the southwest corner of Lawrence Avenue East and The Donway West Currently home to a two-storey commercial plaza and surface parking the irregularly shaped site sits within the Banbury–Don Mills neighbourhood directly across The Donway from the Shops at Don Mills Nearby uses include low and mid-rise commercial buildings In July, 2022, First Capital submitted an application for a mixed-use complex with 17- and 22-storey towers above a shared 6-storey podium proposing 438 residential units and 1,513m² of retail 2023 with minor adjustments to Gross Floor Area (GFA) and amenity areas but retained the same massing and unit count Bazis has since acquired the property and assumed the application under a new ownership entity The revised Official Plan and Rezoning application reorganizes the site with three towers of 26 Each tower would sit atop a 7-storey podium with the buildings arranged around a central courtyard and connected by new mid-block pedestrian routes The tallest tower is positioned to the south stepping the massing down toward adjacent uses The development would deliver 1,194 residential units Total GFA has nearly doubled from 38,949m² to 76,130m² comprising 75,634m² of residential and 496m² of retail This reflects a Floor Space Index of 9.98 times coverage of the 7,625m² lot Retail would be concentrated at grade in the northeast corner of the site fronting a plaza POPS (Privately-Owned Publicly-accessible Space) The proposal includes 4,776m² of amenity space more than doubling the 2,008m² provided in the earlier plan This consists of 3,075m² of indoor amenities located from the ground to eighth floors and 1,701m² of outdoor amenities distributed between grade and podium rooftop terraces.  Each building would be served by four elevators with elevator-to-unit ratios ranging from one per 86 units in the north tower to one per 113 in the south tower where high-speed motors would be required for adequate service Two underground levels would provide 306 parking spaces and five for retail (down from 334 total in the previous submission) with 1,316 spaces now proposed (1,076 long-term The site is served by multiple TTC bus routes routes The Science Centre interchange station will be 1.85km southeast Current cycling infrastructure in the area is limited to multi-use trails like the Don River and Leaside Rail trails Planned improvements under the RapidTO program would introduce priority bus lanes and other upgrades along both Lawrence and Don Mills UrbanToronto will continue to follow progress on this development you can learn more This is according to a new report from Zoocasa The report considers each Toronto ward where at least 10 transactions have taken place Zoocasa has compared the dollar volume of total sales in May 2023 to see how it stacks up against May 2022 including detached and semi-detached houses “It’s likely that the reason there has been such a spread of dollar volume increases is because of the more predictable cost of borrowing so far in 2023,” says the report “Buyer psychology plays a large part in the real estate market Even though conditions are tighter in terms of interest rates and prices it seems previously reluctant buyers have adjusted to the reality of climbing mortgage rates and have moved off the sidelines.” The largest increase was observed in C13 -- which includes Banbury and Victoria Village -- where dollar volume increased by 199% over the course of a year dollar volume has decreased in 12 Toronto wards with the largest year-over-year disparity observed in E08 (Cliffcrest and Scarborough Village) and W07 (Stonegate and Queensway) with an uptick in dollar volume observed in 23 wards “This is more likely due to the increased popularity of condos in the last year as a more affordable property type with how oppressively expensive freehold homes can be in the city coupled with the higher cost of borrowing,” explains Zoocasa The greatest jump in dollar volume was observed in C12 -- which includes York Mills, Bridle Path and Hoggs Hollow -- with an increase of 169% dollar values have slipped in just six neighbourhoods with the most substantial drop observed in C03 There were 12 residential break and enters reported in the district from Dec Toronto Police Service received 35 reports of a break-in at a home between Dec including 12 in the district fatal Toronto shooting says he believed the two victims were behind an alleged mortgage investment scheme that defrauded their family.  Alisa Pogorelovsky says her husband Alan Kats – who also died in 44-year-old Samira Yousefi but have not released the name of the 46-year-old shooter.  