Floor planA spatial generosity defines the appearance of the Multifunctional Workspace Building. Recalling an “industrial palazzo”, its façade’s composition conveys dignity and representation. The borders are accentuated by vertical, crisscrossing beams, which bring forward its specific structural concept, and in reference to its manufacturing background, high-quality yet sober materials create a refined and understated elegance.

Grenzach-Wyhlen along the German-Swiss border
have taken different approaches to cleaning up polluted soil in the area
This summer, the inhabitants of the sleepy German town of Grenzach-Wyhlen are confronted with the unusual sight of three giant yellow drilling rigs. The machines hover over the site near the Rhine River where Swiss drug maker Roche prepares to excavate and dispose of around 280,000 tonnes of contaminated soil
the machines will drill 888 interlocking piles deep into the ground to form an underground retaining wall
The excavation site will be covered by a lightweight hall where workers will fill the polluted soil into containers destined for thermal treatment plants in Germany and the Netherlands
The containers will be transported there from a nearby train terminal
barges will also be used to transfer the containers to the terminal via a newly built temporary pier at the bank of the Rhine

Roche has committed to cleaning up perimeters 1 and 3
The authorities decided that this solution, projected to take two years and at a cost of 30 million euros (222 million yuan), satisfies the hazard prevention requirement of the German soil protection law. However, it does not satisfy the expectations of the local citizens’ initiative
who filed an administrative opposition against the company’s plans
Local residents have said that capping the toxic site will not remove the source of the problem and will discourage new commercial activities in the area
The angry citizens feel validated by Roche’s activities next door
“We are determined that excavation is the most sustainable solution because it removes the source of the contamination and there will be no future need for maintenance,” said Roche’s Chief Remediation Officer Richard Hürzeler
who guides the frequent visitors through an information centre the company has set up next to the construction site

but it amounts to almost half of the 538 million euros BASF spent on its worldwide environmental protection and remediation efforts in 2015

who is now an active member of the citizen’s initiative against Ciba’s successor BASF
The Swiss law stipulates a risk-based assessment
but it implicitly favors excavation by demanding that a site will no longer have to be actively managed within two generations
“Excavation is not the legal default, yet it is the method that is most often used in Switzerland,” said Christiane Wermeille, head of the Contaminated Sites Section at the Swiss Federal Office for the Environment
Switzerland’s high demand for building land creates incentives for owners to delete their sites from the national register of contaminated sites as quickly as possible
the location of Grenzach-Wyhlen would explain why Roche cares so much about local public opinion
The German town is essentially a suburb of Basel
the Swiss city where Roche is headquartered
Yet in the end, cross-country comparison may be overblown since every remediation decision has to be taken on a case-by-case basis. On some Swiss sites, the risks of excavating toxic material would outweigh the benefits. On the other hand, BAUER Resources
the company that manages the Kesslergrube project as a contractor for Roche
completed excavations in German inner city areas to allow for future construction of underground structures such as parking garages
BASF argues that the pollution problem in its part of the Kesslergrube site differs fundamentally from the one owned by Roche
who heads the company’s division for Global Remediation
the BASF site is less contaminated and more than twice as large as Roche’s
so that an excavation would be even costlier and take longer than the five years Roche has scheduled for its project
the BASF side is overbuilt with two wastewater treatment plants
which would have to be removed prior to an excavation
cost-benefit calculations play a big role in soil remediation efforts
and legislators face the challenge of drafting the regulations and creating financing models – especially for cases where the initial polluter cannot be clearly identified or where the responsibility rests with governments and communities
The US collected taxes from the chemical and petroleum industry in the 1980s to build up its so-called “Superfund” for cleaning up abandoned or uncontrolled hazardous sites
Federal and local governments across the EU grant subsidies to communal remediation efforts
Many developing countries will face similar issues when drafting their own laws and rules. China’s recently-released action plan for tackling soil pollution has been criticised for lacking details on funding
which is bidding to participate in planned pilot projects in China
warns that it would be misguided to rely too heavily on private investor money to clean up the pollution
“Financial models such as private-public partnerships don’t work in cases where the costs of remediation would be higher than the value of the land,” he said
The situation in China is similar to East Germany
where different types of state-owned heavy industries created overlapping contamination across large swaths of land

The building is designed as a simple cubic volume
Clever structure support systems allow for a flowing
column-free interior that can be flexible and open. This open-plan generosity can be felt throughout – a perfect embodiment of the architects’ intention
as the office building was conceived as a fluid
non-hierarchical space for Roche’s employees
publicly accessible hall and adaptable workspace allow maximum internal and operational flexibility. At the same time

and urbanistic reinterpretation of the firm’s architectural and cultural traditions

multifunctional workspace building stands almost 25 meters high and is designed as a simple cube
this results from a typological feature that shifts infrastructural and circulatory elements to its corners
freeing up the center on all floors above ground and forming an exposed
an open-plan design invites unrestrained movement through its radically column-free floors
providing natural light and vistas throughout

