A burglary suspect is dead
and a River Oaks Patrol officer was injured after a shooting on Sunday in southwest Houston
Houston Police said this began with River Oaks Patrol Officers investigating a burglary at a home
They said a chase began on San Felipe and Bellmeade and ended behind River Oaks Elementary School
Homeowner Esfandiar Baharloo said the burglary was in progress at his home
“I saw a suspicious person on camera and immediately called River Oaks Patrol,” said Baharloo
Neighbors tell KPRC 2 they heard four to eight gunshots
“I heard bam bam bam,” said Madeleine Connor
who lives just a few houses down from where the shooting took place
“It’s really kind of scary to know that one of our great River Oaks Patrol guys was shot."
River Oaks Patrol is a 24/7 team of officers and dispatchers serving exclusively the River Oaks community and is funded by the residents
“River Oaks Patrol is very good,” said Connor
“My mother used to live in this house for 20 years by herself
comforting thing to have River Oaks Patrol always on top of it.”

SAN DIEGO (KGTV) — Cal Fire says a firefighter was injured after responding to a 50-acre brush fire east of Julian Thursday afternoon
The firefighter was transported to a local hospital with minor injuries
State Route 78 is back open after the fire briefly closed it in both directions
Firefighters responded to the fire near SR-78 and San Felipe Road at around 2 p.m
Cal Fire said on X the fire was 15 acres large and had a moderate rate of spread "with the potential to be an extended attack incident."
Caltrans San Diego also tweeted about the fire
that all lanes of SR-78 were closed in both directions just east of San Felipe Road
the fire grew to 50 acres and was burning at a slow rate

was formerly known as the Marathon Oil Tower
But while the Houston office market was in its Post-Covid decline
Marathon Oil moved to a new building in West Houston
Occupancy in the San Felipe building fell as low as 15%
Times have been tough in the Houston office market
including in the Galleria area office market where the Marathon Oil tower is located
Ownership of the Marathon Oil building transferred to Starwood Property Trust in 2022 as Starwood foreclosed on the building’s mortgage and assumed its debt
It translated to Starwood acquiring the tower for $119 million or $102 per SF
Starwood’s CEO Barry Sternlicht said his Miami Beach-based firm would consider its options
including converting the building to residential
“We’re trying to figure out what we ought to do with it,” Sternlicht told industry analysts in 2022
“Should we see it as an office building or convert it to a residential site?”
Challenges of converting office to residential narrowed the enthusiasm for the concept across the nation and with Houston awash in empty space
Office investors have been making plays in Houston in recent months
but the sales prices have been shockingly low in most cases
speculation was reported that 5555 San Felipe might receive offers as low as $35 million ($30 per SF) or as much as $82 million ($70 per SF)
To be clear, the San Felipe building is no dilapidated, Class C ruin. It’s held Class A status and its location on five acres between Chimney Rock and Sage Road on the northwest side of the Galleria area is accessible to quality retail and upscale housing
the tower was acquired by CBRE Investment Management for $245.5 million – a price that far exceeds today’s market value
The price Energy Transfer paid to Starwood last week has not been disclosed
But Energy Transfer is no investor wanting to buy low and sell high in a few years
which operates a 130,000-mile pipeline network crisscrossing the nation
is expected to occupy the 5555 San Felipe building for the long-term
The acquisition just closed and the company has not announced any details
Stream Realty Partners represented the energy firm in the transaction
Energy Transfer is ensconced in its headquarters building in Dallas
is developing a major liquified natural gas facility in Lake Charles
has a workforce with deep experience in all aspects of energy
The reasoning for the purchase of 5555 San Felipe goes beyond talent recruitment
It probably involves a future cross-town relocation of Energy Transfer’s offices
Energy Transfer owns and occupies a 510,000-SF building in downtown Houston at 1300 Main
is next door to First United Methodist Church and a block away from the GreenStreet mixed-use development
Energy Transfer may be planning to relocate employees from its 70-year-old downtown building to its newer – and bigger – 5555 San Felipe tower
Such a move would be a lift to the Galleria/Uptown Market because it would mean having the 41-story building fully occupied again
Energy Transfer’s leadership will follow the example of Chevron and Exxon Mobil and relocate the company’s headquarters to Houston
And if Energy Transfer elects to stay downtown on Main Street
they will be just a few blocks from the headquarters of Cheniere Energy
the largest liquified natural gas producer in the nation

At almost 18-1, Flood Zone, just transferred to the barn of Brad Cox, won dominant in the stretch, going to the front just past the eighth pole to win by 3¼ lengths ahead of favorite Sand Devil. It was a one-turn mile race. Flood Zone earned 50 points and a virtual ticket to the starting gate of the Derby.
The Gotham is usually a prep for the Wood Memorial, but Cox said he hasn’t made a decision on what the next race will be.
At Gulfstream Park in Florida, Sovereignty, trained by Bill Mott, earned a berth in the Derby with a neck win in the Grade 2 $400,000 Fountain of Youth Stakes. It was a remarkable last to first over the 1-1/16-mile race.
Mott said the Florida Derby on March 29 is the most likely next step for Sovereignty, but he hasn’t ruled out other options.

Saturday was a major card at Santa Anita with several stakes including the Grade 1 $300,000 Santa Anita Handicap. The race was at one time worth $1 million but has dwindled in recent years, turning the Big ’Cap into more of a Little ’Cap. A purse of $300,000 is required for a Grade 1 race.
Shipping from the East Coast, Locked ($3.40), for trainer Todd Pletcher, won the 1¼ -mile race for older horses. He won by a commanding 8½ lengths over Express Train, who won the race in 2022. Hit Show was third followed by Midnight Mammoth, J B Strikes Back, Katonah, New King and Mirahmadi.

