Real estate agent Corey Adamson said one owner received nine letters of interest from people wanting to purchase his villa in Tuart Hill.
“Villas in the inner city and northern corridor are the next best thing, and people are going hard at them,” he said.
“Some of the clients that I’ve had almost doubled their money without doing anything with these villas.”
Adamson said investors could turn a tidy profit with a lick of paint, new flooring and curtains.
“Usually, they’re a 1960s, 1970s, 1980s-built property that hasn’t been touched for a long time or they’ve been a rental,” he said.
“If you’ve got a villa in a group of eight or less, you could be sitting on a gold mine.”

According to Domain’s July House Price Report, the median cost of a house in Tuart Hill is $525,000, up nearly 13 per cent over the year. But it is the price of units and villas that have soared, up 32 per cent across the year to $367,500.
Buyers’ agent Peter Gavalas said Tuart Hill had been overlooked for many years but its location and price was a bargain compared to its more salubrious neighbours.
“There is over a $500,000 difference between Mount Hawthorn and Tuart Hill, yet they are less then a five-minute drive apart,” he said.
2 Baths1 ParkingView listing Gavalas said letterbox drops by prospective homebuyers were on the rise in the face of low stock and unprecedented demand.
“But the likelihood of buying a house from a letter drop is unlikely unless the property has issues or you are paying well above market value for it,” he said.
“But some people are desperate and will try anything.”
Strategic Property Group managing director Trent Fleskens said letterbox drops to drum up work had been a successful staple marketing tool for sales agents for generations.
“However, as the number of properties available to purchase on the market has dropped from 17,000 to 3300 over the past five years, desperate mums and dads looking to evade the 50-group-strong home opens to secure a roof over their heads have started to resort to their own DIY marketing,” he said.
“Whilst the majority of these letter drops would be made in genuine good faith, and it is perfectly legal to sell a property without a sales agent, I would advise homeowners looking to sell off-market to engage a licensed settlement agent before drawing up a private contract off-market to ensure it is written correctly and protects both parties’ interests.”
Local real estate agents said the residential property market was moving so fast almost all sales were advertised without a price guide.

Jaime Rodolpho Fernandez, aka DJ Suave, was found on July 19 when police forced their way into his unit on North Beach Drive, after calls from concerned neighbours.
Officers from the Major Crime Squad have today charged a 27-year-old Balga man with Mr Fernandez's murder.
Police believe Mr Fernandez died sometime between 10:00am on July 16 and 8:00am the following day.
At the time, police said the nature of his injuries led them to suspect homicide.
Mr Fernandez was born in Chile but had lived in Australia for about 20 years.
He had two sisters, one of whom is in WA, according to police.
The accused is due to appear in the Perth Magistrates Court tomorrow.

with a swathe of suburbs recording a decline in value
CoreLogic’s annual Best of the Best report reveals West Perth was the worst-performing suburb of the year
falling 6.2 per cent to reach a median value of $885,164
It was followed by Tuart Hill (-3.8 per cent)
Joondanna (-3.1 per cent) and Bull Creek (-3 per cent)
Shenton Park and Connolly also all recorded falls
it was Perth’s more affordable suburbs that recorded double-digit gains
which rose 14.3 per cent to record a median value of $489,670

CoreLogic head of research Eliza Owen said housing markets were not uniformly impacted by headwinds
“More expensive markets tended to see sharper declines
while the more affordable segment of the market where buyers typically do not have to extend themselves as much to buy into

“Buyers are taking a moment to wait and see where the world will land once interest rate rises slow,” he said

which have all enjoyed more than 25 per cent price growth in the last three years.”
Fleskens said the suburbs with the strongest growth this year had predominantly been in more affordable price points
receiving constant demand from first-home buyers and investors looking to capitalise on the strong rental yields available in WA
“This will continue into next year,” he said
“The Mandurah and Gosnells regions have enjoyed the largest growth on the back of strong interstate investor interest and the fact that the median house price is still below replacement cost.”
Owen said the latest monetary policy statement from the Reserve Bank of Australia hinted at an expectation for further rate rises next year as well as a potential pause in rate hikes
there continues to be a mix of headwinds and tailwinds for housing market performance,” she said
“With expectations that the bulk of the rate tightening cycle occurred in 2022
we don’t expect a steep decline on Perth property prices as we saw on the east coast
but we think there are further price falls to come.”
Owen said the extent of falls could be impacted by mortgage serviceability risks
particularly for those rolling out of record-low fixed mortgage rates through the second half of year but noted unemployment levels remains at historic lows which would help to keep a lid on mortgage arrears

Mr Mansell is in Hakea Prison awaiting trial for allegedly murdering his business partner Perth millionaire Craig Puddy, whose body has never been found.
It is understood Mr Mansell was attacked by Stephen Michael Freeman, who was sentenced to life in prison on Monday for the stabbing murder of 21-year-old Alessio Di Risio in suburban Tuart Hill.
The Supreme Court was told Freeman listened to an iPod while he repeatedly stabbed Mr Di Risio in the neck and chest.
Mr Mansell has been in prison awaiting trial since his extradiction to Perth from Queensland last year.
