the new biomass cogeneration plant was inaugurated in Mamer
a city in Luxembourg with 11 000 inhabitants
showcasing the European Union's crucial role as an enabler in sustainable energy projects
Co-financed by the EU through the European Regional Development Fund (ERDF)
this plant represents an important step in the region's transition towards a low-carbon economy
the new cogeneration facility utilizes wood pellets (94%) and natural gas (6%) and provides the public buildings of the city of Mamer with hot water and heating
It has a thermal output of 4,890 kW and an electrical output of 240 kW
reducing CO2 emissions by up to 2,200 tonnes annually
The total project cost is €13.5 million
with contributions from the ERDF (EUR 1 million) and the Ministry of Environment's Climate and Energy Fund (EUR 450 000)
The biomass plant is a concrete example of the EU’s commitment to the European Green Deal
aiming for a 55% reduction in greenhouse gas emissions by 2030 and climate neutrality by 2050
It demonstrates the tangible impact of EU funding
fostering sustainable growth and innovation
It is also an excellent example of shared management
and European levels of government join forces and finances to accelerate the energy transition on the continent

Wendy Mamer is a Rising Star
The Augustana admission counselor was named the Rising Star Award winner from the Minnesota Association for College Admission Counseling (MACAC) during its 2020 spring conference
the MACAC recognizes the work and achievement of five of its members
The Rising Star Award acknowledges a member who has been a counselor for five years or less and is striving to make a difference within their association through their work on committees.
“It came as quite a bit of a shock to me,” said Mamer
The winner is selected by the association’s Member Relations Committee after receiving nominations from other MACAC members
This is what Mamer’s nominator had to say about her:
“In this person’s two years as an admission professional
they have set a new bar for what it means to serve students and families with excellence
This person is a devoted resource for students
I have yet to meet someone as dedicated to the students
Their compassion for students and relentless dedication to creating access has made our institution better and makes the profession better
I am so proud to work with this person and know they will continue to change students' lives for many years to come.”
Mamer is sure her nominator is the colleague she strives to emulate each and every day — which makes this nomination even more meaningful
“It means so much to me that it came from Madeleine (Ellis)
because she is everything I want to be in an admissions counselor
She’s been here for six years and I learn so much from her; just seeing how good she is at her job and how passionate she is about the students
having the nomination come from her was really
While the nomination says a lot about Mamer
her work around campus is what is getting her noticed
Mamer oversees all of the admission office student ambassadors on campus
but is also the co-advisor of a student organization called Lost & Found
The newly-formed organization is aimed at equipping students with strategies for lifelong resilience and educating them on available mental health resources
Mamer first came to Augustana in 2012 from Lake Benton
to attend the same college that her mother
Patty (Larsen) Andersen (pictured in front of Ole on the right in November of 1971) graduated from in 1975
But she would later leave to attend college closer to home after her father
She also worked in a psychiatric residential treatment center for delinquent youth
She says it was one of her favorite jobs until she lost her father
“That’s why I was super invested in getting the mental health organization started with Hailey Nold
because that’s Augustana’s only really student-focused mental health organization.”
the Southwest Minnesota State graduate found Augustana
“An admission counselor position opened up at Augustana and I haven’t really turned back,” said Mamer
“I love being an admission counselor so much
I feel it’s super important to have someone who you are able to trust and I feel like I really try to get to know students as their most authentic self and if Augustana isn’t the best fit for them
then I don’t want to make them come here either
I ultimately just want what’s best for them.”
Mamer says this past year is the first year she had the opportunity to see students who she recruited on campus
She says the relationships she has with those students “just keep her going
