The new building will join an existing 14-storey tower on the site and represents an intensification of a mid-century tower-in-the-park apartment block
the new tower will replace a one-storey parking garage and under-utilized space on the property
Looking southwest to Starlight Investments' new building at 555 The West Mall
The development was first proposed in 2016 as a 24-storey tower but was subsequently appealed to the OMB. A settlement was reached with the City in 2019, and the project has progressed since. The current form is notably similar to the original proposal albeit with slightly different statistics, and still features an eye-catching design from Architecture Unfolded
The tower will rise 21 storeys and will contain 249 rental units in a mix of types and sizes
A new retail space will be located at grade and will new and existing residents as well as the wider community
The tower will also include a 4-storey underground parking garage accessible to residents of the existing tower
The new building comes with a host of new indoor amenities
all of which will be available to residents of the existing building
a meeting room; a gym; a lounge and gathering space; a pet spa and a community kitchen for the residents’ use
Outdoor amenities include a private rooftop patio area for residents
a children’s playground and an outdoor seating area with barbecues
Community integration and additional green space were focal points of this project
A pedestrian pathway leading directly to Rathburn Road has been incorporated as part of the new community development
along with several walking paths throughout
these measures will be complemented by a tree canopy and significant shrubbery surrounding the project

The architecture of the building features a unique design from Architecture Unfolded
with staggered balconies and an angled volume that breaks free of traditional rectangular forms
The building will be clad with black and white metal panels and fritted glass balcony railings accentuating the unique massing.
According to project architect Mark Zwicker
the incoming tower boasts two very distinct sides; the south side will have a rigid geometry that responds to the punched windows of the existing building while the north side of the building features jagged balconies that are accented by perforated metal railings
Zwicker said the building is designed to be seen from a greater distance than most urban buildings
is intentionally larger than a building typically would be set closer to the street
555 The West Mall received final Zoning Bylaw Amendment approval in May
2022 and Notice of Approval Conditions in April

Almost 37 years after eight-year-old Nicole Morin went missing from her Etobicoke home
Toronto police are renewing efforts to close her case as part of the new missing persons unit
Morin left her apartment on the top floor of 627 The West Mall to meet her friend at the swimming pool in her building
“Somewhere between her apartment and the lobby
she disappeared,” said Acting Detective Sgt
Over the last almost four decades
police say they have received numerous tips from the public but have been unable to find her
they didn’t possess nearly as many resources they have now
and there was no camera footage of her disappearance
there were going to be cameras installed in the building
But we don’t have the luxury that we do now with all the physical tracking
the camera tracking … we didn’t have that at the time,” explained Smith
Smith tells CityNews they currently have a full-time investigator focused on the Morin cold case and several other investigators assisting the case
As part of digitizing the files and bringing Morin’s case up to “2022 standards,” Smith said they recently found many tips pointing to one location north of Toronto but could not find any new evidence
“Thanks to our command and their support
we were able to go up with a full team and excavate an area that we believe that evidence may have been present
we didn’t find it,” said Smith
“We’re going to keep investigating this case
We’re going to keep investigating the same areas
and we’re always hoping that that one person will call in and let us know some information that we don’t have already.”

on Thursday after police say suspects approached a man and shot him several times

was rushed to a hospital with life-threatening injuries where he was pronounced dead

The third phase of development is located along the west side of the Site
Across the street from it to the west is Trillium Heath Partner's Queensway Health Centre expansion site
Phase 3 would consist of two blocks of development
containing mid-rise podium elements with taller buildings located above
A total of 1,900 residential units are proposed
in addition to 600m² of service-commercial retail space
Development on Phase 3 would also be supported by a new 2,843m² public park and additional private space throughout the Phase 3 boundary
that would include a large pedestrian plaza at the corner of The Queensway and The West Mall
The Phase 3 development would also contribute a right-of-way widening up to 9.5-metres along the south edge of The Queensway to extend the multi-use path west to The West Mall
Underground parking below Phase 3 would contribute to replacement mall parking
as well as parking supply to support the new development
The proposed master planned development protects for a future potential transit hub on the site by way of a Special Study Area located near the intersection of The Queensway and The West Mall
to provide a connecting point for surface transit routes in the area
as well as the potential future westerly extension of the TTC Line 2 Bloor-Danforth subway
The alignment of the potential subway extension
determined through an approved Environmental Assessment
has been taken into account through the proposal's plans
Special Study Area can be seen labelled in the upper left
The Sherway Area is currently home to very little open space
and requires new parks and other publicly accessible open spaces to meet the needs of future residents
The Sherway Gardens infill proposal delivers approximately 10,700m² of new public parkland plus other open spaces that
"extend the existing Sherway Gardens Mall outdoors and contribute to an interconnected network of parks and open spaces within the Sherway Area."

