“Johnny got ready for our wedding there, and then obviously bringing our daughter Chloe home in June, when you get it done up and looking really mint you think, ‘are we making the right decision here?’ That is how it has been for the last few weeks for us, for sure.”

Six Brisbane suburbs have been identified where savvy home hunters can instantly pocket hundreds of thousands of dollars by building rather than buying their dream home
Buying a knockdown property and rebuilding on the site is emerging as a trend among owner-occupiers wanting to find a home and turn a profit straight away in the current market conditions
But buyer’s agents warn the strategy could go horribly wrong unless the right locations are chosen
Streamline Property Buyers managing director Melinda Jennison said the lack of property listings
rise in interstate enquiry and difficulty in finding the right home were contributing to the trend
Mrs Jennison said she knew of more than 20 sales across six prime suburbs in recent months
creating between $100,000 and $530,000 in equity

an owner-occupier recently paid $642,000 for a knockdown at 49 Power Street

but for the design inspiration they bring to anyone else thinking of renovating
Their latest offering, a stunning Palm Springs-inspired Queenslander at Wavell Heights
will go to auction this Saturday at 10am and has seen 280 groups of people through the door during the four-week campaign
“Whenever they build houses, we get heaps of people looking at them. And yes, we get a lot of potential buyers but we also get a lot of people who look at them just for the design inspiration,” said marketing agent Matthew Jabs of Place Newmarket.
“People absolutely love what they do. They’re very popular and they certainly set the bar very high.”
Ms Ramke said Trent had worked as a carpenter for 17 years before they started their business together, pooling his talent for building with her flair for design, and now they build only two houses per year, with Trent on the job site every single day.
“We’ve done houses in Enoggera, Alderley, Camp Hill, Gordon Park, Kedron … but we’re always continually learning,” Ms Ramke said.
“I’d like to think we’ve grown and learnt along the way and improved each build.”
Top of the Ramkes’ priority list when designing a house is the floor plan – the couple spend hundreds of hours poring over plans and every minute detail.
“If you get that right, the rest is cosmetic. A functional floor plan is so important. That is something I think people would appreciate, the time that goes into the planning,” Ms Ramke said.
The five-bedroom, three-bathroom house at Wavell Heights is set on a level 549-square-metre block of land and features a pool, three-metre high ceilings inside, double voids in the entry and solid Victorian ash flooring with custom staining.
“This is what I I call a beachy Queenslander with a Palm Springs feel. I wanted a bright, light, fresh feel but I really wanted it to be textural and that meant bringing the outside in: rattan, stone and all those elements that bring warmth, depth and texture,” Ms Ramke said.
Also imperative to every one of the pair’s builds is a floor plan that can accommodate as many family structures as possible: “The ideal house is one which can grow with your family, where you don’t have to move. It can be difficult to get right and sometimes people don’t even know what they’re going to need in the future.”

Jan O’Donnell has a lot of history tied up in 195 Hamilton Rd, Wavell Heights
Her parents asked a cousin to build the three-bedroom house on its 612 sq m block in 1962
“I left from there to marry my husband and we’ve been married 54 years,” she said
“My son bought it after my father died – it was February
1989.” Mrs O’Donnell said when her son decided to sell

“There’s a good selection of suburbs in southeast Queensland that provide the desired quality and location without the million-dollar price tag and with the second benefit that it is likely to enjoy long-term capital growth.”
WINTER FEAST FOR PROPERTY BUYERS

According to Knight Frank’s Australian head of residential research
the Brisbane market saw more buyers upsizing in the past year to take advantage of green shoots appearing in the prestige market
“This was from those already placed in the local market and those relocating from interstate with a desire to make their money go further than what could be purchased in other east coast cities,” Ms Ciesielski said
“Price growth will continue to follow this trend
with a sustainable annual growth of 3-5 per cent by year’s end.”
OLD AND NEW GO UNDER THE GAVEL
Mr Peleg said there were two types of upgraders — those living in a house and wanting to move to a bigger one or a better location
and those living in a unit and looking to buy a house
He said upsizers in southeast Queensland needed to factor in an extra $200,000 to $300,000 — less than the $400,000 to $500,000 needed to upgrade in Sydney
“They are key drivers in comparison to Sydney
you need to add far more money to upgrade and investor activity is actually going down,” Mr Peleg said