and they now get to experience the love they have for Augie together
Mamer was also the recipient of the MACAC’s 2020 The Legacy Grant
which would have paid for her to attend the Guiding Way to Inclusion (GWI) Conference
NACAC’s GWI conference is aimed at secondary
and CBO college admission professionals committed to championing the needs of diverse students within the college admission process
The annual gathering offers educational sessions regarding multicultural recruitment and campus inclusion while also providing a shared space for like-minded professionals to reflect on current issues and share best practices related to equity in higher education
and networking opportunities provide avenues for both personal and professional growth
The conference was to be held in Las Vegas
but has since been moved to an online format due to concerns surrounding the COVID-19 pandemic
Augustana University is committed to providing equal access to and participation in employment opportunities
Augustana complies with Title IX of the Education Amendments of 1972
Rehabilitation Act and other applicable laws providing for nondiscrimination against all individuals
AU will provide reasonable accommodations for known disabilities to the extent required by law
a fire broke out in a block of flats on Rue de Dublin in Mamer
with flames quickly spreading from one floor to the next
Despite efforts from emergency services from Mamer
Police on Wednesday morning confirmed that a body was recovered from the building
with the prosecutor's office later announcing the launch of an investigation
Singer-songwriter Mamer was born and raised in Qitai County in Northwest China’s Xinjiang Province
He became a cult figure in the Beijing underground music scene
Mamer was one of ten children for whom singing and playing the two-string dombra lute was as much a part of life as sunrise
In Xinjiang you can find Turkic languages and ethnic minorities
“The great old Kazak folk songs were born when people were shepherding,” says Mamer
“Living in cities we are often too busy to allow this sort of tranquility to enter our lives
I have to return to the grasslands once or twice a year
“I always stay awhile with the old people in the mountains
a whole way of life will be lost to the young generation
I want to breathe new life into the poems and songs I grew up with.”
Mamer’s debut album Eagle rejuvenated the ancient songs and instruments of his tradition
“I play a lot of the music on acoustic guitars but I use open tunings,” says Mamer
“So although the sound is louder and more resonant the guitar becomes like a dombra – a grassland instrument – to me.”
Grassland instruments are predominant in Xinjiang’s capital
For much of the year Mamer lives in this city
It was here that he once listened to Xinjiang folk music on Chinese Central Radio broadcasts: a variety of music played on flute
Mamer tells stories about the birth of the dombra
Stories of love: a cedar tree comes alive in the hands of a craftsman so that he may woo his sweetheart
Stories of the natural world: a lonely young shepherd fashions a dombra from the dried
Mamer was also influenced by western music. He fell in love with progressive rock bands such as Yes
Pink Floyd and American rock band Television
Mamer attended Urumqi’s music college
He did some work doing voiceovers at the local TV station
He dubbed the baddies in American films and Chinese soap operas
Mamer also spent time as lead guitarist in a 1980s covers band: “We’d play songs by Michael Jackson
Our singer didn’t speak English but he sang all the lyrics
to a bungalow with a small courtyard from where he could see the sky
He put together IZ – a band whose name translates as ‘footprints left by tradition’ – and began performing Kazak-language songs that both respected and updated tradition
Mamer became a regular of the Beijing folk circuit
playing at iconic venues such as the River Bar in Sanlitun
Record industry executives invited Mamer to record albums
But there conditions such as adding rhythms and singing in Chinese
a producer and musician who was presenting a folk music show on Chinese radio
“I was really struck,” says Haller
“Mamer’s musical ideas were the most original I’d come across
It was all string instruments and this great austere sound; he kept things as close as he could to tradition.”
Mamer’s debut recording, Eagle
released by British world music label Real World
includes traditional Kazakh folk songs and Mamer’s own compositions
as well as the late French producer Hector Zazou