A man is in hospital after a drive-by shooting overnight in Etobicoke
on Friday at the West Mall and Rathburn Road
The victim was reportedly sitting in a car with his girlfriend when another vehicle pulled up alongside and a gunman opened fire
suffered a bullet wound to his leg and was taken to a local hospital by paramedics
Police say they are looking for three suspects in a white car

The Class A office building would meet the ground with a multi-storey glazed lobby and a retail space
Vehicular access to the site would be provided via new driveways off Paxman Road and an internal driveway from the West Metro Corporate Centre
Soft landscaping and pedestrian pathways would animate the space between the building and Paxman Road

“Nicole and I would walk to school together every day,” recalls Elaschuk
We would make our own fun (using) our imaginations and play outside
and we used to go swimming all the time in the pool that was for (our) particular building.”
Nicole was just eight years old when she vanished from her Etobicoke condo on the morning of July 30
By all accounts Nicole was a regular eight-year-old: she had a cheerful personality
was wary of strangers and liked going to fairs
We found the same things funny,” said Elaschuk
an investigator at Toronto police’s traffic services detective office
It was a particularly hot day in Toronto on July 30
and Nicole made arrangements with her friend Jen to go swimming in a pool at their building complex
This wouldn’t be the first time the duo would meet up to go swimming
“The arrangement was made over the phone and the plan was to meet in the lobby at 11 a.m.,” said Const
who’s been investigating the case for the past few years
and was seen walking out the apartment door to head towards the elevator to go down to meet (her) friend.”
Jen buzzed up and told Jeannette that Nicole hadn’t shown up
“Nicole’s mom had just assumed that maybe they had missed each other and Nicole had gone out either to the pool or was playing with some other kids on the property at the back of the building,” Sutton said
“Nicole’s mom was running an in-home daycare at the time
so she had smaller kids that she was responsible for and therefore she wasn’t able to leave the apartment.”
It wasn’t until hours later that Jeannette realized her daughter was missing and contacted police
they responded very quickly and they started to do active searches and canvassing throughout all of the apartments,” said Sutton

said the search for Nicole was “the largest search” in Toronto police history at the time
“All kinds of resources were deployed in attempting to find Nicole.”
and police used sound vehicles (police cars with PA systems) to inform the community of the search

“They had officers driving around giving audio descriptions of Nicole,” said Sutton
Toronto Star crime reporter Cal Millar began his shift at 627 The West Mall
all the media started to gather and the police intensified their search and brought in officers from right across Metro (Toronto) and started to basically fan out across Etobicoke looking at every possible location (where) they might find something,” said Millar
“The thought of investigators immediately was an abduction and that was the biggest fear of course as well … In the building
and if they didn’t get an answer in an apartment
There weren’t concerns about ‘we’re violating people’s rights’ or anything like that.”

