approaching Cyclone Alfred has caused real estate agents across Brisbane and South-East Queensland to consider making Saturday’s upcoming auctions online-only events Ray White Queensland CEO Jason Andrew said the most teams across the company were either pursuing a switch to online auctions or delaying the events to a later date “Our strong advice that we are giving to our leaders is that they should look online or consider the possibility of postponing,” he said “One of the benefits that came out of the horrible situation that was Covid was the [advantage] of online auctions.” Tropical Cyclone Alfred has been predicted to hit South-East Queensland later on Thursday Mr Andrew said with 120 of its divisions and 60 per cent of its members in the cyclone’s trajectory Ray White Queensland’s first priority would be “the safety of all of our staff” “We feel the best policy is to work from home Wednesday-Friday at a bare minimum,” he said “We’re quite fortunate that [we’re working with] some subject matter experts: a lot of our businesses up in North Queensland have been dealing with cyclone after cyclone.” He added the company’s teams were checking in with property owners and tenants across the area along with sign board companies to try and remove “For Sale” signs to prevent a risk of damage The Friday auction for the shopping centre at 67-71 Wilgarning St It’s been decades since a tropical cyclone made landfall the region and is expected to be the worst weather event for the Gold Coast in 70 years Some like Ray White Chief Auctioneer Gavin Croft have already cancelled most of their auctions for the weekend Ray White Commercial has cancelled the auction for 67-71 Wilgarning St the retail centre’s auction will now take place on March 13 many other teams are currently in a “wait and see” stage Ascot and Wilston teams are currently going ahead with auctions while staying flexible in case a change is needed Several Ray White businesses have postponed events for the weekend Representatives for Place Estate Agents took a similar stance with auctions planned to go ahead until further notice Place Estate Agents Chief Auctioneer Peter Burgin said his team was “cautiously optimistic” but have “a firm plan in place” should they feel the need to pivot people can watch or participate online,” he said “That may be more of a consideration for buyers this weekend that don’t want to move around and we would encourage them to use that facility if they feel more comfortable doing that.” Place Estate Agents auctions are moving forward but the teams are prepared to make changes as the week goes on Mr Burgin said the “overwhelming” feedback he was receiving from sellers and buyers was a desire to hold off on a decision until later in the week He added the teams would follow government advice about safety procedures throughout the next few days and will be assessing “whether people are even in the mood to be selling and buying properties” “Stay in close consultation with the agents marketing the property in case there’s any change to the auction or the venue,” he said “It can be difficult to let everybody know at short notice.” Director of Apollo Auctions Justin Nickerson said most auctions his team was covering were looking to move to online with several postponing and others waiting on further developments Updates If you’re considering investing in Brisbane’s property market but don’t know where to start or the best locations to look into Brisbane is clearly Australia’s third-biggest property market And it's no secret that Brisbane was one of the strongest property markets during the boom of 2020-21 with house prices increasing 42.7% from the Covid trough to its peak in June 2022 as the city enjoyed a boom in population with many Sydneysiders and Melbournians flocking north in search of more affordable property in lifestyle locations The latest CoreLogic price data reveals Brisbane’s new median property price now sits at $883,357 - the median price for houses has risen to $974,025 while units have risen to $669,254 The worst-performing segments of Brisbane’s property market are high-rise apartments These are areas where young families are likely to have overextended themselves financially I expect that some of the high-rise apartment towers in and around Brisbane’s CBD which were already suffering from the adverse publicity of structural problems prior to Covid-19 will now become the slums of the future as they are shunned by both homeowners and investors When a market enters a new phase of the property cycle we usually see a flight to quality properties and an increased emphasis on livability so this is what we can expect from Brisbane over the next few years That explains why we’re seeing robust demand for A-grade homes and investment-grade properties Note: At Metropole Brisbane we are finding that A-grade homes and "investment grade" properties are still in short supply B-grade properties are taking longer to sell and informed buyers