Mamer has long been a key archaeological site with numerous significant discoveries made over the years
One of the most surprising finds occurred seven years ago
when archaeologists unearthed the bones of an Arabian camel
head of the Gallo-Roman archaeology department at the Ministry of Culture's Institute for Archaeological Research (INRA)
providing crucial insights into the latest discoveries
beneath the surface lies the remains of a Roman-Gallic village
Stoffel explained: "We find ourselves at the Roman-Gallo thermae
But basically we are on the other side of the village
and we found a Roman pathway between the two sections of the village
We found a bank fortification and a series of five interconnected houses
We call it a "housing strip" because they are aligned along the same road
We also discovered that the houses served as artisanal workshops that have
undergone at least seven phases of transformation."
archaeologists discovered the remnants of what could have been a type of Roman motel
where travellers would have rested during their journeys almost 2,000 years ago
Alongside this "motel," an unusual well was found
According to Stoffel: "The word 'well' is not entirely accurate here as usually a well provides drinking water for the village
But this seems to be something different and was used only for artisanal purposes
theres nothing quite like it that existed during those times
a remarkable amount of well-preserved organic matter was found
"We found over 700 shoe fragments from the Roman age
we found plant residues which provide insight into what kind of food Romans used to eat
but we also found wood remains from old carts for instance
These kinds of items usually don't preserve that well as they disintegrate into the ground over time."
Archaeologists in Mamer recently made another extraordinary discovery: cratefuls of 2,000-year-old cherry stones
remarkably well-preserved despite being buried in wet ground
Although botanical experts confirmed that the seeds are in fact cherry stones
scientists are less clear on what their specific purpose was
"We can confidently rule out the idea that Romans were baking cherry cakes on a Sunday afternoon
It's more likely they were processing large amounts of cherries
What we know for certain though is that the archaeological site will be not be maintained as a large construction project has already been approved for the site
But a starting date for the construction has yet to be set
Archaeologists are therefore working as fast as possible as far as weather conditions allow it
despite not being bound by any tight deadlines
The excavations began before the new heritage law was enacted which limits excavations to a duration of six months
This project however is bound by the previous law which sets no strict deadlines
Mom Life in Luxembourg, is a new parenting podcast dedicated to helping English speaking parents in Luxembourg. From crèches to crémant, we’ll cover everything you need to know about living your best life in the Grand Duchy. Now that we are nearing the time for International School’s Open Days and application deadlines
I’ll focus a lot on schools here in Luxembourg
Specifically, the English language options. Choosing the right school for your kid is one of the most important decisions you can make as an expat
It not only shapes their education which will influence their adult life and career
It is my goal this season to interview a parent from one of each of the English language options in the country
Be sure to tune into them all so you can compare and contrast which school might be right for your family
In this episode I sit down with father of two, Scott Christie to talk about his experiences at the European School II in Mamer
After settling in Luxembourg about three years ago
they decided to enroll their kids at The European School in Mamer in the English section
If you’re not familiar with the European School
here are the basics: There are two European Schools in Luxembourg
They were originally designed for the children of European Union diplomats and workers
but now you don’t have to work for one of the European institutions to send your kids there
The first is for students whose parents work at one of the European Institutions – those kids get to attend for free
Tier Two is for students whose parent works at a company who has an agreement with the European School which pays the fees for the school
can go to the school if they’re willing to pay the fees and space is available
The school follows the European Baccalaureate curriculum – this is similar to the IB (International Baccalaureate) but has more emphasis on a second language
your kids will definitely be fluent in their second language if they pursue this option for their education
Tune into the full episode to hear about Scott’s opinions of the school
He loves the curriculum and says the teachers are wonderful
he doesn’t love the massive concrete campus and feels let down by the administration
We even cover the school’s response to an active shooter threat
Which is thankfully not something you hear about in Luxembourg ever
This was the most surprising interview I have done so far
It's definitely an episode you don’t want to miss
My hope is that you’ll get more out of this interview than what you could find on google or an online forum
It’s a candid one on one conversation about what’s working and what’s not with the school
Obviously this is just one parent’s opinion
If you’re considering The European School Mamer for your kids in the future
or are curious about what it’s really like to go there – you’ll definitely want to tune in to this episode
Please give it a listen and let me know what you think. You can reach me via email: momlife@rtltoday.lu or on social media @momlifeinluxembourg