“They were alone in their apartment so we talked for quite a while,” he said
Millar said his mind was not only on covering the story but helping the Morin family
“You wanted your story to make sure that the community was aware that the girl was missing and encourage them to do everything possible to help find her
‘Did anyone know anything?’ ‘Did anyone see anything?’ And you wanted your story to sort of draw out those individuals.”

noted this was the first major case the crime-fighting organization got involved in
Crime Stoppers quickly offered a $1,000-reward for Nicole’s safe return
printed posters and produced a video re-enactment
and Millar’s eight-year-old daughter played the role of Jen in the original re-enactment
which was aired within weeks of the disappearance
Police would later offer an unprecedented $100,000 reward
“It became the largest police investigation at the time
It involved the largest number of police officers
They didn’t have a lot of volunteer searches because the police had the manpower,” said Millar
adding police also formed a major task force that was kept together for years

The investigation took on many twists and turns
suspects in child homicides (there were an unusually high number of child murders in the Toronto-area in the mid-1980s) and religious cults
it was discovered that Nicole wrote in a diary that she was going to disappear
“I have no idea what that would mean,” said Tretter
noting she doesn’t want to “speculate about the writings of an eight-year-old child
“I know when my kids were eight they’d write all kinds of things down.”
There were also those who tried to insert themselves into the investigation by claiming responsibility for Nicole’s disappearance
“There are an endless number of tips … that have come through over the 34 years,” Sutton said
“I was just following up with a tip last week,” Sutton said in a recent interview
“We do get tips (from) throughout North America.”
Many parents became more cautious after Nicole’s disappearance
“There was a societal shift that came about,” said Elaschuk
“The innocence was kind of shattered or ripped away from the community at the time.”
Tretter took part in a re-canvass of 627 The West Mall on the first anniversary of the disappearance
“I’ve spent a large majority of my career in Etobicoke
so it was always the case that we talked about,” she added
it’s certainly been a priority for me to do the case as much justice as we possibly can
but I certainly hope that we find what happened to her and that we’re able to let her father know.”
Jeannette died not knowing what happened to her daughter
she did everything she possibly could to get her daughter safely home
and she never ever lost hope,” Millar said
who lived in Mississauga when Nicole disappeared
he declined an interview request for this story
Current investigator Sutton said Art still believes that Nicole is out there somewhere and hopes someone will come forward with answers
Her childhood friend Elaschuk said she too hopes someone will give police that “last bit of evidence” to solve the case
“It is kind of baffling that after all these years we still don’t know.”

The building will replace the existing centre at Burnhamthorpe Road and The West Mall that has provided municipal services since it was built in 1958
itself having replaced the former Township of Etobicoke Municipal Hall that now serves as a pub just a few blocks east of where the latest building is going in.

Massing studies for other nearby buildings indicate the approved scale of other buildings
mostly residential in use — to be built with private sector partners — on other portions of the land that was reclaimed from the intersection
and from the former Westwood Theatre site to the south of it

and due to its centrality in Etobicoke and adjacency to Kipling subway and GO stations
reclaiming the land was considered an ideal opportunity to create a new heart for the area that would heal the urban fabric here while better serving the public
Besides municipal offices and a multi-purpose Community Council chamber
the new Etobicoke Civic Centre will feature a Toronto Public Library district branch
and a new recreation centre with gymnasium and swimming pools
The building will benefit from a new sustainable district thermal heating and cooling system managed by Envwave Energy Corporation that will be constructed below it

The district energy plant will help the new Civic Centre achieve stringent Tier 4 performance standards of the Toronto Green Standard Version 3

An H-shaped, 8-storey building designed by Stantec at the northeast corner of the site will make up the Queensway Health Centre's expansion
It will be dedicated to complex care and rehabilitation services where patients can receive care and recover in a modern
The health centre will retain its existing buildings while the new 600,000 ft² will have space space for over 350 new beds
The new patient tower will link through the McCall Centre for Continuing Care to the rest of the hospital.
The patient care tower will include spacious rooms with private washrooms
therapy gyms equipped with state of the art equipment
Additional outdoor space will be provided on a rooftop terrace
which can be accesses by both staff and patients.
The new development also includes the construction of a brand new above-grade parking structure at the south end of the property
and a visitor parking lot on the north side of the tower.
Construction of the parking structure is expected to commence in 2022
while the construction for the new patient care tower is expected to start in 2024.