are avoiding C-grade properties the question I hear many property investors ask is: “What is going to cause property values to increase moving forward?” the rising tide that lifted all ships in the last boom has now gone as has the period of rising household incomes and low interest rates that we enjoyed over the last decade This means our property markets will be much more fragmented moving forward with capital growth dependent on local factors including local demographics (locations where homeowners have substantial wealth of their properties) and wage growth of the people in these locations or moving to these locations Federal government forecasts suggest that Queensland’s population will grow by more than 16% by the time Brisbane hosts the Olympic Games in 2032 further putting a floor under property values Brisbane real estate is expected to continue to attract strong demand for homes The Sunshine State is shining and strong demand for detached houses and outstanding demand for lifestyle areas means as an investor if you buy the right investment property in the right location what are the Brisbane suburbs primed for growth Whether you are looking for a higher-end purchase or a beginning investor I think the below list is some of the Brisbane suburbs to take advantage of in 2025 our focus is on and downsizers looking for a better lifestyle and improved affordability below I’ve listed the suburbs to target for houses or units These areas stand out from the crowd because not only are they likely to deliver growth these locations could also be considered recession-resistant - they’re noteworthy suburbs and immediate access to public transport and local infrastructure I’ve listed my top information on each of the top 20 Brisbane suburbs primed for growth listed in order of the highest to the lowest median house price When they said property is as safe as houses they were probably thinking about Teneriffe This incredible inner-city suburb has all the ingredients for a bulletproof investment low commute times and great school catchments all a stone’s throw from our biggest families increasingly moving to the area enticed by the number of parks while only being four kilometres north-west of the city Ashgrove is a convenient suburb for established professionals and families who want a little room to move without having to move too far away from the city centre West End continues to attract renters and buyers looking for a lively urban lifestyle Boutique apartments in this suburb perform well due to the area's proximity to the CBD with infrastructure upgrades and new developments attracting renters and owner-occupiers Boutique apartments in this area provide an affordable entry point with good long-term growth prospects South Brisbane is undergoing rapid transformation with new infrastructure and urban renewal projects making them attractive for townhouse investments The demand from professionals working in the CBD and nearby hospitals also ensures solid rental demand the western suburb or Indooroopilly has experienced consistent demand for property The suburb also has significant commercial office and retail sectors and is home to the largest shopping centre in Brisbane’s western suburbs these factors enable the area to have a strong rental yield and capital growth potential coupled with ongoing demand from professionals and families located at the foot of Mount Coot-tha and 9 km south-west of central Brisbane Chapel Hill enjoys consistent property demand which supports strong rental yields and capital growth potential Woolloongabba is home to historic Russian and Eastern European churches coffee roasteries and the hallowed ground of the Gabba the area is undergoing rapid transformation with new infrastructure and urban renewal projects and this high demand drives property market success has enjoyed some recent infrastructure improvements Combined with its proximity to major employment hubs the area is gaining popularity among families and young professionals looking for an affordable entry point for houses schools experiencing consistent demand for housing The suburb offers strong rental yields and capital growth potential and presents a particularly good opportunity for investors or buyers looking for a house Carina is experiencing an influx of young families and professionals looking for spacious living at a more affordable price point townhouses here offer good rental yields and future capital growth Stafford is surprisingly close to everything from choices of shops to the city and transport making the suburb extremely easy to live in and get around Combined with it being a notoriously high-demand market with consistent property price growth it's no wonder the suburb is at the top of so many investors’ lists Chermside is emerging as a townhouse hotspot The suburb attracts a mix of renters and owner-occupiers providing strong rental yields and growth potential There might be a lot of talk about specific