designboom (DB): when did you begin working on the roche multifunctional workspace building
and what was your initial approach to its design
christ & gantenbein (C&G): we started working on this project in 2015
after completing an office and a technical building on roche pharma germany’s campus in 2011
together with our client and our collaborators
we came up with a concept that anticipated so many things that are relevant today: a building that is a meeting place and a place for exchange and education
a building that provides all these things that a traditional office doesn’t offer and the home office doesn’t provide
DB: this is christ & gantenbein’s third completed project in roche’s campus in grenzach-wyhlen
how does the new addition fit in with the existing buildings and surrounding site
(C&G): roche pharma germany’s campus in grenzach-wyhlen follows a master plan formulated by roland rohn in the 1960s
our design is impressed by roche’s architectural heritage
such as otto rudolf salvisberg’s contributions and the overall assembly of factories
and high-quality management and office buildings on the campus
and urbanistic reinterpretation of these architectural and cultural traditions
it actively communicates with the larger community and the existing structures through its design language
the façade design incorporates and unites these principles
it is defined by horizontal aluminum bands framing large windows
the building’s corners are open and reveal staircase areas
mirror-clad cube in the ground level entry hall
DB: the building contains a variety of functions
how are these spaces laid out as part of the complex
C&G: a publicly accessible lobby on the ground level
opens onto a double-story forum on the first and second floors with smaller-scale pockets of activity arranged around it
followed by two levels of flexible spaces that together create the foundation for a ‘work to meeting’ environment and new modes of collaboration
all floors are connected via the building’s staircases
this typological feature frees up the center on all floors above ground and forming an exposed
the functional and comfortable environment allows for diverse gatherings

INSEAD is very focused on getting us from “here to there.” My here was Army officer in the USA and my there is working back in Europe
INSEAD struck me as the perfect place to make that transformation and expand my network
but obviously the rankings were important to me as well

Becoming a mother in February changed everything
When I was pregnant and applying for the MBA while wrapping up at the Army

Swiss studio Christ & Gantenbein has created a new line of office furniture that aims to give staff more freedom and flexibility than a traditional workplace.The furniture was custom built by the Basel-based INCHfurniture for Christ & Gantenbein’s new Roche Pharma AG headquarters in Grenzach-Wyhlen called “Fritz project.”
The new furniture line playfully departs from the glass
and colorfully upholstered midcentury modern chairs.The palette is seemingly more refined at ground level
but the overall effect is intended to help Roche employees stay relaxed and encourage hybrid working—FRITZ isn’t set up for workers to hunker down at their desks all day
the new furniture and interiors enhance the non-digital exchange between individuals
and embodies deep sustainability transferable to a variety of applications.It simultaneously allows for both individualized workspaces and informal interactions in a professional environment

Christ & Gantenbein have devised a flexible and forward-looking office building that inspires the development of new ways of working and impresses with its simple
Already back in 2011 the Basel-based architects Christ & Gantenbein had built an office and technical installations building on the campus of the Roche Pharma AG pharmaceutical company in the southwest German town of Grenzach-Wyhlen
which lies just on border with Switzerland
the new Multifunctional Workspace Building FRITZ
which gets its name from the company’s founder Fritz Hoffmann-La Roche
continues the pre-existing grid layout of the campus
Together with the equally new plazas and external spaces that surround the building
it enlarges the campus itself and creates a new centre
which is partially accessible to the public
must lie on the extraordinary workspace that has been created
which enables and facilitates new ways of working
The basic idea behind the project is simple: employees can organise and
alter their workspaces in the generous and non-hierarchical spaces as they wish
Placing the access and utility cores at the corners of the five-storey building and having the coffered ceilings prestressed in a transverse direction
allowed the creation of radically column-free interior floor spaces
This provides the highest degree of freedom in all above-ground storeys and a maximum of variability and flexibility in the design of the entire building
The flexible floor layouts are the basis for a “work to meeting” setting and facilitate new ways of collaboration

And the choice of a high-quality and sober palette of materials used is anchored in the architectural and cultural heritage of the company
But the strictly axially segmented 23-metre tall cube also reflects Christ & Gantenbein’s rational architectural vocabulary
It formulates the change from a manufacturing industrial location towards a more human-focused environment that promotes interaction and teamwork
the vertical and crossing reinforcing elements make the specific static concept of the building recognisable and also serve as earthquake protection measures
The Multifunctional Workspace Building meets the strictest requirements when it comes to the energy efficiency and sustainability demanded by Roche
and aspects of longevity and a resource-conserving construction are paramount
Fulfilling the task of building sustainably has been implemented by the architects in the environmentally conscious approach to the actual construction process
as well as the manufacturing of the building materials
The decisive quality of the new building lies in its future-oriented construction
which can easily adapt its design to changing conditions and demands

The Flexible Office Building project is a 4-storey office building with an underground technical central constructed for the Roche Pharma AG in Grenzach-Wyhlen, Germany. “We started customising and creating our own Solibri rules about a year ago
We started with our first ideas with classifications and as our team grew
we started building up rulesets by ourselves
we are at a stage where we go further and start implementing rules which we can then even offer to others out there,” he says
