Golden holiday weekend awaits family golf fans. Seongnam Nam Seoul Country Club, where the 44th GS Caltex Maekyung Open will be held, will be transformed into a "golf theme park" this weekend. Various events prepared for the Golden Holiday on Children's Day welcome numerous family fans.
First of all, the instant autograph ball gift event, which debuted last year, will be held again this year. It is an opportunity for children's fans to leave special memories at the golf course. After the game, players submit their score cards, sign the golf ball immediately and present it as a gift to children.
The signed golf ball presentation event was well received not only by children's fans but also by participating players. On the 2nd, Cho Woo-young, Kim Hong-taek, Jung Chan-min, and Jazz Zsen Watananon (Thailand) gave golf balls to children's fans. In addition to the ball he prepared, some players were willing to sign hats and clothes brought by children's fans and actively served as fans while taking pictures.
On the 3rd and 4th of the weekend, the Kids Zone in the grass square between the entrance of the clubhouse and the Teasing Ground in Hall 1 waits for family fans. The Kids Zone distributes sweet cotton candy to children's fans who visit the golf course and presents colorful balloons. You can also draw pictures under the guidance of a professional teacher and make them into pin badges. GS Caltex Maekyung Open Photo Zone is also set up, allowing the whole family to leave memories.
Food, the specialty of the GS Caltex Maekyung Open, is also indispensable. Every time the GS Caltex Maekyung Open was held since 1986, charcoal bulgogi lunch boxes, which have been popular as a specialty of the South Seoul CC, were prepared in the third and fourth rounds this year. The taste and aroma of bulgogi cooked over charcoal spread around the course, leading the gallery's steps.
Tickets for the competition cost 20,000 won. But there are also free opportunities. You can take a "free entry QR code" attached to Maeil Business Newspaper or online articles or shuttle bus parking lot. When you take a Mail Business QR code, it automatically goes to the login screen of the Mail Business website. If you are a member of GS Caltex's "Energy Plus App," you can get free entry for up to one companion through the event page by taking an Energy Plus QR code.

have the city to thank: The pairs are the first to marry after meeting at mass blind-dating events hosted by the government to help boost the country’s falling birth rate
Called Solomon’s Choice (a play on the words solo and man), the program gathered more than 400 young singles across five rounds of events last year, with Mayor Shin Sang-jin playing matchmaker at times. “Solomon’s Choice is centered around creating opportunities for young people to meet,” Shin said at the Bloomberg CityLab 2024 conference in Mexico City
organized by Bloomberg Philanthropies with the Aspen Institute
It is expected that the reconstruction and maintenance of detached houses will be easier in Bundang
Seongnam City announced on the 2nd that it has partially changed its district unit plan per minute through the recent "Notification of Determination (Change) of Seongnam City Management Plan" and significantly eased building regulations on single-family housing sites
In line with the enforcement of the "Special Act on the Improvement and Support of Old Planning Cities," this measure is intended to induce old single-family housing sites to be built and renovated voluntarily
which has been mainly carried out in apartment complexes
is expected to spread to single-family housing sites
The changed district unit plan contains various deregulation measures that residents can feel
The main contents include △ permitting land merger and joint development △ permitting multi-family housing construction (excluding conversion to building ledger) △ The maximum number of households will be expanded to 5 → 6 households △ 50% → 60% relaxation △ less than 150% volume ratio → less than 160% volume ratio (up to 200% when incentives are applied) △ 3rd floor of buildings → 4th floor
residents of detached houses in Bundang will be able to autonomously choose redevelopment through individual maintenance or consensus among residents."
the city designated five blocks in Bundang
where administrative procedures are underway to designate special maintenance planned areas
as "restricted areas for development activities."
This is a measure to prevent side effects such as the influx of speculative forces and splitting the right to sell multi-family housing
activities such as new construction of buildings

At the construction site of Jung1 district in Seongnam-si
union members of the National Construction Workers' Union under the Korean Confederation of Trade Unions have been protesting at dawn for more than a month
△Expanding the hiring of union members △ It is reported that they are demanding a change of employment method from 'team-level' employment to 'individual employment'
you allocate the quantity to the team and pay wages based on performance
you are asking for a daily wage regardless of performance."
Active lawmakers are also joining the labor union protest in the election season
Yoon Jong-oh of the Progressive Party visited the site on the 3rd and held a meeting with officials from the original contractor and subcontractors
"There are many maintenance sites scheduled in the future in Seongnam's old city center," adding
"In order to build a favorable game for the union at each construction site in the future
they are protesting at the initial construction site and strongly demanding the requirements."
According to the construction industry on the 23rd
the main background of the recent resumption of construction union protests across the country is the demand for more union members
Although illegal activities such as unfair receipt of money and goods do not occur as in the past
field officials say that illegal activities that have been prevalent in the past can occur at any time depending on the results of the future presidential election
The construction union has become active again because the Yoon administration's main policy
"normalization of construction sites," has lost power since the dismissal of former President Yoon Suk Yeol
the government launched a massive on-site crackdown on the construction union
citing the principle of strict punishment to root out various illegal activities
4,829 people were booked as a result of the crackdown on illegal activities at construction sites
The number of union members caught in illegal activities was also handed over to trial and convicted
Judge Seo Jin-won of the Changwon District Court's Criminal Chamber 6 recently sentenced a construction union official accused of forcing him to hire labor union members to April in prison
Judge Song Sun-yang of the Daejeon District Court sentenced him to October imprisonment and two years of probation for suspending the operation of Tower Crane when a tower crane pilot belonging to a union other than his union member was hired
unfair demands are emerging from the scene
taking advantage of the weakening of the policy driving force
Another problem is that the "war on building violence" relied only on administrative power such as police and failed to advance to systemization through legalization
The government has announced that it will legislate five major bills that institutionalize the reporting of illegal activities and sanctions for unfair money and goods to eradicate illegal activities at construction sites
"All five bills to normalize the construction site are pending in the National Assembly," but the law has been canceled at a time when the government's power has virtually lost its power due to former President Yoon's dismissal
the intensity of the on-site crackdown will weaken
and there is a great concern that illegal activities can resume at any time
An official from a large construction company said
"The government has reduced its demand for unfair money and goods such as monthly fees through extensive policy efforts
but we believe that the atmosphere can change at any time depending on the results of the future presidential election."
The overall slowdown in the construction industry and the decrease in construction jobs are also cited as the reason for the resumption of union activities
According to the Statistics Korea's employment trend for March
the number of employed people in the construction industry in March was 1.93 million
down 8.7 percent from the same month a year earlier
The number of employed in the construction industry has continued to decline for 11 consecutive months since May last year
"As the number of jobs in the construction industry decreases
the construction union is gradually raising its voice at the site to secure jobs for union members," adding
"Construction companies are also in danger due to the sluggish construction economy
If illegal activities at construction sites resume
the final damage will inevitably result in general consumers
This is because unfair payment of money and goods and air delays caused by unfair activities eventually lead to an increase in construction costs and cause an increase in the sale price
a professor of real estate at Sogang University Graduate School
"The illegal and expedient actions of the construction union can raise construction costs and reduce construction quality by hindering fair competition."