Meet the European Commission’s new communications team
Eric Mamer, a senior French EU official, will head the spokespersons’ service when President-elect Ursula von der Leyen takes office, the Commission said in a press release on Monday
a director at the Commission’s directorate general for the internal market (DG GROW)
will also serve as the president’s chief spokesperson
The new setup also includes a key role for Jens Flosdorff
a longtime close adviser to von der Leyen who is serving as her spokesman during the current transition period
He will be a member of von der Leyen’s Cabinet and serve as “Executive Communication adviser,” the Commission statement said
Flosdorff will coordinate the Commission’s communications and oversee von der Leyen’s personal media appearances — heralding a change in the structure at the top of the next Commission’s comms team
There was no such role in the current president’s Cabinet
with his chief spokesperson — Margaritis Schinas and more recently Mina Andreeva — directly reporting to Jean-Claude Juncker
a director in the directorate general for regional policy (DG REGIO)
The duo of Mamer and Spinant offers gender and geographical balance — two elements that von der Leyen has stressed are important in forming her team

California's Cole Mamer will be stepping into the PRO4 on a full-time basis in 2022
Champ Off-Road fans had previously seen him in the PRO4 in the 2020 World Championship where he finished 3rd in both the PRO4 WC and Cup race
Cole secured the 2021 PRO LITE World Championship
We caught up with him for a one-on-one interview
Champ: You are the first driver since Kyle LeDuc to make the jump PRO LITE to PRO4
What prompted this decision to step into the PRO4 full-time
Cole: Yes I am super excited to make the jump
Honestly I was going to go pro 2 as it’s more affordable to operate but once Troy Cox let my fill in for him in his PRO4 I was hooked after our success first weekend out in an untested truck
I have talked to multiple people and they have told me Pro 4 fits my driving style better and I feel the same way so it made it an easy decision and I wanted to have one truck of mine that I prep in every Pro class.
Champ: You’re no stranger to Champ Off-Road fans in the PRO4
You’ve done so for the 2020 and 2021 World Championships
earning two podiums in 2020 (PRO4 and the Cup race)
Given your knowledge and experience in this class
what do you expect to be the biggest challenge this year?
Cole: The biggest challenges will be just being in the right spot at the right time it seems like for PRO4 and staying out of the carnage.
Champ: Not only are you stepping up this season
but you’re doing so with a truck in every Pro truck class
Tell us who your PRO2 and PRO LITE drivers are and what you expect they’ll bring to their respective divisions this season
super pumped to be bringing two new trucks back here for them as well
Troy Cox will be piloting his New PRO 2 and with him having more seat time and laps in this new truck he has shown some great speed and more consistency expecting multiple top 5’s from him and podiums
Trey Gibbs will be piloting the PRO LITE #5 this season and I’m really looking forward to that
As he is in a brand new truck that COD and myself built with the knowledge of my previous truck just changed up a bit to make for a better all around truck I truly believe he will be a big threat to the class and fill my spot of being gone well.
Champ: You fielded a team last year and are now wrapping up another busy pre-season
How labor-intensive is it to run a team with three trucks
Cole: haha Let’s just say I drove straight home from fall Crandon in September and went straight to work in the shop
I have only taken off two days this whole off season and I normally work a 12-16 hour day
Champ: Despite unfortunate on-track happenings early in the season
you really came on strong in the second half with two wins
What seemed to click in the second half for you and the team?
Cole: We had the speed all year last year we just had a cloud of bad luck over us for a bit
Haha I tell my team cause I hit my first deer with my truck leaving the hotel heading back to bark river I told them well can’t get any worse from here time to go win some races and we did just that
Champ: You put on exciting battles in the PRO LITE class last season
Who are you most looking forward to battling in the PRO4 class and why
Cole: I’ve been wanting to battle Kyle LeDuc for years
I have always wanted to line up against him in a pro lite but we are finally able to do it full time in PRO4
what are your goals and expectations for the 2022 season?
Cole: My goals are to just be there at the end of the race
We want podiums and we want to be a top contender and put the Falken Tires/ Supreme Suspensions truck where it needs to be

