Yan is an Asian smokehouse restaurant with branches in Sydney and Melbourne The Sydney branch is located on Arncliffe Road in Wolli Creek and has indoor and outdoor eating There's a regular a la carte menu as well as a tasting menu and a vegan tasting menu for $68 a person Find out what it's like and what is a must order at Yan Mr NQN and I were separately exhausted from a very busy Wednesday so we're happy to catch up at Yan in Wolli Creek Yan has been open for 8 years now and it has taken me that long to visit (there was another attempt that had to be cancelled many years ago because friends were sick) We are greeted at the door by the owner Narada Kudinar and because Monica has eaten here before he greets her like a familiar friend Narada started Yan with Chef Raymond Lim but Raymond left the business in 2018 and returned to China Their Head Chef is Ewa Goralewski who has been with Yan since 2019 Before joining Yan she was at Dinner by Heston for 10 years with 5 years in London as pastry sous chef and 5 years in Melbourne as the head pastry chef A couple of months ago Monica had won a competition on their Instagram naming a type of chilli and the prize was a dish of chilli prawns The smoking is all done in their combi oven Essentially we use our combi oven as a smoke box We put charcoal inside and feed it wood chips The temperature hovers around 65-70°C/149-158°F inside while smoking Cherry and Mesquite woods (lighter - heavier) depending on what we are smoking," explains Narada To drink I order a fresh coconut water while Monica has a house made honeydew soda which tastes just like fresh honeydew Marco has a beer while Mr NQN has a house made yuzu ginger beer that has a nice amount of spicy ginger and isn't overly sweet We decide to go with a la carte dishes and start with the scallion pancake based on the Cong You Bing Here it is served as a single small pancake that they've cut in half for us to share It's super crispy and topped with battered enoki mushrooms cucumber and peanut chilli sauce and it's an absolutely delicious start to our meal My only regret is that we didn't get one (or two) whole pancakes per person because it's that good (and it's also vegan!) And then out comes the dish that Monica won Narada tells us that scorpion chillies are so spicy that they use just 2 grams of the chilli in 2 litres/4.2 pints of chilli sauce The prawns are perfectly cooked and succulent and the chilli sauce has a nice hint of spice but isn't ever overly hot you just get a nice dance of chilli on the tongue The prawns come with the perfect accompaniment: house made fried bao that are so light and fluffy and perfect for mopping up the sauce You can also order these baos steamed or fried which I recommend because there are some excellent sauces The smoke levels on each dish are varied with some having a light smoke while others a stronger smoke This wintermelon is braised in a teriyaki based butter sauce and then finished on the grill and served on smoked almond cream with chilli oil is perhaps the smokiest item of the night We end up dipping this in the stronger chilli sauce If Marco sees squid on the menu he has to order it and the fried squid ends up being one of my favourite dishes. I absolutely love black pepper sauce and they pair this wonderful sauce with the tenderest squid I could have eaten this whole dish by myself with some rice As soon as Monica and I saw smoked chicken katsu on the menu we had to order it The chicken is smoked for 2 hours and then fried and the smoking on this is quite light but it's a nice twist The chicken is crisp and golden on the outside but tender on the inside It is paired with a spicy pepper mayonnaise and a sweet Chinese bbq sauce with chilli and spices and it's still juicy even with double cooking "The Lamb Ribs are inspired by fried cumin lamb ribs you find in a Xian/northern style Chinese restaurant We make a dry rub from cumin and coriander and smoke the ribs using the mesquite wood." I love the soft luscious and quite frankly fatty texture of lamb ribs and these sit on a bed of soft sweet soy braised eggplant pieces and are topped with an Asian chimichurri Most of the chimichurri falls off when you eat it but the lamb ribs are so good by themselves that it doesn't matter The Asian chimichurri swaps out coriander for parsley sesame oil instead of olive oil and ponzu instead of lemon juice Make sure to leave room for sides because not all of the main meat dishes come with vegetables but also because the sides are divine The fried Brussels sprouts are a classic side dish done well with onion dressing and crispy fried onions on top Honestly I'm not a huge tofu skin or celery lover but I'm here to tell you that this is the unexpected favourite side of the night plumped goji berries and a dressing made with sesame and Korean sweet chilli sauce Not only are the vegetables crunchy and full of flavour but it's also light and a great counterpoint for smoked meat with the sweet sauce This olive rice has a delicious texture from chopped black olive vegetables and pickled mustard leaves And although I haven't eaten this combination before somehow it feels instantly comforting and nostalgic Apparently everyone gets the coconut ice cream and we see a lot of these going out to each table It's a hollowed out young coconut filled with coconut jelly and topped with a tower and I mean a tower of coconut ice cream and toasted coconut flakes