A fire broke out in a complex commercial building with five basement floors and eight ground floors in Yatap-dong
they received a 119 report that a fire broke out in the kitchen of the restaurant located on the first floor of the building
The fire authorities issued the second stage of response at 4:43 p.m
and are extinguishing it out for fear of multiple casualties
The second stage of response is an alert order that mobilizes 51 to 80 equipment from 8 to 14 fire stations
no confirmed casualties have been reported
Fire authorities plan to investigate the details of the fire as soon as the fire is contained
Complexes designated as leading districts are suffering from internal strife due to the issue of additional contributions and residents' disagreements due to integrated reconstruction
This is in contrast to the fact that the eliminated complexes of the first new city reconstruction leading districts
According to the maintenance industry on the 19th
ahead of the designation of the second project site
a series of announcements of the basic maintenance plan
which includes the direction of reconstruction and maintenance of each new city
the government announced the basic plan in December last year by Bucheon Jung-dong and Bucheon Sanbon
Anyang City confirmed the "2035 Basic Plan for Anyang Old Plan City Improvement" for the reconstruction project of Pyeongchon New Town
Ilsan is currently preparing to deliberate by the Urban Planning Committee on the basic plan for maintenance
and Bundang plans to finalize and announce the basic plan at the end of next month after related procedures
Many experts say that even if the government is replaced according to the results of the early presidential election
the first new city maintenance project is likely to continue without interruption
the Democratic Party of Korea pledged to raise the floor area ratio of the first new city and ease regulations in the 2022 presidential election
and the current special law on the reorganization of old planning cities was also enacted after agreement between the ruling and opposition parties
it is not known whether the first new city project will proceed smoothly in the future
there are growing concerns about the "curse of the winner" in the leading district
This is because construction costs have increased significantly as the leading district designated complexes "all-in" on the additional items offered by the city due to overheated competition at the time
and additional contributions have become inevitable
The preparation committee for reconstruction of leading districts such as Saetbyeol Village
and Magnolia Village in Bundang recently met with Seongnam City and demanded that the business conditions be relaxed to reduce additional contributions
These complexes chose to provide additional public contributions (5 percent of the site area
the best grade construction of long-lived houses (3 points)
and 12% of the total number of households (2 points) as migrant houses in order to receive high scores in the leading district competition
it is estimated that construction costs could surge
increasing the additional contribution per household to up to 500 million won to 700 million won
Residents of the leading district are currently demanding Seongnam City reduce the collective amount of public contributions and provide floor area ratio incentives for long-lived houses and zero-energy green buildings
The calculation is that if floor area ratio incentives are received in long-lived houses and zero-energy buildings
such as reconstruction under the General Urban and Residential Environment Improvement Act
the number of general households can be increased and additional contributions can be reduced
the government and Seongnam-si say that it is impossible to increase the floor area ratio of the concept of additional incentives because it is a project under the Special Act
the basic floor area ratio was set in consideration of infrastructure
and public contributions increased to raise the floor area ratio
Seongnam City decided to devise a plan to lower construction costs to secure business feasibility
It is a method such as lowering the long-lived housing rating or reducing the criteria for securing migrant housing
which was 12% of the total number of households
to 12% of the growing number of households through reconstruction
As the new city maintenance project is carried out in an integrated reconstruction method
conflicts among residents are also growing in Bundang and Pyeongchon due to interests in each complex
Yangji Village in Bundang is currently demanding "rebuilding in place" where Kumho Complex 1 near Sunae Station and Cheonggu Apartment near Chorim Elementary School remain unchanged even after reconstruction
officials in the maintenance industry predict that the reconstruction will be delayed due to its own conflicts or business problems in the future
Infrastructure and Transport and five local governments in the first new city plan to announce the method of selecting the second business district in June
At the time of the announcement of the leading district in November last year
we will introduce the concept of sequential maintenance in the basic maintenance plan for each new city and review the method of approving reconstruction within the annual maintenance volume in a residents' proposal without public offering."
The decision is based on the judgment that side effects and fatigue caused by excessive overheating competition during the public offering process are high
the business method and size are expected to vary by local government

The plan to establish the first new city migration plan has been creaking from the beginning as Seongnam City announced its position to cancel the designation of the site near the central library (621 Yatap-dong
which was officially announced by the government as a relocation complex for the first new city
Seongnam City officially requested the Ministry of Land
Infrastructure and Transport to cancel the plan to build a reconstruction complex in Yatap-dong
Infrastructure and Transport said on the 19th that it will create a migration complex with a total of 1,500 households by 2029 on the 30,000-square-meter site
The land has been designated as a land transaction permit zone for two years from the 23rd to December 22
"We requested the cancellation of the plan announced by the Ministry of Land
Infrastructure and Transport without prior consultation on all conditions
including the size of the housing supply," adding
"We cannot accept plans that damage residents."
At a government briefing on the first new city held in Bundang on the 23rd
residents reportedly expressed their opposition to officials from the Ministry of Land
The 1,500 households announced by the Ministry of Land
Infrastructure and Transport are overcrowded
raising concerns about intensifying traffic congestion in the Yatap-dong area
"The housing supply plan in Yatap-dong should be reviewed as the lack of specific plans could add to the confusion of residents."
Seongnam City is understood to have officially requested the Ministry of Land
Infrastructure and Transport to cancel some apartment complexes in Yatap-dong and Imae-dong after residents expressed their opposition even while setting up an emergency committee
Infrastructure and Transport clarified its position that it will proceed as scheduled
"We have already decided on the site of Yatap-dong after consulting with Seongnam City in November
and Seongnam City has even applied to designate the area as a land transaction permit zone at the end of November."
The site was designated as a land transaction permit area by Gyeonggi-do Province on the 18th
"It seems that residents think of apartments to be built on the site as rental complexes," and stressed
"The government's plan is to complete the construction of the complex by 2029
use it as a residential house for migration
Infrastructure and Transport plans to continue consulting with Seongnam City and residents and fully reflect the results of various deliberations such as traffic impact assessment
the entire supply of the first new city's migration complex was predicted to be higher than demand by 2031
but it was analyzed that supply was insufficient at a certain time only in Bundang
8,600 households can be supplied in Bundang
while 12,700 households are in demand for migration
the government decided to provide a total of 7,700 residential houses
including 1,500 Yatap-dong land and 2,200 through a project to improve industrial areas in Gunpo City
more than 100 delivery robots called "Rookie" are on duty every afternoon
It is a system in which robots bring the items ordered by employees to their seats
walks from the second floor to the 27th floor in a robot-only elevator (Roboport) and delivers "chuck" to the employee's seat
Naver is using 1784 as a huge technology 'test bed' beyond its simple office building
Naver's robots are getting smarter every day here
The company's next goal is to allow robots to freely perform a variety of tasks
The 'HQ' is evolving around the tech industry
Smart buildings with state-of-the-art technology are fundamental
and there is a trend that is used as a "marketing tool" to express the culture and identity of the company and sell technology
While recruiting excellent talent in artificial intelligence (AI) and other areas has emerged as a key key to corporate survival
the "working space" has emerged as a gauge of employee welfare and the best "recruitment manager."
the company building was simply a place where people gathered to work
but now it has become a face that shows the company itself
we'll be interviewing experts from Cushman & Wakefield
to discuss the evolving "state-of-the-art office building" trend with technology
"1784," serves as the vanguard of Naver's overseas technology exports
1784 played a significant role in the background of Naver's success in exporting advanced information and communication technologies (ICTs) such as artificial intelligence (AI) digital twins
and robotics in Saudi Arabia and the Middle East
Minister of Autonomous Administration and Housing Majed al-Hogail was the first major Saudi government official to visit 1784
Then the Minister of Communication and Information Technology
the Director of Data Artificial Intelligence
They were very impressed by Naver's cutting-edge technology implemented in 1784
It is a well-known anecdote that when Saudi government officials visited Naver
including Seon Ju Chae's foreign and ESG policy representatives
Several technical collaborations have gone smoothly since the visit of key positions
which is preparing for future smart cities such as Neom City
is working with Naver to build a digital twin platform for major Saudi cities
is the world's first robot-friendly building built with the concept of 'Tech Convergence Building'
In order to reveal the characteristics of 'the value of experimentation and challenge'
which was conceived at the address 178-4 Jeongja-dong in the early days of construction
CEO Seon Ju Chae and Naver Labs CEO Seok Sang-ok
who served as conductors from the beginning of the 1784 project
and Lee Hae-jin's GIO responded to them and became a reality
it is characterized by a combination of all prior technologies researched and accumulated by Naver
Naver describes 1784 as "Naver's future growth engine and a huge technology test bed that will create new innovations."
