ArchitectsDue to the shape we have achieved a very effective flat-mix with 80 percent of the flats with eastern or western terraces and only 20 percent of the flats without a terrace. These have loggias oriented to the south instead. We have created approximately 400 apartments of various sizes. The towers’ heights vary from 8 to 12 floors, with exception to one of them, the highest, with 15 floors. model 01The complex is divided into two parts standing on two parking plateaus. The lower one under ground, the second one above ground to define a semi-public green areas between the buildings. Between these two parts there is the main public space. It is in direct contact with the main entrance to the brownfield area as there are a limited number of bridges under the tramline. The public space, or square, concentrates all public services and retail areas not yet present in the area. model 02The proposal is now in the process of negotiation with local municipal authorities in order to gain support for the development. model 03Architects: EDIT! the construction of the Barrandov Bridge and B line of the metro in 1985 a bus connection to the Smíchov Railway Station was also added for Lhotka and Modřany a tram line was put into operation for the Modřany housing estate by extending it from Nádraží Braník This construction clearly showed that a direct tram line to the city centre was a lucrative and intensively used offer for passengers Already during the construction of the line to Modřany it was considered to be extended by approximately 1.5 kilometres to Libuš to serve the apartment buildings located at the southern end of Novodvorská street thus creating an alternative directional offer for the public transport the completion of which was originally planned for 1996 was postponed for more than a quarter of a century in the end The reason for the postponement was Prague's investment priorities and the intention to coordinate the construction of this line with the new metro line D Thanks to the operational success of the trams in Modřany and the initiatives of the Praha – Libuš district the plan to build an extension of the tram line to Libuš in advance of the construction of the metro D line was renewed in 2015 The construction was granted a valid zoning decision in July 2017 and roughly three and a half years later also a valid building permit the Prague Public Transit Company (DPP) announced a public contract for the construction’s contractor with whom it concluded a contract in December 2021 and started the construction itself on 1 April 2022 The line was completed and put into trial operation on 26 May 2023 with regular operation starting on 27 May 2023 The new double-track tram line Sídliště Modřany – Libuš is an extension of the line from the existing Sídliště Modřany turning loop along Generála Šišky street and then Novodvorská Street to the Libuš stop where it is ended by a temporary dead end The Sídliště Modřany loop was prepared for this purpose already in 1995 during its construction the line with three pairs of stops is routed on a separate tram body south of the road it is type-wise a tram track on sleepers in a gravel bed with an open top only in the places of crossings and passages or in the areas of the stops a paved or bituminous reinforced cover is used The longitudinal slope of the track is the highest at 46.73 ‰ right at the beginning in the climb from the Sídliště Modřany loop to the Hasičská stanice Modřany stop The first stop in the direction of Libuš is Hasičská stanice Modřany (originally called Modřanský vodojem in the project documentation) which is located opposite the fire station of the same name which is located opposite the access road to the premises of the Czech Hydrometeorological Institute The third stop Sídliště Libuš is located between Generála Šišky and Brunelova streets roughly opposite Papírníkova street and about a hundred meters before the intersection of Generála Šišky While the road itself in Generála Šišky street has not changed with the construction of the tram line up to these places the area near the Sídliště Libuš stop has undergone more significant changes The platform of the new stop in the direction of the centre is built in such a way that it serves for the joint check-in of both tram and bus connections Next comes the intersection of Generála Šišky has been rebuilt from the original roundabout to a new light-controlled one which forms the fourth arm of the intersection enters the axis of Novodvorská street here and continues with the grassy top to the area of the bus stops originally called Pavlíkova renamed to Libuš with effect from 27 May 2023 the terminal Libuš tram stop of the same name has been established which will also serve as a temporary turning loop it will be followed by another extension of the tram line to the Nové Dvory transfer node to the future metro D line station of the same name where the line will end with a block loop Based on the decision of the Council of the Capital City of Prague dated 2020 the Prague Public Transit Company has been planning to extend the tram line to Nové Dvory since February 2021 Tram lines will serve here the existing Libuš housing estate as well as the new development The new tram line will enable residents of the Libuš housing estate to have a direct connection to the city centre but also to local destinations in nearby Modřany The new transport connection will serve not only the residents of the existing apartment buildings of the Libuš housing estate but also the new residents of Libuš as part of the development of this part of the city It will also provide an important inner-city connection between Libuš and the centre of Prague 12 shops or to relaxation at the Vltava River With the commissioning of the new tram line half of the connections of backbone tram line no an extensive reorganisation of the bus lines in the area has been carried out Permanent changes of the Prague Integrated Transport starting from 27 May 2023 This line will gain further importance with the completion of the construction of the Dvorecký Bridge D line of the metro at least in the shortest operable section to the Nové Dvory station