The coconut ice cream is perfectly sweet and tastes of sweetened coconut cream and once you get through the ice cream you hit the coconut jelly below The jelly isn't sweetened very much and goes well with the ice cream I'd recommend sharing this among 4 people as it is huge and getting a separate bowl to lift the ice cream in to to access the jelly Even with Mr NQN and Marco being massive sweet tooths we can't finish it Monica and I love the sound of the donut having grown up eating condensed milk out of a tube in the fridge Narada tells us that he calls this a "Mixed race" dessert because as a kid he loved Donut King donuts and condensed milk but would ask for the donuts fresh out of the fryer Dusted with cinnamon sugar and filled with a squirt of thick glossy condensed milk custard we cut this into four and enjoy a mouthful of this hot did you ever eat condensed milk out of the tube Look out for your first newsletter in your inbox soon We help you navigate a myriad of possibilities Sign up for our newsletter for the best of the city By entering your email address you agree to our Terms of Use and Privacy Policy and consent to receive emails from Time Out about news Sign up for our email to enjoy Sydney without spending a thing (as well as some options when you’re feeling flush) By entering your email address you agree to our Terms of Use and Privacy Policy and consent to receive emails from Time Out about news, events, offers and partner promotions. Called the Unwin Green Street (UGS) Project it aims to protect land at the top of Unwin Street Earlwood for public use and create a suitable eastern entrance to the Wolli Creek Regional Park featuring the Wolli Bluff When completed it will create a continuous 13km green corridor running all the way down the Cooks River and up to the Wolli Creek Valley to Bexley North But last week the Department of Planning listed two blocks of bushland at 16-18 Bayview Avenue Earlwood adjacent to Wolli Bluff for sale by auction on April 2 This includes 13 Unwin Street which is adjacent The land is seen as vital to the completion of the green link The 1285 sqm of vacant land is zoned R2 Low Density Residential with a five-metre wide strip CI Public Recreation A spokesperson for Property and Development NSW confirmed the land was for sale but added that the CI Public Recreation zoned land is not included in the sale The Wolli Creek Preservation Society believes it may be a case of mistaken identity following the State Government's land audit to identify land for housing Wolli Creek Preservation Society (WCPS) identified three groups of land lots owned by the government as key to its Unwin Green Street (UGS) concept were exempted from the audit and are already to be retained as part of that green link the Bluff Blocks (16-18 Bayview Avenue and 13 Unwin Street) are at the base of the Wolli Bluff and forming the gateway to the Wolli Creek Regional Park "We believe this to be a terrible case of mistaken identity The Bluff Blocks should never have been considered for assessment in the land audit," Wolli Creek Preservation Society President "Questions asked by the Opposition at Estimates hearings in February 2025 revealed that the Bluff Blocks were identified simply as '16-18 Bayview Avenue' "We have only very recently become aware of this error," Mr Jordens said the relation of the blocks to the Unwin Green Street concept and the proposed green link would have been missed and the land seen as disposable in the land audit Sophie Cotsis all supported the Unwin Green Street (UGS) concept in meetings with WCPS in 2024 We took assurance from those meetings that none of the land needed for UGS would be sold "We suspect that they have been unaware of the identity problem "If the proposed auction of the Bluff Blocks is a genuine oversight due to a case of mistaken identity then the land should be withdrawn from auction and added to Wolli Creek Regional Park as the UGS concept proposed "We call on the Premier to ensure this outcome in line with his March 2024 statements about holding on to green space in inner-city areas it is a fully-considered intention of the Government then the Government has a lot of questions to answer WCPS has submitted a GIPA (FOI) request to find answers to some of them." Wolli Creek Preservation Society campaigner Peter Stevens called on the Premier to over-rule the Department of Planning and have the land transferred to Wolli Creek Regional Park "Areas near the Park have seen major population increases over the past decade and urban densification is continuing apace," Mr Stevens said "Additional park lands are therefore vital to achieve the balance the Premier seeks and little housing gain would be achieved by the sale proposed "The blocks would potentially accommodate only three house blocks But they have been advertised for sale as one unit and will therefore be bought by a developer to build high-end housing that pushes the boundaries of the current zoning and the planning system "The impact on the housing shortage will be miniscule and will do nothing for low-income families but the impact on the approaches to the Regional Park will be immense." This expansion of the park will provide them with even more opportunities to enjoy nature right in our own backyards,” said the NSW premier, Chris Minns The NSW government has announced almost 5 hectares of parklands has been added to the Wolli Creek regional national