It is a concept in which various advanced technologies such as AI
and autonomous driving are continuously fused in space
they helped executives and employees with their work
and new innovation services were created in these attempts
A representative example is the 'rookie' that goes around the building
'Rookie' is a brainless robot based on cloud
It was developed based on Naver Labs' autonomous robot platform (AROUND)
Rookie provides various services to executives and employees within the 1784 space
produces the entire 1784 space with precise digital twin data and updates it regularly
This digital twin data is uploaded to the NAVER Cloud Platform and used in the positioning and path planning of robots using Naver Labs' positioning technology
As 1784 was built as a robot-friendly building
robot-specific infrastructure can be seen throughout the building from design
The cloud-based multi-robot intelligence system ARC (AI
which maximizes the performance of ARC and robots by minimizing communication delay between cloud and robots
which acts as the "brain" of all robots in 1784
is a cloud-based multi-robot intelligence system
It is also a system that commercialized "brainless robot" technology that allows the cloud to perform computing power corresponding to the robot's brain instead
This not only allows us to efficiently control the numerous robots in 1784 but also to update data and algorithms from time to time
so we can make all of them smart at the same time
which is responsible for controlling robots and infrastructure
which is responsible for positioning and moving robots
all of which are developed based on NAVER Cloud Platform
is an infrastructure that only exists in 1784
Smooth vertical movement is an important task for robot services in cities where high-rise buildings are concentrated
RoboPort is a circular structure that runs from the second basement floor to the roof
maximizing the vertical movement speed and efficiency of robots
Naver will also introduce an "AI conference room" in 1784
It is linked to Clova's service Clova Note
which puts the AI speaker Clova Clock in the conference room and texts the recorded content
all participants will share the minutes organized as 'Clova Note'
Staff affiliated clinics located in 1784 are also trying to simplify inconveniences in existing hospitals with AI
Naver plans to continue the success model confirmed in 1784 in data centers and others
The idea is to advance technology by injecting robots and autonomous vehicles into the data center 'Gak' Sejong
Robots will be deployed to Sejong Data Center
and autonomous shuttle buses will be operated between Dong and Dong to reduce the movement of workers
It's expanding the experimental area from the building to the factory
Naver has also started a business to commercialize and sell technology and know-how accumulated in 1784
NAVER Cloud and Naver Labs signed a memorandum of understanding (MOU) with Igis Asset Management and Samwoo General Architects Office to jointly develop a technology convergence spatial platform
they plan to turn the Taepyeongro Building in Seoul
Big tech companies such as Apple and Google have already built state-of-the-art headquarters
It's the work of building an "empire castle" where high-tech is concentrated
the trend of advocating eco-friendliness is noticeable
As the end of the era of low electricity prices is foreshadowed
energy innovation is taking place with cutting-edge technology
which resembles the appearance of a super-large gym
The entire space is 102,193 square meters (about 39,913 pyeong) wide
Google first announced its plan to build a new headquarters in 2013
but it started construction in 2017 and completed it in 2022
It's called the Dragon Scale architectural technique because the entire building is like being covered in 'dragon scale'
Google's new headquarters is vast enough to accommodate 2,000 to 4,500 employees in normal times
but 90% of the electricity it uses is self-produced
Solar panels and wind power outside the building are used to cover electricity used in the office building themselves
A project to maximize energy efficiency with AI technology developed by Google was also promoted
state-of-the-art "Apple Park" in Cupertino
California in 2017 under the will of its late founder Steve Jobs
We built this new 6 trillion won building in just 25 months
Nvidia completed its new building "Voyger," modeled after the movie "Star Trek" spacecraft
Solar panels were installed throughout the ceiling of the building
which is 70,000 square meters wide (about 21,175 pyeong)
Amazon built a new 22-story building in Arlington
This building is characterized by a contract with a nearby solar power plant that uses 100% renewable energy
Tesla is streamlining plant energy by covering the roof of its Gigafactory with solar panels
Tesla's Gigafactory is a key hub that will serve as a huge test bed for Tesla's autonomous and robotic technologies
What big tech offices such as Google and Apple's Nvidia offices have in common is that they have a high possibility of expansion because there is no wall
It can bring thousands of employees together in one place
which naturally enhances community functions
Google's drag scale had three main characteristics
That's the flexibility to adjust your seats to your team's needs
the scalability to accommodate 2,000 to 4,500 people
and the diversity to meet the needs of multiple teams
but also domestic tech companies are thinking about how to make the hearts of employees who come to the office beat
and the appearance of the office has changed significantly
"The recent trend of IT companies is to increase space for creative roles as well as routine tasks," a tech industry official said
"It aims not only to increase productivity
but also to increase employee motivation and pride."
Another reason why companies are preparing new offices or remodeling existing offices is to secure space due to business expansion
There is also a growing demand for non-business spaces that can increase work efficiency
Krafton and NCsoft are preparing to build new headquarters
"office location" has also become an important factor in recruiting key talents
a generative artificial intelligence (AI) service company
moved its office building near Gangnam Station from Seocho-gu
The rent per pyeong (3.3㎡) of officetels near Gangnam Station is higher than that of Seocho-gu
it is explained that AI engineers have moved offices to attract investment and prefer Gangnam
the number of employees increased from 70 to 120
which is optimized for developer and investor networking."
it is noticeable that 'AI Valley' has been formed around Gangnam
The rise of Gangnam as an AI cradle is a phenomenon that occurs because information technology (IT) talents prefer Gangnam
There was even a saying that "According to AI engineers
there has been a widespread perception that they need to set up a base where they want to catch excellent talent
and the relocation of Gangnam is accelerating
including domestic AI startups and mid-sized companies
in collaboration with the Korea Artificial Intelligence Association last year and found that a total of 108 companies (15.25%) were headquartered in Gangnam-gu
which has reached its "second heyday" due to the AI boom
has begun to be used as a name for the Gangnam area (GBD)
which extends beyond Teheran-ro connecting Samsung Station and Gangnam Station to Yangjae
Developers cite high salaries and career growth as the most important factors in the workplace
Gangnam is considered the best place in that regard
There are several coffee shops called "Seongji" in the area of Gangnam Station
The so-called "Coffee Chat," an information-type meeting where people exchange curious industry and corporate information while drinking coffee
studies and conferences for job turnover and career are also actively held
young employees tend to view office location as a 'welfare' factor
Companies that work from home while commuting to and from offices in the Gangnam area are gaining popularity
companies with relatively headquarters on the outskirts are actively trying to decorate their office buildings with more attractive spaces to offset all of this
Cushman & Wakefield is a global commercial real estate service company with about 52,000 professionals in 400 branches in 60 countries around the world

Gangwon Province (Hill State Sokcho Central) and Gyeongsangbuk-do Province (Middle Mountain Xi) have the lowest annual income in the provinces
with annual income of 7.344 million won and 7.651 million won
The monthly consumption level of rich people in the provinces was slightly lower than that of Seoul's core areas
which spend more than 20 million won a month
Daegu Doosan We've the Zenith had the highest monthly card consumption of 17.75 million won
Haeundae El City The Shop in Busan (16.07 million won)
Okdong Hanshin Hu Plus in Ulsan (11.75 million won)
and Cheongju Shinyoungji Well City (10.82 million won) exceeded 10 million won in monthly expenditures
it is noteworthy that the proportion of real owners is higher than that of rich villages in Seoul
The proportion of real owners of Suwan Kolon Skychae in Gwangsan-gu

A BMW X3 gasoline vehicle caught fire at 9:38 a.m
The driver of the vehicle was immediately evacuated and was not injured
Fire authorities completed the extinguishment in about 10 minutes
Fire authorities are investigating the fire based on the driver's statement that the fire started when the engine was turned off while waiting for the signal and smoke was generated from the bonnet
a complex shopping complex with five basement floors and eight ground floors in Yatap-dong
and more than 300 people were rescued or evacuated themselves
The fire started in the kitchen of the restaurant located on the first floor of the building
and it was estimated that the combustion was expanded through an exhaust duct
Fire authorities began extinguishing the fire by mobilizing 84 equipment and 268 personnel
about an hour and 10 minutes after the fire broke out
fire authorities are searching the interior of the building additionally while maintaining the first stage of response
This is to find the isolated and injured who may have been searched four times earlier
Fire authorities said they have rescued more than 240 people so far
and more than 70 have evacuated themselves
but all were classified as minor due to simple smoke inhalation
As the fire authorities are still searching
the final amount of damage is expected to be known later
A police official who went to the scene said
"The rescued people are injured such as smoke inhalation
and no one has been seriously injured so far
I think the building manager took good measures in an emergency situation
such as inducing people to evacuate to the basement."
The National Archives of Korea in Sujeong-gu
The researcher in a white gown holds a thin brush and applies a special solution to the paper
He continues to work nonstop even though he is blinded by the light shining under the desk
When you turn over a paper document of high historical value one by one
you are more careful than dealing with a baby
Their dependence on restoration and reproduction ranges from the Annals of King Taejong during the Joseon Dynasty to a map of the Gyeongui Line drawn by Japan in Japanese colonial era to the operational routes of the 6th Division during the Korean War
the Islamic scriptures 'The Koran' from Pakistan were particularly devoted to this year
which was held by the Pakistan Archaeological Museum Bureau
is about 180 pages long and is believed to be a 19th-century manuscript
and there were more than one or two places that were torn
the National Archives provided conservation and restoration technology support to Pakistan as part of the Official Development Assistance (ODA) project
and after seeing Korea's amazing technology
Pakistan has requested that the Koran be restored," said Ko Yeon-seok
the only institution in Korea specializing in record restoration
accepted Pakistan's request and began restoration from January to August this year
so there was no problem in restoring it to Korean paper
the Korean paper was dyed with a solution extracted from the alder fruit and the invisible letters were reproduced again using the image comparison detector (VSC)
The heavily damaged cover was made by directly obtaining cowhide and processing it into the properties of the original
but the restored Koran was a record of how the Islamic community changed and maintained its identity between modern and traditional times," Koh said
"It was a more valuable work because there were not many such manuscripts left in Pakistan."
