CBRE Investment Management has expanded into Italy’s living sector with the acquisition of a 928-room purpose-built student accommodation (PBSA) asset in Milan
The fund manager has invested an unspecified amount on behalf of a separate account client to buy the new student housing campus in Novate Milanese developed by Techbau. The campus is the second largest in Italy and provides 1,075 beds
said: “The PBSA is a sector with a huge growth potential in Italy
given the substantial imbalance between supply and demand for modern student accommodation in Milan and the rest of Italy
“The existing stock reflects just 6% of the city’s total student population
Milan is Italy’s number one city in terms of university students with more than 200,000 students
of which 49% require offsite accommodation.”
Campora said the Novate deal represents CBRE IM’s second acquisition in this sector in Italy

I discovered the paintings of the Piedmontese painter Pier Tancredi De-Coll’ in 2023: the journey through his work began with the canvas entitled The Room of Dreams
a painting of no small size created through the use of acrylic paint
misunderstandings: the first work proposed to me had launched a lyrical
of that world that the artist possesses and that in his works he wants to communicate to the observer
it is important to underline the precise choice of themes that De-Coll’ investigates in his painting: they are the Interiors and the Figures that live in them
expressing in color that particular vibration that the painter was able to give to the material
remembering that these works are were created with the acrylic on canvas technique
a “difficult” technique for some painters and “easy” for others since as everyone knows
the material and body of acrylic is not like oil paint
a precious alchemy sometimes takes place in his works as they possess that touch and that breath that would make one think of the ductility of the oil
its elasticity and transparency while in reality
they are works born with painting spread with acrylic colours
this is not a secondary point since the first enchantment is already revealed to us
the magic that brings us poetic thoughts towards the paintings created by our artist
Returning to what was said at the beginning
The Room of Dreams was the first canvas observed
the first story capable of leading the thought towards the spaces and colors of memory: spaces told because they were lived and deeply loved
Only those who have had the opportunity to live within certain environments are aware of the value of space
its substance and poetry which will remain in their life forever
Pier Tancredi De-Coll’ transformed all this into painting and his memory became a light and precious colour
A story that has ancient and contemporary echoes
I had the opportunity to dialogue and compare notes through the use of the telephone with De-Coll’
confident tone and who is very passionate when asked to tell his story
which appears in no way separable from a dear
very dear place which was and is the space of his home
an ancient Savoy residence built in the 17th century
This place should not be forgotten for the artistic fascination it exercised on our painter: the history
the objects and the colors are the presences that he renews through always different registers and compositions
within his paintings which are evidence of encounter
clearly visible to the attentive eye that observes his work: Matisse
Gilman and many other artists of the 20th century up to some masters of Italian Pop Art (we recall here a curious homage not devoid of irony towards Mario Schifano with the work Essi
We talked about the Interiors of De-Coll’: and the canvases dedicated to the theme of the figure
the theme of the figure lives in the spaces of his paintings because for him space is the container of emotions
several works that tell different stories where women and men are protagonists in color: Two women and flowers from 2012
Figura harvest from 2020 and Algida ematica from 2019
Then there are two bright examples that illustrate the theme of still life: Caraffa
These two works are almost meditations which in the light of the chromatic material become poetic epiphanies where one almost seems to hear the echo of the stories of a great Italian artist of the 20th century

CBRE Investment Management (IM) expands into the Italian living sectors with the acquisition of a Milan purpose-built student accommodation (PBSA) scheme
Independently operated affiliate of CBRE Group – CBRE IM – on behalf of a separate account client
one of the leading developers in the Italian market
is the second largest in Italy and provides 928 rooms (1,075 beds)
The scheme opened in September 2024 under the management of CampusX
a renowned PBSA and hybrid hospitality operator in the Italian market
which currently manages ten buildings across Italy
the asset features several high-quality facilities including a gym
close to the Bovisa District – a rapidly changing district area that is part of the 2030 regeneration plan for Milan and the MIND Milano Innovation District
The asset is 500 meters from the train station Milano Quarto Oggiaro
which provides direct access in just four minutes to the Politecnico di Milano public university
The asset is targeting BREEAM Excellent and is also equipped with heat pumps and solar panels

Student residences are a growing asset with truly significant development possibilities
where the number of out-of-town university students continues to rise
it has exceeded 1.9 million according to the “Italy Student Housing” report by Savills
with the steadily increasing number of international students now accounting for 6.3% in universities and 15.2% in AFAM accommodation facilities
Even the number of mobile students has increased by 3% annually
Rome remains the main city for the number of university students (280,000)
followed by Milan which boasts the highest number of international students in absolute terms (over 20,000)
Beds available for students in Italy are currently around 68,000
but there are another 23,000 in the pipeline that will be available on the market in the next two years
with most openings expected in 2025 (40% in Milan)
which will not be sufficient to meet the growing demand
especially in the cities of Milan and Rome
where the number of mobile students exceeds 50,000 units
The interest shown by operators in Italian student housing remains high
and commitments in this sector are increasing
The Ripamonti project by Aparto will be followed in the coming years by other openings in Florence and Milan
and The Social Hub plans a second opening in Florence
to be followed by further new accommodation facilities in Rome
while Beyoo made its official entry into our country at the end of 2022 with an accommodation facility in Bologna
and at the beginning of 2023 with two new locations in Florence
Collegiate will inaugurate a new campus at Milano Bicocca
which inaugurated a project in Viale Suzzani in Milan and one in Novate Milanese
It should be emphasized that today the offer of PBSA (purpose-built student accommodation) is characterised by quality
and amenities that make it more competitive and attractive compared to traditional student housing
New residences are designed and built according to modern criteria of liveability
sustainability and containment of management costs
All buildings are equipped with gathering spaces such as dining halls
libraries and gyms that allow students to spend their free time on-site
socialising while simultaneously containing their expenses