park Photograph: NSW governmentIt comes after 26 years of what Peter Stevens vice-president of the Wolli Creek preservation society which formed in 1984 called spasmodic progress to meet the Carr government’s promise and a long-running community campaign to protect the area “It’s usually relied on us jumping up and down at critical periods like elections,” he said “It has been really slow until this commitment by the present government; now things have started to move more rapidly.” Sign up for Guardian Australia’s free morning and afternoon email newsletters for your daily news roundup Stevens said the extra 4.7 hectares was “a big step towards completion” “It’s this patch of green ribbon running towards the airport there’s nothing else like it,” he said of the park which provides habitat for 460 plant and animal species “Riverland bushland is a vanishing ecosystem; it has been eliminated almost everywhere, but particularly in the Canterbury Bankstown area, because that is one of the most densely populated areas of Sydney.” The government said the remaining 4.9 hectares is yet to be acquired but it will work with councils and the state’s Office of Strategic Lands to gain the final patches of the land needed to complete the park Of the 4.7 hectares, 2.6 was acquired from the City of Canterbury Bankstown to protect Nanny Goat Hill in Earlwood, which was saved in 1967 by a group of protesters from being flattened to gain runway fill for Sydney airport The final 2.1 hectares was acquired by the Office of Strategic Lands Sign up to Afternoon Update: Election 2025 Free daily newsletterOur Australian afternoon update breaks down the key election campaign stories of the day telling you what’s happening and why it matters The government said the added parkland will make it possible for Sydneysiders to walk from Bexley North to Earlwood “It was incredibly used during Covid; people found a piece of bushland that they could walk or run in and it’s just got to be preserved,” said Stevens The NSW Greens environment and planning spokesperson said the addition to the parkland was a great step forward for the community and the environment “The persistence and diligent work of the Wolli Creek preservation society has been invaluable and is evidence of the power that community organisations can have,” she said “The final 4.9 hectares needed to complete the regional park must be prioritised to implement [a] true vision of an interconnected area that will provide some security to the critical biodiversity of the area,” Add articles to your saved list and come back to them any time Three men have been arrested after police dismantled a “sophisticated” scam text operation that police allege sent 318 million texts in just three months from a handful of locations around Sydney As part of a joint operation with the Australian Federal Police and state police officers stormed locations in Sydney’s CBD which are devices that connect to several SIM cards to send out millions of text messages around the country Police allege the scammers used thousands of SIM cards which often purport to be from trusted companies or government departments ask the recipients for their personal information in a bid to scam them out of their money or steal their identities NSW Police Detective Superintendent Matt Kraft said those four locations alone were responsible for between 50 and 75 per cent of the scam text messages coming out of NSW “Yesterday we seized a total of 26 SIM boxes and over 500 mobile handsets,” he said they were technically savvy and it was a very sophisticated set-up where those SIM boxes were able to be controlled from that location but also remotely.” One of the “sophisticated” alleged “smishing” set-ups A 23-year-old man was arrested in a unit in Sydney’s CBD and charged with using equipment connected to a network to commit a serious offence and dishonestly obtaining personal financial information At Burwood a 25-year-old man was arrested and charged with dealing with identity information to commit an indictable offence and tampering with evidence to mislead a judicial tribunal police found a large scam set-up in which 11 SIM boxes were operating from a single location.A 25-year-old man was arrested and charged with using the equipment to commit a serious offence All three men were refused bail by police and will appear before the courts on Friday Police say the crime is prevalent in Australia and that further arrests are expected in the near future Five people were arrested in the national day of action against “smishing” on Thursday AFP Detective Superintendent Tim Stainton said there was no legitimate reason for any Australian to possess a SIM box He called on members of the public to call police if they ever see one in use “Anyone who has a mobile phone could potentially become a victim Most members of the community have received these text messages,” Stainton said Australians have lost $5.6 million in text message-related scams so far this year according to data from Scam Watch NSW is the most impacted state in Australia when it comes to these scams with 15,639 reports to Scam Watch this year In December 2023 NSW Police were able to trace 17 million scam texts to one man in Moorebank who used a SIM box to send scam messages purporting to be from Australia Post and tolling company Linkt Start the day with a summary of the day’s most important and interesting stories, analysis