The restoration techniques of the National Archives have shone in many places
which had been buried in Pearl for three years
was restored for nine months and delivered to the National Forensic Service
and two volumes were restored and reproduced this year at a cost of about 100 million won
which was mainly restored in Japanese style
borrowed the hands of the National Archives to restore Korean folding screens
It is also in charge of restoration processing and technical support for damaged important records held by the public and private sectors at home and abroad
8,632 important records from 72 institutions were restored and reproduced
and An Jung-geun's blood letter postcards are representative
due to the nature of restoration and reproduction work
and only 5% of the 514 total 32,030 copies applied since 2022
it has operated a digitalization support center to preserve 1,238 items from 35 organizations
There are evidence of the Ministry of National Defense's closed-door cases
including Son Ki-jung's film and Noh Geun-ri
The National Archives has 130 books in four preservation facilities
so you can guess the huge size of the facility
there are various types of preserved items such as national seals and medals as well as the Annals of the Joseon Dynasty
The amount of records being preserved is about 7.4 million iron (as of the end of June this year)
and if the first season is about 100 pages
The National Archives of Korea digitized about 1.2 million iron over the 27 years from 1997
there is still a long way to go in terms of securing data
which is the most basic of the artificial intelligence era
It is expected to take about 47 years to digitize 2.4 million important records that are historically valuable and highly useful to the public
This is because not only cloning must be accompanied by a restoration process
but also high-quality guidelines must be followed to maintain the quality of replication comparable to the original level
It is also strengthening its usability by converting digitized document images into AI-readable records using optical character recognition technology
"The primary task is to preserve and manage valuable records without missing them
and the second goal is to have a system that the people can utilize."
The National Archives of Korea introduced the "Record Integration Service Platform" to central administrative agencies this year to fundamentally resolve risks such as data errors
Since there is no need to copy electronic records one by one using cloud technology
the transfer time of electronic records has been shortened
and the search time has been greatly reduced from 11.6 seconds to 0.71 seconds through integrated search
public satisfaction was increased by providing records search and reading services through the National Records Portal
"We need data when the artificial intelligence era arrives
but digitalization of paper records is needed more than anything else and it is homework in the future," adding
"We will realize the people's right to know by expanding the disclosure of the collection and contribute to the spread of record information services and record culture using the collection."
A total of 13 districts and 36,000 households were selected to be reconstructed first in the first new city
Infrastructure and Transport announced the results of the selection of the first new city maintenance leading district
In terms of apartments in the first new city
there are three places per minute (19,948 households)
three places in Pyeongchon (5,460 households)
two places in the Middle East (5,957) and two places in Sanbon (4,620 households)
chose three apartment districts as the leading district in Bundang
It is the Saetbyeol Village area (Dongseong
a total of 10,948 households will be the first to rebuild
one area of the villa complex was also selected as a separate maintenance volume
Magnolia Village Villa Complex has 1,107 households
Including the volume of villa reconstruction
a total of 12,055 households were selected in Bundang
Seongnam City announced that it will support and manage the villa complex
at a level comparable to that of the leading district
Goyang City has also designated three apartment districts as Ilsan's leading district
one additional area of the villa complex was selected as a separate quantity
It is the second and third complexes of Jeongbal Village
a total of 4,174 households in Ilsan will begin reorganization
Anyang City selected three apartment districts (5460 households) as the leading district of Pyeongchon
and Hyundai districts (1750 households) in Dream Village
and Daewoo Hanyang districts (2334 households) in Sam Village
and Geonyeong 3 districts (1376 households) in Dream Village
Bucheon City has selected two apartment districts (5957 households) as the leading district in the Middle East
The targets include Vandal Village A (Samik
Gunpo City has also designated two apartment districts (4,620 households) as Sanbon Leading District
The main characters are the areas of Jai Lilies
and Sanbon Jugong Complex 11 (2758 households)
villa complexes were not included as additional supplies in Pyeongchon
Infrastructure and Transport plans to establish a special maintenance plan for the selected leading districts next year
In order to successfully promote the project
measures such as customized financial support have also been implemented
A representative example is to create a future city fund worth 12 trillion won to support the initial project cost of the maintenance project in 2026
it will consider approving it within the annual maintenance volume in a resident proposal method without a public offering of a leading district
The goal is to set up a maintenance plan for 300,000 households over the next 10 years
Infrastructure and Transport Park Sang-woo said
"We have completed the selection of the first new city maintenance zone today and are carrying out our promises with the people without a hitch
we will announce migration measures such as idle land development and permanent rental housing circulation improvement and wide-area transportation improvement measures."
will be reconstructed by applying a standard floor area ratio of 315%
59,000 additional households will be supplied to Seongnam
Seongnam City unveiled the "Basic Plan for the Maintenance of Bundang New Town" on the 10th
It will receive opinions from residents and local councils by the 10th of next month and follow-up procedures
Seongnam City proposed a standard floor area ratio of 315% for Bundang in its basic plan
the standard floor area ratio is an appropriate development density
apartments with a large number of middle and high floors around the 15th floor have set a standard floor area ratio of 326%
250% of row villas and detached houses with many lower floors under five floors were applied
Bundang's average floor area ratio is 174%
with about 96,000 households (230,000 people)
If the floor area ratio increases through reconstruction
Bundang is expected to be reborn as a city with 155,000 households (350,000 people)
an additional 59,000 households (120,000 people) will be added
Seongnam City will select 8,000 households (1 to 2 districts) as the leading districts this year among 96,000 planned special maintenance areas
will be designated as special maintenance areas every year
The plan is to steadily maintain a certain amount of supplies every year
The main vision was set as 'Bundang New Town
which is taking off again.' I also set three goals to realize my vision
△Creating a city of high-tech and innovation (Creating a special city for the 4th industry) △Specialized city (Building a special strategy for the station area) △Creating a city for generational coexistence (Creating a continuing residential city)
Seongnam City will divide major functions by station area to foster industries by base area
the area of the Ori Station station station area on the Suin Bundang Line will be designated as a special maintenance area (central district maintenance type) and will be created as a growth base that combines high-tech industries and high-tech technologies
the self-sufficiency function is strengthened in order not to become a bed town lined with apartment complexes
The Yatap Station station area will play a role in linking Pangyo Techno Valley and Yatap R&D Valley
while Pangyo Station and Seongnam Station will be fostered as transfer bases in the metropolitan area
Seongnam City is determined to establish demand-based transportation measures against traffic congestion that is feared as 59,000 households increase
Measures to mitigate congestion will be prepared in consideration of the level of congestion for each wide-area transportation axis
Infrastructure and Transport will also support Seongnam City to reflect the results of the research service currently being promoted in the higher plan
Infrastructure and Transport's urban improvement planning team
"The basic plan for the new city in Bundang was unveiled last month following the new cities in the Middle East
Infrastructure and Transport will actively provide government-level support such as wide-area transportation and financial support." "We will establish a basic plan for the first new city
and proceed with the schedule for the public offering of the leading district as scheduled," he said

Infrastructure and Transport," constituted a crime of publicizing false information
saying that "I did not know Kim Moon-ki" does not constitute an act of publication
who had been under investigation by the prosecution as a reference in connection with the suspicion of preferential development and lobbying in Daejang-dong
was found dead at the Seongnam Provincial Government Office in Bundang-gu
Kim participated as a judge in the selection process of private businesses for development in Daejang-dong in 2015
It was when Lee Jae-myung was serving as Seongnam Mayor
The 'reconstruction craze' is blowing in the first new city
This is because the government has even created a special law for the first new city (special law for old-age planning cities) and supported reorganization
The first new city means Gyeonggi-do ▲ Seongnam-si Bundang ▲ Ilsan ▲ Anyang-si Pyeongchon ▲ Bucheon-si Jung-dong ▲ Gunpo-si
when the housing shortage in the metropolitan area was severe
the government developed these five places
there are currently 392,000 households (954,000 people) in five cities
it is ambiguous to call it a 'new town' now that it has been a long time
There are so many old apartments that have filled the reconstruction period
It has established a large framework of development guidelines according to the special law
the goal is to make five cities home to 537,000 households (1,242,000 people)
there will also be a list of apartments that will be the first to begin reconstruction in the first new city
let's take a look at the development plan in advance
Let's look at the basic plan for Bundang's maintenance announced by Seongnam City
The development vision is 'Bundang New Town Leap Again'
▲4th industrial special city ▲Strategic city specialized in the station area ▲ City for generational coexistence
the duck station area will be turned into a growth base with high-tech industries