The tower would add 293 new rental units to the site
Residents of the new tower would have access to 2,174 m2 (23,401 ft2) of amenity space
802 square metres (8,633 square feet) of it indoors on the first and second levels
and 1,371 square metres (14,757 square feet) of it outdoors at grade and on a podium roof terrace
An aging underground parking garage curently serving the existing 14-storey rental tower would be demolished and replaced as part of the plan
which has fallen into a state of disrepair
currently encroaches below the MTO-owned lands along Rathburn Road
and the MTO has agreed to allow the new replacement 4-level underground garage to maintain this encroachment. 478 parking spaces will be provided in the new garage
including 420 resident spaces and 58 visitor spaces
while 26 additional visitor spaces will be placed at grade
with 272 long-term spaces and 29 short-term spaces housed in the garage and at grade

Construction of this Etobicoke Supercharger station was underway back in December
There appears to be interest for Telsa in Canada, as seen by the recent turnout of fans when the ‘unofficial Tesla Model 3 road trip’ made its way to Canada
Last week, Tesla locations in Vancouver and Toronto finally debuted the Tesla Model 3
however the first Canadian deliveries have yet to be made
With three parts of Toronto now covered by our annual Growth To Watch For series, we are continuing our trip through the west side of the City. A few days ago, we published the Growth To Watch For 2017: South Etobicoke instalment
ending at Berry Road and Stephen Drive in the Stonegate area
Today we head west on Berry and then up Prince Edward Drive to Dundas West
We will cross Etobicoke westwards along Dundas before checking out development along the Highway 427 corridor
and then head eastwards back into town along Bloor
The area we will cover is outlined in red on the map below.

Proposed for a site just above the Humber River Valley, 4125 Dundas West is an 8-storey building that would replace three low-rise buildings. Designed by TACT Architecture
this wood terraced-design will see retail animating the ground level
with 106 residential units occupying the upper 7 floors.
the 8-storey mixed-use building will have 166 residential units
while the first two levels of the building would have significant commercial/retail space
plus townhomes and a 21-storey condo tower to the north

The proposal was heard earlier this month by the OMB
and a decision is expected in the next several weeks
we head west through Islington Village before coming across one of the most perplexing parts of Central Etobicoke; the Six Points interchange
and Dundas all intersect through a series of ramps
What was a forward-thinking interchange in the 1960s
has been stifling development of a real downtown for Etobicoke ever since
construction will finally begin to realign the intersecting streets after the better part of ten years of planning
Pre-construction work has already begun—site clearing
etc.—for the new roads that will make the area works for pedestrians and cyclists too

Continuing one block further west, our next stop is at the future site of Dundas & Aukland, a 40-storey rental tower developed by Main and Main and designed by Diamond Schmitt Architects
A Site Plan Approval (SPA) application was filed for the mixed-use project in 2016
The older buildings on the site are boarded up and construction should begin soon
a new MiWay and GO Bus Terminal is coming to Kipling station
the City of Toronto approved selling the land to Metrolinx to create the new terminal
The winning bidder will be announced this year
with the intention of opening the new terminal in 2019
GO and Mississauga Transit bus routes which currently serve Islington Station will have shorter drives
have been submitted to the City for approval
DThe development's towers—proposed in the 20-30-storey range—will replace several strip plaza buildings over several years.

Down the street, an application has been made for Site Plan Approval at 5500 Dundas West
Turner Fleischer-designed commercial building that would replace an auto dealership.
Crossing to the west side of Highway 427, we move up to Bloor Street, just shy of the Mississauga boundary. Across from the Markland Wood Golf Course at Bloor is the ten-storey Renaissance Apartments
the building is a tower-in-the-park style development sitting on expansive grounds
a 9-storey building will be added along Bloor Street
while a 3-storey building will be built at the south end of the site. Designed by Chu Architects Inc.
the two new buildings will add 164 new units to the property.
Back by the 427, and just off The West Mall north of Bloor, the first two towers are up at Tridel's West Village Etobicoke
Since their completion a couple of years ago
there has been no news about when marketing for the two remaining towers at the site might start
They will eventually rise to 16 and 27 storeys to complete the development

