Brampton Transit says Route 60 Mississauga Road is on a detour in both directions at Steeles Avenue

On Thursday, Toronto-based Slate Office REIT (TSX: SOT.UN) published their Q3 2024 results
revealing that they had completed the sale of the Woodbine & Steeles Corporate Centre in Markham
Also known as the Woodbine Corporate Centre (WCC)
the property consists of five buildings situated at the northwest corner of Woodbine Avenue and Steeles Avenue East: three office buildings at 7030
and 7100 Woodbine Avenue; a flex office building at 55 Idema Road; and an industrial building at 85 Idema Road
The property consists of a total of 359,563 sq
ft of space and was constructed in 1984 before being renovated in 2011
The Woodbine & Steeles Corporate Centre from along Woodbine Avenue
In August 2023, the REIT announced that it had refinanced a $45.3 million mortgage on the property with a two-year $50 million mortgage
the REIT then announced a Portfolio Realignment Plan to "reposition the REIT’s portfolio for long-term stability and performance and raise liquidity to reduce the REIT's borrowings."
Then, this June, Slate Office REIT revealed that it had received notices of default from its senior lenders and said that "there can be no assurance if or when a cure or waiver in respect of such defaults will be achieved."
the REIT said it "continues to have significant discussions with certain of its lenders to resolve current defaults and refinance the REIT's debt to more favourable terms."
In addition to the Woodbine & Steeles Corporate Centre
the REIT announced on Thursday that it has also sold the office building at 114 Garry Street in Winnipeg
Manitoba for $14.3 million and has completed nearly $103 million in dispositions

"The REIT revalued its property portfolio as at September 30
which resulted in a $175.4 million negative fair value adjustment in the third quarter as a result of the REIT's own estimates and property sales," the REIT said on Thursday
Last month, the REIT also received 180-day notice from its external manager, Slate Asset Management, that they were terminating their management agreement

Toronto police officers are investigating the scene of a serious collision after a man was reportedly struck by a vehicle late Saturday night
In a post to social media, police say the incident happened near Steeles Avenue West and Bathurst Street shortly before 12 a.m.
The victim is confirmed to be a 62-year-old man and is in hospital with “life-threatening injuries.”
Officials note the driver did remain on scene and that the investigation is ongoing.

For the Steeles Avenue project, KSV’s June 14 report specifies that with Constantine’s consent and pending the court's approval
they “intend” to bring on CBRE Limited to market the property for sale — and namely
“all of the interests and shares” of Mizrahi in the partnership with Constantine — through a stalking horse agreement
A specific timing for the opportunity to be revealed to the market has not been explicitly stated
Constantine has said throughout the court filings this year that the end-goal

the partnership has hired architects Arcadis to devise a futuristic plan for replacing the current mall with 11 towers and a pair of mid-rises as tall as 59 storeys
The project is proposed to be constructed in phases that would allow the site to maintain a retail presence through the redevelopment
This includes a first phase dubbed the "retail" precinct at the site's western edge along Don Mills Road
which would house six towers containing retail bases and over 1,350 residential units
The next phase of the project will introduce vast park spaces at the interior of the site
and is aptly known as the "Park Precinct."
This area of the development is to include three more towers as tall as 50 storeys fronting a sprawling park
though only around half of this space would be constructed during the second phase
a third phase known as the "Residential Precinct" will add to the second phase's park space for a combined greenspace of over 10,000 square metres

Museum and Landmark Society (CAMAL) is taking over operations of Fort Steele Heritage Town
CAMAL will be taking over operations from the Friends of Fort Steele Society
The Friends’ mandate ends at the end of March
CAMAL also operates the Cranbrook History Centre
said at a press conference on Wednesday at the Royal Alexandra Hall, that CAMAL was selected as the site operator for Fort Steele following a publicly posted request-for-proposals process in late 2024
“This was accomplished through a competitive bid process with the Province of British Columbia,” Powell said
“We extend our gratitude to the government of British Columbia as well as our congratulations to the other bidding parties and the staff of Fort Steele
“Your dedication in preserving our cherished heritage site is greatly appreciated.”

Cranbrook History Centre operations manager Jared Teneese said that CAMAL will be bringing a more Indigenous "footprint" to Fort Steele
and working with the Indigenous community on repatriation
but didn't mention any specific projects or plans yet.
He said CAMAL will also be overseeing the Fisherville Historic Site near Wild Horse Creek
ensuring the old building foundations are preserved

Cubs lefty Steele to undergo season-ending elbow surgeryApril 14th
LOS ANGELES -- Justin Steele called Cubs pitching coach Tommy Hottovy on Saturday to let him know that the pitcher was going to undergo season-ending surgery
Hottovy said their conversation centered around the positives -- Steele would have some answers
and his work ethic and skill should create a solid foundation for his comeback
the news was official: Steele is set for surgery on Friday to repair the flexor tendon and address the ulnar collateral ligament in his left elbow
It is a big blow for Chicago’s rotation in a season during which making the playoffs is the top priority
“You feel for Justin, just the competitor he is. He wants to be out there,” Hottovy said before the Cubs' 4-2 victory over the Dodgers on Sunday Night Baseball
“He wanted me to know from him and talk through it a little bit
and kind of talk through what options he had and what plans he had
He wants to respect the work we’ve all put in together
We’ve known each other for a long time now.”
“You get invested,” said the pitching coach
The 29-year-old Steele -- a fifth-round pick by the Cubs in the 2014 MLB Draft, making him the longest-tenured player in the organization -- will have the surgery performed by Dr. Keith Meister. Cubs manager Craig Counsell said the specific nature of the procedure will be determined at that time (it is not clear yet whether Tommy John surgery is required
What the Cubs do know is that the elbow tendinitis that impacted Steele late last season and then flared in his start against the Rangers on Monday, was at risk of being a persistent problem. An MRI exam on Steele’s elbow on Thursday was concerning enough to warrant a second opinion

Counsell said the timetable for Steele’s return will be more clear post-operation
“It’s kind of the life of a Major League pitcher,” Counsell said on Sunday
and knows that it’s kind of part of the career that he’s chosen
He’ll take it a step at a time and do the best he can to come back even better.”
Steele logged seven shutout innings against Texas in frigid conditions (34 degrees at first pitch) and indicated he felt some discomfort around the fifth
He was not alarmed enough to stop pitching
but that wound up being his final turn of ’25
Steele posted a 4.76 ERA with 21 strikeouts and five walks in 22 2/3 innings
He broke out as an All-Star and Cy Young Award contender in ’23
the Cubs will lean on their front four of Shota Imanaga
The Cubs have a 12-day period coming up (Thursday through April 28) with four team off-days
but Counsell said the team needs to be careful to give that group appropriate rest
got the start on Sunday against the Dodgers and will remain Chicago’s fifth starter for the time being
Chicago signed the 34-year-old Rea to a one-year

Lefty Jordan Wicks is also with the I-Cubs and is an option on the 40-man roster
The Cubs also have highly touted pitching prospect Cade Horton -- ranked by MLB Pipeline as the club’s No. 2 prospect and No. 48 on the Top 100 -- at Triple-A
but he is coming off an injury-shortened 2024 campaign
Counsell said the focus for Horton is to keep logging consistent innings to put himself on the MLB radar for later this summer
“You don’t replace people like Justin Steele,” Counsell said
but it’s very difficult to replace that level of play

with consideration for Bus Rapid Transit (BRT) or Light Rail Transit (LRT) to enhance service along this major east-west axis
