Photo: Getty Businesses which are seeking office space to rent are being offered a keen rent of €25 per square foot for space in Heron House, Sandyford Business District, south Dublin. Estate agent Eamonn Maguire said: “To paraphrase the late Ben Dunne, at this level, ‘we won’t beaten on price’.” The Brooks timber and building supplies group has claimed before the High Court that a new link road from the M50 to one of their outlets in Dublin will create a junction which will be unable to accommodate articulated trucks The group had sought an injunction last week preventing Dún Laoghaire-Rathdown County Council from starting work on the new link road from Junction 14 of the M50 and Blackthorn Road in the Sandyford Industrial Estate. The work will include a new junction at the intersection between what will become the cul de sac of Fern Road East and the new link road. Brooks has a building supplies depot at the end of Fern Road which routinely has 40-foot trucks entering and leaving it. After the application for an injunction was made, the council undertook to the court not to start the work, scheduled to begin next month, until the matter returned to court this week. On Wednesday, Oisín Collins SC, for the Brooks group, asked that a hearing date be set for the injunction. Carol O’Farrell, for the council, sought time to put in affidavits and said the undertaking not to work on the road would continue. Mr Justice Oisín Quinn adjourned the matter for two weeks to give time for exchange of papers between the parties and said it may be that it could be dealt with on the next day. The injunction application was brought by Brooks holding company Donaghbrook, formerly Premier Forest ROI Ltd, and Brooks Timber and Building Supplies Ltd. In an affidavit seeking the injunction, Patrick Moore, a director of Donaghbrook and Brooks, said Premier Forest changed its name to Donaghbrook in February 2021 and subsequently, in August 2021, both companies were bought by Murdoch Building Merchants Ltd. Mr Moore said the council had issued a compulsory purchase order (CPO) in order to carry out the work and in 2016 it committed to the company that the design of the junction would be such that it could accommodate 40-foot truck/trailers. He said as a result the company withdrew its objection to the CPO. The new management of the group and the council met last December when, Mr Moore said, there was a commitment from the council that the access point to the Brooks premises would never be less than 4.5 metres in width. However, he said, when the council provided drawings of what was to be done and when examined by their expert, it was found the new junction would not accommodate the 40-foot lorries, he said. The group’s solicitors wrote to the council expressing their concerns and asking for a commitment that no work would be started until a layout had been agreed between the parties. Mr Moore said no response was received from the council and they were left with no option but to seek the injunction. He added that the group’s commercial interests would be “significantly impaired” if the junction was constructed in the manner proposed by the council. The Irish subsidiary of hotel brand Premier Inn, PI Hotels & Restaurants Ireland, submitted a planning application for the development to Dún Laoghaire-Rathdown County Council earlier this month. The proposed hotel would be a five- to eight-storey building and be located in Sandyford Business Park. In response to questions, Matt Gent, development manager for Whitbread in Ireland, said the Sandyford hotel would create around 40 permanent jobs, which he hopes to be able to promote in 2027 if the plans get the go-ahead. Whitbread owns the Premier Inn hotel brand. The hotel will also be powered solely by renewable energy “Premier Inn has had a presence in Ireland for more than 10 years but it is in the last two that our openings have really ramped up,” he said. “We currently offer our customers more than 1,000 bedrooms across the country from six Premier Inn hotels, and based on how well these hotels are performing and the undersupply of branded budget hotel rooms in Ireland, we recently uplifted our national bedroom target to 5,000 Ireland rooms. “Sandyford is a significant location for Whitbread as it is our first new investment in Outer Dublin. Our intention is to bring our very best product to the successful business park including our enhanced Premier Plus bedrooms. In line with Whitbread’s sustainability targets, the hotel will also be powered solely by renewable energy.” In June, Whitbread upgraded its plans for Ireland, targeting 5,000 bedrooms, 30pc more than its previous ambition. A judge has approved a €25,000 settlement for an 11-year-old girl who injured her forehead and lip when she fell at a Dún Laoghaire-Rathdown County Council play park. Barrister Conor Kearney told Judge Jennifer O’Brien in the Circuit Civil Court that Amelia Hodgins, when aged seven, was allowed to play in a part of the park that was not fully completed and should have been sealed-off from children. Mr Kearney, who appeared with Tiernan Solicitors, said Amelia tripped and injured her forehead and lip when running down an embankment in Fernhill Park Playground, Sandyford. Judge O’Brien heard Amelia, of Blackthorn Court, Sandyford, hit her face off a rock when she fell. Amelia sued the council through her father, John Hodgins, who told the court in an affidavit that he had been advised that the area where Amelia fell should not have been open to the public in February 2021. Mr Kearney said Amelia suffered grazes to her face and was left with minor scarring which, on examination, Judge O’Brien said could barely be noticed. This time the guide price is €1.6m, but when measured on a price per square metre basis this July lot is priced at a sharp discount to the lot sold in May. The July lot comprises Suite 28 and 29 whose combined floor area extends to about 629 sqm (6,770 sqft) and comes with 10 designated underground car spaces. Its guide price equates to €2,644 per sqm which compares with the €3,723 per sqm which was achieved in the May auction when Suite 1, The Mall, sold for €1,303,000. The price difference can be explained by the fact that Suite 1 had the advantage of being fully let to three tenants and is generating annual rent reserved totalling €125,000 plus Vat. In contrast, Suites 28 and 29 are vacant and their accommodation is spread over ground, first, second and third floor levels.
