we've had with a bar of Callebaut milk chocolate It doesn't quite have as much toffee on the bottom as others that I've had but I like picking off bits of crispy All of the food in this post was independently paid for and lifestyle perfectly come together in this rare St Leonards opportunity Stunning views of the Sydney CBD and luxurious living are at the heart of this boutique collection of four penthouses in St Leonards Positioned atop a new residential development, The Newlands, developed by Top Spring and designed by Bates Smart, the penthouses deliver the magic formula of location, luxury and lifestyle. “The penthouses look out over the greenery of Newlands Park and the rooftops of the North Shore across Sydney Harbour,” says Blake Schulze, National Residential Director at Colliers. “The residences pick up those amazing views which are beautiful by day as well as at night when all the lights glisten across the CBD.” The penthouses offer views over Newlands Park and North Shore rooftops across Sydney Harbour.
