is the largest hotel by number of keys in Texas That large size may be working against the hotel as the presale report notes the property came in last in terms of occupancy when compared to six competitors and second-to-last for average daily rate and revenue per available room down slightly from 51.1% in 2023 but well ahead of the 23.2% it logged during the height of the pandemic in 2020 Competing hotels had an average occupancy rate above 60% The hotel had an average daily rate of $179.45 and RevPAR of $89.71 again below the set of competitors KBRA evaluated The report notes that the Dallas hotel market was one of the fastest to recover from the pandemic thanks to strong leisure demand business travel is expected to contribute to future growth at the property Sheraton Dallas reported 30% of its bookings are from commercial travelers A March 2025 appraisal of the property by LW Hospitality Advisors gave the property an as-is value of $523M and a prospective market value upon stabilization of $584M the loan-to-value ratio for the new financing is 57.4% The hotel started as an office building in 1968 for Southland Life Insurance A $210M conversion in the 1990s turned closing Mass — in Chartres Cathedral — operates in a legal gray zone,” said a well-informed source “The possibility of banning this Mass is being seriously considered.” The unauthorized celebration of the closing Mass in the cathedral is a central point of contention Since a papal rescript published in 2023 clarifying the motu proprio Traditionis Custodes any celebration in the Tridentine rite must the Cathedral at Chartres.  I sometimes complain that the people of my country pay far too little attention to the glories of their own land and culture They slog for thousands of miles on planes to view the Taj Mahal or the Temples of Angkor Wat but it never crosses their minds to visit the Cathedrals of Durham or Lincoln They bore you to death about the beauties of the French countryside and they have never visited the Malvern Hills or the North York Moors But here I make a wider criticism of the modern world The modest French city of Chartres can be reached in a day from London The Eurostar will take you to the Gare du Nord and then a direct journey on the Paris Metro (Direction Porte Bagneux) will rattle you over to the Gare Montparnasse where reasonably frequent trains leave for Chartres especially if your train is a double decker and you ride upstairs you get rather a good view of the great palace of Versailles Yet I suspect most inhabitants of this country The Cathedral at Chartres is not just one of the greatest monuments to human thought and skill and faith in France freezing cold church of Saint Pierre which in any other place would be famous for its astonishing stained glass It was so empty and seemingly forgotten when I visited it that it brought to mind the M.R James ghost story "Canon Alberic’s Scrapbook," set in and around the echoing mysterious church of Saint Bertrand de Comminges (a real place close to the Pyrenees) I did not find in Chartres what Monty James’s hero found in Saint Bertrand What I did find (for I had been there before long ago and had not really taken it in) was so much concentrated thought and glory that I had to take rests between visits because my eyes and brain became too full to take in any more very helpful in studying the stained glass windows which have an extraordinary act of worship by nobleman and peasant side by side Designated as a shrine to the Virgin Mary herself (and probably owing something to long-buried pagan worship on the same site centuries before) it was never used for the burial of the dead It is one of the earliest examples of the great achievement of late Gothic architecture by which our supposedly ignorant and stupid forebears solved the complex problems of supporting high walls and a great roof while also having enormous windows through which the light could pour we are used to such things (though most concrete buildings are ugly because their strength is used to defy the law of gravity rather than to employ it as an ally) constructed a building four hundred thirty feet long with two great towers capped with spires (one three hundred forty-four feet high the other three hundred seventy feet high) And it was so strong that they were able to pierce its walls with one hundred seventy-six windows that you could easily spend hours studying them My favorite illustrates the Parable of the Prodigal Son which (as I explain in my book The Rage Against God) has always had a special resonance for me all combine to compel the mind into thought Then there are the sculptures—not only the sombre mysterious saints and kings and prophets on the porches of the tremendous statues in the cathedral at Naumburg near Weimar in Germany in a portrayal of his extreme misery which is quite hard to look at because it is so graphic and unsparing I did not have enough hours to examine all the detail in these though I had a pretty good look at the