and insights. Three workers were injured when the crane fell, with the construction union condemning the incident as "not good enough". Two damaged buildings have been evacuated as well as residents in surrounding buildings, emergency services say. Trains on the Airport Line between Central and Turrella have been cancelled as a precaution and Sydney Trains yesterday warned over 50,000 people could have their travel plans disrupted today. "There may not be rail services to both the international and domestic airports [on Monday] morning," CEO Howard Collins said. Just after 9:30am emergency services were called to Brodie Spark Drive following reports a crane had fallen from one building and onto a second building. The workers injured in the incident were responsible for the erection of the crane and all three are being treated at St George Hospital, one for a suspected broken leg. Police said no-one was inside the crane when it collapsed. No-one was inside the crane at the time of its collapse. (ABC News: Jean Kennedy) It is believed a mechanical or engineering fault caused the crane to collapse. (Supplied: Daniela Giorgiutti) Fire and Rescue Superintendent Josh Turner said the priority was making sure no-one on or around the site was at risk. "At this stage we are going to keep approximately 20 firefighters on site who are working with a USAR [Urban Search and Rescue] team and they have electronic movement devices on all areas around the building, the crane and the scaffolding to log what movement is happening," he said. High wind in the area is currently making the situation more risky and exclusion zones will stay in place until further discussions with engineers, Superintendent Turner said. Building managers are now working out where to relocate the approximately 200 people who will not be able to return to their units. CFMEU NSW state secretary Brian Parker said early investigations indicate it was a mechanical or engineering fault with the crane that caused it to collapse. "We are very, very concerned about this particular issue," he said. "In this day and age, and all the expertise we have, it's not good enough. "We have seen cranes catch fire, fall out of the sky, but not cranes that collapse onto buildings that have residents. The CFMEU is calling for a stop on any further erection of cranes until investigations are complete. "It could have been a major disaster here today and we could have seen many lives lost," Mr Parker said. SafeWork New South Wales has been notified of the incident. Mary Broadley who lives in the unit block the crane struck said she thought the whole building was going to collapse when she felt it start to shake. "It was so noisy, it was just unreal the noise," she said. Her husband Bill Broadley said it "was like a bomb going off". Mary and Bill Broadley, with daughter Ashleigh, had their bedroom significantly damaged by the crane. (ABC News: Jean Kennedy) "I went to take a look and the crane was right outside the bedroom window," Mrs Broadley said. The ceiling and the walls of the bedroom have cracked and the windows have smashed, she said. "I could have been in the bedroom, or the kids could have been in there," Mr Broadley said. "It was so scary, I don't think I'll ever live in a tall building again," Mrs Broadley said. The young girl fell under the train at Wolli Creek Station in Sydney's south about 9.15am. She slipped through the gap between the carriage and platform as she tried to step off the train right after boarding. The driver was immediately alerted and told not to move the train. As her mother became distressed, three men jumped off the platform and began looking for the girl under the carriages. As other commuters tried to comfort her, the mother was told the toddler had been found near the front of the train. "It's OK, they've got her," one passenger was heard saying in a video posted online. The young man who found the girl was then filmed handing her over to her mother, reassuring her "she's fine, she's fine". A Sydney Trains employee then thanked the man and shook his hand. (Supplied) The mother said it was the first time her daughter had been on a train and it "might be the last for a while". "She freaked out and tried to fling herself back off the train," the mother was heard saying in the video. Joseph Mourtada, 36, filmed the moment the mother and daughter were reunited, and said he was relieved there were no injuries. Mr Mourtada was walking up the stairs to the platform when he saw the commotion and the distressed mother "shaking". "She was screaming that her girl was under the train," he said. "And I hear all of this noise and people asking the guards to stop. It was already stopped. "Everything happened very quickly." Chief customer officer for Sydney Trains Suzanne Holden thanked staff and customers for helping in such a distressing situation. "Thankfully the toddler was unharmed, but incidents such as this serve as an important reminder that the gap between the train and the platform can vary across the network, and our staff are always happy to help if you require assistance," she said. The gap between the platform and train is not the same distance at every station, and can be impacted by the curve of the rail line, the type of train and other variables. Lachlan GilbertUNSW News & Content(02) 9065 5241lachlan.gilbert@unsw.edu.au poor capacity to carry out construction work and poor regulatory