Pangyo Station and Seongnam Station are planned to become a transfer base in the metropolitan area
The appropriate development density (reference area ratio) was suggested as 315%
The floor area ratio is simply how much space can be used
If the floor area ratio rises to 315% through reconstruction
Bundang will be transformed into a city with 155,000 households (350,000 people)
This means an additional 59,000 households (120,000 people)
Seongnam City will pick the 'leading district' that will be the first to start the reconstruction in November
47 old complexes (59,000 households) in Bundang threw their hat in the ring last month
only at least 8,000 households and up to 12,000 households can be the leading district
it's too early to be disappointed just because it's falling
This is because Seongnam City announced that it will constantly maintain a certain amount of supplies every year
Goyang City has set Ilsan's development vision as a "vibrant and lively park city." We also set five specific goals
▲Green park city with a sense of vitality ▲Transportation city with convenience ▲Enerving self-sufficient city ▲Environmental city with a pleasant settlement ▲It is a good welfare and culture city to live in
The reason why the park city is at the forefront is because Ilsan has a large park area among the metropolitan areas
The area of the city park per Ilsan resident is about 10.8㎡
This is much larger than the metropolitan area (8.6 square meters per person) and Seoul (4.6 square meters per person)
Goyang City is in a position to improve the old complex well in consideration of Ilsan Lake Park and Cultural Park
The standard area ratio is set at 300% for apartments and 360% for residential and commercial complexes
with about 104,000 households (240,000 people) living there
Ilsan will be transformed into a city where 131,000 households (300,000 people) live
There are 27,000 more households (60,000 people) than before
Goyang City will also announce its leading district in Ilsan next month
including Gangchon Village and Baekma Village
only at least 6,000 to up to 9,000 households will be designated as leading districts
This is the development vision of Anyang City
We plan to grow a knowledge industry-based cluster around the site of the relocation of Anyang City Hall
We plan to promote complex development around the station area and increase the introduction of autonomous buses
It is connected to the park axis in the north-south direction to expand the green space
the average floor area ratio of Pyeongchon is 204%
with about 51,000 households (130,000 people)
The standard floor area ratio for future reconstruction was introduced at 330%
it is estimated that the number of houses will increase by 18,000 (30,000 people)
Pyeongchon New Town will be transformed into a city with 69,000 households (160,000 people)
There are a total of 19 old complexes in Pyeongchon
a total of nine (18,000 households) are competing to be selected as the leading district
the selection size is from a minimum of 4000 to a maximum of 6000 households
The development vision of the Middle East created by Bucheon City is 'Middle East that contains the novelty of resembling the future'
▲Zero energy city ▲Top education and residential city ▲ Future change response city ▲ Culture and art city
We plan to create complex art and exhibition halls
The standard floor area ratio in the Middle East is suggested to be 350%
This is because the average floor area ratio is currently 216%
If the floor area ratio is increased and reconstructed in the future
the number of houses in the Middle East will increase by 24,000 (40,000) from 58,000 (140,000) to 82,000 (180,000)
including Mirinae Village and Vandal Village
participated in the competition for the leading district
This is 6.6 times more than the selected 4,000 to 6,000 households
It will be decided which old complex will start rebuilding next month
which is reinvented by the expansion of quality residential space and self-sufficient infrastructure." ▲The specific goal is to create a life-oriented N-bundle city ▲ a self-sufficient city for shared growth ▲ a smart mobility city ▲ a sustainable ecological city
The average floor area ratio of Sanbon is around 207%
The size of the house is 42,000 households (110,000 people)
Gunpo City proposed a standard floor area ratio of 330% to be considered when reconstructing
the number of houses in Sanbon is expected to increase to 58,000 (140,000)
Nine out of 13 old complexes (20,000 households) in Sanbon applied for a leading district contest
Toegye 1st and 2nd and Yulgok Jugong apartments
and Sanbon Jugong apartments are promoting integrated reconstruction
only at least 4,000 households and up to 6,000 households will start reconstruction first
Even after being elected as a leading district
there are many reconstruction steps to be taken
There are quite a few difficulties to overcome
such as conflicts among residents and higher construction costs
it will be difficult to increase the number of 392,000 households to 537,000
Infrastructure and Transport announced a measure to develop idle land in the first new city and use it as a migrant house for circulation maintenance
The National Assembly's Legislative Investigation Office pointed out in a research report on the "Problem of the Special Act on the Improvement of Old Planning Cities" that "securing vacation land can be difficult to discuss with existing land functions
and ownership subjects." There are also concerns about the reconstruction of permanent rental housing
which is considered another migration measure
It is predicted that the backlash from permanent rental housing residents will be significant
If 145,000 households (288,000 people) increase by 2035
there is also a question of whether infrastructure will hold out
Infrastructure and Transport and local governments are in a position to establish transportation measures for concerned traffic congestion
It is to come up with mitigation measures in consideration of the level of congestion for each wide-area transportation axis
POSCO E&C has secured the right to construct the reconstruction project of Seongnam Bank Jugong in Gyeonggi Province
POSCO E&C announced on the 17th that it was selected as the final construction company with the support of 1,333 out of a total of 1,834 members who voted at the general meeting of construction company selection held at Seongnam Indoor Gymnasium on the 16th
will be built with 3,198 households in 39 buildings with 6 basement floors and up to 30 floors above the ground
The total construction cost is about 1.3 trillion won
POSCO E&C proposed 'The Shop Master View' as just a name for the union
POSCO E&C also plans to raise 240 billion won of the union's business expenses interest-free to minimize the union's financial burden
Balcony options revenue and demolition by-product sales revenue are also attributed to the union
"We will repay our trust with Seongnam's best luxury residential complex by gathering all of our technologies and capabilities."
Naver's headquarters "1784," located in Bundang-gu
is a space where experiments are underway on future offices where people and robots coexist
Dozens of delivery robots called "Rookie" are on duty here every afternoon
it has become a routine for robots to bring items ordered by employees to their seats
walks from the 2nd to 27th floors of the ground in a robot-only elevator (Roboport) and delivers it to the employee's seat
Naver is considered to be the leading Korean company in the development of artificial intelligence (AI) models for robots
Naver's next goal in the field of robots is to allow robots to perform various tasks freely
even in a crowded and obstacle-laden general space
Naver is accumulating related technologies through 'Naver Labs Europe'
we are upgrading models that reinforce robot eyes as if humans recognize three dimensions with both eyes
Why this is important is the heart of this article
This week's <The Tech Wave> will focus on an interview with Martin Humenberger
director of the Institute at Naver Labs Europe
to see what efforts are being made in the tech industry to bring robots to the 'physical world'
interest in the robot market has been increasing in the AI frenzy
Some startups have attracted huge investments by releasing demonstration videos of LLM installed in hardware (robot)
the robotics academia and industry are drawing attention as they are skeptical about the idea of simply installing a large-scale language model (LLM) into a robot
In a situation where physical AI that helps robots actually understand the physical world has not been developed
which is the basis of various AI services such as ChatGPT
is clearly bringing a lot of innovation in the digital space
but its application in the real world requires a completely different level of technological progress
such as moving and touching and touching our bodies
It is pointed out that no matter how detailed the algorithm is
in a physical world where there is uncertainty
robots cannot be made like humans just by imitating human data
It also raises the question of whether LLM can be a "robotic brain." Language data used in generative AI is often organized in an easy-to-handle form
Picture data with a wider variety is learned through labeling tasks that people daily contrast with language
Experts point out that even if the language model created in this way is installed in the robot
it is only at the level of repeating what exists in the scenario
they have no choice but to be half humanoid
which looks like human beings but can't really do anything like human beings
there are endless variables to face in real life
and it is practically not easy to learn all that data
an AI model that understands physical reality beyond the imitation of the virtual world is needed
director of Naver Labs Europe Research Institute
"Generative AI is changing the world."But to be precise
When applying AI to the 'physical world' in which we live
it will bring innovation to the robot industry
Naver Labs Europe chose to strengthen the robot's 'eye'
Naver Labs Europe is developing and upgrading foundation models (FM) such as 'Croco'
which has already been installed and is being tested on Naver's robot Rookie
which is being developed by Naver Labs Europe
teaches the AI installed in the robot to understand the real world through images at different points in time corresponding to the same scene
This helps robots connected to the cloud to examine various obstacles and to recognize
and interact outside of a robot-specific space
It is a principle similar to how a person recognizes three dimensions with both eyes
Naver Labs explains that through learning and fine-tuning
robots can be used to develop adaptability to the complex physical world
many robots connected to the cloud can not only serve well in a specific space
but can also adapt to environmental changes and provide services well even if they go to other spaces
you can expect a big change in terms of interaction with people
humans are very complex objects of understanding
If robots can understand human behavior and intentions in various situations
it is expected that the way to provide robot services that can interact safely will be opened