Jonglei State Governor Mahjoub Biel Turuk has issued an order for the house arrest of Isaac Mamer Ruk
citing his involvement in activities deemed to be “jeopardizing the peace and security of the state.”
In a letter dated 22 January, and seen by Radio Tamazuj, Governor Turuk accused Ruk of playing a role in the recent unrest and violent protests that erupted following the killing of South Sudanese nationals by Sudanese armed forces during the capture of Wad Madeni
The governor’s order stipulates that Ruk will remain under house arrest “until further notice,” while an investigative committee
will probe the minister’s alleged involvement in various security incidents across the state
including the looting of the Marol Market in Bor
which saw Sudanese-owned businesses attacked during the protests
Turuk emphasized that Ruk is a primary suspect in the events that led to the destruction at the market
an accusation the minister has strongly rejected
Minister Isaac Mamer Ruk strongly denied the charges
calling them “baseless and unfounded,” and accusing the governor of political motivations
“I am one of the people who own shops in Marol Market,” Ruk said
and I rely on the 300,000 SSP I earn monthly to support my family
These accusations are politically motivated
Governor Mahjoub is politically bankrupt with ideas.”
Ruk further contended that the governor lacks the legal authority to suspend or arrest him but has chosen to comply with the order in an effort to maintain peace
The state minister also made an appeal to the office of the president
urging for the removal of Governor Mahjoub Biel Turuk to “prevent further unrest and instability in Jonglei state.”

What: Flight of the Spokane Sun God exhibit
What: “Low on Gas – High on Sky,” about Nick Mamer’s 1929 cross-country flight
Jayne Singleton has learned several little-known facts from famed aviator Nick Mamer’s personal collection of documents
While he was in the air during his historic five-day flight across the country in 1929
he and his co-pilot requested tomato juice and chicken dinners
Mamer and his co-pilot were in the air for five days and their small plane
The team’s meals and fuel were delivered midair
and Mamer ordered his deliveries by dropping notes in weighted bags over predetermined spots along the flight path
Thanks to a donation from Mamer’s grandchildren and months of work by Singleton
are now available for the public to view at the Spokane Valley Heritage Museum
which is great and surprising for that early,” Singleton said
Museum visitors will be able to watch a video of Mamer refueling
and read some of the notes he threw from the plane during the flight
some of which describe the struggles Mamer and his co-pilot went through while staying in the air for five days
Mamer and his co-pilot had to hand pump fuel from their central storage tank to the wings
which took up much of their time in the air
There is also an engine that is the same model as the one on the Sun God on display
a joystick from that time and a flight suit from Mamer’s flight school
Singleton said it could possibly be one of the suits he wore during his career
Museum visitors will also be able to read many of the stories from Mamer’s life
his career and his love story and marriage to his wife
unlike many of the aircraft from historic American flights
The company that owned the plane went bankrupt in the early 1930s
and it was last seen at a Cincinnati airshow in 1932
“There will be a lot of people who will be very excited if it ever surfaces.”
The Flight of the Spokane Sun God exhibit opened earlier this month and many of Mamer’s personal notes and photos as well as a newspaper clipping collection from his career in aviation will be on display until October
The museum is also planning a book signing on Thursday from 5 to 7 p.m for the book “Low on Gas – High on Sky,” by J.B
The book signing will be on the anniversary of when Mamer and his co-pilot and mechanic Art Walker took off 90 years ago
Singleton said by the time Mamer took off from Felts Field for his historic flight
he was already a well-known aviator who had served in World War I

the Parliamentary Education Committee convened to address ongoing tensions and a reportedly toxic atmosphere involving the management
and students at Lycée Josy Barthel (LJB) in Mamer
Minister of Education Claude Meisch has ordered the creation of an internal complaints committee
This move follows accusations of harassment
though Minister Meisch emphasised that these claims have yet to be substantiated by "facts."
The Ministry of Education has requested that three teachers formally explain their accusations via a written statement
Minister Meisch stated his intent to give them a chance to "explain themselves." However
he warned that "people shouldn't think they can say whatever they want
two coaches were assigned to assess the ongoing issues at LJB
"third parties" had escalated the situation to outsiders