oversight in parts of the building industry have made buying an apartment a lottery for many purchasers in Sydney a report published by UNSW Sydney and the University of Technology Sydney (UTS) has found In a systematic review of strata schemes registered over a 10-year period researchers from UNSW’s City Futures Research Centre and UTS found that defects are commonplace and often poorly documented The researchers analysed a random sample of half of all strata schemes completed in the Sydney Parramatta and Canterbury-Bankstown Local Government Areas (LGAs) between 2008 and 2017 They found evidence of defects in 26 per cent of the 635 schemes in the sample But the researchers believe the real number of defects is much higher and has been masked by inadequate reporting and documentation For the sample schemes with more robust documentation available they found evidence of defects in more than half (51 per cent) with more than a quarter (28 per cent) having three or more types of defects The most common defects documented were water issues conservatively estimated to be present in 42 per cent of those schemes with more robust data These findings align with estimates released earlier this week by the NSW Building Commissioner that 4 in 10 buildings have “some form of major defects” Lead author of the report Dr Laura Crommelin who is a planning law expert with UNSW’s School of Built Environment says that while there have been steps in the right direction towards greater transparency for consumers much more needs to be done so that purchasers can make informed decisions about what they are buying “Over the past 20 years there hasn't been a thorough process of collecting information about the quality of buildings and documenting issues with buildings,” she says “So it's currently almost impossible for a regular consumer to do proper research about what they're buying – and this is in a system based on the idea of ‘buyer beware’.” She says it was hard enough for a team of expert researchers – who knew where to look and what to look for – to find out which projects had defects and “The drive to construct more buildings more quickly has been a huge part of the urban planning orthodoxy for the past 20 years but in all cities where higher density development rather than ongoing urban sprawl is seen as a way of dealing with population growth,” Dr Crommelin says “But with the pressures for speed and reduced costs high quality oversight and documentation can be among the first things to fall by the wayside.” when information is available it is not as accessible to buyers as it is to sellers – a situation the researchers call ‘information asymmetry’ “In the apartment market you have a very significant power imbalance between the vendors – in this case developers – and the buyers who are essentially a fragmented group of individual purchasers “When you look at other types of high rise you don't see the same endemic problems with defects because the clients are powerful – usually big companies – so they can look after their own interests and are often involved in the design and delivery of the building “But when you're talking about individual consumers who don't know how construction works and don’t have the same negotiating power over the terms of sales contracts so there's a lot more room for them to either be taken advantage of or to make decisions that aren’t in their best interests.” The problem is not simply that there are defects but also that it is so difficult for prospective apartment buyers to know about defects ahead of purchasing “Even good developers have some defects,” Dr Crommelin says “But it's about what they do after their discovery they want to make sure that their clients are happy because they care about their reputation “The real concern is the ones who do everything they can to avoid coming back to fix problems.” After the Opal Tower fiasco in late 2018 and the Mascot Towers evacuation in June 2019 the NSW state government created the Office of the Building Commissioner to reform the building and construction industry These reforms are now working their way through the industry cultural change takes time and after more than three decades of deregulation Dr Crommelin says government needs to play a strong ongoing role in ensuring industry transparency and accountability so that consumers’ personal and financial safety is protected “When you have the kind of market dynamic where the vendors have all the information you need strong oversight to make sure that power balance doesn't warp the way the market operates “You need government to step in and play that role on behalf of consumers because they can't play it by themselves.” Some of the recommendations the report makes to protect consumers include: “It’s been great to see renewed regulatory activity in NSW in recent years We hope the report recommendations will help to keep us moving in the right direction so that apartment living can feel safer and less stressful in the future.” Dr Crommelin says The research was funded by the Australian Research Council with support from industry partners Strata Community Australia (NSW) Ross Police found the body of Liqun Pan, 19, in a unit in the complex on Brodie Sparks Drive, in Wolli Creek, on June 28, the day after they first attended the complex. Police are appealing for information after Liqun Pan, 19, was found dead in a unit in Wolli Creek last month. Credit: NSW Police The injured man, 20, who is from China and on a student visa, was found seriously injured on June 27. Police believe he fell from a common area of the unit block onto the footpath. He suffered multiple fractures and head injuries and was taken to St George Hospital. He remains in an induced coma and is yet to speak to police. Ms Pan, also known as Pan Pan, had suffered significant injuries and police are treating her death as suspicious. She was also on a student visa and was studying English at a language school in Elizabeth Street in Sydney's CBD. She had lived in Australia for several years and had returned to China to visit her family about Christmas time. Police are investigating links between her death and her boyfriend's fall. St George Police Area Command crime manager Detective Inspector Robert Alison said her family was doing well, given the situation. "It is horrific. I really do feel for the [Pan] family. The distance being so far away makes it even more difficult for them. But we are working closely with them." "That ironbark forest is 1.4 hectares, there are over 1,000 hectares of that ironbark forest left in the Sydney basin," he said. Police arrive with bolt cutters to remove a woman chained to a tree. (ABC: Bill Code) Mr Speakman added that Roads and Maritime Services were also required to "offset" the removal of the forest. But Ms Little disputed Mr Speakman's take. "If there's critically-endangered Cooks River/Castlereagh woodland out in western Sydney, shouldn't it be protected in its own right, not used as an offset?" she said. "It's just crazy to say, 'we won't clear this bit, in offset for that?' It's also critically-endangered." By Anthony Segaert Turrella is one of the state’s transport oriented development zones.Credit: Dion Georgopoulos sides of Turrella’s two-platform train station you’ll find a small row of ageing industrial warehouses backing directly onto the winding Wolli Creek a relic of the 20th century when industrial waste would be flushed out via the water stream and you’ll be greeted by what makes up the tiny southern Sydney suburb of Turrella: 471 houses a small convenience store and the Hot Grind Cafe the only place selling coffee within a 15-minute walk but there aren’t too many people to complain about it: Turrella station records just 890 Opal tap-offs on an average day (nearby Wolli Creek records 7850) despite being just 17 minutes from Central But if the Minns government’s transit-oriented developed (TOD) policy is as effective as promised Turrella was one of the 37 sites officially rezoned by the state government this month and every home within 400 metres of the suburb’s train station can now be developed into a six-storey block of flats (pending all regular approvals by Bayside Council) have been upzoned by the state government.Credit: NSW Planning Portal Unlike many other suburbs affected by the TOD program with the station splitting the suburb in two unequal halves – will make creating a denser suburb with more amenities challenging And it highlights some of the issues caused when zoning is determined by drawing a circle on a map Turrella – derived from an Indigenous word meaning “reedy place” or “water reeds” – was used for rural farming until the 1930s when land was subdivided for industry and housing A wave of post-war migrants soon moved in (people from Lebanon many of whom moved to Australia after the 1940s make up 15 per cent of Turrella’s population) a Greek resident who has lived in Turrella for 27 years and did not give her surname “We had chickens walking up and down the street It was beautiful … And then they put all these flats up.” Turrella is filled with mostly single-storey homes.Credit: Dion Georgopoulos replaced an old drink production facility and stand on what was formerly the Streets ice-cream factory Committee for Sydney bought a home in the suburb with his wife just before COVID And it turned out to be perfect for that moment of life he reflects: having a backyard for the couple’s two young children to play in when the city was locked down was a blessing But he has also noticed a “real lack of community” compared with the couple’s time living in apartments and – this is the chief complaint – if he wants to go anywhere “You can’t walk to any of your daily needs in Turrella occasionally it’s here,” he says with a coffee from the Hot Grind but like the hundreds who have brought in the suburb after being priced out of the inner west chief executive of the Committee for Sydney is a Turrella resident and says the suburb desperately needs more amenities.Credit: Dion Georgopoulos The situation in Turrella could not be more different from that of Wolli Creek the suburb is now among the densest in Sydney – and it also comes with three supermarkets and at least 20 restaurants and cafes “My initial impression of Wolli Creek before I lived here was not good,” Waterford says “What I’ve realised now that I live here and actually spend time in Wolli Creek in the evenings the parts of Wolli Creek that feel the nicest to spend time in are those that are a little bit lower density “And I think that’s what makes this TOD program so sensible Because it does hit that European style Parisian density that is still really high density in that you get a lot of people into a small amount of space the director of Leamac Property Group.Credit: Dion Georgopoulos If the residential side of Turrella