and the second stage of the tram line to the Nové Dvory station A tangential link with Prague 5 and a new alternative connection to the centre of Prague will be created After the construction of the new metro line D this tram line will gain a strong synergistic effect when it is expected that the demand for public transport from Modřany will turn towards Nové Dvory where passengers can reach by tram in about ten minutes This effect will intensify after the completion of the northern part of D line of the metro to the centre of Prague on Náměstí Míru Prague councilors have approved the possibility of relocating the city’s historic Vytoň Bridge which has been a point of contention in recent decades is set to be moved to a new location and restored to its original art nouveau form The decision comes after years of debate and protest about the bridge's future and is expected to have a major impact on the city's transportation and tourism Debate has raged over what to do with the bridge UNESCO called for the bridge’s preservation saying it was “too culturally significant” to change others – such as the SŽ – say that the bridge is in such poor condition that its reconstruction would be long and its lifespan would be significantly shorter than a new bridge if the Railway Administration (SŽ) decides that the steel part of the bridge can no longer be preserved in its current location we come up with a solution to move this cultural monument in a dignified manner so that it can continue to be actively used in our city." The bridge is slated to be moved over 6 kilometers upstream to the Prague 12 area of Modřany This move will serve as a solution to the SŽ’s need for a new three-track bridge to accommodate the growing demand for rail transport The original structure will serve as a footbridge for pedestrians and cyclists connecting the neighborhoods of Modřany and Chuchle (Prague 16) we approved the possibility of preserving and relocating the Vytoň Bridge provided that the entire project is paid for by its owner the state," said Prague Deputy Mayor for Culture Jiří Pospíšil "Prague will have no additional costs and will gain a new tourist spot that will relieve the crowded city center,” he added The move will also allow for the preservation of valuable historical pillars at Výtoň under the original construction for the new bridge The project will involve submerging the structure below the surface in certain areas and restoring the original Art Nouveau elements that were removed for electrification "The construction of the existing bridge is older than 100 years and is beyond repair for railway traffic purposes," said Pavel Paidar Director of the Construction Preparation Department of the Railway Administration we are not alien to the values of historical heritage We are happy that by moving to a new location we will breathe a second life into the old bridge." The decision to relocate the bridge has been met with enthusiasm from officials who see it as a necessary step for the city's development Výtoň is the bottleneck of the railway network which we urgently need to fundamentally increase in capacity in order to be able to transport more commuters from the regions even in long-distance transport," said Petr Hlaváček Deputy Mayor of Prague for territorial development and spatial plan The new bridge will also have a significant impact on the surrounding area bringing new life and revitalization to an otherwise impassable and inhospitable intersection The project is just one of many planned developments for the railway network in Prague with a focus on improving connections and increasing capacity The new bridge will also be part of a larger project to connect the main station with the Smíchov suburb and create a new stop at Výton "Both projects will be connected by a new three-track bridge and in the future a new railway connection under the center of Prague," said Hlaváček Smíchov and the main station will be connected by five tracks,” he added Modřany has been steadfastly working to transform its image from that of a scruffy outer borough straddling the Vltava’s right bank to a sought-after residential haven with numerous new cafes making it one of Prague’s most up-and-coming locations.  But long-time residents can attest that Modřany has not lost its original small-town vibe despite being annexed to the capital some 50 years ago While new developments certainly stand out there is much more worth exploring here.  The settlement of "Modřiluhy,” an old name referring to a place built on top of marshlands with the discovery of a pagan burial ground historians suspect several different tribes started settling along the riverbank as far back as the 6th century BC its focus is on its burgeoning residential communities Modřany is undeniably evolving and expanding at a lightning pace you can easily get to the center by tram within 30 minutes The neighborhood will also eventually have its station along the metro’s new Line D which broke ground last year after long delays The waterfront promenade – which runs past the historic Modřany railway station and is part of the city’s A2 cycle route stretching from Zbraslav to Troja – is a magnet for joggers A slight detour from the cycle path sits the longest legal graffiti wall in Prague The Belárie forest is also nearby as is the “Archbishop Vineyard,” which provides a panoramic overview of the whole neighborhood.    While the area has seen several new housing developments spring up the neighborhood still boasts some of the city’s more affordable rental deals with costs averaging 373 CZK per square meter or roughly 22,000 CZK for a 60 sqm flat in one of the numerous panel housing blocks that dot the neighborhood If you want to consider investing in one of the new housing estates Several of the neighborhood’s tired and neglected sites have gone through a transformation in recent years Modřany’s sugar factory was redeveloped into a prime housing estate With this comprehensive urban design project – including the Modřanka Residence and the scaled apartment buildings Rarach and Hübner A and B – the brownfield was reimagined into a vibrant new neighborhood With its proximity to the family-heavy suburbs of Jinonice and Průhonice the area is a burgeoning epicenter for private schools which was completed in 2015 along Na Cikorce and Československého exilu streets Down the tram line in Libuš is the Prague British International School Basis International School Prague is also on the tram 17 line in Podolí is located in nearby Jesenice u Prahy-Osnice.   