Minister Meisch also expressed disapproval of anonymous letters sent to the ministry
since the beginning of his political career
he has "not been a fan" of anonymous complaints
if they truly believe in the seriousness of the allegations
noting that individuals should be ready to substantiate their claims before the ministry or other relevant bodies
I don't see how such initiatives are meant to improve the situation," he said
Regardless of the committee's impact, management changes are set for LJB at the end of the year. After 14 years in the role, Headmaster Claude Christnach will not seek another term
and a new deputy headmaster is also being recruited
The police first reported suspicious activity in the vicinity and issued a public warning advising against picking up anyone in the area
A suspect was reportedly on the run following a burglary
they received a report at around 11.25am of an individual attempting to break into a vehicle on Rue des Roses in Mamer
Officers attempted to stop the getaway vehicle
but the suspect drove directly toward them
The suspect then abandoned the car and fled on foot
The General Police Inspectorate (IGP) was also on-site due to the use of a service weapon
An RTL reporter at the scene noted that a large security perimeter was established
and a significant number of police officers were deployed in Mamer and the surrounding areas
no one was injured over the course of this operation
one person had fallen off an electric scooter and was injured as a result
The fire brigade and the ambulance from Mamer were deployed

It is only one of a series of inconvenient truths concerning this nation’s imperialist legacy that have been bleached out of our historical memory to leave us
It is a rigid bias imposed by those who select the text books and curriculum for the nation’s high schools where formative knowledge of our societal past is largely imposed
It is a bias resisted by a few heroic high school teachers such as Jim Mamer

Mamer talks to Scheer Intelligence host Robert Scheer about his concern over the disinformation of much of what passes for American education
He begins with the nation’s violent origins and repeated throughout the accounts of the nation’s history recorded in more than 400 history textbooks that Mamer has reviewed
the majority of which contain glaring omissions or inaccuracies about the history of the formation of the U.S.

“The Native people are basically almost not present in the textbooks,” Mamer says
“It's fascinating and that's obviously done on purpose

They do the same thing with the history of various Asian groups in the United States.”

this is an isolationist nation and that changed in World War I… you can't teach that the United States was isolationist because it never was isolationist
It had enough work to do in expanding from sea to shining sea,” Mamer mentions

Being a first-time homebuyer can feel intimidating in a normal cycle
Throw in soaring prices and disappearing inventory
That's what first-time homebuyers Madison McCabe and Logan Mamer experienced in their five-month search for the perfect house in the Savannah area.
"How in the world are we going to be able to buy a house in a destination place like Savannah?" said Mamer
The couple described rushing to a house two hours after it hit the market
there was already somebody in the house looking at it," McCabe said
"...we were like the fourth people in line already," said Mamer.