The technology industry and academia are conducting research with the aim of transferring knowledge for robots to solve multiple problems through foundation models
1,000 robots will be able to perform 1000 different tasks in the complex real world in the future
It is also seen as a more realistic goal and plan than expected that a "humanoid" that thinks (思考) and acts like a human will emerge within a few years
Naver Labs' main research object is focused on the interface between AI and the physical world
The areas of focus are summarized as 'action' in which robots perform tasks in various environments
'vision' in which robots understand and perceive the environment
and 'interaction' between robots and humans
Naver's designation of the new building 1784 as a robot-friendly building was to make robots smarter and more versatile by using AI technology
it is said that strategic choices were needed to increase robot AI competitiveness in limited resources
Researchers at Naver Labs Europe made the big decision for 2021
All the research projects that have been carried out so far have been converted to a foundation model
The foundation model is pre-trained using a very vast dataset
Since it is a kind of semi-finished product
the researchers were strongly convinced that the foundation model would become a trend
but it was not an easy decision because it incurs a lot of conversion costs
Martin Humanberger is the Director of Science at Naver Labs Europe
France's largest AI lab located in Grenoble
He is in charge of developing ways for robots to understand their surroundings and interact with people using foundation models
I was impressed with his vision of making robots useful in everyday life for everyone
I would like to share with my readers the conversation I had with Major General Humenberger
-I'm curious about the vision of Naver Labs Europe
= Our vision is to make robots useful in everyday life
This is a big departure from what robots can do now because they are designed to operate for very specific purposes (such as tightening screws and bolts) in very limited environments (typically factories)
making the robot versatile in two aspects is key to increasing the commercial introduction of the robot
we want to make the robot work in an unrestrained environment
Naver Labs has focused on large spaces such as office buildings
It is impossible to predict all the conditions a robot encounters in such diverse environments
it must be programmed to respond to unexpected environments and conditions
they must be able to perform various tasks that are not for special purposes
predicting a user's long-tail needs is difficult
eliminating the need to program each single task individually
there may be as many tasks as the number of users
if I ask the robot to "organize the office desk," it might mean something different from someone else making the same request
robots should be able to perform requests that are not explicitly programmed to run
Q: What areas do you need to improve the most for the commercialization of AI robots
What role can the foundation model (FM) currently being developed play in the development of robots
it was considered impossible for robots to "handle the unexpected" in terms of their environment or tasks in the AI-related industry
Thanks to the development of research and development on foundation models
most of the research on how to make these foundation models useful in the physical world and robotics is focused on the problem of dealing with unexpected situations
There is still a long way to go before using everyday robots in earnest
but now I think I know how to go down that path
Q: What is the background of Naver Labs Europe's choice and focus on FM development
=DUST3R (the model currently being developed) is one of the strategic decisions made by Naver Labs Europe in 2021
when Naver Labs Europe decided to focus its research on a model known as the 'Foundation Model'
It is a large-scale neural model trained on vast amounts of data
it was already clear to Naver Labs that the foundation model will play an important role in the future
foundation model research was mainly focused on solving problems in the digital world
the world in which we live and where human-robot interactions take place
The foundation model is key to realizing our vision of 'a useful robot in everyday life'
=One of the key ideas was to develop a foundation model for 3D vision
there were already several foundation models that were good at 2D computer vision
such as image tagging and face recognition
but none efficiently solved 3D vision tasks
Creating digital twins and replicas of cities
or buildings is an example of this 3D vision work
A common solution to address these problems typically involves complex
special-purpose processing pipelines that extract specific geometric patterns
which do not actually 'understand' the contents of the image
I thought a promising way to go beyond what was possible until now is to create a foundation model that fully understands how the world looks in 3D
we can create a way to understand the three-dimensional world in a human way
rather than simply restoring the 3D structure at a few specific points in the image
If you ask a model like this to create a 3D replica of a room with more than one image
the model already understands that the room usually consists of four walls and the walls are flat
This knowledge can be applied to real pictures of the room to create a very realistic digital twin for physical space
-I'm curious about the characteristics of the latest model Duster (DUST3R)
The = DUST3R can provide almost any information that is usually extracted from an image in 3D vision tasks
Instead of relying on individual and costly processing steps
DUST3R typically provides all of these at once in much shorter time than is required for this
This is why we introduce DUST3R as a 'simple 3D computer vision'
I see it as the future of DUST3R to allow everyone to do 3D reconstruction
= We have already developed the next version of DUST3R
We have overcome two limitations of DUST3R
DUST3R can only reconstruct 3D up to scale
but it does not provide meter-wise 3D information
DUST3R is not designed for image matching purposes
This work is an important element for 3D vision systems
and consists of finding similarities between the two images
We also incorporated image matching into the training protocol of MASt3R
we removed scale invariance to provide 3D information in meters
MASt3R can do more accurately and robustly what DUST3R can do
Q: What do you think of the hottest humanoid in robots these days
= We agree that humanoid robots can play a major role in the future
Although Naver Labs Europe does not develop robots themselves
we believe our research can have an impact in this area
We are confident that we study not only foundation models for 3D vision
but also models that directly solve tasks for real robots such as autonomous driving and object manipulation in the real world
the focus is on applying them to scenarios already developed by Naver Labs
such as the robot of Naver's 1784 office building or Naver's recently opened second data center
Future cities need different types of robots
Naver Labs Europe is developing AI for general-purpose robots
- There is a fierce battle for AI and robot industry talent
Naver Labs Europe is serving as a forward base for recruiting great European talent
Is there a separate strategy to gain the upper hand in the competition for talent with Big Tech
= Competition for talent recruitment in the AI industry is fiercer than ever
And Naver Labs Europe is playing a key role in attracting AI talent to Naver
An important part of the recruitment strategy is the network of cooperation with academia
It has traditionally been very active in cooperation in this regard
This collaboration takes place in many forms
such as being a member of national AI initiatives such as the Multidisciplinary Institute in Artificial Intelligence (MIAI)
and the PaRis AI Research Institute (PRAIRIE)
or conducting one-on-one collaborations with academic partners across Europe
we are working on robot manipulation with Darmstadt University of Technology in Germany
information search and LLM with Sorbonne in Paris
and privacy 3D vision models with Czech University of Technology in Prague
we are gaining opportunities to discover young talent in the early stages
Another important aspect of our talent recruitment strategy is that we can provide interesting projects for our researchers and engineers
Scientists at Naver Labs Europe can come up with ideas for research projects directly
be part of a team developing breakthrough technologies
you can apply your research to real robots that operate in real-world environments
-Record is important for talented people these days
but they seem to see what meaningful work they are doing and how much they can grow
I think the best strategy for maintaining the best talent is to provide interesting projects for them to grow
And I think Naver Labs Europe is offering this
Researchers and engineers are getting the opportunity to solve some of the most challenging problems in science
And they know that if this project is successful
'robot useful for everyday life' can change our society and have a greater impact beyond Naver
There are other factors that contribute to talent staying
there is a diversity of nationalities of origin
Naver Labs Europe has employees of more than 25 different nationalities
which is contributing to making the work environment inclusive
There is also diversity in terms of technology
Compared to other AI labs focused on narrower areas
Naver Labs Europe covers a wide range of areas
including user experience design and software engineering
as well as various computer science technologies such as machine learning
will give you the opportunity to interact and grow with competent researchers and engineers in various fields
And there is also a special location called Grenoble in the center of the French Alps
The view from the park on the surrounding mountain peak has surprised visitors and inspired our researchers every time
All of these things are making Naver Labs Europe's culture special
Q: What is your relationship with Naver Labs in Korea
= Korea's relationship with Naver Labs is based on mutual respect
Naver Labs Europe enjoys a lot of freedom in choosing research projects
through collaboration with our Korean colleagues
we are maximizing the opportunity for our research to be applied to Naver Labs' robots and ultimately Naver's products
-What role do you think Naver Labs Europe can play in Naver's global AI field competition
=I think Naver Labs Europe has been playing an important role in Naver's change
Naver Labs Europe even predicted and recognized the foundation model and how it would change the technological landscape
predicting what's happening in technology more broadly
and preparing for Naver's future in embedded AI
it is also true that AI innovation is focused on the 'digital world' at this stage
The following innovations can take place in the physical world we live in
It is also true that a breakthrough technology is needed to do so.)