Many of Modřany’s newest additions like the Točná children’s playground and Kindergarten Mydlinky are testament to the neighborhood’s escalating family needs While its shopping options are still evolving the neighborhood does offer a few options where residents can pick up necessary sundries Prague’s “Little Hanoi,” which spreads over 86 acres on what used to be a former poultry farm In addition to specialty food shops and stands There is even a Buddhist temple located there Modřany’s gastro scene is also quickly emerging The current choices hint at exciting future possibilities especially as the area becomes more accessible from the center with expanding public transit connections Spicing up the neighborhood’s food-and-drink choices are the relatively recent arrivals of eM3 Coffee a spot that has become quite popular with the remote-work crowd who love a good blend and other sweet delights which offers family brunch and a children’s corner with babysitters during the day and live music on Friday nights Chorvatská rybí restaurace "DECO" serves authentic Croatian cuisine and seasonal dishes too: Sasyre promises the perfect Neapolitan pizza which first opened in 1919 showing silent black-and-white films is a central meeting point for many in the neighborhood popular not only for its current movie listings but also for its adjacent bistro offering a network of heavily traveled hiking paths contribute to Modřany’s reputation for having some of the cleanest air in Prague attracting a new generation of young families to this leafy suburb Modřany is equipped with tennis and badminton courts as well as two well-loved spots to play a round of golf – one for adults (Hodkovicky golf course) and one for kids (Pirates Park) You can practice your swing while enjoying lovely views of the Vyšehrad fortress – an ideal combination Modřany will no doubt continue to entice more and more people to join the ranks of its flourishing “small town” community one that embraces high architectural standards Tired and neglected sites around Prague 12 are getting a new lease on life thanks to revitalization efforts led by the local architectural and design office LOXIA Through targeted redevelopment projects showcasing thoughtful design they aim to breathe fresh energy into the community We take a look at their transformations through before and after photos that tell a striking story of positive change An abandoned industrial area along the Vltava River is now a thriving new residential district with landscaped public spaces the company pays attention to high architectural standards and harmonious and natural harmony with the surroundings One of the most extensive redevelopment projects was formerly home to Modřany's sugar factory which had sat abandoned for years after it closed down. Sandwiched between the Vltava River and a new Čechova čtvrt' housing development, the land had become an excluded, neglected place. When LOXIA began its work in 2008 scraggly weeds and bushes ran wild amid piles of trash Through their comprehensive urban design project and the pleasantly scaled apartment buildings Rarach and Hübner A and B LOXIA transformed the brownfield into a vibrant new neighborhood The designs skillfully incorporated the natural beauty of the riverbank setting and crafted an inviting community from the ground up The finished building consists of three interconnected cubic volumes constructed entirely in white tones Their clean geometries subtly reference sugar cubes when viewed together paying tribute to the region's historical industry The cubes are arranged longitudinally along General Šiška Street presenting a compositionally simple yet coherent architectural footprint the frontmost cube carries a newly built ceremonial hall The outcome achieves balanced symbolic and practical roles befitting its position as the administrative center LOXIA completed construction in 2015 on a new multi-year grammar school situated on gently sloping land bordered by Na Cikorce and Československého exilu streets. The high school, designed with a capacity of approximately 300 students and focused on language education, demonstrated two key aspects of LOXIA's comprehensive approach to design Rather than solely focusing on the building's architectural form LOXIA also paid close attention to thoughtfully planned landscaping that reinforced the surrounding environment The firm also ensured that all new additions to the area would blend harmoniously within the existing context Both the natural and built settings were considered to ensure students faculty and visitors experience a seamless integration into the site Their process left the refreshed school fitting gracefully into its neighborhood milieu for the benefit of the educational community When designing the 4-classroom kindergarten nestled between K Beránku They utilized the most advanced eco-friendly construction methods which included orienting the building towards the cardinal points and partially embedding it into the natural slope for soil insulation By implementing innovative techniques like heat recovery from controlled ventilation the structure reaps major energy efficiencies the long-term payoff proves worthwhile in significantly reducing operational expenses—estimated today at a full third less than a conventional low-energy building This level of savings no doubt pleases the founder given the current energy market turmoil Play spaces for the young students were also crafted sustainably with natural materials LOXIA’s approach effectively partnered advanced technologies with environmental stewardship a symbiosis certain to benefit both the kindergarten community and the local environment for years to come It serves as an excellent showcase for the Firm’s balanced This article was written in cooperation with Loxia a.s..