is lacking in amenities benchtop companies and a bus depot make up the few warehouses on the land sitting between the train station and Wolli Creek this is a really high-functioning area,” says Erika Pawley – an urban planner with 25 years’ experience in government planning now a director at Leamac Property Group – as she walks down the street with the Herald on a cloudy Friday afternoon “There’s been a failure of urban systems … There are huge trucks coming into this relatively constrained area crash barriers that are getting bumped into kerbs that are smashed up with large trucks coming in and out.” Leamac had previously attempted to make the creek accessible to the public by redeveloping several warehouses into a mixed-use precinct “Our concept was to still have quite a good amount of employment in the precinct – in fact potentially more jobs than what is there now – but jobs that are more compatible with residential jobs that don’t necessarily rely on big heavy trucks.” But the state’s “retain and manage” approach to industrial land – that forces most industrial land to be kept for that use because of a severe lack of it in Sydney – meant it couldn’t be rezoned for housing Housing and Infrastructure is currently reviewing the “retain and manage” policy “Industrial land on one side of the station supports jobs in the manufacturing and is a key feature of the current community,” Planning Minister Paul Scully said in a statement “Turrella was identified as a Transport Oriented Development site as it has the capacity to create more homes near well-connected transport infrastructure and jobs,” he said “DAs can now be submitted in Turrella which could include mixed use residential and commercial developments which will add vibrancy and new activity to the community.” Scully also pointed to the state government’s recent announcement of a 4.5 hectare (11-acre) expansion of the Wolli Creek Regional Park – the state’s only regional park in an urban environment – that will support increased density in the area Bayside Council is largely supportive of the increased housing its mayor Bill Saravinovski said last month it is important that new housing is delivered in a way that creates a good quality of life for new residents and builds great communities,” he said In a local Facebook group set up to “save” the area some residents have reported being approached by developers to sell their properties It’s always: is the price something your neighbours are interested in no one’s going to buy a single house and redevelop it “The alternative is you don’t sell but you get to live in a higher density community and all the increased amenity that comes along with that So I’m kind of agnostic to the question of whether we sell or Park and more than 1,000 people have signed an open letter to the leaders of all the NSW political parties asking for their support for the cause president of the Wolli Creek Preservation Society said,"We welcome the news from the ALP and are now looking forward to the Liberals to make the same commitment "The Wolli Creek Regional Park runs below the Earlwood ridge from Bexley North to close to Tempe and is the largest area of remnant bushland left in the densely developed inner south-west region of Sydney "A community effort sustained over a whole generation has brought the Regional Park close to completion with only two hectares of land remaining to be brought into it "The Wolli Creek Preservation Society is campaigning to have the Park completed in 2023 which will be 25 years after it was promised by an ALP government 35 years after a Liberal Minister committed to permanently protecting the Wolli Valley bushland and 43 years since the Kirby enquiry recommended its preservation successive governments over past decades have failed to get done what Kirby recommended "Many people in the community are impatient to see the Park completed and many more mistakenly believe that all the land is already in the hands of the NPWS." Mr Minns said the decision by NSW Labor to protect the park will finally finish the long-term project ensuring local families can enjoy its 4.5km of walking track "Families in south Sydney rely on this extremely rare example of natural landscape for connecting with nature close to home," Mr Minns said "The Wolli Creek Regional Park has faced too much uncertainty for too long It's past time we had a government that was prepared to finish protecting this important area of natural bushland the completed Wolli Creek Regional Park will be enjoyed for generations to come," he said NSW Shadow Minister for Environment and Heritage Penny Sharpe said the Wolli Creek Regional Park has been a neglected "This announcement will make sure this rare and beautiful area will be protected forever," she said "This unique and precious area provides rare and crucial habitat for over 460 plant and animal species that call Wolli Creek Regional Park home including vulnerable native species like the Grey-Headed Flying Fox and Powerful Owl "The Wolli Creek Regional Park contains a remarkable diversity of ecosystems that need special protection animals and people alike can enjoy its natural landscapes forever." The recently constructed slab for what will eventually become a new garden for his future neighbours is almost level with Mr Miller's balcony railing This garden is to be screened behind a 1.4-metre privacy wall further cutting off his apartment's only