Upgraders are being urged to act now if they want to get a bigger or better house in the southeast Queensland market
RiskWise considered only houses with a median price of $600,000 to $800,000 to appeal to a broader audience
“Another consideration was that from a value-for-money perspective
education and opportunity in comparison to other suburbs in southeast Queensland as well as strong internal migration and affordability,” Mr Peleg said
”They also enjoy future projected and strong long-term demand but have also enjoyed good capital growth in recent years and are already considered very popular among upgraders.”

The couple and their two young children currently live in Burpengary
but would ideally like to move in to a renovated character home with at least three bedrooms
two bathrooms and on a minimum 600 sqm block
but what we really liked about Wavell Heights was the accessibility,” Mr Barsby said
“It’s in between the Sandgate Road and Gympie Road rat runs
close to the city and it has lots of options in terms of public and private schools
“It’s also reasonably affordable at the moment in terms of family homes and decent sized blocks
“It feels like an opportune time for us to get the right home for the right price.”
John Andrew of Place Nundah said Wavell Heights had become an appealing suburb for families because it was predominantly residential

Mr Andrew said values had risen in the area
“We see people decide; ‘OK I can get a small lot in Clayfield or a bigger house in nearby Wavell,” Mr Andrew said

but it is emerging as a solid strategy to swiftly grow equity - particularly if it’s done in the right location
That’s the call from Brisbane-based buyers agent Melinda Jennison
who told Australian Property Investor Magazine that building a dream home in place of a dilapidated dwelling is becoming a popular strategy for owner-occupiers and investors in the river city

said there were six suburbs in Brisbane emerging as ripe for the knock-down and rebuild strategy
with the property’s location crucial to ensure capital growth
“You firstly need to find near-city locations where it’s easy to demolish an existing home and create a clean slate,” Mrs Jennison said
“But the suburb must also have a wide price disparity between new and existing homes
“It’s the magic formula that makes it work.”
Mrs Jennison said the six suburbs she identified - Wavell Heights
Corinda and Gordon Park - shared several attributes that made them ideal for a knock-down and rebuild strategy
which is a difficult suburb simply because of the character housing in that location
the other suburbs do have a lot of homes that can be knocked down
it’s just identifying those that are as close as possible to land value
meaning there is not much value left in the house,” Mrs Jennison said
“They are all premium suburbs that have elevations and city views in some locations
so I believe there are some parts of the suburbs that will do better than other parts across all of those locations
they are all areas where you have got a high proportion of owner occupiers
you’ve got incomes well above the state average
you’ve got people that have the capacity to continue to improve the area through renovation and redevelopment
so I think that generally they are all very well placed for future capital growth
they tick most boxes that we would be identifying to select an investment-grade location for clients and for people to take that capital growth strategy.”
Mrs Jennison said while the knock-down and rebuild strategy had the potential to provide fast equity growth
many property buyers would not consider it as an option
"People don’t know where to start,” she said

and we’ve bought a house that we’ve demolished and we are in the process of getting the applications into council to build the new dwelling
and when you don’t know and understand the process it’s not a thought that enters your mind
“Not all investors would be able to approach this type of strategy
it depends on their risk appetite and their capacity
because you’re not just relying on standard residential funding
you’re going into construction lending as well
“But it’s a great way to force some value into a portfolio because you can manufacture equity and you can do that a lot faster than waiting for capital growth to catch up.”
Mrs Jennison said timing was particularly ripe in Brisbane to knock-down and rebuild
with significant capacity available in the city’s homebuilding sector
“Because a lot of the larger projects have been stalled
delayed or just haven’t started for whatever reason
some of the big builders are moving into the medium-sized projects
which is pushing out a lot of the smaller builders out of that space
so they are looking for the smaller projects,” she said
“There is a big cohort of builders that are hungry for work at the moment and in this current environment
simply because there are not enough big construction jobs and everyone is having to move down the scale
there is the opportunity to secure a quality builder who is going to look after you in terms of price
“If there are builders that are hungry for work
they are going to be sharpening their bids to win the job.”