property ‘hotspots’ which are said to guarantee investment return Note: I don’t believe in hotspots or investing in an area just because it is expected to be the “next best thing” “Hotspots” tend to be next year’s “not-spots” and as a long-term investor My approach to this list of top Brisbane suburbs for 2025 is to highlight strong and stable suburbs that have shown both consistent historical growth and also have the right demographics to suggest future long-term growth providing a macro strategy about the top Brisbane suburbs for 2025 is not as easy as it sounds let’s approach this with the following expectations: Note: Neighbourhood is now more important than ever live and play all within 20 minutes reach is the new gold standard desirable lifestyle If you can leave your home and be within walking distance of the recently implemented coronavirus restrictions might seem a little more palatable than if you had none of that on your doorstep the rise of the 20-minute neighbourhood started a long time ago You will find these are often in the gentrifying aspirational lifestyle suburbs of our capital cities and people will pay a premium to either own a property in these locations or rental property in these locations Many inner suburbs of Australia’s capital cities and parts of their middle suburbs already meet a 20-minute neighbourhood test while very few of the outer suburbs would do so - that’s why this is focused on Brisbane’s inner middle ring suburbs Note: According to leading demographer Bernard Salt the pandemic changed the Australian workforce and not just by prompting adaptation to new technology like Zoom calls and triggering a work-from-home movement but also by rigidly dividing the nation according to skill sets It is well recognised that the rich – such as people with a skill level 1 job - are getting richer skill level 5 jobs requiring little or no previous work experience (like general sales assistant kitchen hand) are experiencing no wages growth A skill level 1 job requires a bachelor’s degree or higher or the equivalent of at least 5 years’ training People with these types of jobs will earn more income and be able to afford to pay more for their homes But it's not only homeowners that we are concerned about Your future rental income will be dependent upon your tenant’s ability to keep paying higher rent over the years And that's another reason why investing in more affluent gentrifying suburbs will help future proof your property investments you're probably wondering what's the right thing to do at present You can trust the team at Metropole to provide you with direction Whether you’re a beginner or an experienced investor, at times like we are currently experiencing you need an advisor who takes a holistic approach to your wealth creation and that’s exactly what you get from Wife and I are actively searching for an investment property, and finding the data is NOT EASY. Having it neatly packaged and sorted in one page is a gold’s mine (real estate consultants charge serious $$’s for this info). Just wanted to say your efforts are greatly appreciated! There are many great “investment grade” suburbs in Brisbane and Everton Park would be on that list, however, many properties in that suburb would not be what I would call investment grade They are all great suburbs – and even in the best suburbs there are good, locations, great locations and areas to avoid Scott – sorry but I checked and I can’t see a reference to only 8 streets in the suburb – of course there are more Josh – there are lots of great suburbs in Brisbane including Kedron Tim while these might be good suburbs for some people – that’s the wrong question – it all depends on your budget, your goals, your cashflow, your time frame etc etc – they may be good for some investors and not for others Thanks for sharing your thoughts here. What do you think of the Coorparoo area with the ongoing development of Coorparoo Square and Marketplace areas, etc. Thanks Thanks Daniel. Nudgee is a good suburb and will slowly improve, but it does not have the strong demographics, incomes and lifesyle qualities that the more blue chip suburbs have. Brett, interesting suburb selection. What are your thiughts on the Nudgee area. It has train connection a few schools nearby plus a University and easy access to the highways for connecting to the north and south of greater brisbane. indie Brisbane outfit Hawkeye Publishing A small and independent Brisbane trade publisher is bucking the national trend with many smaller publishers being gobbled up by corporate giants The latest case to cause some consternation in the publishing world was the purchase of Text Publishing by Penguin Random House which is something akin to a hybrid corporate behemoth This is a trend that has some in the literary world concerned about a lack of independent outfits Enter Carolyn Martinez and the little publisher that could – Hawkeye Publishing From a small downstairs office at Stafford