Court records detail how Pogorelovsky and her husband sued the two people killed in the shooting after losing $1.28 million in an alleged syndicated mortgage fraud faced charges in 2018 for his alleged role in a complex mortgage fraud scheme valued at $17 million an investigation police dubbed as Project the incident was a double murder/suicide we have to be open to all possibilities,” Det When asked whether the man they believe to be the shooter had a self-inflicted gunshot wound “I can’t give you a reported in Lansing-Westgate in 2025 A break-in was reported at a house near Heathcote Avenue and Lauderdale Drive on Sunday There have been 11 residential break and enters reported in St two-bedroom corner suite in the co-ownership building at 160 The Donway West sold in June for just $402,000 Co-ownerships can have much lower prices than condos but they can be difficult for first-time homeowners to obtain In a city where the average condo sells for more than $700,000 coming across a spacious two-bedroom home for just over $400,000 can feel like finding a needle in a haystack a North York co-ownership suite of nearly 1,000 square feet sold for just $402,000 one-bathroom corner unit has large windows a parking spot and a balcony overlooking the quiet Banbury — Don Mills neighbourhood But co-ownership isn’t a simple solution for homebuyers seeking an affordable way into Toronto’s costly market which typically offer large units at relatively low price points have different costs that could actually make it more difficult for first-time homebuyers to obtain Real estate experts say they’re better suited for seniors looking to downsize high down payment (and) older buildings,” said Ian Busher a broker and vice-president of sales at Fox Marin Associates who has worked on several co-ownerships deals (and is a Toronto Star contributing columnist) explained that banks and other lenders generally consider co-ownerships to be riskier than other purchases and they may be apprehensive to provide financing “It’s very difficult for a lender to foreclose or sell (a co-ownership suite) under power of sale because the Mortgages Act doesn’t quite cover it,” Aaron said Unlike in a condo — where homeowners own an individual unit and have a shared interest in the common elements of the building — in a co-ownership the owner acquires a small percentage interest in the title to the whole building and an occupancy agreement for their particular unit lenders may have to file a lawsuit to recover the occupancy rights that owner has in an agreement with the co-ownership corporation that manages the building which could be a much lengthier process than foreclosing or selling under power of sale the few credit unions that do provide financing for co-ownerships (DUCA Luminus Financial and Northern Birch are some) typically won’t finance more than 70 or 75 per cent of the purchase price That means a buyer might have to pay 30 per cent down rather than a more typical 10 per cent on a $400,000 mortgage — so $120,000 instead of $40,000 a lot of people who buy in these buildings pay all cash,” Aaron said Aaron and Busher both said that’s why purchasers of these homes tend to be people who have sold their family home have the payment immediately (and) be able to pay with cash and not even need to talk to a lender,” Busher said In June, when the co-ownership suite at 160 The Donway West sold for $402,000, condos in the Banbury — Don Mills area sold for $711,558 on average, according to a Toronto Regional Real Estate Board report Aaron and Busher said co-ownerships’ lower prices are partially due to the financing challenges and the limited demand that results but those aren’t the only reasons these homes are cheaper Developers stopped building co-ownerships around the 1970s so they can feel like “time capsules” with outdated features Aaron doesn’t believe it’s the age of co-ownerships that brings down their prices but the lack of rules around maintenance and reserve funds as well as some of the costs of building them co-owners may have to shoulder the costs of someone in the building who doesn’t pay their maintenance fees (which include property taxes and some utilities for the whole building) “The building owners are going to have to pay the shortfall either from their reserve fund or from their operating fund until the lender can sell the unit and make the building whole,” he said But co-ownerships aren’t legally required to have reserve funds and if the board of directors wants to get re-elected this could spell trouble for the residents if someone can’t make their payments or if the building needs repairs which are required under the Condominium Act to have reserve fund studies that indicate needed repairs every three years co-ownerships aren’t required by law to carry out these studies at all co-ownerships are cheaper to build than condos highlighting that condos legally need to have “very very expensive” floor plans drawn up for every square foot of the building Aaron said the benefits to co-ownership are undeniable “The upside is that it’s half the price of an equivalent condo,” Aaron said “You’re gonna feel that every single day when you pay your monthly expenses.” There were nine residential break and enters Wilfred Avenue on Tuesday There have been 32 residential