The SCORE-International San Felipe 250 is not only the kick-off event of the 2025 World Desert Championship series
but also one of the most exciting off-road races in the world
The town of San Felipe is located 125 miles south of the U.S
on the eastern side of the rugged and beautiful Baja California Peninsula along the Sea of Cortez
The event saw a total of 251 teams take the green flag at San Felipe Malecon
a total of 191 teams officially finished the race under the time cutoff for an impressive 76 percent finish rate

Few Mexicans have managed to take home the overall win at the SCORE San Felipe 250 is a four-wheeled vehicle. Alan Ampudia has just added his name to that distinguished list by dominating the 38th SCORE San Felipe 250 in his Ford Raptor Mason AWD Trophy Truck
Ampudia finished with an official time of 3 hours
That put his average pace at a blistering 63.77 mph
The win earned Ampudia a special $10,000 bonus from King Shocks for taking the overall win while using the company’s product
Luke McMillin finished second overall driving his Chevy 1500 Mason AWD Trophy Truck with a time of 3:56:02
Rob MacCachren finished third overall driving the number 11 Chevy Silverado Jimco Fastball Racing Trophy Truck with a time of 3:56:13

On Saturday, this scenario occurs in the $300,000 San Felipe Stakes (G2) at Santa Anita
when Baffert sends out unbeaten Barnes as the even-money favorite and Rodriguez as the 9-5 second choice
This time, though, Baffert’s boys will be going against a worthy opponent in 7-2 choice Journalism, who has already beaten three of Baffert’s promising 3-year-olds (Getaway Car, Gaming, and Mellencamp) in the Los Alamitos Futurity (G2)
Journalism should savor the 1 1/16-mile San Felipe distance
The San Felipe is a 2025 Kentucky Derby (G1) qualifier
with points awarded on a sliding scale of 50-25-15-10-5 to the top five finishers
Rodriguez, meanwhile, could be Baffert’s next top Derby contender. The Authentic colt broke his maiden at second asking going a mile, and finished second to stablemate and 2-year-old champion Citizen Bull in the Robert B. Lewis Stakes (G3) at a mile on Feb

it was Barnes who went to the early lead (2-5) with stablemate Rodriguez (7-2) flanked to his outside and longshot Smooth Cruisein also up near the leaders
47.31 and 1:11.10 for six furlongs under Juan Hernandez
Rodriguez and Smooth Cruisein both began to weaken as Journalism was just finding his best stride
Angled to the outside for the stretch drive
Journalism took dead aim at Barnes and collared that rival inside the final furlong
He would proceed to win by 1 ¾ lengths in a time of 1:42.24
“He is the kind of horse that for the first furlong he needs to adjust himself
Once I took him out and pressed the button he put on the beast mode
Runner-up Barnes finished 9 ½ lengths clear of Rodriguez in third
It was another 4 ½ lengths back to Mellencamp

Journalism earned 37.5 qualifying points for this year’s Run for the Roses at Churchill Downs
Rodriguez 7.5 points and Smooth Cruisein 3.75 points
The field was reduced to five runners when Berlin Wall was scratched Saturday morning
“Obviously it’s nice to have a horse on the Triple Crown trail,” McCarthy said from the Winner’s Circle

This was his first start since winning the GII Los Alamitos Futurity on Dec
He improved to 4: 3-0-1 with $338,880 in earnings
“It is always great to have a horse that can take you places and he looks like he is taking himself and everybody else with him,” McCarthy said
but I thought he was doing well enough to make some noise today

The overriding question going into Saturday's GII DK Horse San Felipe Stakes at Santa Anita was whether unbeaten GII San Vicente Stakes winner and $3.2-million Fasig-Tipton Saratoga star Barnes (Into Mischief) could win at two turns
He very well may have if it weren't for another horse who also sold at that 2023 Fasig-Tipton Saratoga sale: $825,000 Eclipse Thoroughbred Partners buy and Denali Stud-consigned Journalism (Curlin)
The GII Los Alamitos Futurity winner made his 3-year-old debut in the San Felipe with a powerful finish that will likely propel him near the top–or to the top–of many handicappers' lists on the Road to the Kentucky Derby
With the scratch of Berlin Wall (Practical Joke) Saturday
only 75% of the Kentucky Derby points originally available in the San Felipe were awarded as the field fell below the threshold for maximum points
Journalism earned 37.5 Derby qualifying points in the San Felipe to go along with his 10 in the Los Alamitos Futurity
Journalism and Barnes broke side by side from the San Felipe gate
He set the pace as Journalism eased off it
biding his time back in fourth as the 3-1 second choice
getting his first quarter in :23.71 and the half in :47.31
Journalism stayed in touch but not prominent
Jockey Umberto Rispoli began asking Journalism at the top of the final turn as Barnes sprinted for home and quickly put distance on 'TDN Rising Star' Rodriguez (Authentic)

I wouldn't say I was overly confident but I thought he was doing well enough to make some noise today
It is a little overwhelming to think of where this horse could go.”
Journalism was third on debut when sprinting six furlongs at Santa Anita last October
Upped in distance to a mile at Del Mar in November
he won easily and then made another trip to the winner's circle in December in his first stakes try in the Los Al Futurity

Journalism has been working steadily since late January
“He was certainly ready,” said McCarthy

Texas — The Austin Fire Department responded to a fire in a third-story apartment in northwest Austin Monday night
to The Flats on San Felipe at 7920 San Felipe Blvd

crews noticed fire showing on the third floor of an apartment building
The fire was under control at around 10:14 p.m
and was successfully contained to one apartment with
possible water damage to the apartments below
CBS Austin spoke with the resident of the apartment who said it was a stove electric fire
but AFD hasn't confirmed the cause yet