great carved choir screen which (being devoted to the Virgin) contains stories from the Golden Legend now more or less forgotten in Protestant England and one has to wonder at the resolve of the Chartres citizens who managed to prevent the wrecking of this place during the Jacobin frenzy of 1789 and afterwards when French churches were converted into Temples of Reason and prostitutes were encouraged to climb on to their desecrated altars for those who enjoy dismissing religion as backward and opposed to science please note that among the figures lovingly portrayed on the great west front are Euclid and Pythagoras These backward people were not backward people and light filtered through the windows of Christian teaching (the sight of the entire building illuminated through its great west windows at sunset is one I shall not easily forget) What Chartres represents is a map and model of the cosmos (something similar can be said about Jan Van Eyck’s otherwise inexplicably fascinating triptych The Mystic Lamb in the cathedral at Ghent) enabling anyone with eyes to see to find an explanation of the spirit which motivates the universe which arranges the stars and the comets in their orbits and courses and which also causes our consciences to burn within us and our eyes and ears to recognize truth and beauty when we see them And it is almost a cliché to say that Chartres is poetry and music As I studied this great possession of our civilization I was reading (for I had been asked to review it) yet another anti-God book penned by a clever man of our age I felt that this building was and always would be a sufficient answer to his case for an understanding of where and what he is a more useful guide than he will find in the Charter of Human Rights dry attempts to construct justice and liberty without understanding where these ideas come from in the first place I slipped into the crypt on a windy night to hear Vespers (similar to the English Evensong) sung or no doubt I should otherwise have disliked the modern language in which psalms and canticles were (rather beautifully) sung I could imagine that it was the equivalent of Coverdale’s golden trumpets "My soul doth magnify the Lord and my spirit hath rejoiced in God my saviour the wind could be heard sighing through the spires and towers high above Nothing else could be heard to disturb thought and what (it is reasonable to hope) may still be going on centuries from now seen in faded photographs or worn out film the Chartres of today would look quaint and long ago What would abide would be the great mysterious church filled with disturbing proclamations of seemingly absurd propositions with ordinary time rushing past it on either side This and the Traditional Latin Mass is a crucial part of that,” he said a 22-year-old named Grace Miller who attended with her fiancé told Sapper why the annual event is important “I think the Chartres pilgrimage attracts such great numbers of young people because it exemplifies the world they long for,” she said “Not necessarily a retreat to the past but a living community of joy and sacrifice and again this year. 18,000 pilgrims flocked to Notre-Dame de Chartres which can be counted as one of the most famous cathedrals in France Initially conceived for the faithful attached to the traditional Latin liturgy of the Catholic Church the ‘phenomenon’ of the Chartres pilgrimage has now been taken on board by the major media as an unmissable event in the French and international Catholic world.  In just a few hours, the pilgrimage was fully booked after the opening of the registrations and the organisers had to impose restrictions—limiting the possibilities over the three days needed to cover the hundred kilometres or so that separate the centre of Paris from Chartres cathedral the pilgrimage organisers have mastered the task with their well-honed processes and meticulous ballet impressing observers.  the influx of pilgrims was such that not all were able to take part in the launch Mass celebrated in Paris in the church of Saint-Sulpice—the second largest church in Paris used by the faithful since the fire at Notre-Dame A first contingent therefore left the city in the early hours of the morning to attend Mass a little later that were not so long ago anxious to keep their distance from those who are sometimes affectionately and sometimes contemptuously referred to as “tradis,” followed the three-day march with interest.  