Heights (a suburb in Brisbane’s north not previously known as a powerhouse in the world of publishing) Martinez runs an outfit that prides itself on new authors and original fiction “There are not many trade publishers in Brisbane ” explains Martinez when we catch up at a coffee shop nearby “We have two rooms and a storage area at my house “I have a small staff but I love the people I work with but we do it because we love Australian stories We’re publishing 10 to 15 books a year and have published around 40 altogether.” The business grew out of Martinez’s former life as a journalist and editor which served the Samford and Dayboro region “I called the company Hawkeye because we were keeping an eye on the truth,” she explains “I kept the company name and it still suits us because we want to have a keen eye on quality Australian stories We’re very proud of telling Australian stories by Australian authors.” Martinez has herself published eight books She started out publishing her own books then helping other authors into print by editing their work she decided to go into business as a publisher The business was tracking well until a hiccup following the collapse of distribution giant Booktopia Publisher Services in July 2024 But 2024 ended up being a good year with a total of 13 releases two debut authors ranking on bookshop bestseller lists and a new deal with Australian distributor Woodslane “In the wake of the Booktopia collapse we found ourselves in make-or-break territory,” Martinez says Our stock was unrecoverable and we were suddenly without a distributor running on the smell of an oily rag like we do I lost plenty of sleep worrying about my authors and how I was going to tell them Hawkeye might have to call it a day But the reputation we’ve been building over the past 12 years saved us and Woodslane did not hesitate to take us on We haven’t looked back since and our sales into bookstores have tripled.” Queenslander Sarah Todman’s quirky Outback novel New Year’s Eve came in at number three on The Mad Hatter’s Bookshop’s Top 10 for 2024 while Jo Skinner’s family saga The Truth About My Daughter was in the top 10 over at iconic Brisbane bookshop Books@Stones Subscribe for updates“New Year’s Eve came out five months ago and it’s been getting rave reviews,” Martinez says “It’s about a person who grows up in a country pub in Queensland has to go away but eventually comes back to face everything she was running way from.” Another acclaimed book of 2024 is by InReview’s classical music writer Gillian Wills is set in a fictional Australian music school and offers unique insights into the world of music Wills was dean of music at the Victorian College of the Arts and knows a thing or two about the vicissitudes of music education “I just loved the way Gillian was able to write about music,” Martinez says Internationally renowned pianist Piers Lane says the book “pulses with experience of the musical world Martinez has a good eye for new voices and unique stories Past books published by Hawkeye include adult and children’s fiction and nonfiction One series the publisher is particularly proud of is a series of children’s books written as tributes to our first responders and military heroes Forthcoming books include the intriguingly titled 50 Ways to Die in Space by astrophysicist and science educator Eileen O’Hely a graphic novel about space with flashes of humour Another new title to look out for in March is The Woman in the Waves by Camille Booker a gloomy fishing village on the south coast of NSW Nineteen-year-old Missy Green fills her days helping her fisherman father on his trawler and spending time with her grandfather Everything in her sea salt-soaked life is upended when she glimpses something in the water – a mermaid ominously staring at her Now that sounds intriguing and the book has secured a worldwide audio and large-print deal with one of the globe’s biggest audiobook publishers “Exciting times for Hawkeye’s evolution and the team of volunteers and staff who’ve made it happen,” Martinez says “I am thrilled to see our extraordinary and hard-working authors being recognised on bestseller lists hawkeyebooks.com.au and recognise their continuing connection to land Terms and Conditions. This suburban gem has been a sanctuary for the growing family of photographer, stylist and author Kara Rosenlund. It’s a home she discovered untouched in 2020, as though awaiting her artistic imprint. During the pandemic and with motherhood on the horizon, Rosenlund’s eye was caught by this home’s nostalgia-dripped architecture as she scoured online listings. Drawn by the property’s unmistakable mid-century character and her family’s need for more space, she and her husband, Timothy O’Brien, decided to make it their own. Being only its second custodians, Rosenlund and O’Brien celebrated the home’s innate charm, from the much-adored sunken plunge bath to the river stones lining the walls of the stairwell which spirals down to a