recording slow and steady growth over the past year despite the downturn gripping the national housing market
The latest Real Estate Institute of Queensland Market Monitor
reveals the city’s median house price increased 2.3 per cent in the past year to hit a record-breaking $675,000
Brisbane house prices have grown almost 30 per cent in the past five years thanks to steady
which has made it one of the most stable capital city markets in 2018
Among the top suburbs for house price growth in Brisbane’s northwest were Bardon
Mount Gravatt East and Manly West were among the top growth suburbs in Brisbane’s southeast
REIQ chief executive Antonia Mercorella said Brisbane’s affordability
infrastructure and liveability would continue to help its housing market
“The city is undergoing dramatic change as more than $17 billion in spending on 10 major projects propels us into world-city status,” Ms Mercorella said
“Much-needed transport projects such as the Cross River Rail and Brisbane Metro will bring suburbs closer to the city and boost property prices on both sides of the river.”
Waterfront suburbs on the city’s north side recorded strong price growth over the past 12 months
with Sandgate’s median house price jumping 12.5 per cent
Shorncliffe up 7.2 per cent and Brighton’s median house price rising more than 11 per cent to $590,000

Holly Docherty and Angie Lonergan are living in renovation chaos
The best friends of 10 years have bought a three-bedroom home together and are extending it for sale
so living in shambolic conditions is something of a norm for the duo
They’ve flipped two other properties in the same suburb
doing much of the reno work themselves while living on site
The first two sales netted them more than $200,000 in profit – not bad for a nurse and nanny who’d never considered property flipping until both were rejected for individual home loans

“We put our heads together and decided if we wanted to get on the real estate carousel we’d have to combine our deposit and incomes,” Docherty says
“We were then instantly approved and bought [our first] place within a few months.”

Firm on buying within 10 kilometres of Brisbane’s CBD meant slim pickings on their tight budget
and we could instantly see that we could add value,” Docherty says
Adding value was something of a learning curve: at that stage the besties had no reno experience and everything to learn
“We basically taught ourselves how to use a drop saw and a drill and a multi-tool
That’s all been self-taught watching YouTube clips,” Docherty says
“Then off we went to Bunnings,” Lonergan adds
They were ready to sell after 18 months of renovating around their day jobs
Agents estimated they’d get around $460,000
maybe $480,000 if they found an “emotional buyer”
Docherty and Lonergan sold it themselves for $510,000
“It set off a dream and an addiction,” says Docherty
“We wanted to do a bigger and better [renovation] to prove that girls can do anything
and also to prove that it wasn’t a fluke that we made that much profit.”
Their second Wavell Heights flip was a bit more complicated: asbestos
falling in love with the place they were supposed to be getting ready to sell
They sought advice from other flippers through their Instagram on what to do, eventually selling for $108,000 profit.
Their current place is the first time they’ll be making big structural changes to a property, adding a fourth bedroom, second bathroom and large garage.
Luckily they’re pros at enduring the camping-style quarters that come with renovating – the electric frying pan as temporary kitchen, showering at work while the bathroom’s done, and basically doing whatever it takes.
A previous flip saw them live without a working toilet for four days. “You don’t want to know what we did,” Docherty says.
As if living together and renovating together wasn’t enough, the friends also travel together regularly. It begs the question: how do they spend so much time together and stay sane?
They say it’s a combination of just getting along well and approaching everything with their own strengths in mind.
“If anything we’re more like siblings now,” Docherty says.
“Yeah, I’ve got a bossy younger sister right here,” Lonergan agrees. “She’s the youngest but she’s the boss.”
They invest time in carefully planning how the reno will go down.
“I’m quite hands-on and I do the nitty gritty,” Lonergan says. “We have our little jobs, our little things that we do. We sit down prior to buying the house and nut it out together on paper.”
“And then we try and stick with it,” Docherty adds.
They also share an ability to visualise a finished space well before they do it – so much so that their friends ask them to help with their homes too.
“I think that’s why Holly and I work well together too – we both have really similar taste,” Lonergan says. “And we’re both quite creative. I think having that creative flair helps.”
That said, the potential buyer in always front of mind.
“Plain, white, Hamptons style. Clean but not sterile,” Docherty says of their interiors. “You need to make it feel like [buyers] can walk in and have their own coloured cushions if they want to.”