But there are also significant practical restrictions
the development of robot AI is very expensive
it is not easy to secure data in the physical world
(Some say the current size of the data center is far short.) Also
data updates are essential because the real world is always changing rapidly
the robot industry evaluates that research on foundation models in the physical world remains in its infancy worldwide compared to its performance in the digital world
We will continue to see how Naver's "choice and focus" strategy
eight households have come out with "Jup-Jup (unranked subscription)" that are expected to make a market profit of about 500 million won
According to the Korea Real Estate Agency's subscription home on the 2nd

The sale price of 84㎡ is 764 million won (2nd floor) to 809 million won (14th floor)
The upper limit on the sale price has been applied
The amount is about 9 million won added to the sale price set at the time of initial supply in December 2020
Additional incidental expenses refer to administrative expenses incurred so far
This is up to 500 million won cheaper than the surrounding construction
The 85㎡ dedicated to "Wirye the Hill 55," an apartment in the 10th year of moving in nearby
has recently been traded at around 1.1 billion won
the actual transaction price was recorded at 1.35 billion won
Resale is also possible because the resale restriction period (three years from the first winner's announcement date) has already passed
A five-year residential obligation period is applied
so you can find a tenant and pay the balance
The recent lease transaction price of 84㎡ for the complex is 650 million won
If you pay only 20% of the down payment (about 160 million won)
you can cover the rest with a deposit from the tenant
All eight households that came out this time are specially supplied
The qualification requirements for each type must be met with three special households for newlyweds
three special households for the first time in their lives

Following a major outage caused by a data center fire
South Korea cracks down on data center operations by promising more regulation of the industry in that country
One lesson from South Korea's recent data center fire affecting a pillar of the country’s digital infrastructure: Increased government regulations could be only one outage away for your data center operations
South Korean officials raided the headquarters of SK C&C today, in search of the true reason for last Saturday’s data center fire that caused an outage for the nation’s most popular online services
The fallout from the data center fire has been severe and includes speculation about possible sabotage, the resignation of the data center provider SK C&C
increased regulation of data centers nationwide
This leads some to wonder if strict data center regulation will find its way to European and U.S
"Regulation may not look the same globally and may be tailored to specific topics such as sustainability or resiliency and uptime
but overall there is a trend of increasing regulation due to the growing dependence on data centers,” Ryan Orr
Uptime Institute told Data Center Knowledge
“Due to the increased sensitivity for data center operations
any incident needs to be scrutinized to ensure it was truly an accident and not something more troubling,” Tim Crawford
CIO strategic advisor for research and advisory services firm Avoa
due to the increased concentration of data center operations and potential impact of data loss
I would expect to see greater regulation for U.S.- and EMEA-based data centers in the near future.”

South Koreans found their ability to chat via mobile devices cut off for four days due to the data center fire. Civic organizations blame the South Korean government for allowing mobile communications company Kakao to gain a monopoly on mobile messaging in the country, according to reporting by the Yonhap News Agency.
The outage had wide-ranging effects on Kakao's 43 million active daily users, slowing down communications for businesses, schools, and parents, among others. In a country with nearly 51 million inhabitants, the outage touched the vast majority of residents’ daily lives. Even the country’s public health services efforts to curb and monitor COVID-19 are tied to the Kakao messagin g service.
This put pressure on the South Korean government to show immediate action, which prompted Friday morning’s raid.
“This is yet another example of criticality of data centers to everybody’s day-to-day activities. Uptime Institute is finding that governments are increasingly recognizing that data centers are part of the national critical infrastructure,” Orr said.
South Korea’s President Yoon Suk-yeol announced the country’s Fair Trade Commission is looking into the matter, declaring Kakao “basic infrastructure” since so many critical services are dependent on the organization’s uptime/availability.
The fallout from this data center fire-caused outage is far from over. President Yoon also announced the launch of a task force to study the SK C&C outage.

The sale price of new apartments is soaring.
According to the recent data on the trend of private apartment sales prices released by the Housing and Urban Guarantee Corporation (HUG), the average sale price per square meter of apartments nationwide as of the end of April was 5,683,000 won, up 17.3% from the same month last year. It has been on the rise for 14 consecutive months since February last year.
House prices are also rising. Apartment prices in Seoul have been rising every week since March. The rise is also expanding. According to the recent real estate R114 analysis, the sale price of all apartments in Seoul has also reached 95% of the all-time high. Market leaders such as Gangnam-gu, Yongsan-gu (99%) and Seocho-gu (98%) are expected to surpass the all-time high point soon.
Consumers want everyone to buy a house at a lower price than the market price. However, this is almost impossible in times such as these days when the sale price is soaring or the asking price is rising.
This is also why apartments with a ceiling on the sale price, which is cheaper than the market price, have recently attracted more attention. This is because the higher the sale price and market price, the more prominent the price advantage is.
Among them, Dongtan Station's Daebang Ellium the Signature (464 households) is the last new sale that can be used on foot. Gwacheon Dieter Firstage (740 households), the last private apartment to be sold by Gwacheon Knowledge Information Town, is also considered a complex that can aim for hundreds of millions of won in market profits. Jeil Landscape Chae Unjeong (520 households) is a station influence complex at Unjeong Station, the starting station of GTC-A.
The reason why public distribution is drawing more attention this year is because of the lack of absolute supplies. This is because the Ministry of Land, Infrastructure and Transport abolished the pre-subscription system for "New Home (Yoon Suk Yeol Government's Public Sale)" last month. As the supplies to be supplied early due to the pre-subscription disappeared, the eyes of those waiting for subscriptions will inevitably be focused more on the planned volume of the main contract this year.
In the metropolitan area, 8 complexes and 4,158 households are waiting for subscriptions in the second half of the year. They include Gyeyang A2 and A3 blocks in Incheon, Dangsu A5 blocks in Suwon, Uiwang Wallam A1 and A3 (September), Paju Unjeong 3 A20 block (October), Seongnam Geumto A4 block, and Uiwang Cheonggye 2 A1 block (November). Most of them have excellent access to large-scale job areas such as Seoul.
First of all, blocks A2 and A3 in Gyeyang, Incheon are scheduled in September. This is the sale of the third new city supply. The A2 block also has a dedicated 74㎡ (178 households) and 84㎡ (30 households) that do not see the income segment in general supply. The strength of the A3 block, which will be supplied to the newlywed Hope Town (Shin Hee-ta), is to have both kindergarten, elementary and middle schools according to the district plan.
Seongnam's Geumto A4 (766 New Marriage Hope Town households), which houses Pangyo's second Techno Valley, will also be supplied in Seongnam. Seongnam's Geumto district, which houses the 3rd Pangyo Techno Valley, will be surrounded by high-tech jobs for the 2nd and 3rd pangyo when completed. It is regrettable that all households consist only of a small 55㎡ equilibrium.
Seongnam Geumto A4, Suwon Dangsu A5 Block, Uiwang Wallam A1 and A3, and Uiwang Cheonggye 2 A1 are 100% of the supply to residents in the area, which is a great opportunity for end-users in the area.
The public sale price is set at 80% of the surrounding market price and 70% of the newlywed Hope Town. All eight complexes were pre-subscribed in 2021, so the estimated sale price has already been disclosed. Construction costs (basic construction costs) will rise more than then, so the actual fixed sale price will be higher than that, but it remains attractive.
Yang Ji-young, director of the "Yang Ji-young R&C Research Institute," said, "The apartments subject to the sale price ceiling are a public housing site with systematic infrastructure, so it has the advantage of being convenient to live after moving in. In particular, the sale price is set lower than the surrounding market price, so even if the surrounding market price falls, it is relatively not hard to hit."

"As soon as I heard 'Fire,' I ran with the kids who were taking classes in the pool."
Kim, in his 40s, who was evacuated from the fire at BYC Building in Yatap-dong, Bundang-gu, Seongnam-si, Gyeonggi-do on the afternoon of the 3rd, said in a trembling voice that he was in a state of urgency and swept away his heart.
According to Yonhap News, Kim was working as an assistant instructor to take care of children in a swimming pool on the basement floor of the building at 4:30 p.m. when the fire broke out.
The peaceful scenery at the swimming pool, where adults and young children were taking swimming lessons, was reversed in an instant by the sound of "fire" shouted by B, a swimming pool official.
Kim reported the fire loudly, got the swimming children out of the pool, and ran recklessly toward the emergency stairs with them.
When I woke up to the sound of "fire," the smell of burning in the closed swimming pool vibrated, and many children even burst into tears in the sudden event, reminiscent of a chaotic situation, Kim said.
Many ran to the emergency stairs with only simple clothes because they didn't even have time to change their Mitch's swimsuit, Kim said. "There was already black smoke coming down from the upper floor, so everyone turned to the lower floor."
When dozens of swimming instructors, adult and child users, and parents of children waiting around went down the stairs, smoke was already thick enough to make it difficult to tell right in front of them.
The evacuees from the swimming pool were evacuated to a parking lot on the third basement floor and were rescued by firefighters after being gathered for a while.
Kim said, "There were many people, including children, gathered in the closed swimming pool, so I was worried that there would be a major casualty, but I heard that no one was seriously injured. I'm so relieved," he said.
Around the same time as Kim and others in the basement evacuated downstairs to avoid the fire, many of the people on the ground floor of the same building evacuated to the rooftop and saved their lives.
Lee (35), who was working at the office on the sixth floor of the building at the time, informed his colleagues of the fire as soon as the fire alarm went off and evacuated to the rooftop through emergency stairs together.
Lee said, "I chose the one with less smoke among the two emergency stairs and ran up with all the people from other companies who worked on the same floor," adding, "After waiting for several tens of minutes on the roof, firefighters came to rescue, and then evacuated through the emergency stairs."
The lights were all extinguished at 6:01 p.m., about an hour later.
As of 6:30 p.m., more than 130 people inhaled smoke from the fire, and 20 of them were taken to hospitals, and no deaths or serious injuries have been reported so far.