we come upon the Etobicoke Civic Centre at Burnhamthorpe Road
The City of Toronto has decided to move the Civic Centre to the Six Points area to help create a new downtown for Etobicoke
so in a few years we will hear of a redevelopment coming to the West Mall site
Crossing to the other side of the 427, Lanterra's proposal for two towers and a retail plaza redevelopment at 600 & 620 The East Mall has gone quiet
After City Planning initially announced that they had reached a settlement with Lanterra which would be ratified at a June 2014 OMB hearing
2 Gibbs is similarly proposed to have its towers surround a central park space
The new centre would likely not be open for several years
To the northeast across Bloor and the rail corridor, we find another construction site, this one for Islington Terrace. Developed by Tridel and designed by Kirkor Architects
workers are currently excavating the site that will bring three towers which will reach 35

we enter The Kingsway area where a long run of mid-rise Avenues style proposals starts
and continues for several kilometres eastward
First up in this stretch is 3005 Bloor West, a car wash site now owned by ONE Properties who are planning a 6-storey residential and retail building here
While no official application has been submitted to the City
an early conceptual rendering has been released
Next up is a proposal at 2955-2961 Bloor, long the site of a Swiss Chalet restaurant. It is proposed to be redeveloped as a 7-storey mid-rise residential rental building with retail at grade. Designed by Core Architects
the 86 suite building was first designed in a modern style
before being redesigned with a more traditional red brick exterior to satisfy some residents of the area

while 7 levels of residential units will rise above
with demolition of the existing buildings on the site having been completed recently
Two blocks east is The High Park, phase one of the two-building development by North Drive Investments
this 11-storey mid-rise contains 104 condo suites

While 'The High Park' is located at the west exit of the High Park subway station, a unique proposal has been received by the City at the main exit. We should find out this year if a unique plan for micro retail shops and a daycare beside the High Park subway station bus loop will be approved

A block east between High Park and Pacific avenues, an application to intensify High Park Village was received by the City in December
This towers-in-the-park infill proposal would see the addition of over 1000 residential units through four new buildings
Ground level retail in an area that currently does not have it
One more block east between Pacific and Oakmount avenues is 111 Pacific Avenue
the most recent intensification proposal to be submitted to the City here
two new towers with podiums and standalone townhome buildings are proposed to be added to a site which already has three apartment buildings
No renderings have been published for the Hariri Pontarini Architects design yet
but new buildings would range from 2 to 33 storeys.
the plan calls for a modern L-shaped 4-storey addition extending from the church
A few blocks to the east, a proposal for a 4-storey, 52 unit redevelopment of 200 Keele Street has been submitted to the City. Designed by Ramonov Ramonov Architects
this building would include 15 rental replacement units for the townhomes currently on the site
The proposal consists of a 23-storey condo tower to the east
with an 8-storey mid-rise to be built along Dundas
The TTC's Dundas West subway station is right across the street
This rental apartment building will include two retail units at-grade

Upper floors are being leased as office space.
Next up for the site is the Draft BLDG, "hugging" the Auto BLDG's south side. Rising eight storeys, this building is meant for office spaces on the upper floors, while its name is owed to its ground floor being the new home of manufacturing operations for the Indie Ale House. SvN Architects and Planners are the designers here.

The Indie Ale House will also open a tasting room and restaurant on the ground floor
and that will spill out into the courtyard in amongst all of these buildings
The space will be another of Toronto's new POPS
or Privately Owned Publicly accessible Spaces
and it will also be fronted with restaurants and shops on the ground floor of the Museum FLTS
Work will carry throughout the year and into 2018
with Bloor Collegiate Institute and Alpha II Senior Alternative School moving to the former Brockton High School site just to the south
We should know a lot more about the plans here later this year
A couple blocks past Dufferin, we head north on Bartlett Avenue to Lanehouse on Bartlett is nearing completion. Developed by Curated Properties and designed by AUDAX architecture
this project consists of a set of 3-storey row townhouses lining an alley running off of Bartlett
The project's 16 units will begin occupancy in the coming months.
Our next stop is at 918 Bloor West
a proposal would replace a rather grim-looking 2-storey building that exists currently
this project would see the building reach 5 storeys with commercial use at grade
