Greater Brisbane suburbs have led home price growth since last year
outpacing the steep rises seen in the state’s regions as families left the cities during the pandemic
PropTrack’s quarterly home price report shows outer metro regions including Logan – Beaudesert
and Ipswich had recorded price increases of more than 40 per cent since last year
Units in the Logan markets of Slacks Creek
Edens Landing and Logan Central took the lead
apartment prices in Bracken Ridge in the north jumped 35 per cent — $175,000
Wide Bay and Central Queensland were the strongest peformers
Rockhampton City recorded a spike of 29 per cent
bringing the suburb’s typical house price to $320,910
Central Queensland house suburbs streaked ahead
reflecting burgeoning demand for entry-level priced property
Surprise regions where prices have soared

Qld suburbs where buyers are in the hot seat
PropTrack economist Anne Flaherty said Brisbane’s outer suburbs
and particularly the Logan-Beaudesert area
had “absolutely dominated” the year’s list of top performers compared to previous years when lifestyle regions including the Gold and Sunshine Coasts led growth
“It is historically quite unusual to see units outperform houses
but units are really surging ahead,” Ms Flaherty said
Affordability and dwindling supply were key factors behind the shift to units
“Home prices have moved up very dramatically over the past five years
so more people have been priced out of purchasing a house.”
While cost of living pressures and higher interest rates put a dampener on growth since June in some areas
Ms Flaherty forecast continued price hikes
particularly in the greater metro apartment market
“The speed at which prices are rising has definitely moderated compared to last year
although we have seen a lot of areas with very strong quarterly growth,” she said
“It is taking people longer to save a deposit to buy a home
and I don’t think we are in store for a correction any time soon
purely because the supply of homes is likely to remain below what is required to keep pace with demand and that puts upward pressure on prices.”
Brisbane buyers agent Lauren Jones said affordable homes were in strong demand
Brisbane buyers agent Lauren Jones said demand had slowed for median-priced homes from $1m-$1.5m
while competition remained strong for affordable properties including two-bedroom units closer to the city
and houses under $800,000 in outer-ring areas
“Ipswich is absolutely going off at the moment,” she said
Apollo Auctions highlighted Logan City as the nation’s “standout performer” in its quarterly auction market update
recording a clearance rate of 66.1 per cent and top sold under the hammer price of $1.21m
“Many commentators are forecasting interest rates cuts to begin either at the end of
the smartest buyers are making their moves now,”
Apollo Auction director Justin Nickerson said