There are about 240 rescuers and 70 people evacuated themselves.
Fire authorities are searching for additional lives across the building.
"We can derive an optimal operation solution by collecting data on fuel consumption, weather, and engine load conditions," said Jang Min-sung, head of HD Hyundai Marine Solutions, who met at the site. "We are also providing replacement cycles of major ship parts and signs of ship abnormalities by analyzing accumulated data."
HD Hyundai Marine Solutions, which separated from HD Hyundai Heavy Industries in 2016 and expanded its business to its main ship repair and renovation business, is preparing to become a "comprehensive solution in the maritime sector" company through its new ship digital platform business. With funds secured through an initial public offering (IPO) next month, the company aims to double its sales in five years through a wide range of investments covering its main business and new businesses.
The Digital InSight Center, which was visited by Maeil Economy on this day, is an outpost of the ship digital platform business that HD Hyundai Marine Solution is promoting as a new business. A "smart solution" based on data collected from ships equipped with a "strong engine," a medium-sized engine developed independently by HD Hyundai Heavy Industries, including ships built by HD Korea Shipbuilding & Marine Engine, was born here.
"Unlike smart solutions that require data collection devices, Oceanwise can be implemented without hardware using digital twin technology and AI and big data," said Choi Bong-joon, head of HD Hyundai Marine Solution Digital Technology Center. "The data accumulated through smart solution operation is the core foundation of Oceanwise."
Lee Ki-dong, CEO of HD Hyundai Marine Solutions, said at a press conference ahead of the IPO next month, "We will make active investments in the ship's digital (SDV) business." CEO Lee said, "Since the SDV business is a future business, it is right to make investments that are equivalent to sales. We will invest in SDV business and related research and development (R&D) and invest stakes in promising companies."
Pangyo TH212', which drew attention as a large high-end terrace house in Pangyo, is not working hard due to the high price.
According to the real estate industry on the 7th, "Pangyo TH212" is undergoing a first-come, first-served contract for the termination of ineligible households after completing the subscription schedule in February.
Pangyo TH212 is a high-end terrace house brand created by Geumgang House and is located in Daejang-dong, Bundang-gu, Seongnam-si, Gyeonggi-do.
It consists of 1 basement floor to 4 floors above ground, 11 buildings, 110-183 square meters of dedicated area, and 212 households, and the expected move-in period is November next year.
In the first and second priority subscriptions held in February, 442 people applied for a total of 210 households (general supply), with an average competition rate of 2.1 to 1.
The C-type of 118㎡ (14 households, 1.46 billion won) and B-type of 143㎡ (17 households, 1.89 billion won) had fewer first and second-priority subscribers than the number of households supplied. In particular, it is known that some types did not meet the second-ranked and other areas.
On the other hand, "Yeongtongzai Central Park" in Yeongtong-dong, Yeongtong-gu, Suwon-si, Gyeonggi-do, which was supplied around the same time, was closed for all types except for the exclusive 84㎡ C type in the first-priority subscription. The average competition rate was 13.6 to 1, with 5015 people flocking to the first and second priority subscriptions.
Pangyo TH212 will be built in Daejang District, which is considered Pangyo's representative rich village. With the opening of the Seopangyo Tunnel, you can quickly use high-speed transportation networks such as GTX-A (planned), Sinbundang Line, Bundang Line, and Seopangyo IC.
It is convenient to use commercial and neighborhood living facilities in Pangyo New Town's Hyundai Department Store, Homeplus, Seoul National University Hospital, and Pangyo Daejang District, and is located 10 minutes away from prestigious school districts such as Naksaeng High School, Seongnam Foreign Language High School, and Yiwoo Middle and High School.
The problem is the price. Despite the application of the sale price ceiling system, the sale price is too high as it is formed in the range of 1.4 billion won to 2.2 billion won.
When looking at the sale price by equilibrium, exclusive ▲ 110-119㎡ 1.419 billion won to 1.483 billion won ▲ 120-136㎡ 1.58 billion won to 1.632 billion won ▲ 141-183㎡ 1.73 billion won to 2.21 billion won.
The sale price per 3.3㎡ (per pyeong) is about 34 million won. The cost burden is greater if expensive options such as balcony expansion and system air conditioning are applied.
It is also analyzed that the scarcity of large-scale townhouses may act as an advantage, but the fact that they are not apartments may be a disadvantage.
The fact that there are regulations such as a 10-year restriction period, a three-year resale restriction period, and a three-year actual residence obligation due to the sale price ceiling system is also interpreted as a burden on consumers.
The warmth of the real estate market is spreading from Seoul to Gyeonggi Province. Sales prices in Gyeonggi Province turned upward for the first time in half a year thanks to the 11th consecutive week of rising apartment prices in Seoul.
According to the Korea Real Estate Agency's "Weekly Apartment Price Trend" data on the 6th, apartment prices nationwide rose 0.1% in the first week of June (as of the 3rd) compared to the previous week. This is the same increase as last week.
While Seoul rose 0.09% from the previous week (0.06%), the economy turned upward with a 0.03% increase. It is the first time in 27 weeks that the apartment sales price index in Gyeonggi Province has turned upward since the first week of December last year.
Seoul remains largely on the lookout. However, purchase inquiries are consistent with small and medium-sized businesses in the preferred complex. It seems that landlords are gradually raising the price of the sale.
Of the 25 autonomous districts, Seongdong-gu (0.19%), Jongno-gu (0.14%), Songpa-gu (0.14%) and Yongsan-gu (0.13%) showed notable gains.
In Gyeonggi Province, Dongan-gu (0.20%) in Anyang, where the first new city is located, and Bundang-gu (0.19%) in Seongnam led the rise. It is interpreted that the price reflects the expectations ahead of the selection of a leading district, which will be a pilot test for the reconstruction of the new city.
Gwacheon City (0.17%) also led the economic upturn, rising around major complexes.
Apartment lease prices across the country continued to rise by 0.04%, but the increase was slightly lower than last week (0.05%). Seoul (0.10%) and the Seoul metropolitan area (0.11%) maintained last week's gains.
Seoul Jeonse prices rose for 55 consecutive weeks, marking the third-longest period of increase in history. The longest record is 135 weeks from the third week of June 2014 to the second week of January 2017. It is followed by 134 weeks from the first week of July 2019 to the third week of January 2022.
The reason for the rise in jeonse prices in Seoul is the mismatch in supply and demand. An official from the Korea Real Estate Agency said, "The price and transaction prices continue to rise due to the lack of supplies in new construction, station areas, and large complexes favored by consumers. Furthermore, we can sense an atmosphere in which upward transactions occur even in construction complexes, which have not been on the rise due to this shortage of supplies."
Incheon (0.15%) and Gyeonggi (0.10%) also continued to rise. Incheon showed high growth rates in Jung-gu (0.34%) and Bupyeong-gu (0.24%), and Gwangmyeong City (0.30%) and Bucheon Wonmi-gu (0.27%) in Gyeonggi Province.
Lee Soo-jin (proportional) of the Democratic Party of Korea decided to challenge the central district of Seongnam, Gyeonggi Province, a day after declaring that he would not run for Seodaemun-gap in Seoul.
In Seodaemun-gap, several people have been competing for the nomination after incumbent lawmaker Woo Sang-ho announced that he would not run, but the Democratic Party recently designated it as a strategic nomination area. It is interpreted that Lee declared that he would not run for Seodaemun-gap and would run for Seongnam's central district again when the nomination was not likely to be easy.
Rep. Lee held a press conference at the National Assembly on the 22nd and announced his candidacy for the central district of Seongnam, Gyeonggi Province. It has been a day since he gave up running for Seodaemun-gap in Seoul the previous day.
Seongnam Jungwon is the district of Yoon Young-chan, a member of the Democratic Party of Korea, who is a non-Lee Jae-myeong-gye. Hyun Geun-taek, vice chairman of the Korea Institute for Democracy, a pro-life activist, initially prepared to run for Seongnam's central district, but gave up after controversy over sexual harassment erupted.
Rep. Lee pointed out that "the candidate who wants to come out as the Democratic Party candidate now is a person who does not even have the basic identity of the Democratic Party of Korea," targeting Yoon, an active member of Seongnam's central district.
"We can no longer wait and see the situation of running in the name of the Democratic Party, hurting the Democratic Party of Korea's betrayal and division," he said, explaining the reason for his candidacy, saying, "I appeal with the urgency that I cannot take away the heart of Representative Lee Jae-myung."
Rep. Lee said, "The Democratic Party candidate in Seongnam's central district should be a candidate who can beat the power of the people. Please hold the hands of the real Democratic Party candidate, the candidate who can beat the power of the people, and Lee Soo-jin," adding, "Lee Soo-jin will protect the dreams of the Democratic Party and Lee Jae-myung."
Rep. Lee apologized for changing the nomination area.
