Address: 24b All Saints Road, Raheny, Dublin 5Price: €675,000 Agent: Sherry FitzGerald View this property on MyHome.ie Driving around this part of Raheny many of them with one or even two houses built or under construction on them This three-bed semidetached home is on one such corner site and it has the advantage of great views over the park an attic conversion and easy access to Raheny village Number 24b was built in 2007, the second house on this corner site, and has been rented out by its owners for the past couple of years. Now vacant, it is for sale through Sherry FitzGerald, seeking €675,000. It measures 92sq m (990sq ft), with an additional 16sq m (172sq ft) in the attic, and has a C2 Ber rating. Downstairs is a porch, hallway, guest WC and an open-plan kitchen/diningroom to the back, flowing into a livingroom with an open fire and a box-bay window with bench facing out to the front. The kitchen is fitted with a double oven, hob, microwave, extractor, integrated fridge-freezer, dishwasher, washing machine and recessed lights. French doors lead out to the back garden, laid in artificial lawn, and a patio. Upstairs are three bedrooms – two doubles and one single – plus a bathroom and a hot press. The main bedroom faces the front, with great views over St Anne’s Park, and has built-in wardrobes. One wardrobe door opens Narnia-style into a hidden en suite. On the next floor is the attic space, which has a neat reading nook with a Velux window, leading into the main space, which has two Velux windows and would make an ideal home office, study or playroom. Low-maintenance laminate timber-effect flooring runs through the entire house, which has gas-fired central heating and UPVC double-glazed windows. Little needs to be done with the house to bring it up to scratch, although it could do with a paint job due to wear and tear, and new owners might be tempted to modernise the main bathroom. The suburban hub of Raheny has become a hugely popular location for young buyers and families looking for proximity to shops, churches, banks, schools and transport. The Raheny Dart station is a short walk away, and bus routes run along the Howth Road into Dublin city centre. St Anne’s Park is a superb amenity, and hosts regular outdoor concerts during the summer months, with many big-name pop stars. Rip.ie, The Irish Times Building, 24-28 Tara Street, Dublin 2, Ireland the property looks out over the causeway to Bull Island and comes with a new layout that ensures this view is never taken for granted Originally built in the 1980s, the estate off Watermill Road has a Raheny address but all the benefits of the Clontarf lifestyle. It is closer to the seafront than most homes in Dublin 5 and is within walking distance of both Clontarf and Raheny villages with St Anne’s Park directly across the road When the owner of number 51 bought the house in 2017 she was surprised that more was not made of the views on offer and said it was disappointingly restricted Seamus Furlong of Brennan Furlong Architects came on board to give the vista top billing He ran with the brief and the vendor was delighted with the finished product “Seamus’s design allowed so much light and space into the house He also cleverly designed storage space with clean lines to allow the focus to be on the main feature – the sea view where it was a comfortable space for friends and family to meet and chat,” she said The house is now on the market seeking €625,000 through Sherry FitzGerald. There is not much evidence left of the original design, with the interior totally transformed after the extensive renovation in 2018. Now when you walk into the 88.5 sq m (952 sq ft) house, you are straight into an open-plan ground floor instead of a small hallway, with the staircase blending in thanks to the glass-panelled banisters. The less attractive but essential rooms are hidden behind two doors under the stairs – behind one is a utility room and the other is the guest loo. Upstairs the main bedroom is at the front of the house and has built-in wardrobes. The back bedroom is also a double and has the added bonus of looking out over the bay. The bathroom has a large rain shower, heated towel rail and a blind integrated between the window panes. There is private parking at the front of the house and the back has a paved patio and artificial lawn with uninterrupted views over to Bull Island. The house comes with a B3 energy rating and has been insulated, has double-glazed windows and uses gas-fired central heating. The owner will be sad to say goodbye to her lovely neighbours and the great location, but most of all she will miss watching the sunrises and the ever-changing weather from the comfort of her livingroom. Championship Group 2 opener at Parnell Park on Friday evening Na Fianna looked crisp from the outset with Conor McHugh’s 10th minute goal and five David Lacey points leaving them well placed with a 1-11 to 0-6 advantage by half-time Despite playing against the breeze upon the restart Raheny proved a far more determined proposition and a Sean Grenham goal helped them to within three points by the 38th minute their comeback proved elusive as McHugh kicked three vital second-half points to confirm a winning start for Tom Gray’s side There was an enterprising start from both teams with James Doran opening the scoring inside the first minute while Raheny opened their own account through Adam McAweeney two minutes later David Lacey and Sean Hendrick (free) traded points soon after before Na Fianna began to gain a stranglehold on proceedings as they edged back in front thanks to Conor McHugh Gavin Ivory denied Aaron Byrne from close range in the 8th minute but the stand-in Raheny goalkeeper proved powerless two minutes later as McHugh was afforded far too much time close to goal A fine score by Byrne pushed Na Fianna six points clear by the 12th minute and while Darren Lunney and Hendrick replied