As a result, many cross-border commuters and even residents are turning to border towns in France, Germany and Belgium. But which country and towns in the Greater Region offer the best deals?
According to the latest figures from the Housing Observatory, published on 26 June, showed that the average purchase price of a ready-built flat in the country is €7,904 per square metre. Price brackets range from €4,763 to €11,901.
The five most expensive communes per m² for existing flats are Strassen (€10,239 per m²), Luxembourg-City (€10,117), Bertrange (€9,269), Steinfort (€8,770) and Hesperange (€8,768).
By contrast, the least expensive are Echternach (€5,529), Wiltz (€5,592), Clervaux (€5,668), Habscht (€5,784) and Weiswampach (€6,181).
In France, two administrative departments border Luxembourg, Meurthe-et-Moselle and Moselle. For the purposes of this article, the communes selected are located around 25km from the border.
According to the latest data from the SeLoger website, published in July 2024, Knutange, in Moselle, has the lowest average prices: the value of a property there averages €1,471 per square metre (€1,388 for flats and €1,421 for houses). Here are the nine other least expensive communes:
Algrange (department of Moselle): an average of €1,471 per square metre (€1,389 for flats and €1,622 for houses).
Hayange (Moselle): €1,569 (€1,538 and €1,597)
Fontoy (Moselle): €1,645 (€1,644 and €1,645)
Nilvange (Moselle): 1,655 (€1,640 and €1,668)
Kirschnaumen (Moselle): €1,708 (€2,547 and €1,552)
Longwy (department of Meurthe-et-Moselle): €1,858 (€1,803 and €1,957)
Boulange (Moselle): €1,870 (€1,893 and €1,863)
Kerling-lès-Sierck (Moselle): €1,901 (€2,253 and €1,871)
Réhon (Meurthe-et-Moselle): €1,940 (€1,712 and €2,054)
This list includes both medium-sized towns (Longwy and Hayange have more than 15,000 inhabitants) and smaller ones (from 600 inhabitants for Kerling-lès-Sierck to just over 6,000 for Algrange).
Two German federal states border Luxembourg, the Saarland and Rhineland-Palatinate. According to data from Immowelt, the average price of a property in Saarland is €1,978 per square metre.
In the Saarland, only the town of Perl lies on the border, with an average price of a property at €3,161 per square metre.
In Rhineland-Palatinate, the average property price reaches €3,334 per square metre in Trier. This falls to an average of €2,646 in the district of Trier-Saarburg. This figure rises to €2,757 in Bitburg and €2,324 in the rest of the Bitburg-Prüm district.
Finally, in Belgium, the province of Luxembourg forms the border with the Grand Duchy. The latest figures from the Immoweb website, published on 1 August, show that the average price of flats in the province is €2,430 per square metre, compared with €1,613 for houses.
The arrondissement of Arlon, which is closest to Luxembourg's busiest catchment area, is the most expensive section of the province. The average price per square metre there is €2,677 for flats and €2,072 for houses. Here are the prices for the five communes in the district:
Martelange: €2,245 per square metre for flats and €1,627 for houses
In Bastogne, in the north of the Arlon district, prices reach €2,391 per square metre for flats and €1,638 for houses.

The Lorraine-Alsace emergency services were called around 2.15am on Sunday morning after two vehicles collided on the A30

it seems that a driver lost control of their vehicle and crashed into the barrier before stopping
A second car then struck the crashed vehicle

The passenger in the other car was transported in serious condition to the hospital in Metz
The A30 motorway was closed near Nilvange and did not reopen until around 5am on Sunday morning