break and enters reported in Willowdale East in 2025 Situated right next to Toronto's affluent Bridle Path neighbourhood, it comes as no surprise that this home located at 8 Penwood Crescent just entered the market with an astounding price tag of $7.5 million The home is nestled in the peaceful Banbury-Don Mills community and is a short distance away from greenspaces like Windsfields Park and shopping centres such as CF Shops at Don Mills four-bathroom property features precise landscaping in its front yard and entertainment-focused backyard The gourmet kitchen sits right under a massive skylight and is splashed with marble all across The home also comes with some opulent extras you'll also find the home's light-filled sunroom Up the home's curved staircase to the second level which boasts an oversized dressing room and a four-piece ensuite We suspect that anyone able to afford a $7.5 million home will also require plenty of storage to stash away their designer clothing and the dressing room certainly comes prepared with all its custom cabinetry The finished basement comes with plenty of storage space Although Toronto summers are often short-lived the home puts an emphasis on outdoor living This home is currently on the market for a whopping $7,480,000 there's no denying that there are some pockets in the city that are more affordable than others due to the extraordinary growth in home prices over the past few years Canada's largest city has now been recognized as one of the most expensive cities in the world some pockets in the city that are more expensive than others the cost of homes varies immensely from neighbourhood to neighbourhood If you're curious which of Toronto's 144 neighbourhoods are the most expensive, Toronto realtor and chartered accountant Scott Ingram has done some digging and found out where exactly these pricey pockets are by looking at average detached home prices by neighbourhood for all of 2020 Ingram said there are 15 neighbourhoods with the highest average sold price in 2020 New to this year's list are Kingsway South and Edenbridge-Humber Valley have been bumped from the top 15 In the case of Trinity-Bellwoods and Playter Estates-Danforth Ingram says those are low detached transaction places so it's likely a few expensive transactions brought them up last year "Of the 136 neighbourhoods with at least one detached sale in 2020 107 of them now have an average price of over $1 million," said Ingram there are only 29 neighbourhoods left under $1 million." Toronto's prestigious Bridle Path retained its 'Most Expensive Neighbourhood' crown Ingram says for each year he's made this list (since 2016) this neighbourhood has always ranked at the top Ingram says the average price in Bridle Path-Sunnybrook-York Mills(BPSYM) reached the $5 million mark again It had four of the 12 sales in the city last year that were above $10 million and also recorded the most expensive sale at $23 million you can see how those sales would bring up the average The median detached sold price was "only" $4,345,000 (up from a median of $4.3M in 2019) As for the average price of a detached home in BPSYM in 2020 Ingram said a 2+2 bedroom and 4-bathroom house on an 80' x 130' lot sold for within $20,000 of the area's $5,104,000 average price The listing touts it as an "Architecturally Stunning Custom Home" with "Top Quality & Utmost Attention To Detail." It was built in 2010 If you're curious what the least expensive neighbourhoods are "It's interesting to look back and see as recently as 2015 the number of neighbourhoods with detached houses averaging $750K or less (54) was about the same as the number of million-dollar neighbourhoods (52) Now with Mount Dennis jumping from $653K to $780K in the last year there are no neighbourhoods under $750K," said Ingram there are now more neighbourhoods over $2 million (32) than there are left under $1 million (29) Given that home prices in the Toronto area are expected to increase 11% to $1,035,000 in the fourth quarter of 2021 it'll be interesting to see how this brings up the average price in Toronto's different neighbourhoods we will see a new area make it on to Ingram's list in 2021 There were 13 residential break and enters reported in the district from Dec including 13 in the district of North York In total 1,807 residential break and enters have been reported in the City score" which combines ratings for economic opportunity participation in decision-making and physical surroundings change the way Toronto's 140 neighbourhoods are evaluated by city staff when they decide where to direct services The new rankings are likely to set off a lively debate about the city's role in providing social services and what areas of the city are most deserving of extra funding and attention – all against the backdrop of the fall civic election The new measures were developed in conjunction with researchers at St Michael's Hospital's Centre for Research on Inner City Health