at the opposite end Lacey and McHugh added to their personal tallies as the half progressed who missed the driving runs from defence of the absent Sean MacMahon were offered a modicum of hope following scores from Alan McLoughlin and Ivory (free) Lacey was proving hugely accurate as he revelled in the open spaces and two sublime points in quick succession pushed his side eight points to the good by the interval Early points from Brian Howard and Hendrick saw Raheny resume in an impressive manner and they looked far more energised as Sean Grenham added to their tally by the 36th minute punching to the net as a Lunney free dropped short there was just three points separating the sides as Na Fianna’s listlessness in the third quarter contrasted hugely with their first-half efforts A tidy McHugh point in the 40th minute helped steady their ship somewhat and the dual player added further breathing room seven minutes later with a contested point off his left boot Back came Raheny through frees by Hendrick and Lunney but their opponents kept them at arm’s length as substitute Ciarán Reddin and McHugh added insurance points in the final quarter Scorers – Na Fianna: C McHugh 1-5; D Lacey 0-6 (2f); D O’Hanlon (‘45’) Raheny: S Grenham 1-2 (0-1f); S Hendrick 0-4 (4f); D Lunney 0-2 (1f); G Ivory (f) Hamill Estate Agents and Raheny Shamrock Athletic Club are To quote Steve Magness: “Cross Country is a great metaphor for life and the more joy and connection we create.” This is Championship Cross Country running to a tee and in Raheny we have great groups of underage athletes who have formed formidable bonds over the years none moreso than the girls u17 team who won gold in the Dublin Championships this year for the first time and the boys u17 team who ran out of their skins at Nationals to come away with 3rd club with everyone having their ups and downs from race to race but everyone supports each other through the tough races and celebrates the good ones The 2024 cross country season commenced in Donabate with the first Dublin cross country league race on September 15th and finished in Tramore with the National Juvenile Uneven Ages Championships on December 1st Over 100 athletes competed for the club during this period (some did seven races over the space of 11 weekends!!) Dublin cross country league races are held over three different Sundays Points are awarded to athletes based on their positions in each race and prizes are awarded to the top six athletes at the end of the year we had five top six finishers and another four top 10 finishers we had nine top six finishers and another ten top 10 finishers on top of that with both first and second in both u16 girls and u17 girls The Dublin Juvenile Even Ages Cross Country Championships took place in the Phoenix Park and Sophie Dickinson qualified to represent the club at the National Championships The National Juvenile Even Ages Cross Country Championships took place on a challenging course in Fermanagh The aforementioned girl’s u16 team finished 14th overall with Claire picking up a silver medal on the Dublin County Team Dublin Juvenile Uneven Ages Cross Country Championships The Dublin Juvenile Uneven Ages Cross Country Championships took place in Citywest We picked up medals in several different age groups and the girls and boys u17 teams qualified for the National Uneven Ages Cross Country Championships in Tramore and Cara Griffin won the Dublin Championship – a first for the club in many years and Liam Mancini Moore picked up silver medals National Juvenile Uneven Ages Cross Country Championships The National Juvenile Even Ages Cross Country Championships took place in Tramore Early indications were that it may not be as challenging a course as Enniskillen but it proved equally tough Ben Synott scored on the Dublin u11 bronze medal winning team Una Rafter ran a great race in the girl’s u11s Georgina Bruen Liston finished a brilliant 50th in the girls u15 race after a great season Sarah Canavan and Freyja O’Carroll finished 11th club with Claire picking up yet another National Medal on the Dublin Gold medal winning team and Theo Duffy pulled off a great race to come away with 3rd club Conrad also medalled on the Dublin County and province teams a great return to form by Jamie after missing the early part of the season through injury As a club we also had a massive turnout of athletes on the National stage at the National Juvenile Cross Country relays in Abbottstown with boys and girls teams in almost all age groups and a staggering 4 teams in the u17 mixed 4 x 1000m race two of note were our u15 girls team of Aoibhean O’Malley and Saoirse McCarthy finishing an agonising fourth place in their race fabulous for the girls to be so close to national silverware and George Sevastopulo also finished fourth Pictured (l-r) are Bronagh Fagan (Raheny captain) referee Paul Meaney (Na Fianna) and Rachel Doran (Man O War captain) prior to Go-Ahead Ladies' Football Dublin Junior A Championship game in St Anne's Park Even the iconic sculptured tree opposite the Bull Wall was frowning 'Welcome to Raheny,' read the neat black sign Con Clarke has done noble work with its Tidy Town’s folk He won Dublin Senior Hurling Championships with O’Toole’s He became Chairman of the Dublin County Board St Anne’s Park has long been a jewel of Dublin It staged some big concerts during the summer The locals feel blessed to call St Anne’s their green Chris Morris was talking about the former Dublin minor hurler They were room-mates with the Irish soccer squad Chris woke up and saw a squirrel sitting on Niall’s big toe that poked the ball into the back of the Dutch net The Mighty Quinn and Chris managed to guide the little fella out the window of the hotel But the St Anne’s Park squirrel was in no hurry to leave ringside It was Group A of the Go-Ahead Dublin Junior A Ladies’ Football Championship The prize was a big one -
