PSAI Realty Partners has landed a $51 million loan backed by a 138,410-square-foot facility in Sunnyvale
City National Bank’s Los Angeles branch originated the 10-year financing
The Class B property occupies 8 acres at 1220 E
close to Lawrence Expressway and Bayshore Freeway
San Jose Mineta International Airport is 6 miles away
while downtown San Francisco is within 42 miles
the facility was part of Fujitsu’s Sunnyvale campus
The 1978-built R&D property features HVAC control systems
an ample truck court and 118 vehicle parking spots
PSAI picked up the property for $31 million in 2023 from Fujitsu, which had used it as one of its research facilities. The Japanese company had moved to Building M4 after Lane Partners paid $104 million for most of its campus back in 2020
Western markets commanded the highest industrial sales prices in the U.S. as of February, according to a recent CommercialEdge report
The Bay Area’s average sale price stood at $292 per square foot
a value outperformed only by Orange County’s $340 per square foot and more than double the national average of $127 per square foot
Most western markets also maintained industrial vacancy rates below the national average of 8.2 percent that month
The Bay Area’s rate stood at 8.1 percent
while the lowest in the region was recorded by Central Valley’s 7 percent
Sunnyvale, CA – According to CBS Bay Area News
a motorcyclist lost his life in a collision with another vehicle
The Sunnyvale Department of Public Safety reports that
around 6:50 AM at the intersection of Lawrence Expressway and Arques Avenue the northbound motorcyclist was attempting a left turn on Arques when a southbound vehicle crashed into him
The motorcyclist was pronounced dead at the scene
The driver that struck him received minor injuries and stayed to cooperate with authorities
Driver impairment is not believed to have been a factor in the crash
Establishing fault in a collision can depend on multiple factors
Helping to determine legal liability is one of the ways that a personal injury attorney can help grieving families recovering from the loss of a loved one in a traffic accident
If it is determined that another driver holds responsibility for their loved one’s death
they may be eligible to file a wrongful death claim with the insurance provider of the at-fault driver
A wrongful death claim can provide compensation to help cover hospital fees
and the loss of support for dependents of the deceased

Shuttered electronics chain sites slated to become tech, manufacturing, R&D hubs.
According to documents filed this month in Santa Clara County
tech giant Applied Materials has closed on a $100M deal to acquire the 13.6-acre site of a 152K SF big-box Fry's Electronics store at 1077 East Arques Avenue in Sunnyvale
The premium purchase by Applied Materials is the latest addition in a five-year acquisitions binge that has seen the Santa Clara-based semiconductor equipment maker spend nearly $400M to buy or lease properties encompassing two dozen buildings and an estimated 2M SF along a four-mile stretch near Central Expressway in east Sunnyvale and North Santa Clara
which include a tech campus formerly leased to Apple on East Arque Avenue that was purchased by Applied Materials in 2019 for $100.9M
are expected to be part of the company's plan for a massive complex of facilities devoted to semiconductor process innovation and commercialization
which makes the machines that make silicon wafers measured in molecular nanometers
announced last year it plans to build a $4B research facility known as the EPIC Center on its Santa Clara campus
is short for "equipment and process innovation and commercialization." The facility will enable chip manufacturers and academic researchers to test new chip designs on a production line with the most advanced equipment
With cleanroom space the size of three football fields planned for the facility
competing semiconductor manufacturers will be able to conduct research in separate sections of the center at the same time
The EPIC facility will rival the Albany NanoTech Complex at SUNY Poly's College of Nanoscale Science and Engineering as the most advanced chip-design research facility in North America
tapping into Northern California's leading research universities
Sterling Organization filed plans to convert a former Fry's Electronics store in Fremont into an advanced manufacturing and tech research facility
The West Palm Beach-based firm bought the store site at 43800 Osgood Avenue in June for about $38M
Sterling plans to fully renovate the 143,800K SF big-box building and expand it with a new façade and a 7,500 SF mezzanine
a rising info tech firm with revenue of more than $7B
acquired a 20-acre site for $80M in North San Jose that was the iconic headquarters of Fry's Electronics
a landmark consumer store known for its Mayan-themed décor
Super Micro bought the site from an affiliate of Bay West Development along with entitlements from the city that will allow it to build a 1.9M SF office campus
Bay West received approval from the San Jose Planning Commission in January 2023 to build a cluster of seven eight-story office buildings on the site of the electronics store at 550 East Brokaw Road near the 1-880 interchange
Also approved were two parking facilities encompassing 1.6M SF
and the developer tapped Newmark to market the property for industrial or light manufacturing use
The existing structures at the site encompass 294K SF
including a warehouse and office that served as the corporate headquarters for Fry's and the San Jose SaberCats arena football team
Super Micro signaled that it intends to follow through on the original plan to demolish the structures and replace them with a huge tech office campus
A former Fry's Electronics store in Concord is now operating as the Urban Air Trampoline and Adventure Park
Campbell Bintang Badminton and The Hub Pickleball are operating at a former Fry's store in Campbell
Multifamily and lodging saw "substantial increases," according to Trepp
and continued unpredictable actions will likely negatively affect performance
The food and beverage category has accounted for a 27% share of all store-based retail sales for over two years