self-contained retreat below. Their respectful renovations were a delicate journey of blending the past with the present, welcoming elements such as a revived kitchen and bathroom, new custom cabinetry and plush carpet to the bedrooms – and, perhaps most notably, an expansive New Guinea rosewood ceiling. “The level of craftsmanship behind the ceiling was nothing short of extraordinary,” Rosenlund says. The Block's Dave Franklin lists Beaumaris family home Orange is the new black: A mid-century marvel renovated to perfection ‘I was so naive’: The hard lessons this teacher learned during her first home renovation “It’s a piece of art that appears as though it were original and unchanged, alongside the travertine crazy-pave, which is an ode to its era that brings joy to everyone who sees it, even the occasional courier who pops by.” Rosenlund’s profound affection for natural landscapes permeates through her photography and published books, Shelter and Weekends. Her knack for capturing a spirit of Australiana has paired perfectly with this modernist marvel. “While this home is a rare and unique find [for] Brisbane, the lifestyle it allows is quintessential [of] the ever-sunny Queensland way of life,” Rosenlund says. “We have cherished its dual, split-level design, beginning with an entrance illuminated by three large skylights, creating a light-filled link between the living spaces and the bedroom wing.” Recognising the home’s strong aesthetic, built with sublime coated besser blocks both externally and internally, Rosenlund sought to harmonise this, layer by layer, with muted tones, matt finishes and warm timbers. “We gently introduced natural materials, from the seagrass flooring [and] bamboo blinds to the Charlotte Perriand natural rush chairs,” Rosenlund says. “We also created an abundant, lush tropical garden that can be seen from most of the windows to craft an indoor-outdoor connection – I find the greenery has a way of softening all the strong materials.” Beyond its physical beauty, this house has been the backdrop of precious family memories. Rosenlund fondly recalls a day last October. The double-sided Cheminees Philippe fireplace in the living room was newly installed, providing warmth on an uncharacteristically chilly Brisbane day, her father was laying tiles on the wall near the fireplace, her daughter Edie was playing on the lounge, and her mother was holding their newborn, Alby. “It was just a fleeting moment, but I will treasure it forever,” she says, beaming. “This, along with the daily magic that unfolds, like witnessing the sun’s golden hues dipping behind the mountain range from the western side, leaving a pink afterglow – it’s like watching nature’s own light show.” For Rosenlund, a maestro with a lens, this home has also been a muse, with its low ceilings inspiring her photography to new heights. For instance, a still-life of a dahlia from her Best in Show collection hangs between the fireplace and display shelves in the living room. “It’s been wonderful getting to know this home,” Rosenlund says. “Like how the morning sun pours through the large, sliding glass doors, highlighting the travertine floors and the fireplace, casting long, intimate shadows that dance around the ceilings.” As she lovingly recounts bringing both her babies home, the sentiment is palpable. And yet this same sentiment of family is what brought about the decision to sell, motivated by the desire to live closer to her parents, allowing her children to forge deeper bonds with their grandparents. “We’re incredibly proud of the work we have put into this home,” Rosenlund says. “At night, I’ll often walk out the front barefoot, a glass of wine in hand, and just admire the house with the outdoor lights on and the indoor lamps glowing – it’s a little ritual that always leaves me in awe, especially if there’s a full moon rising.” The information on this website is intended to Brisbane’s housing market is ripe for investment as cheap money buyer confidence and a lack of supply drive demand for property Industry experts are saying now is the time to buy The Courier-Mail has compiled a list of the 10 best suburbs in which to buy property in 2020 The results are based on criteria such as infrastructure the chosen Brisbane suburbs are a mix of north and south locations This under-the-radar suburb was once only considered for prestige but is evolving into a solid investor option according to ASPIRE Property Advisor Network a rising population and affordable property options are the gold standard when it comes to selecting promising investment locations and Bridgeman Downs ticks all those boxes,” ASPIRE managing director Richard Crabb said “Most long-term Brisbane residents probably wouldn’t think of Bridgeman Downs as because it is so tightly held at approximately 85 per cent or more but this is exactly why we have pegged it as a great investment show that the rental vacancy rate in Bridgeman Downs tightened from 4.5 per cent in