The court heard Kennedy accelerated down the short street towards the pair
Kennedy hit the brakes before her car slammed into Larkin and Noring
Kennedy previously pleaded guilty to common assault over the attack
Kennedy has remained steadfast in her defence that she never intended to hit the pair
argued the fact she hit the brakes demonstrated she was not using her “vehicle as a weapon” and only intended to confront the pair
White said Larkin had a “dislocated little finger and a bump to the head”
Crown prosecutor Jennifer O’Brien pushed for Kennedy to be imprisoned for two years
contending the mother had driven dangerously
and accelerated before she approached them
Kennedy “immediately attacked” Noring while she was on the ground
which O’Brien argued showed a lack of remorse
Judge Paul Smith sentenced Kennedy concurrently to nine months imprisonment for the dangerous operation of a vehicle offence
Smith said he took into account that the jury had previously not reached a verdict on two counts of assault occasioning bodily harm
Kennedy was also found not guilty on two counts of malicious acts with intent to disable in September
While Smith said Kennedy was undoubtedly shocked by the sight of her husband and Noring together
she should not have responded the way she did
“You’re lucky they weren’t more seriously injured,” the judge said
Kennedy was ordered to pay both Larkin and Noring $5000 compensation
and her licence was suspended for nine months

Kennedy had been married to David Larkin for almost a decade when she discovered he was having an affair with Zowie Noring in March 2021
The mother-of-two is accused of intentionally running over Mr Larkin and Ms Noring in her BMW SUV after discovering them together at Wavell Heights in Brisbane's north
grabbed Ms Noring by the hair and repeatedly punched her while screaming obscenities
Kennedy said her plan was simply to find out what her husband was doing when she discovered he was visiting a park she didn't recognise for the third time that week
When Kennedy approached the park in her car she saw her husband 'kissing
Basically my whole life had been torn apart,' a teary Kennedy told the court
Kennedy said she abandoned her plan to 'hide and have a look' because she was quickly spotted by her husband and Ms Noring
Instead she decided to accelerate down the street in a bid to 'catch him out'
trying to stop (but) I already hit them,' she said
'There was no way I intended to hit either one of them.'
Kennedy said she exited her car in a state of shock
and I think I punched her a couple of times but I was that in shock
'I was just not expecting to find what I did.'
Kennedy said she thought she had a perfect marriage before the incident
But she first became suspicious when Mr Larkin began telling her he would leave work early for a childcare pick-up
'That was really unusual for him because he would normally put in big hours,' Kennedy said
When she rang to check if the children had been collected Mr Larkin's phone was either switched off or rang out
Kennedy looked at a phone locator app and discovered Mr Larkin was at a park she had 'no idea about'
and she said 'that is near Zowie's work',' Kennedy said
Her friend then told her Ms Noring had been talking to Mr Larkin on a messaging app
'I said "anything going on between David and Zowie" ..
She said according to the phone locator app Mr Larkin visited the park twice in three days
Kennedy decided to drive to the location despite assurances from her husband the night before that 'everything was OK'
then return to work and talk to her husband later that night about it
Kennedy has pleaded not guilty to two counts of malicious acts with intent to disable
She has pleaded guilty to unlawful assault
