When it comes to apartments, the most expensive luxury properties are located on Rua Caconde and Rua Guarará, according to Ms. Weber. “In these streets you can find apartments from 200 square meters to 800 square meters and high buildings with suites with very luxurious finishes,” she said. “Some buildings have swimming pools, hot tubs and gyms, which are shared, and some big houses have their own private pools and hot tubs.”
Combining a wide range of housing options with extensive local amenities, Mr. Kauer said the neighborhood is known as “Paulistana Manhattan,” describing it as “one of São Paulo’s swankiest neighborhoods, with its wooded and charming streets, mind-blowing mansions, fancy cocktail bars, high-end fashion boutiques, Michelin-starred restaurants, five-star hotels and a beautiful park.”
Jardim Paulista is also home to the Centro Cultural FIESP, which offers a varied program of music, exhibitions, lectures and theater, as well as a popular bookstore and café. The neighborhood is particularly sought after for its location abutting Avenida Paulista, which Mr. Kauer described as “the financial center of Brazil,” home to the headquarters of many banks, law firms and international businesses.
“Jardins is a very traditional neighborhood for luxury in São Paulo,” Ms. Weber said. “We have the main luxury street with many international brands, which is Oscar Freire Street. It’s very famous because of its restaurants and its stores.”
Located a short walk from Jardim Paulista, the famous street is known as one of the world’s most sophisticated shopping addresses, lined with high-end boutiques, including many run by Brazilian designers and well-regarded local brands. “Jardim Paulista has some of the most famous luxury boutiques in São Paulo, such as Claudeteedeca, Maison Alexandrine and Gallerist,” Mr. Kauer said.
The neighborhood is also a destination for high-end dining, housing world-class restaurants including Varandas, a Michelin-starred steakhouse that serves Brazilian, Argentinian and American cuts, and D.O.M., a double Michelin-starred restaurant where chef Alex Atala serves up spectacular haute-cuisine in a tasting-menu format.
Another draw is the area’s many well-equipped public and private hospitals and educational institutions, including Colégio Dante Alighieri, a primary and secondary school founded by Italian immigrants in 1911, which Ms. Weber described as “one of the best private schools in São Paulo.” St. Paul’s, in nearby Jardim Paulistano, is a bilingual British primary and secondary school that offers an International Baccalaureate program.
The neighborhood has a wide range of residents, attracting wealthy buyers from Brazil and the international community. “We have traditional families who have always lived there but there are also many expats because it’s close to Paulista Avenue, where many foreign companies and enterprises are based, and many Brazilians who are not from São Paulo but from other cities and states of Brazil,” Ms. Weber said.
Famous figures who live in Jardim Paulista include Regina Duarte, an award-winning television and film star, Walcyr Carrasco, a famous writer, playwright and screenwriter, Sabrina Sato, a popular television presenter, and Alex Atala, a Brazilian chef of Irish and Palestinian descent, according to Mr. Kauer.
The neighborhood is also home to writer and television presenter Amaury Junior and actor Bruno Galiaso, according to Ms. Weber.
Ms. Weber also said that prices in Jardim Paulista have increased during the pandemic. “I think the prices will continue to go up but not so much,” she said.
But several factors suggest that buyers would do well to move fast, said Mr. Kauer. “At the moment, financing interest rates for property purchases in Brazil are low, making this a favorable time to buy. So the new needs brought about by the pandemic, together with low interest rates, have increased the real estate market,” he said, adding that savvy buyers know that in Jardins “the prices never go down—on the contrary, they always go up.”

You might feel like an astronaut, albeit a junior one (standard rooms are intimate; more fun are those rooms running along the building’s elongated curve), looking out of your space-ship window down Brigadeiro Luis Antonio Avenue – a view you get from the bathtub, too.

For its second store in Brazil, located in the Jardins Paulista neighborhood in São Paulo, we designed the space based on the same principle as the first store we developed in the Liberdade neighborhood, with an immersive, minimalist, and contemporary space, always using materialities and textures in white tones. In this way, the space makes it possible to highlight foods that are mostly colorful and have unique shapes and flavors.