November 2016 to 3.2 per cent in November 2019 “A combination of rising rents and tightening vacancies is a key indicator of investment income growth potential,” Mr Crabb said is on the market for offers of more than $845,000 Carina Heights set some records last year at the entry level price range according to Realestate.com.au — not bad for a suburb that once struggled to crack an average of $600,000 the upsizers who have been attracted to this little pocket in the south,” independent buyer’s agent Wendy Russell said “Knock-downs and rebuilds are on the minds of home buyers who see value in Carina Heights now that an average house in neighbouring Camp Hill will set you back a whopping $220,000 more Ms president Kevin Young said homes in good school catchments could command an extra 10 per cent weekly rent compared with suburbs outside the catchment area “The focus on property buyers moving forward is to identify new investment in schools that will boost demand for homes in the local area,” Mr Young said it is timely that property buyers in Queensland start to target areas where government is going to invest significant amounts of money in new educational facilities which will boost the future demand for housing in these areas.” A train ride from Oxley Station to Brisbane Central takes about 27 minutes and with an average house price of $572,500 it should be on the watch list for first-home buyers and investors “With neighbouring house prices up to $360,000 more (Corinda Oxley has the recipe for growth as an outlying suburb on the train line with an affordable entry price for homebuyers,” Ms Russell said This four-bedroom house at 5 Turnberry Close Stafford Heights popped up on the radar of buyers in 2019 because of its affordability and accessibility “With an average house price of $611,000 it’s hard to pass up this suburb as an alternative to the more expensive neighbouring areas of Kedron and Gordon Park that had their day when the M6 Tunnel opened,” Ms Russell said She said the suburb’s proximity to Prince Charles Hospital and Westfield Chermside Shopping Centre made it appealing “Stafford Heights could very well be in for continued growth in 2020 with so many ticks against it’s name — affordable accessible and it doesn’t flood,” Ms Russell said Russell Duplock and Larissa Lawrence recently bought an investment property in the suburb through Ms Russell “We liked the general feel of Stafford Heights,” Mr Duplock said “There are a lot of young families in the area and a lot of property renovations happening too.” Mr Duplock said the property was in a good school catchment and close to shops and restaurants which he hoped would support capital growth “I feel Stafford Heights in the next couple of years is going to go well considering it’s still affordable,” he said The couple also had no trouble leasing the property “We had four applications from the first open home and had it rented two days after is on sale for offers of more than $515,000 The bayside suburb of Wynnum offers lifestyle InSynergy chief property investment advisor Richard Sheppard said investors should consider the middle and outer rings of Greater Brisbane for houses because the boom had largely started in the inner-ring housing suburbs and was rippling its way out and the neighbouring suburbs of Manly and Lota had strong market fundamentals that would underpin property price performance in the years ahead not only are they in the middle to outer ring areas lifestyle while also being close to new and expanding infrastructure like the airport is on the market for offers of more than $565,000 Blok Stafford Heights by Blok Modular with Vokes and Peters An “economical” Brisbane home that was installed in just one day has taken out a major gong at the 2023 Houses Awards the striking northside abode was a collaboration between Blok Modular low-cost house on a sloping suburban site” the modular building was delivered and assembled as separate prefabricated components “These modules were paired with site-built landscape structures such as the blockwork garden walls and retaining elements that unify the house and ground plane,” the description said The jury citation said that in the face of massive cost escalation and uncertainty in the construction industry Blok Stafford Heights provided a “compelling example of how clever and restrained design can produce a low-cost family home that sits at ease in its suburban setting” “Blok Modular and Vokes and Peters have collaborated to deploy a modest series of site-built blockwork elements which anchor a prefabricated house – installed in one day – to a sloping site in the Brisbane suburbs,” the citation said “They have created a home with two distinct settings for family life to unfold: a generous courtyard garden and an elevated platform overlooking a panoramic city “Every element in this project has a purpose Adornment and fanciful detailing are eschewed in favour of clear spatial connections and economy of