The current listed Art Nouveau building, designed by Charles Harrison Townsend, opened in 1901 and its 350,000-plus items include stuffed animals and musical instruments. The popular aquarium is involved in scientific research and there are 16 acres of grounds with a butterfly house, gardens, wildlife trails and an animal walk featuring alpacas, goats, sheep, guinea pigs, rabbits and chickens. The Horniman Saturday morning farmers’ market is where locals catch up on the gossip. Traffic thunders through Forest Hill on the busy South Circular but recent public realm improvements along Dartmouth Road provide a more peaceful place for new independent businesses. It’s also the setting for a run of fine Victorian civic buildings — Forest Hill Pools, a new swimming pool built behind the façade of the old one, opened in 2012; listed Louise House, a rare surviving example of an industrial girls’ school, is now artists’ studios, while Forest Hill Library is run by volunteers. Estate agent David Ramadhin of Hunters says the Overground’s arrival has brought first-time buyers from south-west and north London looking for value for money. Independent shops and cafés have followed them. Forest Hill is seven miles south of central London with Dulwich Village and East Dulwich to the north; Catford to the east; Sydenham to the south and West Dulwich to the west, and has some of the capital’s steepest streets. Driving over the summit of Canonbie Road is like being on a roller coaster. Looking north are views of modernist architect Kate Macintosh’s Dawson’s Heights estate in East Dulwich and, to the south, of Croydon and the Surrey Hills. Large Victorian houses dating back to the days when Forest Hill was a fashionable suburb, are now mostly divided into spacious flats. You’ll also find a few Georgian houses; some large Victorian and Twenties terraces; Thirties semis and Sixties townhouses. There are blocks of attractive Art Deco flats in Taymount Rise and more modern flat around the station. A local gem is Havelock Walk, with converted industrial mews houses that are home to many artists. The most expensive house currently for sale in Forest Hill is the home of sculptor David Mach, best known in London for Out of Order, the tumbling red telephone boxes in Kingston town centre. This 4,500sq ft mews house with three bedrooms and a large terrace is on sale at £2.4 million. The most historic is Ashberry Cottage a listed five-bedroom double-fronted, bow-fronted Georgian house in Honor Oak Road. A blue plaque says it was once home to the Duke of Clarence, who later became William IV, and his mistress the actress Dorothea Jordan, who had 10 illegitimate children all given the surname FitzClarence; the asking price is £1.1 million. In Perry Vale, the “Christmas” houses are much sought after. These were built by local master builder Ted Christmas in the early years of the 20th century. The first letter of the names of the first five houses completed in Perry Vale, numbers 108 to 116, spelt out “Laura”, his wife’s name. A couple of years later numbers 131 to 153 were built and spelt out “Ted Christmas”. His houses are also found in nearby Sunderland Road, Church Rise and Gaynesford Road. In recent years there has been development around the station but currently few new homes are being built or are for sale. Kaolin Court is a group of nine houses and flats which include two live/work units off Beadnell Road, arranged around a communal garden to encourage neighbourliness. Built of brick and extensively tile-hung, the remaining three-bedroom house is £875,000 through The Modern House (020 3795 5920). Bellway is launching The Old Schoolhouse in Mayow Road, with one-, two- and three-bedroom flats, next spring. Call 020 3802 3162. None currently available. However, Lewisham Homes, the local council’s housebuilding arm, starts work soon on 17 new homes in Knapdale Close. These will be for social rent. Hunters estate agent David Ramadhin says the easy commute to the City makes Forest Hill a popular place for young professionals and families who can’t afford more central areas. “The people who rent in Forest Hill are very similar to those who buy — and many renters go on to buy in the area.” Forest Hill has a wide range of homes so there is plenty of scope to trade up and down. However, the choice of state secondary schools is limited and some families move in search of better schools. SE23 is the Forest Hill postcode which also includes Honor Oak. Hunters estate agent David Ramadhin says the best roads are those on the Dulwich side of Forest Hill in roads such as Liphook