McCabe and Mamer's hunt for a home is what one would typically expect in a market like this. However
each homebuyer's experience is unique depending on the type of home they are looking for and their financial situation. There are
a few basic guides that one should follow when looking to purchase a new home.
Get mortgage preapprovedFrom speaking with local Realtors and buyers
almost all said mortgage preapproval is the first crucial step to buying a first home
Getting preapproved from a lender will tell a buyer how much they are able to borrow and how much they can afford.
"It just makes it easier when you know everything up front," said Brent Palmer of Waterline Real Estate
an agency located on Tybee Island. "And in this market you want to have everything in line."
the lender will review your financials and credit. Having that preapproval letter is almost a prerequisite in today's market
Once you have that letter that says you are good to go
that makes you a much more competitive candidate when you make an offer on a property.
the property goes under contract and the would-be buyer enters what is called a contingency period
also referred to as the due diligence period
where an appraisal on the house is ordered and inspections conducted
Various documents can be ordered and reviewed by your lender before you are able to close on the property
it is a period of review to make sure the property is what the buyer wants and that the buyer is legitimate
"The main thing is providing information that your lender wants as soon as possible
That always speeds up the process," said Palmer
For first-time homeowners Alex and Janelle Lowry in Ardsley Park
"The mortgage bank that we used...they called one day and they're like 'We need this piece of information in like an hour or else this could fall through,'" said Alex Lowry
The bank wanted to see Janelle Lowry's grad school transcript to prove she had completed her degree
"Because of everything that happened in 2008 you basically have to give them your DNA," said Alex Lowry, referencing the housing market crash, the main cause of which was lax lending standards.
"You're never fully prepared for everything," Alex Lowry said
said the best way through that period for her was to keep in constant contact with her lender and seller
Hodnett advises other first-time homebuyers to "make all those contract amendments to make sure that you're satisfied; do not be afraid to ask for what you think you need or what you should get out of the deal."
Hodnett bought the property she was renting without a Realtor involved
but her advice still stands even with an agent to mediate the process
Because she had a close relationship with the seller already
"It was incredibly overwhelming," she said
"so I give major props to people who have Realtors."
Know what you want in a houseFor 43% of recent buyers, the first step that they took in the homebuying process was to search online for properties for sale, according to data from the National Association of Realtors (NAR)
Another 18% contacted a real estate agent first.
has been thinking of buying a home for years
she signed herself up for a homebuying program class
She had also gotten preapproved for a first-time homebuyers' program through her employer
"I had already taken all those steps before I contacted a Realtor and started looking," said Riley. "I know I had to bring up my credit and pay on a couple of things and try to take care of things."
Riley said she knows she wants to find a home with four bedrooms
2-bath residence considering how difficult the market is for buyers right now.
Although not everyone has to be as proactive as Riley
it may help to do the preliminary research and know the kind of home you want.
"I would recommend go ahead and start doing your research
Lana Sanders, Savannah-area Realtor for Engel & Volkers
"They have to take into consideration their lifestyle," said Sanders. "Some people
so new construction is really attractive to them
And then there are people who think old construction is better built."
She adds that if the buyer is looking for a home to appreciate
"they should pioneer in town," referring to arena closer to the downtown area.
still-developing suburban areas such as Pooler
Richmond Hill and Georgetown may experience limited appreciation in the next few years, said Sanders
"As long as there is land available to develop out there
your property's not going to appreciate that much
you're going to be competing with new construction," said Sanders.
Mamer and McCabe scoped out the market themselves
we were trying to hunt stuff on our own," said Mamer
"There's houses that just popped up on the market
and you get into the house and realize why it hasn't gone like the others."
He and McCabe eventually decided to work with a real estate agency and found a house in the Thomas Square district. "We wouldn't have known about half the houses if it weren't for a Realtor," he said.
According to survey data from the NAR, 88% of buyers recently purchased their home through a real estate agent or broker
and 6% purchased directly from a builder or builder’s agent
said she had to get creative in the homebuying process
She looked in neighborhood groups for sellers
asking if anyone was thinking of putting their property on the market
"It didn't even go in MLS (multiple listing service) until after they were past due diligence period," said Phillips of the couple's first home.
the couple made a successful offer on a house before it even went to market.
"I kind of turn over rocks and find some that aren't on the market or aren't on the radar at all and get it under contract before it's even coming," she said
"I would say to definitely work with an experienced agent."

"Of your whole list of 'haves and wants,' be prepared to compromise on at least 30% to 40% of them," said Sanders
She said many first-time homebuyers have a vision of their perfect house
but they have to manage their expectations
"They want three bedrooms and two baths and a fenced in backyard
but they might have to sacrifice on the garage," Sanders said as an example
"Or sometimes they have to compromise on how many bathrooms."
Part of the process is figuring out what really matters to the buyer
she warns one shouldn't compromise on key things like age of the roof
age of the mechanical systems and the overall structural integrity of the home.
"The condition of the house is paramount to all the other stuff that is more easily changed," Sanders says referring to cosmetic and design aspects of the home.
Realtors said to make sure there are no big-ticket items within the first few years of purchasing
buyers should expect to spend ample time searching
"We were in a position where we can be patient and didn't have to force ourselves into a home we didn’t love," said Mamer.
Phillips said the couple "lost out again and again," but
Even then, their final home wasn't the picture perfect place they had in mind
but the couple was also able to be patient in terms of compromise
"They got more and more comfortable being willing to do projects and add their own sweat equity," said Phillips.
One last piece of advice McCabe and Mamer had for other first-time home buyers is to be prepared for the plunge
"The scary part is when you're ready to make that offer
You're going to have to act very quickly and be very confident in what you're doing," said Mamer