means “The project gives much of the site to landscape – one can imagine that once the shade trees have grown and the gardens have flourished this house will feel as if it has always been here The jury described Blok Stafford Heights as a “refined and beautiful home that does a lot with a little” there is a lot to learn from this deserving winner,” they said The Australian House of the Year was awarded to Merricks Farmhouse by Michael Stafford Heights home doesn’t have The home with all the bells and whistles started out as a major renovation project to deliver the perfect bachelor pad for Aeran Lin Mr Lin poured plenty of money and effort into bringing 6 Autry Court up to standard which could have been delicately described as very run down when he bought it in 2010 has been transformed into a resort-like mansion Mr Lin said part of the appeal was its location close to the city “I sort of saw the house and thought this would be a nice project,” he said but the massive renovation went way over budget “We had to take some walls out to be replastered and we had to do a whole heap of new electrical work,” Mr Lin said so there is actually a room which views the squash court on one side and that was meant to be a viewing room so we converted that to a bit of a bedroom The wine cellar was meant to be one room initially but we decided to turn all three rooms downstairs into a wine cellar.” Mr Lin said the concrete structure was solid and made of tilt slab like a commercial building He said it was big enough to entertain up to 200 guests The 180,000 litre heated swimming pool has an island Even the goldfish live in luxury with a 60sq m indoor/outdoor fish pond with an internal waterfall and indoor garden there are security cameras and a monitored zone alarm system plus an intercom system with a camera at the gate Brisbane’s property market is reacting to a flurry of renovation activity New research from property valuers Herron Todd White has found the suburbs where renovations are peaking Chapel Hill and Kenmore among the most popular According to the company’s Month in Review report for October the Brisbane renovation market is experiencing an upswing from existing homeowners as well as new interstate residents “One of the excellent litmus tests of our growing appeal must be the amount of building activity under way in our suburbs,” the report says ”Spotting those locations where construction is at its most feverish helps give appreciation for where prices might be set to rise “Our family addresses are certainly looking good and the inner-mid-ring would be well worth a watch,” the report goes on ”Look for great school zones … where the cost of homes isn’t prohibitive and you’ll spot plenty of people looking to add a little equity through hard yakka.” Herron Todd White director Alex Payne said many residents were opting to renovate rather than trade-up for financial reasons the gentrification of Brisbane suburbs such as Annerley and Stafford Heights was also a reason why people were choosing to stay put “Brisbane has really matured over the past five to 10 years and we’re seeing a lot of the cafes and the things that people used to move to specific suburbs for “It’s a real sign of Brisbane maturing and it’s attracting southern buyers who come up here and see that Brisbane does have things to offer that we never used to have.” Mr Payne said many people were updating kitchens and bathrooms to keep costs down and avoid over-capitalisation structural changes were more common in prestigious areas “When you go into the more affluent areas like Paddington and Bardon you will see the big renovations,” he said a lot of it is restricted to getting the kitchen and bathroom up to scratch.” Together with a builder joint-venture partner carpenter Brogan Ryan recently finished renovating a rundown cottage in Paddington The five-bedroom, three-bathroom property at 6 McNab Street, Paddington is on the market for offers over $1.95 million After Mr Ryan bought it for $650,000 in 2016 it was vacant for 12 months because it was unliveable “It started out as a termite-ridden cottage It made you feel like you needed a tetanus and a flea shot,” he said His builder and carpenter team has extensively renovated the 1920s cottage over the past 14 months to now feature VJ walls ornate fretwork plus an in-ground saltwater pool Mr Ryan said the inspiration for the renovation was to create a beautiful family home that anyone could easily personalise With more than 12 years of renovations under his belt Mr Ryan said this strategy was one that worked for him because it combined two very important factors “It’s a great way to be able to work for yourself and also do something that you love,” he said then put it back out there and see other people enjoy it it’s obviously a pretty rewarding part of the job.” 6 McNab Street, Paddington, is for sale through Andrew Degn of Place West and is open for inspection this Saturday, October 6, from 11am to 11.30am.
