has undergone multiple phases of reconstruction work including a new roof that is made with lightweight steel structures
The new stadium design is a joint development of German-based architecture firm Gerkan
as well as the schlaich bergermann partner engineering office and INES Consulting Engineers
comprising sweeping diagonal stainless steel ribs with varying degrees of transparency
and a 360-degree LED screen that runs along the edge of the roof
the new Bernabéu Stadium also includes the seemingly ‘floating’ roof structure with fully retractable inner roof
Spanish steelwork fabricator Horta Coslada was commissioned to perform the construction work for three of these design elements
The company specialises in large and complex projects such as bridges
For the roof of the Santiago Bernabéu Stadium
Horta Coslada processed a total of 13,000 tons of steel
3,100 tons of which were S690QL1 high-strength steel from Dillinger in plate thicknesses of 10 to 120mm
This higher strength means that lighter and more slender designs can be produced that would otherwise not be structurally possible
the lower weight of the components not only allows use of larger structural elements
but also opens up new architectural opportunities
The roof of the Santiago Bernabéu Stadium used steel known as S690 which is commonly used in the field of crane construction
it is not used very often in steel construction applications and – even then – only in small tonnages
Based on estimates provided by Alejandro Otero Gutièrrez
no European project has ever processed such a large quantity of S690 as was used for this project.
The general contractor commissioned by Real Madrid
Fomento de Construcciones y Contratas (FCC) collaborated with Horta Coslada to develop a construction strategy involving assembly of the huge cross members required for the roof structure outside the stadium
The core element of this strategy was a six-meter-high temporary platform
positioned in front of the west stadium entrance
on which all components of the roof were pre-assembled
The original plans of the engineers for the main roof were based on the lightweight spoked-wheel principle
This comprises an inner tension ring that is to be connected via 44 radial cables to an outer pressure ring and rest on steel outriggers of the existing perimeter structure
FCC decided to dispense with this lightweight cable construction and instead replace it with a more conventional system that uses four latticed main trusses made of steel which support the entire stadium roof
The main supports are the north and south cross members
each measuring 6m wide and spanning some 176m
These key elements of the roof also played a vital part for the entire assembly process
they made it possible to pre-assemble the other roof components on the platform outside the stadium
The two main trusses were produced in full from S690 high-strength steel in a lattice structure and each weigh almost 1,500 tons
“This structure was only possible thanks to use of the S690 steel grade
a lightweight steel with extremely high yield point,” said Alejandro Otero Gutiérrez
was the key to success of the entire structure
we were able to use around 40% less steel thanks to the properties of this special grade.”
Around a third of the entire roof structure at the Santiago Bernabéu Stadium was produced from S690 supplied by Dillinger
Due to the use of the S690 material the roof used steel that weighed 12,000 tons rather than 20,000 tons.

a quickly developing municipality close to Madrid
the building’s design is based on the variety of uses it combines: offices
public spaces on the upper floors and underground parking
edificio se construye desde la macla de usos diferenciados: oficinas
espacios públicos en altura y aparcamientos subterráneos
Se trata de un edificio híbrido y periférico
Located in a central square in the municipality of Coslada
the development’s program includes mainly housing for the young
but the first three floors of the building are devoted to retail and offices
This publicly promoted building aims to offer housing in an area that is growing at a fast pace and where affordable housing for the young is very scarce
as well as all the other associated programs
The construction price is marked by its final uses: the overall 20,000 square meters are built for an approximate price of 8,700,000 euros
The development wishes to offer a potentially more attractive environment
In this sense it makes the most of its unique location in the city
building between its four towers a public and covered plaza that gives access to the buildings
The lower plaza is connected by a hanging stairway and an elevator with a second plaza that
links the four towers and separates the commercial and office uses from the residential areas
This upper plaza is the core of the project
All the communication paths are connected to this space which
becomes an area for leisure and socialization in the community: a communal space at the service of the city
are designed as free-flowing spaces with sliding doors and a protected terrace
A skin of steel sheets acts as rear ventilated facade
The basic apartment type has an area of 40 square meters
configured as a free-flowing space separated by large sliding doors
This space is sheltered from the exterior by a system of cupboards and from the main corridor of access through the core of bathrooms and kitchens
which isolates from noise and centralizes the technical services
All the apartments have a seven-square meter terrace that is protected from the exterior
An elevated platform links the four buildings
separating the retail and office spaces from the residential program
and generating a large square for communal use
The complex is built essentially with a reinforced concrete structure
wrapping the four towers with a skin of lacquered steel sheets in different tones of grey
and that performs as a rear ventilated facade; this facade changes gradually from opaque to perforated depending on the conditions of use
generating nuanced lighting and ventilation that together conform an intense and complex enclosure