Arc Group’s manufacturing site in the village of Arques
has a capacity of two million glass tableware pieces per day
glass tableware is an essential part of daily life.
Arc Group is one of the biggest global names providing these products through its brands Arcoroc
Cristal d’Arques Paris and Chef&Sommelier
These brands supply the global foodservice and retail industries
The company has production sites in the US
but its biggest site and headquarters are located in the French commune Arques
where Arc first established itself as an industrial powerhouse in 1825
Packaging Gateway looks at how such a mammoth company is balancing its legacy alongside meeting the demand for modern innovations in glass tableware manufacturing
Out of Arc’s 7,000 employees around the world
5,000 work in the Arques manufacturing facility
which is built around the existing village and contains an on-site hospital and canteen
Don’t let policy changes catch you off guard
Stay proactive with real-time data and expert analysis
The site is also conveniently located next to a canal
along which barges journey from Belgium carrying sand used to produce up to two million items of glassware a day
The focus is on obtaining the purest material and sand possible
as additives such as soda-lime increase costs
At the core of the site are six working furnaces
Arc CEO Nicholas Hodler explained that: “One of Arc’s big projects right now is electrifying our transparent glass furnaces
Nothing that exists today is economically viable
but we are convinced we’ve found a solution
“We plan to convert one of our gas fired furnaces to electricity by 2026
This is helped by us being based in France
because so much electricity in France is nuclear and therefore carbon-free.”
Any broken or damaged glass items that emerge from the furnaces are reintroduced into production
as Hodler asserts that it is “cheaper and easier to make recycled glass than new glass.”
Arc representatives explained that there is a push to reduce the scale of movement across the site’s operation by moving the furnaces closer together
The nature of a glass furnace means that even if there is a lower demand for glass products
it can never be switched off but only put to simmer
Such financial barriers are a factor behind the lack of new players in the glass manufacturing industry
alongside the necessary energy requirements
An Arc representative confirmed that energy prices are far higher in Europe compared to the company’s competitors based in Asia and the Middle East
The company prides itself on the strength of its tempered glass products
packaging glass items still carries a high risk of breakage depending on the type of material used
the glass plates are stacked on top of one another in sets of five before being covered in plastic shrink wrap and placed into cardboard boxes
the progress behind the sustainable aspects of a product can be undone by accompanying packaging
but this is hampered by a lack of recycling infrastructure in key markets such as the UK
Arc also receives requests from major clients such as IKEA to have sustainable and cost-effective manufacturing processes for both product and packaging
the company is also under pressure from the French government and European Union to reduce its carbon emissions
Arc’s goal is a reduction of 50% by 2030 and 80% by 2050 through furnace electrification
A representative confirmed that 80% of the company’s emissions are derived from gas within the melting process inside the furnaces
Dismantling a furnace before the completion of this timeline would be costly for Arc
hence the focus on 2030 as a realistic goal
moving from gas to electricity isn’t a fix-all
as the raw materials must be adapted to this change too
The new materials must contain no carbon for Arc to be able to continue producing quality glass products
The end result is Arc’s ‘eco-design’ glass tableware products
requiring less energy to melt in manufacturing while maintaining the same level of resistance
As for the ever-present question of greenwashing
Arc spokespeople affirmed that employees are informed of the latest company statistics on its sustainable goals and that “We would prefer not to say anything if we cannot back it up.”
“There’s definitely been a shift in the last 12 to 18 months towards sustainability being a prerequisite before you can even discuss pricing or methodology with customers
In the wider glass manufacturing industry
the move from gas has been assisted by the Ukraine war and subsequent energy crisis
giving many companies no choice but to consider alternative energy
Arc is working with The French Agency for Ecological Transition (ADEME) and is currently calculating pricing estimates for its sustainable developments
The success of these goals will see a historic company join forces with the modern innovations that the glass industry needs

FeatureThe repeated flooding of the town of Arques by the Basse-Meldyck river since early November 2023 has not only devastated homes but also undermined the morale of the residents
who hold little hope for adequate expropriation and compensation measures
Residents have taken refuge with their families or in rental cottages covered by their insurance
that have kept residents away from this neighborhood of Arques (northern France)
but rather the water from the Basse-Meldyck river
which has overflowed three times since early November 2023
Despite residents having cleared away the mud left by the backwash
an automation technician at glassmaker Arc International
who in mid-January was busy chipping away at the drywall on his first floor
He's lost count of the time he's spent making his house more attractive and comfortable
the water will always be stronger," said the 60-year-old man
who now wants to be expropriated because "there's no other solution."
He's heard about the mayor's plan to rebuild a new neighborhood here
"Most of the residents on this street don't even want to go back into their houses anymore
The young official is trying to think of what's next for the residents of Rue Henri-Puype
"They need to be able to recoup what they paid for the acquisition of their homes but also for the work
their house is their only asset," said Roussel
He imagines "replacing the houses on this flood-prone street with raised apartments or with garages on the first floor," but the town of 9,900 inhabitants doesn't have the means to acquire all the houses to launch a real estate operation on this scale