Given the popularity of “Chartres,” a new language has appeared in the mainstream press while the pilgrimage is dedicated to traditional liturgy the public taking part is not limited to that The majority of walkers are not regular devotees of the Mass known as that of “Saint Pius V”—celebrated in Latin according to the canons laid down by the holy pope at the Council of Trent It is as if they wanted to reassure themselves that which so many have worked so hard to sell as austere and reactionary A little more and the crowds would be turning out just for the nice atmosphere and to meet good comrades It is undeniable that the Chartres pilgrimage speaks far beyond the circles used to the TLM (Traditional Latin Mass) But there are few one-off pilgrimages that are capable of attracting so many people even though the pace is very intense and represents a real physical ordeal So those who agree to take part have to find “something extra”—the traditional liturgy who took to social media to talk about her recent conversion to Catholicism—a conversion brought about by her attraction to traditional liturgy.  The novelty of the 2024 edition was the rebroadcast in its entirety of the Mass celebrated on Whit Sunday by the CNews channel not afraid of being once more labelled as reactionary by doing so Great care was taken with the production and the teaching who is unfamiliar with the traditional rite could follow and understand the essential gestures.  The closing mass of the pilgrimage, held in Chartres cathedral, was celebrated by Cardinal Gerhard Müller, former prefect of the Congregation for the Doctrine of 1960 as a hub for growth and nurturing of new vocations we welcomed the first 50 novices from the dioceses of Ban Me Thuot the number of new members steadily increased The octogenarian nun said the sisters' commitment to rebuilding their old communities in the north was evident after the government eased travel and religious restrictions in the early 1990s made her first visit back to the Hanoi communities in 1991 following the merger of the Hanoi province into the Da Nang province in 1990 the Hanoi province housed just a few dozen nuns and novices in severely deteriorated convents Two priests visit older nuns from the Hanoi province of Sisters of St the number of nuns and novices transferred to Da Nang for spiritual training gradually increased The efforts to rebuild and strengthen their northern communities were driven by the dedication and resilience of the sisters who sought to reinstate their mission and provide much-needed support to their fellow nuns and the local Catholic communities head of the eight-member community in Quang Nam province Archbishop Joseph Ngo Quang Kiet of Hanoi officially reinstated the Hanoi province with 90 members after over half a century of dormancy He called upon sisters from other areas to aid in restoring the province whose first members arrived in Hanoi in 1883 Khue mentioned that sisters from Da Nang were assigned annually to assist in personnel training in Hanoi The Da Nang sisters have provided financial assistance to northern communities for reconstructing novitiates convents and chapels to meet growing needs and accommodate new vocations They offer scholarships and accommodation to sisters pursuing higher education within the country and sponsor sisters for overseas study they have helped establish shelters for orphans and the elderly and boarding facilities for ethnic minority students in remote areas This support has been crucial in meeting the spiritual and practical needs of these communities ensuring the continuation and growth of their missions was one of 78 orphans brought to Da Nang by the sisters in 1954 Inspired by the sisters' exemplary service she and 27 other orphans chose to join the congregation She noted that the Hanoi province numbers over 400 members working in nine northern dioceses of Bac Ninh The septuagenarian nun said that as of 2020 My Tho and Saigon collectively had 1,434 sisters serving across 24 dioceses in Vietnam They also maintain nine other communities in Australia "This extensive network reflects our dedication to our mission and the widespread impact of our service," she noted Lovers of the Holy Cross of Vinh nuns attended Holy Mass in Nha Trang in 1957 after fleeing their convent in Quang Binh province in 1954 (Courtesy of Lovers of the Holy Cross another. Local church statistics indicated that as of 2021 the Southeast Asian country was home to 24 LHC congregations who studied dogmatic theology in Rome from 2013-2017 highlighted the significant contributions of southern religious orders in restoring their native communities in recent decades in front of her convent in Ha Tinh province She recounted how the new convent and chapel of the Huong Phuong community in Quang Binh province were built in 2005-2022 due to financial support from sisters and benefactors in the south The original facilities were destroyed during U.S resettled in what is today Nha Trang Diocese They formed the Lovers of the Holy Cross Congregation of Nha Trang reflecting their enduring legacy and impact on local communities was also reconstructed between 2000 and 2022 after suffering destruction from bombings in 1965 a few dedicated nuns stayed on to safeguard the premises from 1968-1993 when local government authorities granted residence permits to individuals from other places to reside at the historic institution dating back to the 19th century Anh said Lovers of the Holy Cross congregations in the south have drawn many young vocations and