Due to the works to improve the access to the Cívitas Metropolitano stadium with the M-40
the entire roundabout on Avenida de Arcentales on the M-40 will remain closed
surface traffic will not be possible inside the roundabout
the lateral turns that border the roundabout will remain open to traffic and fully operational as before:
- From the M-201 coming from Coslada to take the M-40 heading north
- From Avenida de Arcentales to take the M-40 heading south
- From exit 10 of the M-40 coming from the south to take the M-201 to Coslada
Alternative routes have been established by the General Directorate of Traffic that will allow the connection of Avenida de Arcentales with Coslada and vice versa
The cutting of the roundabout will affect the matches held in the stadium in the months of November
although the final duration of the works will depend on the weather
These actions are being carried out and financed entirely by Atlético de Madrid
and will considerably improve the departure of cars and buses at the end of matches
providing the stadium with two new direct connections with the M-40
and they join the new direct exit from Avenida Luis Aragonés to the M-21
the M-14 and the A-2 that was opened to traffic since last April
the residents of the San Blas-Canillejas district will benefit daily from these new infrastructures
which will allow traffic in the neighborhood to be barely affected when events are held at the stadium

Text description provided by the architects. The building is situated on the Rambla, with access from both lateral streets. It will be accompanied by a future theater and a library which has already been built. The area has been slowly consolidating with the construction of high-density social housing, giving it a very important sense of scale.
The center is composed of four buildings, the Council for Social Matters, a Residence for the Mentally Ill, a Center for the Elderly, and the Respiro Miniresidence. All of them will function independently, but they are connected in their architectural form in order to give an adequate response to the scale of the site, to be able to optimize processes, for maintenance purposes, and to have a combined three-floor parking space.
© Pablo VicensThe ensemble is solved using a system of three bays and a constant modulation that takes care of all the requirements of the building, its rooms, and resting, administrative and garage areas. The outer parts of the building are used for living areas, while the central parts are used for social and community spaces. In addition, the simple structure of the building is enhanced by a clear system of construction requiring minimal maintenance, along with balanced building services.
© Pablo VicensThe longitudinal nature of the building finds a counterpoint in the two lateral volumes of greater height. These correspond to the Elderly Residence and the Council.
© Pablo VicensThe ground floor is dedicated to halls, eating areas, and day areas protected from public spaces by means of private gardens facing both longitudinal facades. These gardens are only interrupted by the transversal access points to the building.

a leading budget hotel chain which operates nearly 600 hotels across the UK
has officially opened its sixth hotel in Spain - in Coslada
the group hosted a ceremonial event which was attended by the landlord
property agents and key British and Spanish stakeholders
At the event the Mayor of Coslada, Ángel Viveros Gutiérrez; the Economy & Tourism Councillor, Mr Fernando Romero; joined Jo Boydell, Chief Executive; and Angel Beleño, General Director of Spain, to officially open the hotel.
Travelodge signed a 20 year lease of the former NH Villa De Coslada, Madrid and has since refurbished and rebranded the 78-room hotel to become the Travelodge Madrid Coslada Aeropuerto, which features an on-site restaurant, bar and car-park.
Travelodge has invested €1 million in updating the hotel to Travelodge’s latest premium look and feel. The hotel is situated close to the Civitas Metropolitano Stadium, IFEMA Convention Center and Madrid airport - making it an ideal base for both business and leisure customers.
Madrid Coslada Aeropuerto Travelodge is the group’s third hotel in Madrid and its sixth in Spain. It also operates two hotels in Barcelona and one in Valencia.
Travelodge has worked closely with a consultancy team at Christie & Co, the leading European real estate advisory firm, who have prepared a strategic expansion report on the development opportunities offered by the Spanish hotel market.
Findings from this report confirm that despite Spain being a top global leisure and business destination, it remains an under-represented market for budget accommodation, with Economy and Midscale hotel rooms representing 33% of total room supply in comparison to mature markets including France (c.59%), the UK (c41%) and the USA (c44%). Meanwhile, just 6% of Spain’s hotel rooms are in the branded Economy and Midscale segment.
The study identified the potential for an additional 15,000 branded rooms in the Economy and Midscale segment of the Spanish hotel market within the next five years, through a combination of new developments and conversions of existing hotels.
This potential growth in the Spanish midscale and economy hotel market provides a huge opportunity for investors, who are looking for solid long-term income streams - and aligns well with Travelodge’s expansion plans.
Travelodge has nearly four decades of expertise in operating budget hotels, a strong brand, and a proven successful long term lease model in place. Working with its appointed property agents, Aldaba Partners, who provide a comprehensive investment advisory service, Travelodge is planning to grow its Spanish business, offering solid long-term income stream opportunities for investors.
Travelodge has initially identified the top 20 key markets where it would like to open a hotel in Spain.
These markets are predicted to continue to grow their business and leisure visitor numbers over the coming years, but currently have a shortage of good quality, low cost, branded accommodation to meet the needs of business and leisure guests.
Travelodge’s plans include expanding its existing hotel network in the locations where it currently operates including Barcelona, Madrid and Valencia, as well as in other major business and tourist locations. Key target locations are listed below:
Primary Current Locations: Barcelona, Madrid and Valencia
Primary New Locations: Alicante, Bilbao, Cádiz, Malaga, Palma Mallorca, San Sebastián and Seville
Secondary Locations: Benidorm, Córdoba, Gerona, Granada, Las Palmas De Gran Canaria,Santiago de Compostela, Santander, Tarragona, Valladolid and Zaragoza
Travelodge’s Spanish operation is managed by Angel Beleno, who joined Travelodge in 2013 as Spain, Director of Operations and in 2014 was promoted to Spain, General Director. Angel has over 20 years of experience working within the hospitality sector in Spain and internationally. Prior to joining Travelodge, Angel worked for Melia Hotels International and Barceló Hotels and amp Resorts in Spain and Mexico.
Angel Beleño, Travelodge, General Director, Spain said:
“Spain is the fourth most visited country in the world and its tourism industry is now an important engine of the Spanish economy. This is creating new opportunities in the Spanish hotel market, especially for the Midscale and Economy hotel sector, and we want to take this opportunity to bring the Travelodge brand to new business and leisure locations across Spain.
“With nearly four decades of expertise in operating budget hotels, a strong brand and a proven successful long term lease model in place, we can help to grow the Spanish Midscale and Economy hotel sector. Our latest acquisition is a prime example of how we can convert an existing hotel into a successful Travelodge, offering investors and landlords an alternative long-term income stream in Spain and providing both business and leisure travellers with more choice and great value accommodation.”
The Spanish expansion plans come just weeks after Travelodge announced record-breaking results for the six months to 30 June 2023, reporting a revenue and profit performance significantly ahead of 2022 levels earnings (adjusted EBITDA) to £104.5 million for the half year, reflecting the continued resilience of the UK budget hotel segment and the wide appeal of Travelodge’s quality and value offering across its 598 hotels and over 46,000 rooms.