After announcing that he would not seek a third term as headmaster of Lycée Josy Barthel in Mamer
Claude Christnach defended his 14-year leadership
Investigative news site Reporter.lu later published reports suggesting "mismanagement" and "controlling behaviour" within the administration
who will continue to serve as headmaster until 31 December
acknowledged that challenges such as digitalisation represent significant changes for the education sector
he insisted that the majority of teachers at Lycée Josy Barthel enjoy their work
He dismissed a survey conducted by SEW/OGBL
which indicated that 89% of the school's teachers experience a "tense" or "very tense" work environment
noting that less than half of the teachers participated in the poll
Christnach said the administration has taken steps to improve communication
When asked about a specific incident reported by Reporter.lu
in which he allegedly ordered a staff member to report critical comments made by teachers
Christnach declined to comment on "proceedings that are still ongoing." He also did not elaborate on whether he is considering legal action regarding the allegations
Christnach simply stated that there are "various matters that certainly haven't been resolved yet," suggesting that it could take "several months" to reach a conclusion
Greenpeace Luxembourg has planted its third micro forest in the Grand Duchy, this time in Mamer, following previous initiatives in Mertzig and Esch-sur-Alzette. The organisation's goal, as stated in this press release (GER)
is to promote biodiversity and address global warming on a local level
In collaboration with the municipality of Mamer
Greenpeace Luxembourg plans to plant 900 trees and shrubs across 300 square metres
expressed hope that the project would inspire other municipalities to take action for a sustainable future
the ministry introduced a "life coach" to support staff feeling harassed and provided coaching for the management team
these measures have not resolved the issues
who wished to remain anonymous but whose identity is known to our journalists
told RTL that communication and organisational problems persist
The anonymous teacher described the school’s management as fostering a toxic atmosphere
with staff facing pressure over "nonsense" matters
confirms this unease despite the introduction of coaching services: 89% of the hundred or so teachers report a tense or very tense situation
Union spokeswoman Vera Dockendorf expressed shock at the findings
"We ourselves were quite stunned to see just how bad the atmosphere is at the high school," as quoted by radio 100.7
some teachers are transferring to other schools
despite their preference to remain in Mamer
including some who have been with the school since its opening 20 years ago
The Ministry confirms a number of departures but adds a different perspective to these numbers: "Eight teachers want to leave the LJBM at the end of the school year
which is slightly more than the national average but quite comparable to other high schools
The Ministry reassured that this situation would not impact the start of the new school year
as the organisation of the school and the courses' quality would be maintained
the Ministry emphasised that this turnover is not unusual
noting that around 1% of teachers change schools each year – a very low rate compared to the teaching body as a whole – with reasons varying from one individual to another
Minister Claude Meisch spoke to Radio 100.7 of a feeling of "unrest" at the establishment and described the situation as "worrying." In response
MP Francine Closener from the Luxembourg Socialist Workers' Party (LSAP) put forth a parliamentary question to the Minister
inquiring about his plans to address the issue
A further concerned teacher told RTL that "too many things have happened that shouldn't exist in the educational sphere
criticised the communication between management and staff: "Sometimes they have good ideas
but they don't manage to convey them to us in the right way
and other colleagues have already made it known that they will no longer tolerate such contempt from those in charge
that the atmosphere between the teachers and pupils is fine
We don't want to overdramatise things when there's no need to."
the Ministry plans to establish a "Complaints Commission." However
this measure has not convinced those affected
who fear that another year will be lost and that more teachers who are not causing the problem
As previously mentioned by another witness
the pupils and their education remain unaffected by the tensions between the teachers and the management
a new study on the well-being of teachers in Luxembourg is set to be conducted
This comes after a previous study whose results were not adequately communicated to the main parties concerned
according to another source that was contacted by RTL for more information