source of natural light But it would seem potential pitfalls of the development were less of a surprise to planning authorities Documents show Rockdale Council identified issues with "adequate building separation and setbacks" months before the $20 million development application for the Levey Street site was lodged in 2013 The council still recommended that the Joint Regional Planning Panel (JRPP) approve the development despite noting the living spaces of the two buildings were as close as 8.5 metres – well short of the minimum 12-metre separation required by planning and building design codes "This separation is considered acceptable given it is limited to four storeys and of limited length the location of openings and nature of the rooms opposite each other," the report said Rockdale Council on Monday defended the plans as consistent with local controls which permitted zero side setbacks in high-density areas The council told Fairfax Media the concerns identified in its report did not relate to the development podium immediately adjoining Mr Miller's balcony an area that would be screened "to create a whole new private environment" It instead sheeted home the blame for Mr Miller's woes to his own building's private certifier A permanent 1.2-metre planter and screen planting that were supposed to have been built along Mr Miller's balcony when his apartment block was completed in 2012 "have not been constructed in accordance with the approved plans," the council said "Appropriate action will be taken if Mr Miller's building has not been constructed in accordance with the approved design but has been certified as correct by a private certifier," it said But ward councillor Nicholas Mickovski, who was "gobsmacked" when he saw images of the development posted by Mr Miller on Facebook as well as council staff for not adequately communicating the adjoining development's issues to councillors "The conversation I'll have with the general manager and the director of planning is that clearly things need to be a little bit more better," Cr Mickovski said The JRPP said its "independent merit-based decisions" gave consideration to factors including the council's assessment report which had responded to the issues raised about the development in public submissions "The Panel encourages residents to speak to Council if they feel that the conditions of approval are not being met," it said "Council is responsible for investigating and undertaking enforcement action in these cases." it's – just in case Just in case it's the start of something big There's a real thrill to getting there "before they were famous" it's like freshly fallen snow: no footprints a contemporary Singaporean/Chinese restaurant built around the idea of smoked meats ("yan" means smoke in Mandarin) It's a leap of faith for young co-owners Raymond Lim and Narada Kudinar of popular neighbourhood Woolloomooloo cafe Yan's interior is a bare-bones fit-out.Anna KuceraHoused in the sort of glass-walled ground-floor corner space of a new-build residential building that would normally go to a Nando's or a Subway; it's a bare-bones fit-out of Scandinavian-style furnishings and rice-paper box lanterns; a jade-green tiled counter acting as kitchen pass Singaporean-born Lim worked at the former Galileo restaurant with Masahiko Yomoda for four years he's creating something refreshingly new by fusing French technique and finesse with his own favourite Singaporean flavour bombs pork belly – end up tasting Asian through astute condimentalising slow-smoked and then caramelised over a binchotan grill until fat The "Asian chimichurri" topping is just as compelling – a chop-chop of coriander soy sauce and chilli that's bright and fresh Mussels with house-made chilli sauce and steamed bao.Anna KuceraAdvertisementSome dishes evoke the hawker stall – just-opened mussels bathed in a lightly jammy chilli sauce ($21) are hauntingly reminiscent of Singapore chilli crab soft and fluffy white buns that categorically need to stay on the menu in some form or other Lim says he's considering BYO crab nights to match with various sauces – just do it a short and simple wine list is on the way A slaw of slender batons of pear and cucumber in a spicy tangy dressing ($8) is cooling in an almost Korean way is about as far away from fried rice as you can get; a squeaky-clean mix of polished Japanese sushi rice slivers of Chinese olives and mustard leaves And look at that Wolli Creek value – no surer proof of the matrix that exists between rent paid and menu price A 200-gram grilled wagyu striploin with a 7+ marble score and a light kabayaki glaze is the most expensive dish at $46 Pear and cucumber slaw is cooling in an almost Korean way.Anna KuceraThere's always a pav these days but this one ($15) is deconstructed into a thing of beauty pitting shards of lime meringue against silky smooth liquid nitrogen'd lychee ice-cream (the kitchen is swathed in fog at regular intervals) and a rubble of ginger and pandan jelly young chefs with no dough used to open in low-rent pub dining rooms getting both location and licence for very little return it's the high-rises in rapidly gentrifying 'burbs that get the bright young things I'd be keeping an eye on Epping and Macquarie Park Worst bit: Serving two different meat dishes on the same plate Terry Durack is chief restaurant critic for The Sydney Morning Herald and senior reviewer for the Good Food Guide.