This is creating new opportunities in the Spanish hotel market
especially for the mid-scale and economy segment
and we want to take advantage of this opportunity to bring the Travelodge brand to new business and leisure locations in the country," said Ángel Beleño

and is well aligned with Travelodge's expansion plans," it said
The company stated that the capital of the Costa del Sol is a key location on their hit list
The British chain also detailed that the results of this report confirm that

announces it is expanding its Spanish operation by acquiring the lease of the popular NH Villa de Coslada hotel in Madrid and it has appointed global hospitality advisors Aldaba Partners to help grow its Spanish hotel portfolio
This expansion programme reflects the key findings from comprehensive research
including a study of the Spanish hotel market that Travelodge commissioned from Christie & Co
Research showed that Spain is one of the most visited countries in the world and one of the fastest growing hotel markets across the globe
but there is a significant gap for branded
low cost and good quality accommodation in the midscale and economy segment
This growing segment indexes favourably with modern travellers who are looking for affordable accommodation options.
This research indicates a significant opportunity for Travelodge to grow in Spain
as the group has nearly four decades of expertise in operating budget hotels
and a proven successful long term lease model in place
Therefore it can offer investors and landlords an alternative long term income stream in Spain
Whilst offering business and leisure travellers more choice and great value accommodation
the Spanish hotel market is dominated by independent hotel owners
franchise and management agreement operators and shorter leasehold operators
our research showed that investors are increasingly looking for stable long term income streams in support of Spain’s growing tourism industry
This fits well with Travelodge’s traditional long term fixed lease model
To help capitalise on this growth opportunity in Spain
who are renowned across the globe for their comprehensive investment advisory service
Aldaba Partners will help grow the Travelodge business in Spain by finding suitable hotel sites and third party investors. Key growth locations include: Barcelona

Travelodge has acquired a 20-year lease to operate the hotel from Grupo Veintidos
The hotel will be renamed Travelodge Madrid Coslada Aeropuerto and the group will invest approximately €1 million in acquiring the lease and refurbishing the hotel to the new Travelodge budget-luxe premium look hotel design.
The Travelodge budget-luxe design includes all the low cost efficiencies you would expect from Travelodge but with the added benefit of thoughtful
stylish design and homely touches throughout its interiors
Work will commence in May 2023 and the hotel will remain open during this period with an official opening scheduled for this summer.

will be the group’s sixth hotel in Spain – and its third Travelodge in Madrid
The group also operates two hotels in Barcelona and one in Valencia