Crescent and Horniman Drive, where there are detached Thirties houses, many with spectacular views. The ladder of roads off the South Circular between Forest Hill and Catford where there are Victorian terrace houses, many still waiting to be done up. Forest Hill is on the South Circular road. Its train station has the Overground, often called the Ginger line in these parts, with trains to Canada Water, one stop away from Canary Wharf, and Shoreditch High Street for the City. The station is in Zone 3 and an annual travelcard to Zone 1 costs £1,648. There are two useful commuter buses: the No 176 to Tottenham Court Road via Waterloo and Trafalgar Square and No 185 to Victoria via Vauxhall. Forest Hill is mostly in Labour-controlled Lewisham. Band D council tax for 2019/2020 is £1,584.45. The centre of Forest Hill is around the station along the South Circular and along Dartmouth Road. There is a large branch of Sainsbury’s and opposite there is The Capitol, a JD Wetherspoon pub in a former cinema. Forest Hill has a good choice of independent shops, cafés and restaurants. There is a butcher, The Butchery, specialising in meat from rare breed animals, and greengrocer and zero waste store Beetroot & Beans, plus lots of coffee shops including Canvas & Cream, which also runs an art gallery and artists’ studios to rent; St David Coffee House; Aga’s Little Deli and Café; and The Archie Parker. Yolly is a beautiful flower shop. Leaf and Groove is a second-hand bookshop which supports the volunteer-run Forest Hill Library. Stag & Bow says it is a “purveyor of craft, history and haberdashery”; the shop is currently closed but the many craft workshops it runs can still be booked. The popular local pubs are The Signal; long-standing gastropub, The Dartmouth Arms; and the Sylvan Post in the former Post Office. Bona serves sourdough pizza. Horniman Gardens, attached to the museum, is the best local park, with interesting plantings and a small animal enclosure. There is also a Saturday farmers’ market. There are lots of wildlife areas: Sydenham Hill Wood is run by the London Wildlife Trust; last weekend Devonshire Road Nature Reserve hosted the South London Festival of the Spoken Word and the friends’ group is raising money for a new hut; Garthorne Road Nature Reserve is open on the third Sunday of the month between April and September; and Dacres Wood Nature Reserve is open the last Saturday of the month between May and October. This weekend the Horniman Museum plays host to Emerge Festival, a London-wide music festival held in unusual venues. In July, Festival in the Forest, a country, folk and blues music event was held at Devonshire Road Nature Reserve. Forest Hill Pools is the local council-run swimming pool. Forest Hill’s primary schools are a great draw. All are judged to be “good” or better by Ofsted and they are spread throughout the area, so most families get the chance to send their children to a popular school. Those rated “outstanding” are Kilmorie in Kilmorie Road and Eliot Bank in Thorpewood Avenue in nearby Sydenham. There are two local comprehensive schools: Sydenham (girls, ages 11 to 18) in Dartmouth Road which is judged to be “good”; however, the boys' school Forest Hill (ages 11 to 18) in Dacres Road “requires improvement”. The other nearby option is Kingsdale (co-ed, ages 11 to 18) in Alleyn Park in Dulwich, judged to be “outstanding”. The private school options are Rose House Montessori (co-ed, ages two to 11) in South Road; Sydenham High (girls, ages four to 18) in Westwood Hill and St Dunstan’s (co-ed, ages three to 18) in Stanstead Road in Catford. Driving over the summit of Canonbie Road has all the thrill of a roller coaster when you start the stomach-churning descent. Looking north, the view sweeps across from the City to Wembley Stadium, taking in planes landing at Heathrow, while to the south lies Croydon, the South Downs and beyond. This leafy south London district’s quick commute to the City and many Victorian houses have long attracted young families, but the world-class Horniman Museum and Gardens put it on the map. Seven miles south-east of central London, Forest Hill has Honor Oak and Brockley to the north; Catford to the east; Sydenham to the south and Dulwich Village to the west. Dickens Developments, a local firm, launched The Red House SE23 in Gaynesford Road last month. It is the conversion of a large Victorian house into six one-, two- and three-bedroom flats. Young professionals, couples and sharers working in Canary Wharf rent here, along with students who find it cheaper than nearby Brockley and Dulwich.