American artist Kehinde Wiley (previously) has unveiled a new series of paintings of Tahiti’s Māhū community, a group of Polynesians classified as a third gender between male and female. Presented at Galerie Templon in Paris
the colorful portrait series challenges a collection of 20th-century works by Paul Gauguin
removing elements that Wiley considers problematic and exploitative side effects of colonialism
“I am interested in transformation and artifice,” the artist said in a statement
“My newest exhibition will engage with the history of France and its outward facing relationship to black and brown bodies
specifically relating to sexual proclivity
Gauguin features heavily in the imagination of France and her global interface–with that comes an entire history of complicated gazing

Domaine de Baronarques in the Limoux region of the Languedoc is owned by the Mouton branch of the Rothschild family
An uncharacteristic purchase given their penchant for Cabernet Sauvignon, the 110-hectare estate, previously known as Domaine de Lambert, was acquired by Baroness Philippine de Rothschild and her children in 1998 and renamed Baron’Arques (Baronarques from 2015).
It was, in effect, an impulse buy, the Baroness enchanted by this out-of-the-way area of the Aude valley in the shadow of the Pyrenees. But there was also a serious goal, to make a great red wine in the Languedoc.
Twenty-odd years on and after much replanting and investment, the Rothschilds are nearing their objective. Since the first vintage in 2003, Domaine de Baronarques has gained in depth and precision and more recently in quality of tannin – the 2018 I tasted at the estate was the most complete vintage yet.

A French judge has ruled in the case of the faux Red Bicyclette. A court in Carcassonne handed out suspended jail terms and fines on Wednesday to 12 members of the Languedoc wine industry for selling millions of bottles of Pinot Noir to Gallo for its Red Bicyclette label that were illegally cut with cheaper Merlot and Syrah.
The defendants, including figures from various vineyards, cooperatives, a broker, the wine merchant Ducasse and the large cooperative Sieur d'Arques, were convicted of selling the equivalent of 18 million bottles of falsely labeled wine. The court gave them suspended jail sentences of between one and six months and fines from 3,000 to 180,000 euros. The judge said that, "the scale of the fraud caused severe prejudice to the wines of Languedoc in the United States."
The saga dates back to 2006 as demand for Pinot Noir was surging. Gallo had been working with a Limoux-based co-op, Sieur d’Arques, on various wines for Red Bicyclette, and asked for a Pinot. The co-op did not have enough of the grape variety, so it contacted Ducasse, a merchant house in Carcassonne, to help buy from other growers and producers.
In 2008, during an audit by the French fraud agency, officials found several inconsistencies. Ducasse had sold 53,889 hectoliters of Pinot Noir when the entire region only produces around 53,000 hectoliters a year. In addition, the wine had been sold for 58 euros per hectoliter, much less than the typical bulk-wine market price of 97 euros per hectoliter for Vin de Pays d’Oc Pinot Noir.
In January, all the suspects except two executives from Sieur d'Arques pled guilty. Prosecutors told the court that the scam produced 7 million euros in profit.
A Gallo vice president, Susan Hensley, released a statement saying, "We are deeply disappointed to learn today that our supplier Sieur d'Arques has been found guilty of selling falsely labeled French Pinot Noir as recently as March of 2008. Based on the available information of the Pinot Noir that the French courts have investigated, Gallo imported less than 20 percent of the total and is no longer selling any of this wine to customers."
There has been no evidence that Gallo knew of any fraud. One industry executive familiar with Gallo's projects with foreign partners did note that the Modesto company requires strict production costs when working with partner wineries. Gallo has found new suppliers when those cost projections aren't met.
Back in France, the wine industry fears that the swindle could undermine the credibility of fellow French winegrowers.

Newcastle has continued its signing spree by landing Spanish midfielder Mario Arques for the upcoming A-League Men season
Arques came through Villarreal’s academy and spent the majority of his career in Spain – primarily featuring in the Segunda Division B sides of Valencia and Sporting Gijon
while he made one La Liga appearance for Elche
The 29-year-old more recently played in the Indian Super League and Malaysian Premier League
“I’ve known about Mario since he played in the Indian Super League,” Jets coach Arthur Papas said
“He is an elegant player who always wants the ball
has the ability to dictate the tempo of the game
and provides a very strong presence on set-pieces.

“At this stage in his development it is paramount he has consistent opportunities to play
“We discussed our plans with him and ultimately agreed that it was in Al Hassan’s best interest to seek a fresh start.”
